We've stayed at Coyote Valley RV Park before and had a great experience, which makes this review especially disappointing. This stay, our site (in the 140s) was overrun with ants. The infestation was so severe that we had to buy our own ant spray, lost well over $100 in food, and are now bringing ants home in our RV. What was most frustrating wasn't just the ants--it was how the situation was handled. We were told that the 140 sites are "really a problem." Later, however, when speaking to the owner she claimed they weren't aware of an ant problem. Those two statements don't line up. We talked with a few of the long-term residents around us and they all have ant problems. The management seems to want to keep it quiet by intimidating long-term residents and staff. When we asked for some reasonable accommodation, even just a refund for a couple of nights, there was no willingness to work with us. Instead, we were told the ants were probably already in our RV and were advised to Google how to get rid of them. By doing our own investigation with the people who were parked around us, obviously, this was a known problem and the owner was flat-out lying. We weren't looking for a free vacation. We were looking for a business to stand behind its guests when something clearly went wrong. Even refunding one night would have shown good faith. It's unfortunate because we've enjoyed staying here in the past. But after this experience, and the complete lack of customer service afterward, we can't recommend staying here until the ant and customer service issues are addressed. read more

If you're looking for a long term stay in Morgan Hill then this is a good option. If you're traveling through on a short stay I would suggest anywhere else! The park is beautiful and well maintained, no complaints there but this is a LONG TERM PARK very oriented towards that!! So super fun we got to hear all the diesel trucks start and idle at 5-6am when the husbands left for work...while we were on vacation trying to sleep in an RV!! Not possible!! There is a K-rail out front of the park so you HAVE to exit going north, there is no option! So to get to town you have to go a few miles out of the way every time. OH and fun fact the stretch of road it's located on is nicknamed "Blood Alley" because there are so many deaths and accidents on it! Street races at night on the weekend were fun around 11pm...not!! They also don't tell you or disclose anywhere no one under 14 is allowed in the hot tub! My kids are excellent swimmers, don't pee in the water and have great hot tub manners...better than most adults I'm sure, but we don't get to use it because of some arbitrary rule they didn't talk about ahead of time. It's an oh btw sorry yeah no, you don't get to use it while you're here! Bummer! Pool is freezing cold too, not heated just a note! The shuttle to the golf course is very nice, and a great "perk" if you're staying there and planning to golf...but the reason they do this is because accessing the course requires a 10-15 minute trip to go like 1 mile or less. The gate to the golf course is the back gate and gets locked up so you can potentially get stuck there if you stay after golfing to eat or have a drink. The location is really the bummer, there's trash EVERYWHERE on the road in and it's just "ghetto". Once inside the park yes it's pretty, but all the long term people have very clearly made their spots home, and have junk all over them. Our next door neighbor had an oil drain pan with a filter sitting in it right in the middle of his spot for most of our stay. This was the 6am worker not what I wanted on vacation! The staff should do a better job of putting short term people in the same area and really focus on those guests stay versus the long term group that just can't afford to live anywhere else in MH so their options are limited. read more

We are permanent RVers as my wife is a traveling Nurse. We visit many RV Parks. We stayed at Coyote Valley RV Resort from January 2024 to October 2024. Coyote Valley was the best RV Resort we have stayed in. It was clean, well managed and had all the amenities we needed - laundry, propane, pools, clubhouses, clean modern facilities, security, bike storage, and they even grab your garbage from your site. Everybody was very helpful. When we arrived in the evening one of their staff even met us on arrival and expertly guided us into our ample sized space. We would highly recommend anybody looking for a clean and well managed RV resort to stay at Coyote Valley. read more

If I could give 0 stars I would because of their RUDENESS - DONT WASTE YOUR TIME CALLING! We have been RVing for over 30 years, and stayed in campgrounds in more than 35 states, many were 5-star RV resorts. After calling Coyote RV Resort (4-star) to make a 2-nite reservation we were told to provide evidence of recent repair/maintenance work and pictures of our RV. After several days of calling the office and NOT receiving A PROMISED RETURN CALL, we reached out a fourth time and Elaine said we needed to get our rig's electricity checked out in order to stay at their campground. When I said we included a copy of our $4,200 invoice she said yes but it said nothing about electric. Elaine said "You need to have your rig tested for electrical." In shock, I repeated what Elaine said and she hung up, yes actually hung up on me! Never have we ever been treated with such disrespect! In shock I re-checked their website and saw nothing about these requirements/tests nor did it elude to why all the tests/hoops to jump thru. We are the original owners of our current RV and have kept it in excellent condition. As native Californians, we understand the concern a rig could possibly start a fire. However, fires can start from NEW rigs too, not just 10+yr RVs! We stayed at Malibu RV campground a few years ago and saw the remnants of a brand new $200K+ rig on its first campout, burn to the ground within minutes. Thankfully several other campgrounds in the area were happy to provide us with a site than be subjected to discriminatory insulting actions by such an elitist organization as Coyote RV Resort! read more

One night stay for us. First time stopping here and we were very pleasantly surprised by the quality of this RV park. Not only is it well kept and clean, but the quality of the rigs parked here are all top notch. While you can tell that many are full time or longer term tenants, there is no clutter or mess in sites. The park is very quiet and a good distance from the freeway but not too far to easily go where you need to quickly. There are two pools and all the amenities needed such as laundry, bathrooms, and on site store. They offer assistance parking and they pick up trash from the site. There is two fenced in dog parks that are 100% pea gravel. As it gets hot here, it could be a problem getting too hot and the loose gravel makes it harder for dogs to run around on. Finally, the signage is hidden until you are right upon the driveway. My apple GPS did not accurately direct us into the correct driveway but if the sign was visible from the street, it could have made it much easier to find the entrance before we almost turned the wrong way. read more

We were here for a year during Covid and just came back a second time for 2 weeks. If you have children or any ounce of dignity, stay away. If you are 55+ with no kids and don't mind a screaming train going by all hours of the day and night, drag racers at night and don't mind getting your bikes stolen like many have, including us? Well then by all means have at it. In 14 years this is the only time I've had to be confrontational with people for treating my kids like garbage. This isn't aimed at EVERYONE working here, just a few of the office staff and the owner! Let me explain, we live full time in our RV for my husbands work. We have stayed at many RV parks in 6 years and this is the only one I've ever felt the need to give a bad rating. I didn't leave a bad review before because I knew we would have to come back here at some point. You won't see kids out playing here, they aren't allowed to. You will get harassing phone calls from the owner and the staff will be very rude to them. Why has this not been made a 55+ park you ask? Well because Elaine loves money too much to care how she treats people. Why did we come back here a second time you ask? Because every other park in an hour radius to San Jose is full and have waitlists. We booked a week and in order to file an application for long term we had to book second week while we waiting for approval/denial. They failed to let me know we were denied the option to rent monthly and our 2 weeks are up tomorrow. They claimed to have sent an Email; I checked, no email. I looked at their printout of the supposed email they sent to see they typed quotations on each side of my address. Hmm! That's why I never got it. I went into the office multiple times in the last week to get the status on our application and I was told to come back a different day when someone else was working. They won't give you a reason for the denial because if they were honest about their reason it would be discriminatory. Before you assume I'm a entitled suburban housewife with assholes for kids. Many other families staying here have experienced this, not just us. Good luck! Update- now that I've heard what they told my husband, I must add a very important detail. I homeschool my kids. I've been doing it for 6 years. Every year I file a private school affidavit required by CA law. They told my husband that it's not sufficient. Well CA state law says it is. Homeschooling families beware! They will deny you if you don't have records from an "accredited" school. A PSA is not sufficient for them. Can you imagine an RV park telling you how to educate your children? read more

This is hard to do as it's the first time I feel it has happened to me. I filled out an application to stay here for a few months due to work. They never contacted as to whether or not I had been approved. They have no background or credit check just a regular application. I was told they would forward it to the owner. After almost three weeks of calling with no answer I went in for the second time to ask what had happened. I saw a note on my application stating not approved. When I asked why the lady I. Charge wouldn't say. I asked her if it was because I am Latino. She said "no". With no other reason given I can only assume I was a victim of discrimination. Stayed overnight and woke up to bazillion ants that invaded overnight. No food left out or garbage. Spent all morning fighting them as not to bring them home. In speaking with other campers in our vicinity was very clear it was a known problem and should have been disclosed upon arrival. No coffee, no breakfast. Just got the heck out of there. Owner denied obvious problem. If disclosed on arrival we could have taken preventative measures. Never, ever have had any problem like this anywhere. read more

This business made the decision to turn off the pool heaters but not inform guests. I consider that pretty crappy service. We even called ahead to make sure we could swim, but it didn't matter. We were told both pools heated. No problem. But there was a problem, it wasn't true, both pools off. They really messed up a trip for us. Won't go back. read more

This is definitely a higher end park. I am a full timer and have been here for 2 months. The park has recently gone thru a major expansion doubling in size. The spots are nice size with cement and they have 50/30/20 AMPs on the post. All spots are back in (pull thru are my preferred). There are 2 dog parks with shaders. Which is very nice as so many of us travels with our pets. They now have overnight security which is comforting. The only reason they did not get 5 stars is the wi-if is unreliable. Can't even send an email net alone watch streaming services. The pool, clubhouse and on site store are nice and clean and the staff is very friendly! Definitely recommend it for anyone just needing an overnight or even a long term place to stay south of San Jose. read more

I'm not one for the harsh review, but neither am I much for blowing sunshine where it doesn't belong. The Coyote Valley RV Resort promises much but delivers little, in my humble non-RV-living persona. The hunnybunny and I were motoring around the Santa Cruz forests and stopped by CVRR on our return to the Bay Area. What we expected was a relaxing shelter from the motor life, at least for the evening. What we found was a hormone-fueled wind tunnel, without any signifigant treelike to deflect the wind. It was a nice central common building (with a cold swimming pool and nice fitness area), a moat-like parking lot, and an encircling metal fence (with wide gaps between the verticals to prevent it from being blown over by the howling monster hurricane). Did I mention the wind? Yeah, it was windy. Put a damper on the stay, as it's just not optimized to give campers much assistance in making the best of a nature-challenged area. We found the staff irritating, at best, constantly patrolling the area in large golf carts, looking for things about which to complain. It's not Fort Knox, it's a campground; lighten up. Think the worst of Mall Cop with the strangest of Caddyshack. Would we stay here again? No. It's geographically convenient, but neither the humans nor the terrain are inviting. Better to stay an extra night in Santa Cruz and drive for a few hours longer than spend any more time in the RV purgatory that is Coyote Valley. read more

If your thinking of staying at this park, save yourself the headache and DON'T! The employees here are the rudest people, the worst customer service EVER! Apparently it is MANDATORY for them to guide you to park your rig, so when you check in you have to wait in line until they get to you. We misunderstood this and thought it was a courtesy, so we parked ourselves (like you do in every other park) and then the guy driving the golf cart came and yelled at us because we didn't wait for him to park us. We parked fine with no issues and thought wow, that was rude but we had to go to a meeting so we parked and left the park after about 15 minutes. We then got a phone call from a woman named Angie who called and yelled at us AGAIN for parking ourselves and for not going FIVE MPH in the park. She yelled at us and when we tried to ask her a question she hung up on us. We called back and asked why she hung up on us and she said she was done with the conversation! She then started going off on us in front of our children!! It was so bad, I started recording the conversation and I have on tape that she called me "crazy" and that I "don't know how to listen!" Multiple times!! If the owner of this park or anyone from Good Sam wants to hear how your employee Angie is speaking to customers I would LOVE to share the recording with you! Keep in mind, us getting yelled at all came because we misunderstood and just parked our own RV. I was there to help my husband back it up (like we always do) and we had no issues. Does the park think that women aren't capable of parking an RV? Because it sure feels like that. Also, this park has a bad location, your an hour and a half from San Francisco, it's not on any type of water, and you cannot get any delivery services delivered here. So if you want any modern convenience of Door Dash or Instacart, they don't deliver here. Based on this location, this park needs customer service to make up for the lack of amenities but they are doing the opposite and running people off! It was so bad, we actually called another local RV park named UVAS Pines (who was much nicer and offered to take us in right away and said they hear this a lot about this RV park) and we were about to pack everything back up and move. A women by the name of Emily apparently overheard our conversation with Angie and called us to apologize on her behalf. If it wasn't for Emily we would have left right then, but it was nice to get an apology for the situation but we will never be staying here again. This park watches EVERYTHING you do and they are ready to call you and yell at you like a child!! Overall, we ended up paying the full amount of our stay but leaving early because we didn't feel comfortable staying in that environment even after the apology. I felt so uncomfortable that I ended up video recording us leaving our spot and the condition we left it in to document how everything was when we left it because I don't trust the people running this place! read more

Place looks nice but they put us 10 feet from the sewage pump station which smells horrible constantly and is pretty noisy all night. No warning about this at all when we called to book or at check in. It is a nice park if you are in the right spot but seems most of those spots are long term residents. read more

Resort policy is to guide rv driver to site. Guide guided my rv directly in to a tree whereupon the tree broke off my side mirror. Resort said they took no responsibility for the damage and owner would not return telephone calls seeking help. You cannot drive without a side mirror. Employees were courteous but said very very unkind things about this owner. RV'ers would be smart to avoid this resort. read more

Great value!! I would highly recommend CVRV to anyone who is looking to stay, either short or long term. Nestled in the gorgeous Coyote Valley, this place offers all of the creature comforts of home AND access to 18 miles of paved trail running along the Coyote Creek. They have a heated pool, hot tub, laundry facilities, exceptionally clean restrooms and showers and a well stocked "general store". To top it off, the staff is awesome...especially Damon! Beautiful resort. Was a little disappointed that they moved us to another spot. We were right by the front and I was worried about our bikes getting stolen all night, so I really didn't sleep well. This is one pretty sweet RV resort! The grounds are beautiful and very well taken care of. There are TWO pools and TWO dog parks, a pretty well stocked convenience store, resort style restrooms with private showers, and the spaces are pretty darn level. They even have WiFi! Our dog is pretty much in love with this place, and I'm loving the views SO MUCH! Oh yeah, if you like to golf or want to do some serious walking on the Coyote Valley Trail, guess what? It's next door to the resort! So convenient! The only cons I can think of are: 1) The WiFi is not the best, and apparently only works well in the older side of the resort. Kind of a bummer if you're a full-time RVer who works (and why you should always have a backup - we use a Jetpack for that). 2) The cable sucks. It really does. The spot we're in currently seems to have a bad connection, and there aren't very many channels. If you're here for the recreational opportunities, it probably doesn't matter much. We live on the road though, so it's something we like to have available. 3) Despite what some staff members may tell you, the deluxe sites are NOT big enough to park two cars unless your RV is really, really small. We tow a 36 ft trailer with two slides, and it's been pretty tight just getting our tow rig parked in the spot. Shoutout to the awesome staff member who recognized I was given some bad info and gave me a parking pass for our 2nd vehicle for free. 4) It's not cheap to stay here. But you're getting some VERY NICE amenities, so that's the trade off. We will likely come back to Coyote Valley in the fall, when it's (hopefully) easier to get a Premium spot. read more

We took our new (to us) RV there for a couple of days so that we could do some decorating and learning what to do. This place was gorgeous, and the people were all incredibly friendly. Our 2017 C Class looked like the sad lower-end one of the group! There are people that lie there, but they all have giant beautiful rigs. When we had problems and needed to extend our stay they could not have been more gracious. There are 2 sparking pools and hot tubs, and the nicest showers I have seen in a setting like this. I am so thankful for their help, and I know we will be back. They were AMAZING! read more

If I could give this resort a zero star... I wouldn't. I would stay with the 1 star based on a few days that have passed with the cooling off period. Let me start by saying this is a very nice park.... I have been there twice and after two stays I have come to realize that the management part of this park is what is hurting this place. I am a small business owner and I will be honest when I say this...... I hate writing reviews like this. I hate it because it has happened to me and I was not happy with it....but in the end I learned something from each good and unfortunately bad review that was given to my business. The owner gave us a scolding because we were to loud playing corn hole during the day in the grass area. We were having a good time........ unlike most of the people who live there year round and never come out of their trailer. The people who live there year round are scattered around the park.... which to me makes no sense, but what do I know about running an RV park. It might be a good idea to keep long term tenants in one central location...maybe in the back of the park away from the Monterey street cars and drag strip racing around 12-1am. If you stay there you will be awoken by either the drag racing on a Friday or Saturday night, or the nightly train coming from the south. The park at time gets very windy, so windy that the awnings have to come in and you have to run for cover. If there is not anyone next to you and your door is facing west... it will be a wind tunnel. Damon who lives there year round and works at the park was great to us... he told us when we were too loud and told us when we were fine. There was another gentleman who helped me back up my trailer and he was fine as well... I could not remember the name. The gentleman that works there part time and lives by the dog park.... you did not have any fans from our group. The ladies at the front... you can tell they are taking instruction from management...in the case the owner. Now I get to the owner who has built another 70-80 new RV spots next door to her RV RESORT.... The same owner said..... after yelling at two of our wives (they are not your children BTW)... "I do not need your money..... I want your money". This pertained to a conversation she was having with one of our wives about wanting us to come back. Miss or Ms. YOU will not get our group back. I can put one Facebook message on our camping page and we can fill that new side of yours at 60-70% occupancy. We will never go back to your park because of the way you run your park. I get it, we get loud at times and do a pretty good job of staying that way once it is quiet time. That is why we like staying all together in one area and pick the perfect spot so that your long timers or full time residents will not be bothered by our noises. We choose a spot that is secluded and away from other people. We travel in groups of 50-70 trailers and RV's at the same time. It seems that you have a policy to break up groups so that they are not together..... In the end that decision will hurt you. You will not get our money!!! I can go on and on and on.... but in the end, we will not be going back to this park..... and I really like this damn park. I like it better then casa de fruta.....we all do but we all feel the same way about how the park is handled by the owner/management. If you are just a wife and husband traveling up the coast.... I suggest you stop in for a night or two... If you have kids.... DO NOT stay here.... I do not believe kids are really welcomed in the park with the actions and looks everyone that works there gives the children.... YES, kids will be kids unfortunately... They will walk through someones spot at times.... let them know not to do it... don't yell at them. Make them learn from what they did wrong so it does not happen again. read more

Great place to stay. I have a 40 foot toy hauler and upon checking in a guy came in golf cart with long hair was super helpful. Also, staff inside the office were really nice. Park is nicely kept up and spaces are wide. This will be my go to spot when I got future work in Bay Area. read more

This was the third of three stops on our family's maiden RV trip. Having stopped at two other RV parks, and based on the pictures on the RV Resort's website and here on Yelp, we admittedly had a certain level of expectations. After staying here, our expectations were not only met but far exceeded. This RV resort is well-maintained, from each space to the clubhouse to shared amenities. The spaces are wide enough to accommodate one RV and one passenger car, and the hook-ups are conveniently located on the sides of each space. The bathrooms and showers are spacious. We will definitely consider staying here again next time we pass through. read more

I'm somewhere between a 2 and a 3-star review depending on how irked I get about Coyote Valley's very misleading website rates. I visited the property and actually found it to be quite suitable and the people somewhere between friendly and absent -- and that's exactly how I'd prefer it. Sadly, though, their website completely lies about their rates. When you arrive in person, the monthly rates listed on the website are no longer applicable, and their new rates are significantly higher (by like $600!) so all of the research you'll be conducting on the mathematics of renting an apartment versus RVing will go right out of the window immediately. How hard is it to update your website? What's disappointing is that I brought this up to the manager just as a kind suggestion and this tactic they're using to pull people in remains ongoing. According to older reviews, they've been doing this for a while. As a place to stay, though, if you can afford it, it's a nice place to stay and it's significantly closer to San Jose than the other Morgan Hill spots. Edit: I visited again this week to show a family member who was interested and they were pretty stand-offish and borderline rude when she asked for a rate sheet. They were also openly discussing which lots were departing that day and what fees they would levy. I think the customer service here is unfortunately lacking. read more

My family and I were long term stays here. If you want somewhere to feel like home and community, this is the place. Everyone is always so nice and welcoming. Very dog friendly. There is a lady there that is a dog trainer who will walk your dog when you are not there, or will just include you in the dog park meet up everyday at the dog park. Without her and the pack of dogs, my dog would've never survived. He made the best of friends that I know he misses dearly. There is a walking trail towards the back of the park that goes so far south and north. Perfect for the whole family. Laundry room was clean, pool is clean and clubhouse is also clean. I especially enjoyed the workout room. It had just enough for me. Spaces are a little cramped and it's quiet expensive. This is just the cost of the area though so keep that in mind when traveling. The only thing I would suggest for the owners is to have more parking available. $20/week for any car that cannot fit on your site (which isn't likely) is just kind of crazy. Other than that, I really miss this place and cannot wait to come back to see all of the friendly faces we met! Be sure to ask for; Ashley, Emily, Damon, or Jay!
