We've rented at both Deco and Camden, which are both alright. People liked to tell me that they thought Deco was ugly, weird colors, whatever. I thought it was cute, and the countertops were granite, so idk what else I could really ask for, especially for the rent. My neighbors were always friendly and quiet. Camden was also pretty nice. No serious complaints. Management sometimes took a long time to fill requests. Specifically, we tried to get somebody to look at both the lock on the front door (looked like the casing was literally falling off) and the lock on my bedroom door (didn't work when we moved in, the pivoting thing on the lock in the handle just freely swivels all the way around). We put a formal request in through the website for the front door, they scheduled a date and time to come by, and then nobody showed up. We only asked them to look at my bedroom lock through text, so ig that gets a pass. There were other weird things about this property, namely a nail that stuck up in our carpet and a recurring mildew problem in the toilets. Nothing that couldn't be worked around with some routine cleaning or care, just...strange. Considering how other basic maintenance concerns were brushed off even when they were looked at, we decided to let these slide. Idk what it is tho, new management, staff whatever, but the leasing office and their policy has specifically taken a turn for the worst. My unit group has rented from Trimark for 6 straight years, starting when my older brother was a sophomore through my senior year with a little overlap. During that time whenever our roommate situation was firm we'd always renew early to lock in their early bird rent special, which had us renewing in mid Fall as opposed to Spring. During our last term with them however, they got super pushy about trying to get us to renew in October, heavily implying to us that our unit would not be available for a renewal if we didn't do it on their timeline. This was super confusing to us, because I and my roommate both renewed and signed onto leases after decisions came out in March. I also don't know of any other property that forces you to renew on a unit three months into the lease term. Really rubbed me the wrong way considering how faithfully we've paid rent to them without problems, and come spring, they had in fact leased our unit to somebody on a waitlist. This to say, it's an alright place to rent from, but only if you know exactly what your plan is by October. That wasn't the case for us, but maybe it is for you lmao. Obviously with the way the lease was written it wasn't a breach of anything, and that's their prerogative as a landlord ig. Just super weird and felt kinda slimy. Not saying explicitly not to rent with them, but definitely want other renters to be aware of how they do business. I've attached text and email correspondence for your viewing pleasure.

Despite repeated pleas, I was denied a piece of paper to park long enough to check our daughter out of her apartment. This after 4 years of leasing - they could've just issued one but was REFUSED IN NO UNCERTAIN WAY, STERNLY WITHOUT ANY KINDNESS OR COMPASSION IN THEIR HEARTS!!! To be polite to other guests to not obstruct the loading zone (1st photo), we have paid for parking at the 2nd Street Parking run by the City of Gainsville (2nd photo) for the last 4 years to ensure we parked no longer than 15 minutes in front. So I pleaded with them to issue me a piece of paper with Cascade Logo for just long enough to move our daughter out but was forcefully declined despite repeated requests. TERRIBLE MANAGEMENT - They only take your lease payments (paid over $60k for our daughter to stay while at UF) and show no compassion or common sense when it matters. TERRIBLE UNDENIABLY AWFUL MANAGEMENT - STAY AWAY, YOU'VE BEEN FOREWARNED!!!

To: AMJ, INC of Gainesville, FL Someday when I win the lotto or make a ton of money I want to buy this company and then fire all your employees that work in this company. This company is by far the worse place I have ever rented from. You were in our condo more than we were. You lied to me and when I caught you in a lie you never apologized. Places I rented from before and after have always given us our deposit back and yes I had a dog. You charged us for stuff that we complained about before we moved in or the stuff that was your fault because you were in our apartment more than us. You stressed out and killed my dog. Even after I told, asked and begged you to tell me before you entered our apartment so I could remove my dog from the condo. She was sick but added stress would make her sicker. You are a sneaky, dirty, dog killing company. And what goes around comes around.

FIRST INCIDENT My lease stated that I submit a receipt that…read moreverified I had the carpets cleaned by a professional company or I would be charged a fee. I had been given verbal permission via telephone from a AMJ employee to arrange for my carpets to be cleaned after the date I turned in my keys and to submit my payment for the cleaning rather than a receipt. Upon surrendering my key along with a check, I requested a written receipt stating that my check satisfied the requirement stated in my lease, I was then told "I have been working here for 16 years sir and I have yet to lose a check, thanks" from the receptionist. I reassured her I was not attacking her competency and that the receipt would serve as a amendment to the lease I had previously agreed to, she continued to oppose. I then asked to speak to the manager of the office, after having to basically beg her to get the manager, the manager came out of her office on her own accord, presumably from listening to our verbal engagement. I further explained why I would like a receipt and suggested that a sentence and a signature on a post-it note would suffice, I was still denied. I left that altercation frustrated and empty handed but still brushed it off. SECOND INCIDENT I received a small portion of my security deposit back stemming from deductions that included: $105 garbage removal, and $185 cleaning. I was upset as I thoroughly cleaned the unit by following every step on the checklist they provide as well as puzzled due the fact that I left no garbage other than what was in the valet trash can and recycle bins assigned to my unit. Nonetheless I understand the process and decided to submit a written dispute as instructed. Having been only a month since the first major incident, I entered the office and politely asked to speak with the office manager, the receptionist once again felt the need to make this as difficult as possible, she saw I held an envelope in my hand and instructed me to leave it with her because the manager will not discuss the matter with me in person. I told her I have nothing tho discuss in regards to my dispute it is regards to other matters, I continued to be denied on the grounds that she " worked there for 16 years and this is their policy". I decided to ring the bell on her desk that said "ring for assistance" in order to attract the attention of someone other than the receptionist. This made her very upset as she snatched the bell and screamed "I need you to leave now". At this point a gentleman emerged from an office and I requested to speak with him outside. I came to the understanding that this gentleman was looking to resolve the short term situation, and was not in a position to address the unprofessional behavior of the receptionist although he was genuine and courteous. I presented him the letter, asked how long until I should expect a response, shook his hand then left. THIRD INCIDENT Approximately 5 minutes following the second incident, I called the office and politely requested to make an appointment to speak with the manager of the office at a time that worked best for them (I tried to slide in under the radar but I knew she would probably predict who I was) she asked for my name and put me on a brief hold. I AM APPALLED AT WHAT HAPPENED NEXT.. A woman answered the phone, I said "hello, is this the office manager?" to the response "Yep Im the manager, head of HR, I do it all, you finally got me" along with a chuckle. I attempted to formally submit a complaint about the receptionist, but was interrupted by her attempt to educate me on their "policies", I asked if there was a policy that nobody can speak to a manager unless the receptionist deemed it appropriate, more laughs*. I then asked if my complaints will be addressed or are they falling on deaf ears. She asked me to proceed, I began to explain to her what happened on the first incident, she cut me off again, laughed, and told me " yeah I was there that day, I talked to you, so you got two verbal confirmations that your check was okay". It was evident that she was not actively listening to me and understanding that the situation involved the lack of respect I received from the receptionist, as well as the receptionists inclination to attempt to handle every issue as if she herself was the manager, nor did she care at all, so I told her politely "I don't feel that you are taking what I am saying seriously, so I will find another way to address this issue, thank you for your time, have a great day" she said okay and we ended the call. Here I am, literally my last line of consumer defense, power to the people. I would also like to include the Merriam-Webster definition of receptionist should she or her manager have the opportunity to read my thorough review. Unfortunately, our rent kept increasing each year and got to the point that it was no longer feasible for us to afford it. We lived in a two bedroom, one bathroom unit. This community is clean, quiet, and updated. The pool and gym are never busy. Have never had any issues with bugs, maintenance, or the front office. Parking is free and guests can park without a pass. You can find apartments with more space for less price around the area, but overall, would recommend the complex! I wish there were options to sign for longer than 12 months in order to minimize the increase in rent each year.

There're are several large places of grass to walk my dog (on top of a dog park w/dog bathing station). The apartment also provides specific waste receptacles w/bags evenly spaced out so you don't have to walk to far with a doggie bag. Rima in the office helped us sign both our leases and is the most sweetest and happiest person that handles any problem we have promptly and with a smile. Adonis the maintenance man is quick, efficient, and knowledgeable of his profession. He is a joy to be around and has no problem explaining anything you don't understand. Happy to call Ridgemar Commons home :)

Alicia is so efficient and prompt with the entire process. She maintained constant communication via emails, and text messages. Our deposits from 2 years ago was transferred to the new location in full with no questions asked. The only thing I marked on the inspection sheet was a rusty shower rod. The office texted and asked if I wanted a replacement. Within 2 days it was replaced. I am not sure why there are so many negative reviews, but I can say this . The office staff, Alicia, and the owner are the most wonderful and kindest people I've ever met. I certainly am a very happy Tennant. I plan on staying with Carl Turlington for a very long time!

PLEASE read your lease carefully if you, for some odd reason, decide to sign a lease with them. They WILL require you to perform a professional carpet cleaning and provide a receipt of that. Furthermore, they essentially require you to completely turn over the apartment/condo at the end of the lease for the next person. They do not want to do the work or put the money in to do what THEY are responsible for. Thus, they will 100% take a substantial amount of your deposit. That is why the deposit is as high as it is with them. They will use that to cover the expenses and pocket the rest of the money. I have proof of emails and messages if anyone wants them. Please send me a message! Also, had water damage to the roof within the first 6 months of moving in. Lost a $899 couch to water damage. Was never compensated for it nor did they even apologize. They "tried" to reach out to Bosshardt; however, they both got into an email war about whose responsibility it was. Issue never got fixed. Have proof of emails if anyone would like to see it! All in all, I would avoid this company and renting from them AT ALL COSTS. Alicia (the manager) is very unresponsive and never responded to my last email in terms of negotiating me getting some of my substantial about of deposit that was taken from me. They said the apartment had dust and dirt (up on the 20 foot windows). My significant other and I cleaned the place for 2 straight days. Still wasn't good enough for them. Thus, used our security deposit to completely turn over the apartment for the next client. Again, if anyone would like further information or proof of anything please don't hesitate to reach out. I fully expect a response from management to this post. I am professional and work in healthcare. After dealing with everything I did this year and providing care to COVID patients, they did NOT even once reach out or show appreciation. Again, AVOID AT ALL COSTS! Be safe everyone, we will get through these times together!
