I've been here for seven months now, It's been pretty good so far. The maintenance crew and office staff have been great, and the neighbors are friendly. Anytime I've submitted a service request or needed a repair, the team has taken care of it promptly, which I really appreciate. The only downside is that the pool and amenities near my building have been closed since I moved in seven months ago. It would be really nice to be able to use them over the summer. Right now, the painting and wood repairs have reached my building, so I had to bring all of my patio furniture and plants indoors while the work is being completed. I was told it should take 3-4 weeks, and I hope that's the case so I can enjoy my patio and the outdoors for the rest of the summer. I also love all the green spaces and walking paths around the community. They're well maintained and make it a great place to walk my dog, Torino. I'm posting this mainly as a heads-up for future renters about the move-out process. My time living here was mostly fine while I was a resident. The surprise came after moving out when I received a final statement with several charges that included vinyl plank flooring repair, prorated paint, and stovetop refinishing. One thing I learned in hindsight is how important it is to document the condition of the unit right when you move in. For example, when I moved in there was black residue and black soap scum around the shower bars inside the tub area. I cleaned up the mess with bleach to avoid any sort of impact to my health. Left the vent on for couple hours and left the apartment to avoid inhaling the fumes. Looking back, taking detailed photos of that at the time would have been helpful to clearly document the condition of the apartment before my lease started. The flooring charge was the part that caught me off guard. Earlier in my lease I had reported damage to a plank and documented it through maintenance. When the final statement came, the repair ended up being billed as replacement of multiple planks along with labor. From my perspective the damage appeared limited, so I asked several questions about how the repair scope was determined and whether the cost could be adjusted. To be fair, the leasing office did provide documentation when I asked (inspection photos, vendor invoices, and the itemized move-out statement). However, there was ultimately no flexibility on the total amount owed and I was told the balance needed to be paid in full to avoid the account being sent to collections. At that point I paid the amount just to move on. I'm not writing this to attack the staff personally--they were generally professional in their responses. But the experience taught me that move-out charges at large apartment communities can sometimes be more complicated than renters expect. If you're considering living here (or really at any professionally managed apartment complex), my advice would be: * Take detailed photos and videos of every room at move-in * Document floors, walls, appliances, and surfaces carefully * Submit maintenance requests right away for anything that seems damaged * Keep records of maintenance tickets and communications * Take another full set of photos right before move-out Bottom line: documentation matters a lot. Even small issues can turn into larger repair invoices later, so protecting yourself with clear records is worth the effort. IMT Sorrento Valley - Great Until You Move Out Rented at IMT Sorrento Valley for exactly one year. Everything seemed professional until move-out, when they revealed their true colors by illegally withholding security deposit funds. The Scheme: After living there 12 months as a model tenant (never late on rent, no complaints, no damage), they kept $475 of my $700 deposit claiming: "Painting needed" ($145) - For what their own photos show as minor scuffs. California law is clear: minor scuffs after a year are NORMAL WEAR AND TEAR. Not chargeable to tenants. "Professional cleaning" ($330) - The kicker? I left it clean. They charged for both "heavy clean" ($100) and "full cleaning" ($230). The apartment was in the same "good" condition as when I moved in (per their own inspection form). The Process: Sent itemized statement with vague photos When challenged with a legal dispute letter citing California Civil Code §1950.5, they simply didn't respond Ignored the 10-day deadline I gave them Forcing me to file in small claims court What This Tells You: IMT Sorrento Valley counts on tenants not knowing their rights or not having time to fight back. They're betting you won't take them to court over a few hundred dollars. Well, I am. Photos attached show what they called "damage" - judge for yourself if minor wall scuffs after a year warrant $145, or if a clean apartment needs $330 in professional cleaning. Jesus always provides us with the best service that exceeds expectations! We had a water heater leak that made its way into the corner of the bedroom carpet and that we found out about at 8 am just after waking up. We immediately called the emergency maintenance line and Jesus was there within the next 15 mins and was able to diagnose the problem right away. Within the next hour, Jesus installed a brand new water heater, and he provided us with a high-powered carpet dryer to keep over the weekend to dry the carpet. The damage could've been more extensive but Jesus took care of the problem in just around an hour, and we were able to go about the rest of the day with better peace of mind. I have lived here for over two years and it is a wonderful place to call home! The property itself is beautiful and the surrounding neighborhood has everything I need from a Target to amazing restaurants. The homes are stunning and the remodel work is incredible. The reason for the 5 stars is definitely how nice the employees are here at IMT! I submitted a maintenance ticket one night and the very next morning Ivan gave me a call to make sure someone had stopped by to check on the problem. We had a broken pipe that lead to water coming up thru the floors and Angel and Arturo were so professional, courteous and nice the entire time they were working in our place. The next day a young lady from the office called to make sure it was ok for them to come back and check on the room. Finally, Leo wrapped up the job with painting and again, was professional and friendly! All 3 gentleman provided clear instructions before leaving and answered all of my questions. On a previous ticket, Jesus and Hussein worked on our washing machine. This was so important for me and my kids so it was great how quickly they came to figure out the issue and work to repair it! I honestly do not know how this place gets so many stars for reviews. I believe that people are just leaving and not saying anything because my and other peoples issues are not accurately reflected on here, or the good reviews are from employees who live here also. And furthermore, the responses from the management to the other yelp reviewers complaints on here is a good sign of what you will have to deal with living here. Tit for tat is all they do, and they try to argue about everything. Never have I dealt with an apartment like this. They do not want to do anything, just argue and try to gang up on the residents. Since I moved here this place has gone downhill. I do not know if there has been a change in management or what but the current manager Adam, and Amberly in the office are terribly unprofessional and unhelpful. To be honest no one there is polite but those two are quite rude and the manager is dishonest. Problems encountered: 1. Maintenance is a joke: not only will it take them multiple attempts to fix something but they will try to blame you for the issue. They have a true issue with the way they talk to people here and it even shows through maintenance as well. 2. They have a harassment issue. If anyone makes a complaint against someone, they immediately take the side of the complainer. They have even sent emails encouraging the residents to "tattle" on one another which is a terrible idea if they are actually trying to build a community. 3. The swimming pools generally have leaves and bits of trees in them. The types of trees they have in the community shed ALOT, and debris is constantly on the sidewalks as well as the pools. If you live on a downstairs unit this is very easily tracked inside the unit 4. They cut corners. The cabinets are missing shelves. I have talked to others in the complex and there's are as well. So even though some of the cabinets are tall, you still do not get full use of them. Apparently the office recommended one of my neighbors to buy their own shelves if they wanted more. Imagine that. Despite the issues, the community would really be a nice place live if it wasn't for the attitudes of the staff. Their arrogant know it all attitudes (when they don't), and tit for tat responses really make the experience living there unpleasant. If you don't have to deal with them you will be fine! But as you can even see by reading past reviews online, they are quite defensive , argue about everything, and have zero accountability for their actions. And trust me, it's no better with them IRL. read more

I have lived at this complex for about 3 months now. There are some amazing things as well as few things that could be improved. Great things: 1. I needed a place last minute as I was moving out from living with a partner and needed a new place ASAP. We had applied to move here together and I ended up moving on my own. The woman at the leasing office Nicola was amazing! She helped me transfer the application I filed with my partner to apply for a place on my own and answered all of my questions. She was so nice and so accommodating and I appreciated her help during a hard transition time in my life. 2. The parking situation is like 90% awesome! There is tons of resident parking and guest parking, something I have never had before. The one thing I dislike is my assigned car port is pretty far from my apartment, so I never use it as the other unassigned spots are right by my door. 3. The apartment itself was very clean when I moved in, which was a great peace of mind during COVID times. Cleanest apartment I have ever moved in to! 4. The location is amazing! 5. I have a studio apartment and it is very spacious, I love that the layout is a bit staggered so it feels more like an open 1 bedroom apartment and the extra storage space in the pantry and bathroom are so helpful! 6. The community is very clean and well kept. I have not used the pools yet because of COVID but the pool area and the workout room with the pelotons look nice (although I have my own peloton in my apartment!) 7. Yes the rent is a lot, BUT for a nice upgraded place with washer/dryer, AC and great parking in a prime location near biotech companies it is a STEAL, literally there are not nicer apartments in this area for less. There are way worse apartments for me, see my reviews of old complex la jolla crossroads lol Improvements: 1. When you move in they do not give you a paper with your parking spot or mailbox number, I had to call to ask what they were, could be helpful! 2. The bills are posted to the resident portal like 1-2 days before its due, my old apartment posted the rent/bills on the 20th of each month due by the 1st. All of my other reviews are in regard to the maintenance of the property and maintenance team. Note I have met some VERY nice and helpful members of their team, but maybe I encountered some on off days: 3. The refrigerator in my unit was making very loud noises, it was replaced after I asked twice and the new (previously used) one also makes noise, it is a loud squeaking and knocking sound, my dad used to work on household appliances and said something is wrong with it based on his expertise and maintenance does not seem to care. When I first reported the noise the maintenance person told me to record the sound because he didn't hear it, basically did not believe me. 4. When the air conditioning comes on the kitchen light goes off, the maintenance person also to me to record it to prove it, its not fixed yet. 5. The window weather seal was falling off when I moved in and I was told I didn't need it and when I insisted on having it I got a new window pane and now the window does not open and they told me thats how it is supposed to work, I doubt the window manufacturer intended to have a part on their window that made it impossible to open. They tried to explain it to me, but I am a professional scientist and it did not make sense to me. 6. The window treatments/blinds are absolute trash. The patio blind has a stick that you need to open it and it falls off, maintenance just said to tape it because thats just how it is and most people tape it, so we pay almost $2K per month to have to tape our crap blinds? 7. SO MANY BUGS, we pay for pest control monthly on top of the rent bill, but I have spent my own money on ant traps and killing spiders almost daily, they should be paying me for pest control lol 8. The maintenance people sometimes drive very badly in their golf carts, they drive fast through the parking lots and on the wrong side of the road, I have almost hit them multiple times. read more
