Coming up on two years renting with CP Development/Regent Square Rentals. I've lived in 3 different apartments. My experience overall has been excellent. Importantly, I have also been an excellent tenant. Additionally, I am a property owner/landlord in another state, which has influenced my perspective on expectations and the importance of speaking up about concerns sooner than later. Good communication has really made a positive difference in my experience. The office (specifically Taylor, Kelsey, Heather and Rob) and the maintenance team (specifically Dom and Lee), have been accommodating and responsive. There have been some significant issues (both management and maintenance), and they have taken care of each one. In some cases even going beyond to make things right. There have been notable improvements (windows, repairs to deteriorated plumbing, heating issues, etc) in the last year or so as well. Often, maintenance issues need to be brought to their attention. Easily accomplished with an email. They manage a lot of properties with a smaller than ideal crew. In addition, the maintenance crew may not be craftspeople. As a result, you will likely get an adequate, but not necessarily 5-star repair. The yard crew is polite, hardworking & deserving of a shout out. You'll be renting in a scruffy, but charming city neighborhood. If a manicured yard is your preference this is not your area. The properties for the most part are really old. Nothing is straight, the floors are uneven and storage is typically inadequate. Old house lovers will view this as character, along with an opportunity to be a creative problem solver lol. If modern style and conveniences are your thing, look elsewhere. I am satisfied with the rent I'm currently paying. More recently, (2026), I have noticed that monthly rents seem high for the area and for what you're getting. Also, as mentioned by other reviewers, renewing your lease often 6-9 months ahead is definitely not ideal. I also have found that the apartments are not cleaned adequately when turned over. Perhaps this is due to a very short window between move out/move in of tenants and the majority of turnovers happening within a few days. I feel like the office is pretty up front about this though. Again, talk to the office. Even if you can't work out something mutually beneficial, it's definitely worth discussing. I have found the office to be reasonable and willing to listen to concerns. We have been renting a great place from them for over 2yrs.We had a tricky fix of a bathroom floor that had been getting soft over time from a slow rad leak. Took them a little time to game plan it etc. I get it's way tough to get quality guys with a solid skill set and good attitude. They showed up 3 strong and knocked it out. Very polite professional and knowledgeable. I don't know what others experience may be with maintenance. Everyone has heard bad stories etc. We've been nothing but happy with them. This place has repeatedly refused reasonable accommodation to disabled clients and proved to be very uncooperative.

The pictures of units on their website are pretty misleading. I'll include pictures from the ad and ones of the actual unit. We were given 2 seperate tours and shown a different unit. Upon requesting that we see the actual unit we'd be renting, we were told that we couldn't until after our lease in our then-current propety was up. Don't make our mistake and make sure you see the unit. They didn't take a lot of care in ensuring the apartment was acceptable for new tenants, as a number of very easily fixable issues were present (e.g. SO many dirty walls, a closet door was off, sink had a leak, cabinets were missing knobs, etc) and they had 2 weeks to fix it. They've fixed a couple of issues (replaced countertops that had half-peeled contact paper, installed some quarter round molding due to gaps between the floor and wall, etc). I HATE the floors. We were told we'd be getting carpet (it's also advertised as such), but they pulled up the carpet from the previous tenant and left the hardwood from underneath. There's gaps between the boards, something I can't quite identify on and between them, and mismatched wood in a couple of areas. When we asked what could be done, we were told they "don't install carpet". Looking at other reviews, my experience definitely could have been worse but it's still not adequate. I feel like CP development has quite improved over the years. The cons I've experienced is that yes, they are VERY expensive for the area and they are insistent on tenants signing the lease WAY before the next renewal period. In my personal experience, the pros outweigh all of that. Their maintenance team is the best that I've ever experienced; if there's a plumbing issue or anything at all, they will arrive the very next morning to fix it. If it isn't fixed, they'll be back to get it right. We had an issue where the water tank in the apartment above us broke and flooded our apartment, and it was fixed completely within a week! Although the flooring fix was a little lazy, I was thoroughly impressed with their prompt action. I've paid rent a few days late more often than I'd like to admit but they did not fuss at ALL over it. After my roommate and I decided to go separate ways before our lease officially ended, they were completely communicative about the next steps and they assigned the appropriate responsibilities that were very reasonable, and I didn't have to pay a single cent extra. The patio space we had was gorgeous and spacious enough for the large dog we had at the time. they ALWAYS kept shared spaces (lawns, tiny parks, and stairwell spaces) immaculately clean. I honestly miss regent square rentals and if I wasn't currently in the planning process of buying a house, I would go back to them again! read more

Good lord. So in the contract, it literally says they have no responsibility for safety and security, so when shootings (as in, multiple) happened on my street in front of the house, they refused to let me break the lease without their ABSURD termination fees. The refrigerator has frozen solid throughout the winter with no repairs. The hot water turns cold after two minutes. Repeated maintenance requests, and they just look at it and go "it should be working fine!" Still I cannot break the lease. These guys are a nightmare. Avoid. read more

I feel like I don't even know what to say. Everything I'm going to say has already been said in EVERY review for the past NINE years. Seriously...keep scrolling. You'll see like 3 good reviews and I have no doubt in my mind they are from someone who works in the office or knows the landlords. Also, it's hard to find the words to explain the abject terror and dehumanization and dishonesty I've seen from them. "Them", being CP Development or, "Regent Square Rentals". Funny, they have themselves listed here under a misleading name. I fucking wonder why... I moved to Pittsburgh in June 2021. Just days after signing the lease, I was told by someone who also rented from them that he wished I'd have told him before I signed the lease, because there's no way he'd have let me live here. I wish I'd told him. I wish I'd never lived here. First, their maintenance staff is fucking atrocious. They will stomp up and down stairs and yell in the hallways as early as 8am and on a pretty constant basis. It's like they don't understand that whether they work for the landlord or not, they're still a GUEST in this building. They certainly don't know how to behave like a guest. Recently, one of their guys came to look at my door because it wouldn't lock. I was told he wouldn't have to come in, he was just going to look at it from the outside. Well, he did come in and I was naked on my bed. I had to scream at him to leave THREE TIMES before he left. He just stood there asking stupid questions like he didn't just barge in on a naked, terrified woman. Brittany, the office manager (?), is the absolute least helpful person I've ever met. I honestly worry about her. I mean, she's the kind of stupid that makes me feel like she shouldn't be unsupervised, for her own safety. Hopelessly stupid. She encouraged me to apply for some kind of rental assistance when I fell behind on rent. I was behind, but not so much that it wasn't manageable. She told me that she already had 10 other tenants on this rental assistance thing, because not only would it pay my past due rent, it would cover the remainder of my lease. She also said it benefitted them because they'd get it all up front. Some kind of covid relief thing. So, I said sure. Why not. She failed to tell me that there was a deadline to apply. So, I missed it. This was two months later. There was a hearing scheduled in court just to "check on my progress" with the rent relief. She sat in front of a judge and admitted she didn't properly instruct me on the process. Just, "haha oops ". Now I owe them over $3,000. Just like everyone else, they gave me two weeks to decide 6 months before my lease was up, whether or not I wanted to renew and told me the rent would also be going up. I chose not to renew, and they started showing my apartment. At one point, they did one at 3pm, again that same day at 4pm, and again the next morning at 11am. That's 3 showings in less than 24 hours. Unless you like having strangers in your home against your will, especially so many times in less than a day, don't rent from them. If you don't want the maintenance guy to see you naked and just stand there and look at you while you scream and shake in fear, or you don't want the management to make plans or promises that they don't keep, or misinform you about, causing you to be more than $3,000 in debt and end up getting evicted.... DO NOT RENT FROM THEM. Just don't. Please. Please. With this many reviews, telling the same stories, there's no way we can ALL be wrong. Right? Trust us. This is a fucking nightmare. I promise you as you read this, leasing with this company is a terrible decision. They will not follow their own contract tenets and will absolutely hold you to yours while lying to your face. They will turn over a grimy apartment despite a clause that says they will clean it, they will promise you service you will wait weeks, moths, or never receive, and they will be assholes the whole way through. I promise you. Pittsburgh is a great town for many reasons, CP development is not one. They filter all the crap through some sad sap named Britney who's job is to lie to your face and pretend like some promise they made is preposterous when you follow through. I felt bad for her but she needs to find a new job, she is the fall girl for slum lords that lie until they threaten you with a lawyer and you walk. Found this out at Biddle's Escape when I overheard others discussing what bad Landlords they are. There were eventually 8 people in the discussion! Lol. ALL complaining of how cheap they are and unwilling to fix things properly. Things in their apartments, like sinks, ovens, etc are back from the sixties or earlier. Rusting everywhere, mold everywhere, yuk. Not worth the hassle. Just find another place to live. read more

Here is a list of things this rental agency has put me through since moving in February 2020: My refrigerator stopped working and it took them 4 days to come fix it. All of my food spoiled. They came in the day AFTER they were suppose to, meaning they showed up unannounced. At this trip, they tracked mud through my living room, over my rugs and even left muddy boot prints on my yoga mat. This repair was apparently needed because the outlet was not wired properly. After fixing the wiring, they failed to fix the hole in the wall around the outlet. I have told them about the hole several times, as of April 2021 it is still there. The maintenance crew moved over my garden twice in 2020. I called and complained both times, yet just this past Friday they destroyed it once again. This time they didn't just mow over it, they actually uprooted a whole patch of flowers that were knee high. Sounds crazy but it's true. Numerous repairs were made to the roof in the summer of 2020 and they never told the tenants they were coming. Because if this, they did not allow me to move my things from the back yard. They moved my stuff and broke the flower pots sitting on my back table. Today I came home and found a work truck parked right up against my back stairs, again they did not inform the tenants. Again, they moved my things with out asking, and broke my lawn ornaments. I actually just got off the phone with the woman working there. I took time to relay all the problems I have had with the company since moving in and then I asked her what she would do if she was being treated in a similar fashion. Her response, "I would move out." I laughed and told her she works for a terrible company. What kind of rental agency has representatives encouraging the tenants to move out!?!?!? The complaints about aggressive lease renewal are absolutely true. Naturally, I will not be resigning a lease. Since the end of February, they have showed my apartment to seven different parties despite the fact that the CDC recommends virtual showings. It's completely unsafe to be bringing multiple people into my home yet they continue to do so. Unfortunately, they rent out the majority of the neighborhood.... Don't rent from this company. I have been renting for over 20 years and I can honestly say that I have never had a more unfavorable tenant/landlord relationship in my life. read more

I have been a tenant of CP Development/Regent square rentals for 16 years! I have a gorgeous apartment and it's had several updates such as some new windows, stove, dishwasher, bathroom faucet, and an entire house makeover with a warm and vibrant paint job! Over the years if I ever had an emergency, such as the heater breaking on Christmas eve one year, they came right over and brought 2 large space heaters while they were working to fix the problem ASAP! They are very prompt about returning phone calls and addressing situations as soon as possible, and in order of importance. I cannot understand some of these negative reviews, as I have always experienced prompt service and a respectful staff . Regent Square is a beautiful neighborhood to live in, and if you're looking for a place to live that welcomes pets, is close to everything, and has a lot charm, I highly recommend Regent Square rentals!!! read more

DO NOT RENT FROM THESE PEOPLE. PERIOD. Had I known that this company was on Yelp, I would have saved myself a lot of aggrevation. Two stories, one about my own personal experience, and another involving a friend of mine. My friend Eric suffered an un-expected stroke at the age of 34. He was working as a bartender at the time, and did not have health insurance. Understandably, in the lease they have the legal coverage to protect themselves in this case. You would think, that given the circumstances, they would have made an arrangement. Nope, they threatened to charge him the full amount of the rent if he vacated the premises. Those of a legal mindset may be thinking, "Well that's unfortunate, but they have legal rights". True. But that is absurd. My own experience is not quite as bad, but it should discourage any sane people out there to stay away from them. First, I would like to point out that I never paid rent late. I don't cause disturbances, I keep the apartment neat and am in all respects a good tennant. I am on the back end of a 2 year stay with this company. First of all, they make you decide 7 MONTHS (that's right) 7 MONTHS in advance if you want to renew your lease. First year I was paying around 800 dollars/month (a little extra for my dog...more on that later). They raised my rent the first year to 870 (ok that sucks...but no big deal, not worth moving over). The next year they raised my rent to 970. for no reason. When I moved in, all of the handles immediately fell off the cabinets. Two of the drawers pulled right off (they had been hastily hammered on with cheap nails/wood). They have yet to respond to either of these requests. When you let them know that you aren't renewing...for 7 months they have the right to come into your apartment at any time. They "make every effort to notify you" but don't. Worst of all, if you have a dog (like I do), they feel that it's your responsibility as an owner to constantly be prepared for them to visit. Meaning if they don't notify you and then your dog barks her head off because she thinks an intruder is entering they can fine you up to 150.00 per time. When I called them, and asked them to work with me (mostly so I can protect my dog from getting flagged as a menace for only doing her job), they told me I would just "have to figure it out" and hung up on me. Stay away. stay away. stay away. These people are horrid. The maintenance guys(When you can get them to show up) are in general pretty friendly and good. But they never seem to be able to get back to you when you need them. Fortunately I wasn't in need of anything serious in the apartment...but for the few times I did I was less than impressed. The agents that show the apartments are great, they are nice, friendly. But they are completely unable to help you out. There are probably better apartments in the city. You may pay a little more, but believe me it's worth it, ESPECIALLY if you have a pet. Just plain stay away from these people. They may be a little cheaper than others, but they will get their money back from you in the form of unreasonable demands/practices. I hope one person reads this so they are spared the horrible experience of dealing with these people. read more

Just a heads up, a few years ago, I looked at an apartment, and decided I would rent. I signed a 'rental agreement', and made an appointment to come by in a few days to sign the lease. Upon reading the lease later at the meeting, I knew I should not rent from these people. Among the items in the lease were that they could come in pretty much any time they wanted, I would have had to give advance notice of having guests, and the late fee gets tacked on if your rent is not received on the first of the month. Totally jive. I said, 'I'm not signing this', and was told that I had already agreed to rent. This is their game. The 'rental agreement' counts as a lease. I had to hire an attorney to get me out of it, and they still pro-rated me for the week that they could not rent the apartment. Regarding the lease, my attorney's words about it were that it was 'unconscionable.' Meaning, approximately, that no one in their right mind should agree to such terms. It's too bad. They're snapping up all the properties in Regent Square, which is a great neighborhood. If you want to live there, it's a real challenge to find a place not owned by this company. Please note, they are one and the same as 'Regent Square rentals.' read more

Yeah, sorry but "Regent Square Rentals" is definitely not worth your time and money. Especially if you have to stay here for a whole year. Be warned! I am not paying the price (literally) of not heeding everyone's warning. First off, they charge exorbitant prices for apartments that probably shouldn't be rented out in the first place. I only chose Regent Square Rentals because I had limited time to find an apartment and this looked good on paper. No safety deposit was definitely too good to be true. It's great that they don't have a safety deposit but what they fail to mention is that you actually get a giant list of things you have to do for the apartment before you leave and if you don't do it to their standards, they will charge you...and you can bet it's more than the price it takes to fix it. They also seem to not mention various other hidden payments. Be very careful! Also, you can't use their basement. Which means you only have the storage in your apartment, how little that may be. So when you put anything in their basement, they are allowed to take it, throw it out, sell it, or god knows what. After they dispose or take whatever belongings you have in "their" basement, then they give you a notice to move all your things out of the basement. I would not have fussed if they told me beforehand to get rid of my personal belongings, but retroactively notifying me is NOT okay. Their one saving grace is that their maintenance crew is great! They are kind and try and fix whatever problem you have. read more

I found our apartment with RSR through Craigslist. My husband and I, lifelong Californians from the Bay Area, were moving to Pittsburgh and found a two bedroom apartment that looked light and airy. We jumped on the chance to secure it. We signed our lease eight months before our move in. Because we were living in CA when we decided on our apartment, we didn't get a chance to do a walk-through. We relied solely on accurate photos. When we walked into our apartment the morning after we landed in Pittsburgh we were utterly shocked. We found: a massive broken window in the living room, food stains from the previous tenant all over the kitchen, huge clumps of dog hair embedded in the carpeting and collected in the corners of most rooms, a bathroom door that was so warped it didn't even close, windows that wouldn't open, ceiling tiles that were literally falling out of the ceiling, an unsealed fireplace that was spilling dirt and rocks out into our bedroom, random nails sticking out of the floors, and a layer of absolute filth, dirt, and dust on every window sill and ledge in the apartment. Oh, and the room our toddler son was living in had fleas! We also have had two separate issues with mice. I was livid. When I brought up the absolutely unconscionable condition of the apartment to them, and asked them if they have their properties cleaned between tenants (par for the course in CA), their response was that they only require a unit be in "broom swept" condition when a tenant moves out. This was not cleaned AT ALL. Furthermore, because we had come straight to the apartment from our flight, we didn't have any time to clean so we put all our belongings in on top of someone else's filth. Not a great start. We quickly found out that RSR also has no regard for the privacy of their tenants- showing up whenever is convenient for them with no notice. When I had the audacity to assert myself and ask for notice (again, we have a two year old. We're not college kids or grad students) I was frequently met with pushback and lame excuses about how big a company they are and how they "try their best." No, they don't. I've waited weeks on end for maintenance to acknowledge email requests, to no avail, just for them to show up in the middle of the day expecting to be let in to do some invasive fix or to find out someone "forgot." Oh, and if you don't plan to renew your lease when they badger you about it six months in, be prepared for six more months of last minute email notices to expect strangers walking through your apartment (with a window of time that is set between 10AM and 6PM. Don't bother asking for when exactly they plan to come because you'll get the verbal equivalent of a shrug). PLEASE don't rent from CP Development/Regent Square Rentals. It's truly a shame because they corner the market on rentals in the general neighborhood but- they are textbook slumlords. read more

Cp development/regent square rentals is a frustrating company to work with. They are generally very responsive when it comes to maintenance, although sometimes it comes down to you getting injured or a safety hazard before they will really fix something. Case in point, I had an old stove that clearly had caught on fire at some point in time. The knobs didn't have any markings on them anymore, so they just brought me a knob from a different oven, because all ovens must be the same, right? It wasn't until after I got a bad burn from trying to read the stupid thermometer they gave me that they finally agreed to get me a working stove. I have lived with them for three years. They truly do force you to decide on a renewal in January. And you must be out the day before the last day of the month.so if you don't r-sign, they will constantly stop by, call, and email you, and expect you to leave your apartment cleaner than when you got it. Their lease also forces you to accept arbitration of any disputes by a company that they choose, so you can't sue them for anything even if they are negligent, and who do you think is going to win that fight? Lastly, this year, they raised my rent by $600/year. Everyone's rent went up a lot. They are buying up the whole neighborhood and driving up the prices. They don't put money back into the apartments. If you have a problem with pests,you have to deal with it. I've had ants, spiders, and mice, and they told me its my problem. My sister also rents from them and her kitchen is infested with ants. I've talked to people in the community and they view RSR as slumlords. Also, the majority of their properties are in wilkinsburg and they advertise it as regent square. These are all my honest experiences after the past few years with this company. Hopefully this review will help someone. read more

I don't understand how all of these reviews are so bad for this place! The people in the office are always so nice to me and today I went in to see some apartments and they gave me a pack of cookies for no reason (302 calories that I don't need, but it's the gesture that counts!). I lived with them last year and moved into a townhouse from out of town without ever seeing it. Scary enough, but they waived my cat fee (I have two little nuggets, which would have been an extra $20/month). When I moved in the place was "broom cleaned" which is what they said it would be. Yes, I had to go through and clean a little, but some girl called me two days later and asked if I got in okay. The only issue I had was with the basement being pretty dang dusty. It was an unfinished basement, obviously. This apartment/townhouse is my 2nd favorite apartment I've ever had. It was big for the price, had great hardwood floors that were obviously recently restored, and I made my family come up for Thanksgiving so I could show off my new place. My boyfriend/roommate and I broke up and I couldn't afford the thing by myself. The only weird thing that ever happened in my neighborhood was I had a neighbor who had hundreds... and I mean hundreeddsss of empty pop/water bottles in his car. It was insane! I currently live in Lawrenceville, but the rent is going up exponentially. I had just as much fun in Regent Square last year and am trying to go back. The parking is MUCH better and I've recently started running, so that should be good with the parks. I like this place! read more

I'm not sure if management has changed or not, but I'm am thrilled about my place. Sure, these apartments (in Park Place and Wilkinsburg areas) won't be top notch and certainly not in the best areas. However, I applaud them for buying dilapidated houses and fixing them up, rejuvenating the nearby community. These areas have bus options, the East End co-op, etc., so you can easily get around. I recently moved in; I'm a grad student at a local university. When I first saw it (in winter), I noted the back porch needed major repairs, and it was done when I arrived. Overall, the apartment was in ok shape (I think I have higher standards of cleanliness than the last folks, but that's my problem). I did notice some repairs that needed to be done (it looked like a contractor got careless or was rushed), which I dreaded, because I knew that there was almost no chance of any of these getting done (certainly the case with my last apartment). So I sent in a ton of maintenance requests hoping that the most important would at least be addressed. On the second day, I came home to find all of my requests were made, and were done with excellent quality. I was flabbergasted! I view renting these apartments as a partnership between the renter and the owning company (I know others have *very* different views), where I am happy to pitch in and make the property better (e.g., painting, cleaning, repairing cabinets, etc.) if I know the owning company also cares about the property and wants it to be the best it can be. From what I have seen so far, I am happy to make that extra effort for Regent Square Rentals. P.S. Rental companies asking if you would like to renew a lease 7 months beforehand is unfortunately the norm. read more

While I had a relatively uneventful experience with CP Development/Regent Square Rentals, one thing happened towards the end of my lease that was absolutely awful. My roommate's boyfriend got his own apartment, and she decided to move in with him. Instead of paying fees for breaking the lease, she decided to try to get out of the lease by lying to RSR, telling them that I was a hoarder and she couldn't live with me anymore because of it. I was sleeping in bed when I heard some banging on my door at 8 a.m. I opened the door, and two people burst in, a man and a woman. The man was incredibly aggressive. They wouldn't tell me what was happening, and they hadn't given me advanced notice that they were coming. I wasn't fully dressed. The man took a camera out and began taking photos of my (completely spotless and tidy) apartment. He opened my closets and my drawers. He took photos of their contents. He took a photo of my underwear, which was the topmost garment in my hamper. He took a photo of my bed. I was crying, shaking, and asking, "What did I do? Why are you here?" I didn't get any answers. After they left, I called the office, where I spoke to one of the friendlier staff members. He told me what my roommate had said, and said that it's why it happened. I was a stellar tenant who had paid most of my rent a year in advance, never complained about anyone, and never had any complaints filed about me (that I know of). So, no, I can't recommend that people use their services. You can do everything right, be a great tenant, and then something like this happens. read more

This was the worst rental experience of my life. It got so bad that I let them evict me in order to get out of there sooner. They basically force you into a renewal 6 months ahead of time or else your apartment goes on the market. There were roaches and ants that infested not just my apartment but the neighbors as well (I am assuming the entire building). I wish I had listened to the reviews I had seen and not rented from them but I was desperate at the time. The water heater began leaking under my floorboards causing mold and no one even came to look at it. The sink had been asked to be fixed twice because it flooded the cabinets underneath ruining some items that cannot be replaced. The bathroom ceiling leaked constantly causing mold around the vent and ceiling. And those are just the health problems. The heat needed to be shut off by the breaker, the appliances were unsafe, the outlets sparked and plugs fell out when you tried to use them, the closet doors constantly fell off the tracks even though new ones were requested multiple times. Please stay away from them. I thought i didn't have any other options except for them but I just got a new place that is 500x nicer and it's CHEAPER. read more

Why hasn't any one taken these people to court yet with all these bad reviews? Well I was informed by one tenant forced to move out for stopping payment of his rent for 3months (before he left that is) that the owner had the judge in his pocket, not that I believed that at the time. But in the last 2 to 3 months I have seen the lady downstairs who complained about rats and roaches in her apartment (#3) get the tires of her car flattened, she said it was done by one of the workers that came to look for the rats. She even tried to start a movement to get a renters strike and spray painted it on the sidewalk. When the power goes out in my kitchen to reset the breaker which is in the basement in a water damage room with no flooring and have to walk through the mud to get to the panel. This room is also supposed to be part of apartment #1 the tenant there has her refrigerator in front to door to her apartment so no one can get into her apartment that way. We had a power outage for 15 hour Aug 27-28 2020 during a horrendous thunder storm, lightning must have taken out several transformers or something that knocked out several surrounding blocks of residences and the school, and churches mine being one of them. My refrigerator defrosted (ancient refrigerator) but still cold enough that meat didn't defrost. The wind tore up the roof causing flooding of the 3rd & 2nd floor apartments with some water coming into mine damaging the ceiling bad enough it leaked and damage a lot of my books and DVDs that I ended up throwing away and soaking my laundry basket (forcing me to do the laundry ahead of when I expected to have to) and soaking the carpet and rugs by the window. They fixed the roof and they worked in the 3rd and 2nd floor apartments and I think they finished them but I can no longer talk to the person living in them because they have moved out but have only came and looked at the damage in my apartment and left so maybe that is all they did in those 2 apartments as well, I don't have a clue. I had called and warned them that if they didn't get on the job and fix the roof before the next rain the water could cause a fire to start when it hit the lighting power lines in the ceilings of the apartments but I don't think they cared enough because it took them a week to get maintenance to fix the roof. I'm still waiting on them to fix my ceiling, it has been almost 4 weeks since that thunderstorm hit so I don't expect any one to ever show up to fix it. read more

Whenever I was looking for a place two years ago I stumbled upon the horrible reviews of this place and tried to give them a chance hoping that it was just a few people that had bad experiences. Well, I was wrong. This rental company is the worst. I'm currently living in a building with 6 600 sq foot apartments for close to $900 a month that has not been inspected in 20 years. It took a fire scare for them to actually come in and look at things and plan to fix them. There were cracks in my ceiling and walls, all the windows were painted shut, the doors hardly opened/locked because of weather issues, there were paint on all the outlets, and all of the electrical stuff was outdated. I also only had one smoke detector in my apartment and there were none in the part of the building that all of the units shared. So I went from not hearing from anyone to literally having the maintenance people in my apartment almost everyday for a month getting things "up to code." Oh, they also don't ever call you before they come over to do maintenance or let you know at all when it's going to be. They just show up and pound on your door and if you don't answer they'll just walk in. I've had it happen to me many times even after complaining to the company about it. I don't understand the bad reviews. We've been here almost year and just renewed our lease. When we moved in, the unit was really clean. A few minor repairs were needed (closet door was sliding out of track, blinds were needed on a window) and were completed within a couple of days after move in. The office staff and leasing agents are always courteous and helpful. The maintenance crew is super friendly. Our place is dog friendly, which was a bonus. Never had a complaint about our dogs from this landlord, and other tenants with dogs and pets have been fine. A complaint by other reviewers is the fact that they don't notify you when they come to do maintenance or show the apartment. I have been renting in this city for 10 years with both private landlords and rental companies and NONE of my leases guaranteed notice before maintenance or showings. This is very common in Pittsburgh leases, so I HAVE NO IDEA why other tenants are surprised. The apartments have chain locks, so if you are home you can have that on and ask the maintenance people to wait a few minutes to come in. In fact, that's in the move in packet the company provides. The company does ask for renewal notice far in advance, but you will find that this is standard with a rental company. read more

Do not rent from this company! I have been a tenant for 1.5 years. Initially I signed a 1 year lease and was told that I had to renew after 6 months which at first seemed fine. I had a life changing event (pregnancy) one month after renewing the lease. The place I was renting was very small and I wanted to look for something bigger. When I confronted them and asked about just finishing the remaining 6 months they had zero compassion and basically told me I was shit out of luck. So we just had to make it work. Finally renewal comes around this year and I obvisouly decide not to stay another year. Literally within one week of not renewing my lease I receive an email that says my house will be shown. Over 6 months before my lease is even up! Everyone I've told this to have all been in agreement that it's ridiculous, impractical, and ignorant. I called and got the same non compassion as before, shit out of luck. If I had only done my due diligence I wouldn't have gotten stuck here for 2 years. I searched for landlords to rent from and read tons of reviews before deciding to take a two bedroom from CP Development (or Regent Square Rentals, as they are sometimes called). I just assumed that, like most landlords, they had such bad reviews because the 99% of satisfied customers don't take the time to leave reviews- only the disgruntled ones do that. So, believe me, I was in your shoes. But please, please trust me on this: these people are awful to rent from. Don't do it. I lived in a CP apartment for one year. The winter was a cold one and our thermometer typically read in the low 50s, once it read 44. We called CP about once a week just to get our point across. Each time they would send a guy out to look at the furnace, say that it was working, and leave. We told them that the windows were from the Great Depression and leaked like cheesecloth. After about a month of shivering all night and being able to see our breath in the living room, they agreed to loan us space heaters. Mind you, our place still couldn't hold any heat because it all leaked out the windows (I kid you not, you could feel a breeze when the wind blew outside), so my roommate and I would huddle around the space heaters like hobos around a trashcan fire just to stay warm. The real fun part was seeing our electric bill for those three months. We asked for help on the utilities from CP (since their terrible windows were the problem), and we basically got laughed out the door. Secondly, our building constantly had piles of garbage right beside the front door. I understand that CP didn't PUT the garbage there, but once some inconsiderate person dropped it in the wrong place, CP should have been more willing to remove it after multiple requests. One time somebody dumped (no pun intended) a toilet TWO FEET from the front door and it was 4 phone calls over the course of a week and a half to get them to remove the old, disgusting thing. Long story short, we paid $1200 a month for a two bedroom, one bath, living room, and kitchen that couldn't hold an ounce of heat in the winter. The carpet was probably original and just looked and felt greasy, the kitchen cabinets were particle board, everything looked like a rat or cockroach could jump out of it at any second, and the landlords were 100% unwilling to fix anything or help in any way. Absolutely avoid them. Their rental rates may seem reasonable, but when you realize that practically none of that money gets reinvested in the property, it becomes clear that you're just lining the pockets of slumlords. Expect pests. Ants, roaches, mice, and the biggie: rats. Yes, rats. Inside. There was also an issue with some animal living in the walls. Couldn't tell if it was a squirrel or a raccoon - both are frequently prancing about the roof and gutters. Expect slow maintenance. My experience with CP maintenance has been they either ignore the request, or if there are multiple items requested, they'll take care of one item, and ignore the rest. Do not fall for any promises made at the time of signing. We were promised the installation of a new appliance upon arrival. It took literally 6 months of haggling the rental office to get them to actually do the work. (The process of which included bashing holes in the wall.) The apartment looked "ok" upon viewing, but upon move in, problems quickly became apparent. Aside from the pests, you're likely to find broken drawers, doors and cabinets that don't work properly, strategic holes in the baseboards (again, pests), poor heat circulation (one of the registers doesn't even work), light fixtures with no switches attached, drafty windows, closets that can't accommodate standard sized hangers, plenty of ungrounded outlets, cheap finish on the wood floors that is forever flaking off. The previous reviewer commented on his basement steps. The basement steps in my building are a frightening sight. I don't work for the County, but there is no way that these are up to code. As others have said, they do in fact force you to commit to a renewal in February, which is insane. It's clearly a pressure tactic to get you to renew. I can't wait to move out of this dump, though I don't look forward to dealing with them trying to screw me out of the deposit. Do your homework. CP Development / Regent Square Rentals is absolutely the worst rental experience I've ever had. It's a shame. Regent Square itself is a great neighborhood, and many of their properties could be great apartments if they were properly maintained. But they have no interest in reinvesting and making their properties nice places to live. I don't know what other rental spaces are like in Regent Square, but they've got to be better than this. read more

I'll give them 2 stars because I have a roof above my head. But please DO NOT ignore these ratings. Let me tell you why: 1. My electric bill this month is $241. Why? I've asked them for 4 weeks to fix the central air. They either don't come look at it, or leave notes like "the air intake is dusty" or "thermostat read 72". As I'm typing this, it's 81 in my apartment. I've had my ac on just to help with the fans to circulate air. 2. They come into your apartment anytime they want to. You like taking a shower? Maybe sleeping in? Or walking around naked? If you tell them "JUST A MOMENT!", they already have their key in the door to check your fire alarm, show the apartment or just "inspect" something. Kind of ironic, because in Village Square apartments (where I live) it took them months to have them check the fire extinguishers (that expired a year ago) and fix the emergency lights in the hallway (that don't work at all). They told me they have a lot of properties and can't do it all at once. 3. The thing people have mentioned about having to give them 6 months notice to resign your lease....totally true. My husband and I talked about it after telling them we didn't know. Four moths before we moved, we asked them to renew, and they said they already rented our unit. A month ago they called to ask us if we renewed our lease. Basically they were trying to bully us out but have no new tenants. Yesterday I received a letter asking us to respond and let them know what day and time we're moving out. See #4 4. Our lease ends on July 30th at 1pm. I'd like you to look at Craigslist and find an apartment that is open 2 days before the new month. Good luck being homeless for 2 days, I'm tempted to respond to the letter that we'll move "one hour after you fix our AC unit" 5. The building it shifting. Our patio is 6 inches shorter on one side. The ceiling and walls are cracking. They snuck in last week sometime to cover the cracks with spackle (without letting us know). It's cracking again already. They told me it's because of the leaves gathering on the roof and leaking. 6. I will say this one isn't my complaint, but my good friend who also rents from them. His ceiling is caving in. It also has black mold. He's called them a number of times and called the Department of Health. They didn't take action until he took a chunk of his moldy ceiling into the office and left it there. It's also awkward that his bathroom floor slopes from the toilet to the bathtub To prove I'm not just badmouthing them, I live at 507 Todd St in Village Square apartments. I wish I did not even have to give CP Development 1 star. They deserve -100 stars. Let me say I am not one who goes off of only bad reviews people leave, but I really wish I would have listened to the other people who have had the same experience I had with this company. THEY ARE SCAMMERS STAY AWAY! I lived in a property for a little over 2 years and was losing my job and forced to move out of state to find employment elsewhere. CP Development makes you re-sign for your apartment 6 months in advance otherwise, they will immediately show your apartment! 6 months!? During the time, I did not know about my job and was forced to re-sign for a 3rd year. Let me tell you that I kept the property clean, followed the rules, paid my rent on time, and never gave anyone any issues (unlike the others living in my building). My apartment was completely over priced and a dump - living where I do now, I cannot even believe I paid for such a place. Sadly, I had one of the nicer apartments that they offer anywhere. When my father and I went in to tell them about my job situation, Jim "big guy in charge" said it would be a simple and easy process. I had to sign an Early Lease Termination form. I had chosen the option to pay 3 months of my rent and if someone moved in by November 1st, I got 2/3 of my money back and if someone moved in by December 1st, I got 1/3 of it back. Jim said most people get their money back, at least 1/3 of it. A friend of mine had been in the similar situation, renting one of their properties a few minutes away and she said she had to keep calling and seeing if the property had been rented once they took the ad off of their website. They kept brushing her off. Due to them brushing her off, she should have been owed 2/3 of her money back instead of 1/3. She also did not have to wait for confirmation in the mail. A week into October and my apartment's ad had finally been taken down from the website. I called several times for the next 3 weeks, asking if it was rented since the ad is no longer up, and they would not give me a straight answer saying "you will get a confirmation letter in the mail". My friend NEVER was told this or had to wait for a letter! After almost 5 weeks go by and still no letter, I had to get my dad involved. My dad called and spoke to the same man we met with in person, Jim, and he told my dad that my apartment was being rented out December 1st. Then in the same phone call, he changed his story to December 10th (BTW is a Sunday, who moves in on a Sunday?!). Jim also told my dad that he would give him a call on the 10th. No call....shocker. My dad called for 2 days trying to get ahold of Jim. He finally gets ahold of him and Jim changes his story telling my dad he never told him December 10th but January 1st. He lied through his teeth and scammed me out of my $767 I deserved for the crappy apartment I lived in. I also had a friend who lives in Pittsburgh drive by on December 2nd, and the apartment lights were on. Bottom line, do not sign a lease with these crooks. You will surely regret it, lose a lot of money, and be put through hell trying to get it back. WORSE PLACE EVER! read more

I wish I could review Yelp for forcing me to give 1 star. CP Development-- or Regent Square Rentals... don't know how they get that by everyone deserves negative stars. They are slumlords, crooks, dishonest, and full of empty promises. After signing an extremely extensive lease, which basically absolves CP from any liability for anything at all, I moved into a 1-bd in Swissvale. Of course, they say it's Regent Square, but from the neighbors, area and simple geographic location-- it's Swissvale. Because I needed to find an apartment ASAP, I signed with CP. My apartment cost as much as one would have in Lawrenceville or Bloomfield, and was not that big at all. The building contained 8 units, but basically looked like a slum. The stairs were falling apart, the concrete steps were crumbled, the property was not maintained at all. In the winter, tenants were forced to shovel the steps and take care of the property since CP's maintenance crew was nowhere to be found. From the first day I moved in, my oven/stove didn't work. It was also at least 30 years old. I called the maintenance number to find it disconnected. Cute, right? I started calling the office requesting maintenance on the appliance. Someone did come over, and left me an incredibly nasty letter telling me that I should have just lit the pilot light to get the stove and oven to work. Seriously? What kind of STOVE requires the pilot light to be lit EVERY time you want to use it? My own father told me not to use it, since my kitchen constantly smelled like gas. 8 months into my lease, after I threatened to report them to the BBB, they brought me a new stove/oven. Surprise surprise, this one worked! Really glad I had it for the last 4 months of my lease... I also had my neighbor arrested, so CP obviously doesn't screen their tenants. The tenant below me was the most annoying though. Since the building was really old, and had hardwood floors, they creaked. It happens with age. If I walked around my apartment past 9pm, the tenant below me would bang on the ceiling and leave me nasty notes in my mailbox telling me to be quiet. They sent a notice in February (7 months before my lease was up) requiring me to either renew my lease for the next year or move out. I sent it back with a letter that said I would never lease from crooks again. Their properties are fairly pet friendly, but even if you don't have a pet, you'll get some. Mice, rats (RATS), squirrels, stinkbugs, birds, flies, bees. The cabinet underneath my sink was filled with mice feces when I moved it. After cleaning it and plugging up all the holes from the rotting wood, the mice still got in. They tried to evict me after I refused to pay some crazy charges they added to my account. I paid my rent on time each month (and some extra bogus charge for sewer, even though my lease clearly stated that CP was responsible for water/sewer). They backed off really quickly when I had my lawyer get involved. Their properties are absolutely filthy, just like the company and people they employ. I have been with CP Development since 2015 (two different apartments) and I have never been with such a helpful, respectful, professional renting agency before. I see a lot of negative comments and it is shocking to me. While perspectives/experiences can vary, I just don't see it because I'm a very difficult person to please, I'm a perfectionist and particular and I have been beyond PLEASED. I'm only moving because I'm leaving town. If not, I would stay with this agency. CP Development has always been supportive, fair and honest while I've rented with them. My apartment is beautiful, reasonable and the maintenance always responds appropriately when necessary. My neighbors are quiet and easy going. When I had an issue with a neighbor in the past the situation was handled very professionally and I was shocked at how helpful this agency was in accommodating me. Now, I pay my rent and always on time so I have never given CP Development any issues, that is something to also consider. I do my part and they have exceeded theirs & I'm grateful. Update: 4/28/18 My move to NC wasn't what I thought it would be so I'm moving back to Pittsburgh and into the apartment building I left with CP Development. They have been accommodating and helpful during this unexpected transition. read more

I'm giving them a star, because there's no option for no stars. I viewed an apartment last week, told the agent I was interested and would return in a week with a deposit of $675. I called the day before, to ensure the unit was still available, it was. I rode 2 busses for a collective 90 minutes & walked a good bit in the midday heat to apply for an apartment. I called them at 2:00 pm that Tuesday, I was 15 minutes away, equipped with a full security deposit, 3 forms of valid I.D. and documents verifying my income, as I am actually fully disabled... I arrived at the office about 12 minutes later, money in hand, to be told the lady who files the applications wasn't there! Ok... So, she told me to come in, but she left the second she hung up the phone? And the Secretaries/agents looked at me like I was crazy for asking to fill out the form and leave it in the woman's mailbox. From the gate, this is supposed to be a professional real estate /leasing co., are you saying 1 person alone is the key to every application coming in the door? They just lost a good potential renter. My mom was even gonna co sign with her 820 credit rating for me in case my lifelong permanent disability check wasn't enough for them to consider me. Clean background, no open cases, never ran out on a landlord in my life, always paid my bills, and actually still work and can provide my employers information... They only get one star because the maintenance staff are the best thing about this company and my neighbors were enjoyable. Not only was my back yard a constant mud hole but they would show up unannounced for showings prior to my lease ending. This includes not only a time when I was showering but sleeping after working a third shift. They also do not budge on leases and will take weeks to reply to you. But be a day late on rent they are emailing and calling you that day. Heat only goes up to 70 - however the actual temperature stays in the low 60's. Oh your water? It comes out orange-when looked into this they blamed it on the city. So be prepared to buy bottled water for everything including your dishes. Worst rental company Ive ever worked with. I only leave positive reviews about businesses but after my experience, I feel like I must help future tenants know what they are getting into. First of all, I will never rent from Regent Square Rentals ever again. The landlord requires you to declare whether or not you are renewing your lease a full 6 months in advance. If you decide to not renew, they will tell you almost daily that they are going to show your apartment "all day" but no one even comes (I know that no one comes because I put a piece paper that falls if the front door opens). I swear that they are using this as a scare tactic so you renew your lease. The interesting part is that usually when they are actually showing the apartment, I get notified about 50% of the time. To be fair, I have had 2 maintenance issues and they have both been fixed in a couple of days. Air conditioning and heating bills are really expensive for these apartments. During the middle of summer and winter time, the bedrooms upstairs are completely unlivable because of the poor insulation. I spend upwards of $150 a month on electric or gas (depending on season) when I used to spend half of that at a larger apartment. The maintenance workers and other non-management employees are great. I feel like the policies of management (or whoever is calling the shots) make the apartment an undesirable place to live. read more

Horrible experience. This is our second year renting from RSR and the first year was okay, the second in a different building has been a completely different story. They are rude and so quick to send out violation notices when the neighbors complain without any proof it was from my roommate and myself. Not only are they rude but the maintenance lacks in every aspect. A water pipe broke in the basement (we lived on first floor) and caused so much condensation inside our apartment causing mold on EVERYTHING and our wooden cupboards warped and wouldn't close! There was also a horrible ant issue in the summer plus it being extremely hot in the apartment because our windows were nailed shut...so no AC unit could be installed. Lastly, parking has been a NIGHTMARE and ongoing issue. Upon signing the lease, it stated off street parking was available. This was a lie and there is 3 spots available behind our building that is shared for 3 separate buildings!! Then you'll get emails stating you can not park in those spots anyways & need to pay for a parking permit to park on the street.... All in all, a waste of $1000 a month. Will not be renewing our lease and would never recommend anyone else renting from them. read more
