As a present tenant, let me say that I do love the home I am in. I can see that good care is given to their properties in between leases. On the phone and in person, the staff is polite and helpful. However, they are completely understaffed and behind in their maintenance. I am sure maintaining hundreds of properties is no easy task. They, as a business, should additionally employ at least three more full-time maintenance crew members. To my knowledge, there is only one full-time person. While it has been my experience with him that he does good work, there is no reason why any task should take five months to complete. Renting in Corvallis is already extremely difficult. In my experience, many Corvallis rental companies are proud slum-lords, happy to take the rent and give no services in return. At Home Properties, unfortunately, has shown me that they are in this group. The rusty water mentioned in other posts is a problem where I live as well. I realize older homes and buildings require large scale maintenance such as pipe replacement, electrical replacement, appliance replacement, mold prevention, window replacement and more. As a rental company they should be aware that this is what they signed up for. Rentals need to be taken care of, otherwise the units will no longer be suitable for renting out. It is my hope that At Home Properties should begin to care about the properties they own, and to make long-lasting improvements instead of quick and temporary fixes. read more

As an existing tenant I am happy to amend this review if my opinion of this company changes. They let our sink have rusty drinking water for almost 6 months. Upon first moving in, there were minor repairs that were needed. It took a call to the owner (her name is Jan Rue) in order for these to be fixed about a month later. That was insignificant. The biggest issue was that the water coming out of our kitchen faucet was bright orange. This was reported to them on September 7th 2021. I have included a picture of our water from just last week. It was finally rectified today, 2/24/22. Almost 6 months later. Clean drinking water is a very basic and necessary part of property maintenance. Over this period, I was routinely lied to by their project manager (Josh Larson), who initially claimed that he would "replace the pipes" and maintain "good communication and transparency from here on out". He installed a filter on the cold water line at the end of November (2 months after initially reported) and a filter on the hot water line today (5 1/2 months after initially reported). I repeatedly contacted Josh, as well as the Property Manager of my unit, and finally the owner. I was told that they couldn't receive the filters due to "shipping delays" throughout the months of November, December, January, and February. I contacted someone at the company 7 times over this period, and was told that same story. But after reviewing the invoice, At Home Properties didn't even order the filter until January 28th. So not only was the water in my apartment unsafe to drink for the 6 months after I moved in, but I was lied to and ignored about the process of rectifying this issue. And the worst part is, it's not like their competition is any better. read more

Let me preface this by saying this company is not a property management company; they are SLUMLORDS through-and-through. We should have known things were gonna go south the moment we were told they needed an extra day with hardly even 24 hours' notice, but my girlfriend and I being first-time renters, we were excited to be moving into our first place. We had no idea what we were getting into. The floors were unswept to a point that the first day there when I was working from home at my desk, my feet looked as if I had been walking through dirt for hours. We found damage ranging from loose floorboards from which nails would protrude from to holes in walls that were literally TAPED AND PAINTED over rather than filled. To top it all off, in addition to mold we'd already observed around the sink as soon as we arrived, we discovered even more mold UNDERNEATH the p***-poor caulking job that had been performed on our sink prior to moving. This damn-near indicates malice more than it does negligence. How dare you cover up a hazardous substance rather than cleaning it up? We would have preferred you had us wait an extra week. Instead you gleefully took our deposit, probably hoping that because we were first-time renters, we wouldn't make a fuss. You were wrong. We will be doing everything in our power to ensure we are the last tenants you ever take advantage of. You should be ashamed, and moreover, you should be shut down. read more

The dryer was broken prior to us moving in and they won't fix it for another two weeks and won't even accommodate me for my expenses. Also, I'm missing screens on my window before I even moved in. Yard maintenance is needed. Rusted heater vents. Just disappointed. Don't plan on staying more than I have to read more

There was an incident on 11/23 with a driver of this company and I called to inform them of what happened. Their driver left their lane of travel and kicked rocks at my truck causing my windshield to crack. I called my insurance company and was told that it is the companies responsibility. I called back and spoke to Jan who is the owner. I informed her that I have the license plate number and I would be happy to give it to her. She informed me that she knew who the driver was and asked if I had made a police report yet. I told her no but I would be happy to. Jan told me not to make a police report and that she would call me back that afternoon. Fast forward to today, 12/10, I still had not heard back so I called. Jan was the most unprofessional owner I have ever spoke with. Laughed at me while saying it is not their responsibility and that I can not just pick any car and say they are the reason my windshield is broken. Told me I can sue her and if I am found in the right she will happily pay for it. Jan asked if I had filed a police report and I told her no because she said not to and I had faith she would do the right thing. Boy was I wrong. To add to her professionalism she ended up hanging up on me mid sentence because she is too immature to figure this situation out. I am thankful I am not a renter of this company and I feel absolutely terrible for the people that use them. Happy Holidays all! read more

I lived in my apartment in Salem for the past 25 years then new ownership resulted in me getting kicked out by At Home Properties my guess is because my rent was too low. Anyways after 25 years things can be a little rough around the edges like carpets and painting. But a sour taste was left in my mouth when I paid $150.00 for a professional licensed and bonded cleaning person to clean my place and I was very pleased with the results, then AHP turns around and charges me $135.00 for cleaning what's up with that??? At home properties was very accommodating and helpful, and made the process of securing a unit and moving in very easy. other property companies in the area required me or a representative of mine view the apartment in person to secure a unit for rent - despite my willingness to pay initial deposit (of whatever amount) and sign a year long lease digitally. Since I was not in the area and knew nobody locally, it was not reasonable for me or a representative of mine to do this. At home properties accommodated my limited abilities smoothly and made the process stress free. Additionally, my unit was in good condition and was deep cleaned prior to my arrival. Anna, the very kind At home properties employee I work with, has provided me all available options upon any of my inquiries and always provided fast responses. also, their online portal for managing rent payments is user friendly and smooth. This company does their best to charge you as much as they possibly can and give you as little as possible. Due to COVID I saw a video of the specific apartment I was going to rent before signing the lease. I show up and it reeks of cigarette smoke. It was a non smoking apartment complex in a non smoking unit... After a couple days the smell did not dissipate and I email them, turns out they knew it was an issue the whole time! I moved out after 3 months because the smell was atrocious and they still hadn't fixed my smoke detector. They refuse to refund me my whole security deposit, they charge me $180 for cleaning fees. TLDR: Broken smoke detector, hidden fees, total crooks. read more

Well, when we first moved into our apartment, the apartment was not even finished yet. There was a toilet sitting on our porch, there was missing base boards, and the carpet was so stained and dirty, it really looked as if the management company did not prepare the apartment at all. The walls are extremely thin so if you like hearing your neighbors at every time of the day then it won't be a problem, but you can hear everything, including all throughout the night. When calling the office to see if the property manager could come fix some stuff in our apartment that we have had problems with since we moved in, they take down the information and then never actually call the property manager, meaning nothing gets fixed. Also, at Fall Quarters, internet is included in the rent, but it doesn't work well at all so you are better off just buying your own internet package. Overall, the location is great for OSU students, but the people working, Lori particularly, in the office are not very helpful and lack information that is pertinent to moving in, such as room dimensions. read more

My roommate and I were searching for apartments, and At Home seemed to post some pretty nice listings so we thought we'd like to work with them to find our next apartment. We called and were put on a waiting list for two separate places, and never got a call even though we would see postings online for the places we were on a waiting list for. We eventually called to tell them we were coming in to turn in an application for a place, and we came in five minutes after the phone call, and they said the apartment already was taken, but they apologized and wrote our names down at the "top of the list" so that we would get a call as soon as another apartment from that complex came on the market. It's now a few weeks later and there are three listings for the apartment we wanted, and yet, no call from At Home, even though we were at the "top of the list". They were not helpful, not especially friendly, and not organized at all. We went through another company and have already found a place, and they were extremely helpful and great about contacting us. If you want to find a place to live, and want good communication, I would recommend not going through At Home Property Management. read more

DON'T RENT FROM HERE!!! This company took over my building a few years ago. in 1 month they raised the rent $200/ month. They wouldn't fix anything. When I asked about the amount of the increase, she told me they now take HUD, and the government would allow her to charge that amount now. They sadly took over a current building I live in, and guess what... they did the same thing. This company takes advantage of tax payer money by overcharging the HUD program. I've lived in 5 states and a dozen cities and this is the worst rental experience I ever had. The unit had to be rented unseen because they would not allow for a viewing while the previous tenant still occupied. We were unfortunately in a crunch to find something since we were moving from Portland and only had the one weekend available to secure an apartment before the school year began. Within a week I noticed water dripping into the kitchen cabinets, seemingly from the bathroom directly above. I contacted maintenance multiple times only to have the concern dismissed. A week before our move out water flooded out of the ceiling in the kitchen onto my husband while I was in the shower above. The kitchen ceiling wood was coved in obvious water damage, still to have nothing done to remedy it by maintenance. We struggled for months with mice in the kitchen. I would bleach it out, they would send someone to lay traps, and mice would appear again. I finally pulled out all of the drawers to look behind only to find a giant hole in the wall to the kitchen littered with mouse droppings at the base. You would think this was something they could have done themselves. The walls were paper thin. We could literally hear entire conversations through the wall. Our ability to hear everything is what alerted us to the fact that the man they'd allowed to move next door had recently been arrested for pointing a gun at someone and was currently on probation. I called the office to express my concern about this again to be dismissed and assured that they had a rigorous background check policy. Apparently not rigorous enough to keep a violent individual from moving in next door. He would brag loudly about having seen a kid killed to the neighbors across the parking lot. He played his stereo and surround sound at top volume after 11 at night. When I knocked to ask him to turn it down he shut the door in my face. With each recurring instance of unreasonable noise I would again call the office. I called a total of 3 or 4 times. Nothing was ever done. He would loudly say horrible things about me in his apartment knowing I would hear. He showed up at my work. He told our neighbors we had called the police on them when we had not. About 8 months after he moved in we found out I was pregnant and decided to move because we felt unsafe having a child there. Not once was anything done by At Home to remedy our issues. More than that I was met with condescension and dismissal at my complaints. This is a horrible company. Stay away. read more

Don't expect your deposit back. They have a property owner that also acts as their contractor. He went through after I moved out and charged $37.50 an hour to mow a lawn for 6 hours. The house was on a about a third acre lot. We also cleaned the house pretty well but was still charged "excessive pre-vacuuming" at $215. Everything else charged seemed on the excessive side as well. A week after we moved they repaved the driveway. To me it was obvious that they milked the deposit to pay for graveling and pavement work. Or maybe that's how they operate. Lastly, our contract was given to them through the middle of our lease. We started with Duerksen who has and is treating us very well. read more
