    Lobos management has its good and bad. I will start with the good…read more Good: There are some really responsible daytime customer service members. When I just moved to my apartment in mid-August 2022, a power outage happened specifically to my suite, leaving me totally in the dark. I called customer service the next day, and the lady who answered my phone was straight to the point, told me it was a serious matter, reported the incident, and a technician came to my apartment and fixed the circuit that afternoon. The lady's name is Bethany, and she is the best thing about Lobos Management that I encountered so far. Aside from Bethany, there was also another customer service lady who guided me through the payment site, and I believe I left Lobos Management a 5-star because of that. Now let's go to the bad: Bad: There are two really bad things about Lobos Management that I encountered so far. The first is the emergency customer service line. Emergency service line: As I mentioned above, an outage happened to my suite an evening in mid-August. My intuition was to first call the emergency customer service line to see if they could resolve my issue. However, the Indian customer service member was ingenuine, irresponsible, and non-functional. He told me in the phone call that he would contact a technician, and did not call me back to give me an update after 2 hours of waiting. I stayed up until 2 am that day just to keep waiting outside in the hallway and call him again and again continuously for 6 hours just to ask for an update on the status of my case, but he just kept being so ambiguous and slippery with his response that I could not formulate any expectation on when my case could be at least reviewed. To be fair, I knew that night the company could be short-staffed and that my case could not be processed that night. I even told him that I could accept the possibility that my outage could not be resolved that night but I need him to say it just so I could at least know I could go to bed without a technician knocking on my door at 5 am, but he just kept on being ambiguous and saying sorry. I later gave up hope and went to bed. As expected, he never called me back, and I had to call day-time customer service the next day to resolve the issue. I actually experienced another incident where that specific emergency line was useless, but I just don't want to waste my time listing it out.

    !!!!! NOTORIOUS BUSINESS STAY AWAY !!!!!!…read more A group of 4 CMU graduate students from China were making arrangements for apartment rental from E S Management. It was a 3 bedroom apartment monthly rental is $1,795. E S Management asked to make a deposit of $5,885.00 in order to move forward and process the paperwork. Bank wire payment was made on the same day. The 4 students did not sign off the agreement, did not sign off the application form. E S Management never confirmed the rent, never return signed application to the 4 tudents. Within 2 days the 4 students they asked to cancel the rental. E S Management refused to refund. The offered $3,000 refund or lower monthly rental for $100 which is not acceptable. I looked around, I found more than 30 'STAY AWAY' terrible review from Better Business Bureau, Yelp, CitySearh, City-data, Merchantcircle, etc. I had to spend money and hire an attorney. I just hope students see this before they decide to move into one of their apartments. I lived with 2 other girls. We rarely had people over at our apartment and when we did have "parties" they usually consisted of 5 people hanging around watching movies. -We were told things would be fixed before we moved in. That did not happen. Our kitchen cabinet handles took 8 months to get installed. -Our front door to our apartment had a huge window on it. We were told he would put something over it so that people could not see in; that never happened. -The windows were awful. Cold air poured in and our heating bills were atrocious. -Our apartment got broken into at one point. All of my valuables got stolen. There were no signs of forced entry and the police said a lot of times landlords don't change the locks. The worst part was that we (like the other reviewers) were charged hundreds of dollars in "damage." Damage that was there when we moved in. We left the place spotless and in great condition. Luckily my roommate was friends with a lawyer and he got the charges removed, but we never got our security deposit back. I just don't understand how a company can be so callous to students. We are often in debt from school and then you refuse to give security deposits back and subsequently prey on the fact that we don't have money by charging us for bogus "damages?" Awful experience.

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

Our plumbers happened to be coming next day to do some maintenance and they did check the gas lines in and out of the house and found absolutely no leaks. I am an agent and have always recommended a warranty to all my clients but have never been on the side as a buyer with a serious appliance issue. The gas smell wasn't always present but we noticed in February it was back and very strong. Called HSA after seeing the cooktop was covered but the print is so very small it's tough to actually see the fine print with normal vision. They sent an appliance company that we paid $100 for the service call. The guy was at my house for 5 minutes and said it was the gas regulator and he would replace it and come back I stopped using my stove before this because of the smell and the gas was turned off. Our appliance guy came back about 2 weeks later and replaced the part and turned gas back on and closed our service request. I went to use the stove (finally ) the next day and immediately smelled the strong natural gas again I reached out to the appliance company and they never got back to me so I called HSA and was told it was now a plumbing issue and the appliance company was out of the picture. A plumber was sent over a week later and he found a gas leak in the cooktop burners so gas off again and now back to appliance company to get new valves for the burners. It's now two months since I have had a stove to cook on and its was only going to get worse. Yesterday I received a call from a very rude and abrupt woman to inform me the parts for my cooktop are no longer available ! I didn't know how old the cooktop was when we bought the house but parts are discontinued. She then said the valves can be rebuilt with various parts the would take up to 14 weeks to be available to repair the stove. So another three and a half months until I can have a working cooktop. I told her I thought replacement might be a better option and faster since parts are already unavailable. She simply said my only option is to wait the 14 weeks or take a parting gift of $260. 00 that was the amount of the parts required to fix the stove. I spoke to 5 different people yesterday and one was worse that the next. They kept transferring me to people who insisted my stove can be fixed This is the worst customer service and company I have EVER dealt with after being promised our issues would be resolved. I do not have a stove and will never recommend a warranty company to any of my customers or friends They are NOT in the business of resolving any issues for buyers and sellers They are worthless and misleading in their claims to help anyone. Their entire platform seems to be collecting money for the service calls then the zombies in customer service enjoy denying any coverage at all. I spent $200 for the service calls and now they have offered us $260 as a resolve to close our claim. Beware and be smart and know what to expect ..... Nothing !!!!!
