    Trimark (USUALLY) has been reasonable and of good value. The amenities for the location and rent are pretty good, so for the value of the facilities, it was pretty okay. We've rented at both Deco and Camden, which are both alright. People liked to tell me that they thought Deco was ugly, weird colors, whatever. I thought it was cute, and the countertops were granite, so idk what else I could really ask for, especially for the rent. My neighbors were always friendly and quiet. Camden was also pretty nice. No serious complaints. Management sometimes took a long time to fill requests. Specifically, we tried to get somebody to look at both the lock on the front door (looked like the casing was literally falling off) and the lock on my bedroom door (didn't work when we moved in, the pivoting thing on the lock in the handle just freely swivels all the way around). We put a formal request in through the website for the front door, they scheduled a date and time to come by, and then nobody showed up. We only asked them to look at my bedroom lock through text, so ig that gets a pass. There were other weird things about this property, namely a nail that stuck up in our carpet and a recurring mildew problem in the toilets. Nothing that couldn't be worked around with some routine cleaning or care, just...strange. Considering how other basic maintenance concerns were brushed off even when they were looked at, we decided to let these slide. Idk what it is tho, new management, staff whatever, but the leasing office and their policy has specifically taken a turn for the worst. My unit group has rented from Trimark for 6 straight years, starting when my older brother was a sophomore through my senior year with a little overlap. During that time whenever our roommate situation was firm we'd always renew early to lock in their early bird rent special, which had us renewing in mid Fall as opposed to Spring. During our last term with them however, they got super pushy about trying to get us to renew in October, heavily implying to us that our unit would not be available for a renewal if we didn't do it on their timeline. This was super confusing to us, because I and my roommate both renewed and signed onto leases after decisions came out in March. I also don't know of any other property that forces you to renew on a unit three months into the lease term. Really rubbed me the wrong way considering how faithfully we've paid rent to them without problems, and come spring, they had in fact leased our unit to somebody on a waitlist. This to say, it's an alright place to rent from, but only if you know exactly what your plan is by October. That wasn't the case for us, but maybe it is for you lmao. Obviously with the way the lease was written it wasn't a breach of anything, and that's their prerogative as a landlord ig. Just super weird and felt kinda slimy. Not saying explicitly not to rent with them, but definitely want other renters to be aware of how they do business. I've attached text and email correspondence for your viewing pleasure.

    I had done some preliminary search on apartments in Gainesville FL before I began discussing with the guys at Trimark. I just got done viewing a couple of their luxury apartments near UF and have to say that I am very impressed by their customer service and the variety of options offered. If you're looking for Gainesville apartments or houses for rent, give Trimark a chance!

They won't put up Towing signs in the lot whereas their other properties, they do. Regarding the trash can, all it would have taken was for them to send out an email reminding tenants not to use anyone else's trash receptacle. The larger the receptacle the more money a tenant pays per month from GRU. Why couldn't they send out reminder texts/emails to not steal someone's trash receptacle? It got so bad that there was used cat litter dumped in it and meat packing that would had meat juices that would rot and cause maggots. I had to buy a drill, lock, and chain to keep people from using my trash receptacle. Management did not care. I communicated on all these issues. It was very inconvenient to have to unlock it anytime I needed to use it. There is one neighbor that is sooooo petty, who would take every person's trash receptacle to the road the night before trash day and leave mine. There are about 6-7 trash cans there and he'd walk every one's down to the road and leave mine. I'm fairly certain that no other neighbors asked him to take theirs down. I think he was the culprit that used mine and got mad when I put a temporary lock and chain on it and wanted to be a little sore loser and "show me". All he would have had to do was ask if I minded him using it sometimes. I would have said ok but please don't put used litter and meats that cause maggots. (I had a large receptacle. His was the tiniest). Again, I paid for this. I moved out of that apartment because of how the trash situation was not handled by management. (I tried getting help from GRU and they said it's the landlord's responsibility. I am so much happier where I live now. Neighbors aren't petty like that guy and management is wonderful. I drove by that place recently and it is so junky. lol. It's gone downhill thanks to the office personnel who won't help anyone. One neighbor thinks he owns the front area and has sooo much junk with a small wire fence around it. This place is gross and these people charge over $1400 a month. I'm sure it's higher now. The maintenance guys were really nice. The only complaint was the upstairs was ten degrees higher than the downstairs. The company would not pay a heating and a/c guy to fix it. The heating and a/c guy told them what the problem was. The woman who owns his property won't put any money into it. You should see the community washer and dryer. They sit in tandem with about a foot to walk beside the washer to get to the dryer. You can't walk with a laundry basket at your side. You have to lift it overhead to get to the dryer. lol. The two machines are coin operated machines. lol. It's a creepy setup. Management does not care about how gross these apartments are. If they want to not care then charge $500 a month. Don't get me started on how I requested to view one apartment and ended up having to tour another. It was the grossest one of all and has a patio with a tall wall surrounded it. Useless. You can't sit on the patio without being blocked in by concrete walls. It also faces the parking lot. A girl named Anastasia was the one who showed the property and lied and said the one I was going to tour rented twenty minutes prior. I was counting on the other apartment. I had a family emergency and had to move to Gainesville to be close to a family member really quickly. They played the 'ole switcher-roo on me. Had I had some time I would have not rented there. The entire building is creepy. I'll leave it at that for now. Pictures to follow and more added to this review.

To: AMJ, INC of Gainesville, FL Someday when I win the lotto or make a ton of money I want to buy this company and then fire all your employees that work in this company. This company is by far the worse place I have ever rented from. You were in our condo more than we were. You lied to me and when I caught you in a lie you never apologized. Places I rented from before and after have always given us our deposit back and yes I had a dog. You charged us for stuff that we complained about before we moved in or the stuff that was your fault because you were in our apartment more than us. You stressed out and killed my dog. Even after I told, asked and begged you to tell me before you entered our apartment so I could remove my dog from the condo. She was sick but added stress would make her sicker. You are a sneaky, dirty, dog killing company. And what goes around comes around.

    FIRST INCIDENT My lease stated that I submit a receipt that…read moreverified I had the carpets cleaned by a professional company or I would be charged a fee. I had been given verbal permission via telephone from a AMJ employee to arrange for my carpets to be cleaned after the date I turned in my keys and to submit my payment for the cleaning rather than a receipt. Upon surrendering my key along with a check, I requested a written receipt stating that my check satisfied the requirement stated in my lease, I was then told "I have been working here for 16 years sir and I have yet to lose a check, thanks" from the receptionist. I reassured her I was not attacking her competency and that the receipt would serve as a amendment to the lease I had previously agreed to, she continued to oppose. I then asked to speak to the manager of the office, after having to basically beg her to get the manager, the manager came out of her office on her own accord, presumably from listening to our verbal engagement. I further explained why I would like a receipt and suggested that a sentence and a signature on a post-it note would suffice, I was still denied. I left that altercation frustrated and empty handed but still brushed it off. SECOND INCIDENT I received a small portion of my security deposit back stemming from deductions that included: $105 garbage removal, and $185 cleaning. I was upset as I thoroughly cleaned the unit by following every step on the checklist they provide as well as puzzled due the fact that I left no garbage other than what was in the valet trash can and recycle bins assigned to my unit. Nonetheless I understand the process and decided to submit a written dispute as instructed. Having been only a month since the first major incident, I entered the office and politely asked to speak with the office manager, the receptionist once again felt the need to make this as difficult as possible, she saw I held an envelope in my hand and instructed me to leave it with her because the manager will not discuss the matter with me in person. I told her I have nothing tho discuss in regards to my dispute it is regards to other matters, I continued to be denied on the grounds that she " worked there for 16 years and this is their policy". I decided to ring the bell on her desk that said "ring for assistance" in order to attract the attention of someone other than the receptionist. This made her very upset as she snatched the bell and screamed "I need you to leave now". At this point a gentleman emerged from an office and I requested to speak with him outside. I came to the understanding that this gentleman was looking to resolve the short term situation, and was not in a position to address the unprofessional behavior of the receptionist although he was genuine and courteous. I presented him the letter, asked how long until I should expect a response, shook his hand then left. THIRD INCIDENT Approximately 5 minutes following the second incident, I called the office and politely requested to make an appointment to speak with the manager of the office at a time that worked best for them (I tried to slide in under the radar but I knew she would probably predict who I was) she asked for my name and put me on a brief hold. I AM APPALLED AT WHAT HAPPENED NEXT.. A woman answered the phone, I said "hello, is this the office manager?" to the response "Yep Im the manager, head of HR, I do it all, you finally got me" along with a chuckle. I attempted to formally submit a complaint about the receptionist, but was interrupted by her attempt to educate me on their "policies", I asked if there was a policy that nobody can speak to a manager unless the receptionist deemed it appropriate, more laughs*. I then asked if my complaints will be addressed or are they falling on deaf ears. She asked me to proceed, I began to explain to her what happened on the first incident, she cut me off again, laughed, and told me " yeah I was there that day, I talked to you, so you got two verbal confirmations that your check was okay". It was evident that she was not actively listening to me and understanding that the situation involved the lack of respect I received from the receptionist, as well as the receptionists inclination to attempt to handle every issue as if she herself was the manager, nor did she care at all, so I told her politely "I don't feel that you are taking what I am saying seriously, so I will find another way to address this issue, thank you for your time, have a great day" she said okay and we ended the call. Here I am, literally my last line of consumer defense, power to the people. I would also like to include the Merriam-Webster definition of receptionist should she or her manager have the opportunity to read my thorough review. Unfortunately, our rent kept increasing each year and got to the point that it was no longer feasible for us to afford it. We lived in a two bedroom, one bathroom unit. This community is clean, quiet, and updated. The pool and gym are never busy. Have never had any issues with bugs, maintenance, or the front office. Parking is free and guests can park without a pass. You can find apartments with more space for less price around the area, but overall, would recommend the complex! I wish there were options to sign for longer than 12 months in order to minimize the increase in rent each year.

There're are several large places of grass to walk my dog (on top of a dog park w/dog bathing station). The apartment also provides specific waste receptacles w/bags evenly spaced out so you don't have to walk to far with a doggie bag. Rima in the office helped us sign both our leases and is the most sweetest and happiest person that handles any problem we have promptly and with a smile. Adonis the maintenance man is quick, efficient, and knowledgeable of his profession. He is a joy to be around and has no problem explaining anything you don't understand. Happy to call Ridgemar Commons home :)

It's basically like camping, which is great, except camping shouldn't be expensive. No screens, so bugs are a daily and nightly occurrence. Had on-going noise complaints from the downstairs neighbor, who lived in a garage that had been converted to an apartment. I was blamed for the noise complaints, though the building had no insulation or sound proofing at all, and clearly was not designed as a duplex. Once, I even received a noise complaint for opening a window(?!) which may have been somewhat loud, but not loud enough to merit a complaint, in my opinion. I was frequently bothered by loud banging on my floor and even front door by my neighbor, which shook the entire house. I can imagine the lack of insulation was an issue, because I've lived in upstairs units before with much louder appliances and never had an issue. It's an antiquated building with no modern insulation of any kind. With all of that being said, I absolutely *love* the space and would even consider buying the home myself and adding insulation and window screens if I had the resources to do so. Cozy Gator properties are very unique and have an understated charm. Really unlike any other living spaces I've encountered in Gainesville.

They are really friendly, regular folks who are very accommodating with their rentals. I lived in one of their houses for two years with two roommates who were into urban farming. We ended up installing a huge chicken coop in the backyard, had a smelly compost pile going, a garden, and many animals (at various points 2 hens, 4 roosters, 5 pullets, 3 cats and 4 kittens). There was always something brewing or growing or fermenting and the windows and doors were pretty much left open all the time. Shep and Anita were cool with all of it, partially, I think, because they ascribed to a similar DIY lifestyle. They were also super flexible about late rent checks (I've forgotten and paid up to 7 days late without them charging me the agreed upon late fee) and were really good about calling ahead of time before coming over to the house to fix or update things. Now the bad. Compared to other similar properties in Gainesville, Cozy Gator is a bit on the high end and there's really no reason for these particular properties to cost more. All the appliances were pretty old and not too well maintained (you know that weird craggy surface that comes from painting over everything without spackling or sanding and wood floors with deep, deep crevices). The AC/heater barely worked and cost a fortune to run as it was old and the house was poorly insulated. We had quite the cockroach problem and the water pressure was weak and often ran brown. And even when our oven broke, it was replaced with a thrifted old model. Speaking of the oven, big fixes and replacements took a really long time to update. The oven took around 3 months to replace and other things typically took two to three weeks to resolve. Shepley did all the repairing himself (unless it was out of his league) and many of his solutions were what I would call quick fixes (a piece of white-washed plywood to board up a broken drawer hole, leftover floor tile used to tile kitchen counters, etc.) Another odd thing was that Shepley seemed only to respond to voicemail messages left by our male roommate. I don't know if he has a weird thing with females, or if he just respected this roommate more, but in order to get a fairly prompt response, we learned quickly that we would need to relay our messages through him. Still, it's hard to hold it against Shep and Anita. You can find them living in shabbiest rental they own (I've visited their place to drop off rent), attempting to slowly update the value of their properties a little at a time. It's obvious that they are stingy landlords not because they are particularly money-grubbing , but because they are naturally (or possibly necessarily) frugal people. To end on some more nice things, we got all of our deposit back and I even with all it's problems, I look back on those two years with fondness.

Alicia is so efficient and prompt with the entire process. She maintained constant communication via emails, and text messages. Our deposits from 2 years ago was transferred to the new location in full with no questions asked. The only thing I marked on the inspection sheet was a rusty shower rod. The office texted and asked if I wanted a replacement. Within 2 days it was replaced. I am not sure why there are so many negative reviews, but I can say this . The office staff, Alicia, and the owner are the most wonderful and kindest people I've ever met. I certainly am a very happy Tennant. I plan on staying with Carl Turlington for a very long time!

PLEASE read your lease carefully if you, for some odd reason, decide to sign a lease with them. They WILL require you to perform a professional carpet cleaning and provide a receipt of that. Furthermore, they essentially require you to completely turn over the apartment/condo at the end of the lease for the next person. They do not want to do the work or put the money in to do what THEY are responsible for. Thus, they will 100% take a substantial amount of your deposit. That is why the deposit is as high as it is with them. They will use that to cover the expenses and pocket the rest of the money. I have proof of emails and messages if anyone wants them. Please send me a message! Also, had water damage to the roof within the first 6 months of moving in. Lost a $899 couch to water damage. Was never compensated for it nor did they even apologize. They "tried" to reach out to Bosshardt; however, they both got into an email war about whose responsibility it was. Issue never got fixed. Have proof of emails if anyone would like to see it! All in all, I would avoid this company and renting from them AT ALL COSTS. Alicia (the manager) is very unresponsive and never responded to my last email in terms of negotiating me getting some of my substantial about of deposit that was taken from me. They said the apartment had dust and dirt (up on the 20 foot windows). My significant other and I cleaned the place for 2 straight days. Still wasn't good enough for them. Thus, used our security deposit to completely turn over the apartment for the next client. Again, if anyone would like further information or proof of anything please don't hesitate to reach out. I fully expect a response from management to this post. I am professional and work in healthcare. After dealing with everything I did this year and providing care to COVID patients, they did NOT even once reach out or show appreciation. Again, AVOID AT ALL COSTS! On my scheduled move-in day, the property was not ready for occupancy, it was dirty, unsanitary, and required me to postpone my move at the last minute. Shortly after moving in, the bathtub leaked under the floorboard and caused flooding that spread into my bedroom and damaged personal belongings. The plumber said it was completely avoidable if they had only done a thorough check before renting. Throughout my tenancy, multiple maintenance issues went unresolved or were handled poorly, including broken blinds that were never properly repaired despite repeated requests. I also experienced privacy concerns when workers arrived without notice and looked through my windows, and after a pressure-washing visit, my air conditioning stopped working, leaving me without AC for two months during a Florida summer. Despite these issues, I made every effort to leave the property in excellent condition, spending hours deep cleaning, completing all required move-out procedures, and even returning my keys early. Nevertheless, more than half of my security deposit was withheld. Between the poor condition at move-in, property damage caused by maintenance issues, lack of timely repairs, privacy concerns, and disputed deposit deductions, my experience was frustrating and costly. I'm sharing this so prospective renters can make an informed decision and avoid the stress, inconvenience, and expenses I experienced during my tenancy.

Amenities were nice until they broke, gym A/C was in the 80s for weeks, hot tub was closed by health department, weight room floor had huge gaps in that were major tripping hazards for months. Absolutely not worth the rent. Units themselves are not special, poor insulation meant I could hear neighbors cooking, talking, using bathroom etc. Guest parking is annoying and they contract with a very aggressive tow company. I moved in during late July, and by October 6--barely 90 days later--I was already dealing with a major roof leak in my apartment. That leak continued nonstop until it was finally fixed in April. I have photos, emails, and full documentation of everything. Their "solution"? They literally told me to put a towel down. I requested to be moved to another unit multiple times, and every single request was denied--even though I paid rent on time, in full, every month, without fail. The only reason the leak was ever addressed was because I had to involve a code enforcement officer to inspect my unit. If I hadn't taken that step, I fully believe the leak would still be happening today. The office never had any real intention of fixing it. As the leak dragged on for months, I became increasingly concerned about potential mold exposure. I requested additional testing to make sure my living space was safe. I was told they had already done mold testing and that the results came back within "standard limits." Yet the water damage and moisture were still there, constantly--so how could that possibly be considered okay? During that time, I also started experiencing frequent sinus issues and headaches--things I don't normally deal with--and I genuinely began to worry about how long-term exposure to that kind of environment might affect my health. Management showed zero concern. My A/C broke twice during my lease, and both times, my apartment spiked to 86°F while I waited around for maintenance to eventually come fix it. This is Florida, and there was absolutely no urgency in how they handled it. The entire building is absolutely disgusting. The hallways constantly smell like sewage, the carpets are stained and filthy, and it's obvious nothing gets maintained regularly. They have fire doors in place, but the door stoppers are broken, so instead of keeping the doors open like they're supposed to, they slam shut constantly. You can hear them slamming from inside your apartment at all hours as people walk through the halls. It's nonstop. Communication with the office staff was incredibly unprofessional. Emails went ignored for days. When I did get a response, it was usually passive-aggressive or completely dismissive. I was made to feel like I was being dramatic for simply wanting a safe, livable apartment. I've always paid my rent on time, followed every rule in the lease, and kept the apartment in good condition--but none of that mattered. I was treated like I was asking for too much just by wanting working A/C and a roof that didn't leak for over half the year. Living here was hands-down the worst decision I've ever made. This place is run down, neglected, and the management will not do the bare minimum unless you force their hand through outside authorities. If you care at all about your health, your sanity, or basic human decency, stay far away from Wildflower Apartments.
