The facility could be a nice place. Except... the staff, specifically the manager is abusive. The park has a 7 mph speed limit, which is a nice safe speed. Except the turn in with large culvert from a 50mph frontage road makes it dangerous. Especially when the manager will threaten to kick you out if you don't come to a complete stop while a semi barrels down at you on the frontage road. When we addressed our safety concern and the fact that the speed limit sign is posted at the end of the turn, not at the entrance, she told us that she didn't care if we got hit and if we had a problem to find another park because she has a waiting list. The Pros: Right off I 20 and close to Fort Worth. Mostly pull thru sites. Lots of trees. Lots of concrete pad sites. Remodeled bathrooms. Very quiet even though it was very full. Inexpensive laundry facilities. Very close to shopping and services. The Cons: It's a muddy mess. We stayed 11 days. It was muddy with standing water when arrived. We had 5 days of sunny and windy weather and it still didn't dry out. The mud you track into your camper is unavoidable and ridiculous. It rained and the mud became an ankle deep swamp. The place was full with obvious long term campers, so cash flow should not be a problem. Its time to invest in gravel and grade work. The bathrooms were not very clean and the water was not hot enough. I would upgrade my review considerably if the wetness and nudge issue was corrected. read more

We were super excited to go enquirer about moving to this location as it's a very nice park and has amenities (pool, laundry, cement slabs, etc). We were greeted by a sasshole of an employee who needs a serious attitude adjustment. I asked about a certain spot. She said "for what". I thought she was kidding, but that is not how our conversation went. She immediately discussed other park after asking why we looked at the park without checking in first (there was a sign on the right that we missed coming in because we we checking out the office/laundry store on the left). Rather than greeting us as a potential customer that were new to the area. Clearly she did not want us to be there. We ended up not being able to stay there due to breed restrictions of our dog, but looking back I'm glad it didn't work out.... Now I don't have to deal with her negativity on a daily basis. YIKES. While in Waco we stayed at this RV park. Nice people, clean place, nice spot. The park was easy to get to and made it easy to get to things around Waco. We will use them again if we are ever back that way. read more

I've never felt so disrespected and unwelcome. Beautiful Rv park. Horrible horrible employees. My family and I have started to RV full time for my husband's job in Pipeline. Cowtown appeared to be a nice clean park which was important to us because we have a small child. I called to ask about availability and the lady who answered the phone told me that they did that moment, but it was first come first serve in a demeaning way. She made me feel stupid for asking to see what spots they had because she said she didn't know. From the first conversation I had with her she was so rude. I brushed it off and decided to not let it ruin my opinion of the park because it was nice. We came in on our reservation day and when we were checking in she asked for our psychical SSC. We asked why couldn't it be a copy and she looked at my Mexican husband and said "because people tend to try to use fakes to get into RV parks". RACIST. My husband had his social card but I didn't. She asked me to send her the first page of my tax return document showing I filed taxes and my SSN. She was so rude, demeaning, and overall a C**T. I never use that word to describe anyone. I cried leaving because she was so rude and discriminating against us. Happy we didn't end up staying here. Don't try to stay here if you're of color or someone in your family is. We stayed there before Covid and it was terrible. Tried again after Covid (only rv park in area) and it was better. Stayed there recently and it had reverted to a junky, trashy rv park with bad caliche roads. Worse, is that they are dishonest. Have a specific situation that is too long to describe here. Just off I 20 and just past Dallas/ft worth. All I can say is i'm glad this place is here, there are far and few RV Parks immediately after Dallas/.ft worth. They have good instructions on checking in at night, provide a map of the place and basic info. it seems like the majority of the RV spaces were taken. There are a lot of spaces, probably about 100. The place seems well maintained, shower facilities in the rear, couple of dog run enclosures, play ground with good features. In the morning the old man running the place came to give us change, seemed decent enough. Would stay here again, easy to find, well lit up at night. $37 a night read more

Worst Mis Managed RV parks because of rude-less and arrogant Old lady Park manager at this park. We are first time in RV life. We inquire at this sites and face with this Rude Old lady manager, we ask if we can book a sites because that day we are buying our RV and we wanted to make sure that there will be a secure place when buy our RV. We are willing to pay for the price at all cost, but the Old lady started to act like crazy and started telling us, maybe this is not the RV Parks for you because your trying to change our policy blah... blahhhh. Blahh... and we told her whats our situation and she's like hype in power and continue to be rude on us. I was thinking what kind of customer service is this lady, maybe this Old lady forgot to take her Psych meds that day because obviously she really need one. Glad that she acted crazy coz we found Gallagher Acres RV Park with highest rating and accommodating staff. The Gallagher Acres Rv park is 100% much nicer place than Cowtown. read more

Had some propane bottles filled and I received great service outside and inside when paying out at the office.

Looking for a last minute place to stay for about a week. They were very courteous over the phone and pleasant to work with. They had a rally in town and were practically full, but they made accommodations for us, including a follow up phone call with details! We parked there but didn't spend too much time in the park. Some of the roads need major re-surfacing. It met our needs with all the utilities needed and decent space to park our class super C motorhome. read more

I wasn't going to do this but I can't get it out of my mind! Lets start off by saying that my wife and I are brand new to the RV community and I will NEVER stay at this Park. It looks nice and may be a decent place to stay, but the miserable old winch that works up at the check in needs a new job or maybe she needs to read " How to win friends and influence people". I asked about pets and she asked what kind I had and I told her one large and one medium. Then she asked what type I said a German Sheppard mix and boxer mixed with some small dog. Her reply was "you are hesitant with your answer so I don't believe you". OMG I'm a liar now just because I was trying to give her a correct answer and other things were also said. Maybe I should have said "Large Mutt and Medium Mutt", that may have work, not with this crazy person. So here is some advice have photos of your pets, shot records, probably year of birth, do they grow or bark have video of it and then you may be able to stay. They do take dogs of all types and if you decide to stay and she is there when you arrive come back later when someone else is working or just move on. The good side of this and I'm guessing if you make it past here and never see here again you just might have a pleasant experience. I have read that everyone else seems to be very nice. Great rv park. Very clean. Well manicured grassy areas at each pull through. Full grown shade trees make it nice to sit outside. We had a level concrete pad. I'm not sure if the entire park is concrete however. Since it is located directly adjacent to the I-20, it can be noisy. But that's a given and shouldn't be counted down bc of that. Restrooms and showers were very clean, however, the water NEVER heated up in the showers. Friendly staff. Clean swimming pool. We will most definitely stay again but maybe request a spot near the back of the property for a quieter stay read more

I was employed at Cowtown RV Park just a couple of months ago, but I was sexually assaulted by another coworker and I lost my job. I couldn't afford an attorney during the "investigation". I was put on paid suspension and because I was scared to return to work while the man that assaulted me was still there, I was terminated and only received 2 days pay out of 2 weeks of "investigation". I was in constant contact with Lackland Holdings Inc. (Corporate Office) from the moment I was assaulted, via phone &/or email and was told that I needed to see a physician BEFORE returning to work but I couldn't afford to do so without insurance. I was told to "stop crying" by the manager when the assault occurred & sent home only to receive a letter in my mailbox the same day accusing me of "molestation charges" and to be "suspended without pay until the investigation was over" which was done illegally and corporate did apologize for the manager and explained to me that she was NOT authorized to put that letter in my mailbox. I begged Lackland Holdings (corporate office) for my job back and was told that since I chose not to return during the "investigation" & didn't show up when it ended, I was terminated. I explained again that I was scared to return while the man that assaulted me was still working there, I could not afford to see a physician and was not informed when the investigation was over until the day after it was over, but was denied my job back anyways. I am heartbroken and still in shock not only from the assault but especially since my manager and the person I communicated with at corporate are both women as well. I didn't expect ANYTHING other than to be able to continue to work at Cowtown RV and for the man that assaulted me to be terminated. I definitely didn't expect to be terminated myself. I had to explain to my daughter why I lost my job which was horribly unfair and traumatic as well and which was confusing to her. I am scared that she won't tell anybody if she is assaulted now since she witnessed me crying and begging corporate for my job and the lack of sleep we both endured during the entire process. I have record of all communication with the corporate office and am still unclear and hurt about losing my job at Cowtown RV. I guess I should have just "stop crying" & kept my mouth shut so I could continue to work there, but at least the man that assaulted me was let go and the same manager that told me to "stop crying" as I was telling her what happened continues to work & live there. God bless you & yours and thank you for your time and please don't be scared to tell if you are assaulted by a coworker or anybody. I have nothing negative to say about the park itself and I never felt unsafe while working there, even at closing....the park is immaculate and the staff is amazing and honestly cares, but the manager has nothing but horrible things to say about guest staying there and is just putting in her hours. Please make sure that you have record of the rules, costs and changes to the park at all times because the manager will not take responsibility for her own mistakes, but she will definitely let YOU pay for them. read more

As a stop-over Park, Cowtown is okay. Staff is friendly and professional. Bathroom facilities are adequate. Laundry facilities are less than adequate. Machines are dirty and require cleaning before use. If machine fails and you lose your $1.25, you have to go through the owning company, Commercial Equipment Company. They don't return calls. You might as well go into Weatherford to do your laundry. This puts a sour note to an otherwise okay park. read more

Stayed here several months. Clean quiet park. The hwy can get noisy. The wifi was good enough for some computer work, email, social networks. The bathrooms were kept clean. They did a lot of upgrades to roads & added a couple more dog park areas. I would stay here again. read more

A great place to stop. This park is easy to get to, right off the highway and has good signage. At check in the front desk girl was very friendly as well as the host that showed us to our spot. We were conveniently located near the showers, which were nice, clean and tidy. There were a couple of dog runs that our chocolate lab enjoyed as well. I was impressed to see that the trees were trimmed up nicely, however we did have trouble on the exit row of the park. We are in a 40ft RV with tow car and could not make the turn we were supposed to onto the exit row, because of the trees on the corner on both sides! We had to go down the last row in the park in the wrong direction! read more

Extremely rude! I would give them zero if I could. We have an emotional support dog and the lady at the front desk would not take my card, she wanted to see how my dog acted with her dog so she could determine whether he was actually a service dog or not. Which is illegal so I am in contact with officials to have them checked out. I've never had a problem using his card anywhere else I've been (hotels, other RV parks, etc) they also wanted our social security cards and W2's in order to stay more than two weeks. That was enough to make me leave because it seems extremely sketchy especially for a place that is not even that nice. This place breeds incompetence. I have been going to Cowtown RV park for over 15 years to get my propane tanks refilled. Every time I go there is someone new filling the propane tanks and I have to explain how to fill my 40 pound quick fill top load tank. However, yesterday I was told by the latest new guy that he could not fill the tank because it needed to be in an RV. I purchased this tank in 1999 and I have never used it in an RV. That is not its purpose. I showed him the most recent certification sticker from United Propane of Fort Worth dated 11/18 (3 months ago), but he still refused to fill the tank. I said OK and moved on to the next tank which was a regular fill 40 pound tank. He filled it correctly with 8.6 gallons of propane. We then moved on to the 30 pound tank and he filled it with 4.0 gallons and said it was full because the total weight was 40 pounds. I tried to explain to him that the tare (empty) weight was 24.9 pounds so the filled weight should be 54.9 (24.9 + 30) but he said it should total 40 pounds and he was done. He didn't even know the difference between a 20 pound tank, which has a total weight of 40 pounds (20 +20) and a 30 pound tank. I went to the office explained my long history as a customer and then complained about the level of incompetence displayed. I was told this person had never had a complaint before and that he had taken classes on how to fill propane tanks. My response was that he was still without a doubt completely incompetent. I was then told that I needed to take my business elsewhere and to have a good day. My response was DONE! read more

In reading reviews about Cowtown, it appears that folks love it or have experiences such as we encountered. When a problem arises, the manager and one of the staff employees are disrespectful and accusatory when handling these situations. In our experience, we specifically requested a one month stay that would give us time to close on the sale of our home. We were told that it was not a problem. We would pay the weekly rate for the first two weeks and then they would transfer us to "extended stay" to take advantage of a lower rate for the remainder of the stay, applying our initial $392 to the monthly rate. After we had been there a week, we found out from another employee that they had no intention of moving us to "extended stay" because our RV was too heavy and their pads were old and were not reinforced to handle larger units. A night before the end of the first two weeks, we once again asked if there was an "extended stay" location available. The employee told us there was no way they could move us. We reminded her of what she had initially said and she called Jane to come take care of us. They both proceeded to talk to each other in front of us about how rude we were. Finally, Jane agreed that maybe there had been a misunderstanding and she was sorry it had been unclear. She was condescending and it was clear that she was trying to get us mad enough to leave. And we would have left if we had not had appointments the following day. We did not have time to make the transition to a location where customers are valued and treated with respect. They recognized our dilemma and demonstrated attitudes of "well....just leave if you don't like it." Faced with no options, we paid another $392 for our next two weeks. We were so grateful the morning we were finally able to leave this location and we will NEVER return. We will not patronize a company that lies to and treats customers in the manner we encountered. I only hope the owners of this park do take time to read the reviews and get some insight of who they have working for them. read more

We were "guests" of Cowtown RV Park for 8 months. Janie, Clayton, Mercedes, Ronnie and crew were helpful, courteous and wonderful while we were there. Can't say enough good things! Anytime we had a question, they were more than helpful to get the answer. Although some of the sites are broken and weather-worn, improvements are in the works. Felt very safe during our stay. My family stayed here and this was the rudest most incompetent group of people (minus the owner) I have come across. I clearly made reservations for 8 nights and the incompetent cashier couldn't figure out the math for it and threw a hissy fit when she was corrected. We arrived after hours and expected our envelope posted for our spot (which is common for RV parks after hours). There was no envelope so we thought the cone that was reserved was ours and it was our fault we took that spot when it was reserved by someone else. The next morning we were rudely confronted by maintenance. When we spoke with the front office they called right before closing to confirm our reservation so we couldn't call back nor did we know who they were since they didn't bother to leave a voicemail. Since we didn't answer the phone they canceled our reservation. The cashier said 'we don't leave voicemails' What kind of business does this? Will never stay here again and don't recommend anyone else to either. read more
