Luke is the Property Manager and although I don't see him often, I can tell he is genuinely just a nice human. I've heard from staff themselves that he's great to work with. He also came to my apartment on a Sunday (I'm sure his day off) as I had a water alarm beeping and couldn't find it. He's open and requests feedback about the property and incorporates the feedback. I have two dogs so I've mentioned we should have a dog wash center, and we have one opening soon! I'm sure I'm not the sole reason and others have likely also requested but that just shows they listen to residents and take action. Daniel is amazing. He's friendly, helpful and obviously cares about his role and the residents. He's quick to reply, assist in anyway, and always happy to do so. I thankfully haven't needed a ton of maintenance but when I do need to submit a request they are quick to fix any issues. Rob is usually the maintenance guy that completes work orders these days and he's great at his job and super nice. He also is friendly with my dogs whenever he sees them (pretty much daily) and gives them ample pets. They get very excited whenever they see him. The building also hosts a few events- a nice way to get to the know the neighbors. Charles, the guest experience manager is exceptional and both Aaron and Jann, who work in building maintenance, are the kindest and most wonderful people. Most of the customers or tenants here are not thoughtful as well, because in their Amazon delivery note most of them keep saying to either look them up in the intercom for them let us in or to go through the locked through, but so far since March 2026 to today 4/17/26 I have not been able to look them up in the intercom (I think management either hasn't updated their intercom database or the tenants are playing other games). Getting back to the male staff; he's rude; he never smiled at you but just pointed to his desk and said, "put it there" and looked away. Today I tried to deliver again but as mentioned, the customers didn't include their apartment's intercom calling number so I couldn't do anything but to call leasing office, and the skinny caucasian man let me in. He pointed to his desk, then I told him we had an issue again that I couldn't look up the customers. When I said that he got mad and started talking about how no one had issues but except me. I thought that was very rude of him, because even if that's the case it is the property management's fault for not updating the intercom database and for the customers not being proper with their delivery note (this place, you can almost never be able to get in since 2024 if you don't live here). So, we kind of argued back and forth as I was telling him that one of his co-workers had told me to call the customers or the tenants by the names (last names) but they didn't update so couldn't. Anyways, I don't think he should have shifted the blame onto me like he did, because I was following what the customers said and what we usually do when we're delivering packages. If they don't update the calling database (update the customers' name registry), they could've at least told their tenants to not give random orders or delivery notes to confuse us and simply just say "deliver to office" would be SO MUCH better! I've been to many places and buildings bigger than this one, but this is by far the most disorganized building in terms of delivery/receiving. And a lot has to do with their intercom being very aged and not touch-screen like many similar buildings like this in the Downtown MPLS location. Finally, if you're going to do leasing office management duties, please be professional, as well as being patient with people and don't give people bad attitude. He literally tried to debunk me when I tried to tell him that "there were some issues" with their intercom calling system (the other staff literally didn't believe me at all). This is unbelievable!

This was my first apartment so I was naive picking it out but it's so bad…read more Water Damage: I told them I was moving here *a month in advance* to have my apartment ready because I was moving across the country. There was water damage in almost every room (plus it's all carpeted so it was squishy and smelt like mildew 24/7) and maintenance wouldn't work on it for an entire month. My mattress was propped against a wall because I couldn't put it on the wet floor but the side of the mattress got soaked and damaged anyways. Also, when they finally fixed the leaks, they never even put my vent or baseboards back on. I put in a work notice to have them put it back on but 6 months later, still nothing. Btw, they never leave a work notice so maintenance just walks into your home and you'll never know if your issues are fixed. Had to buy a security camera just to know if people were coming into my apartment while I wasn't home. Maintenance: Front desk argues w/ you about asking for maintenance or will simply never put in the work notice. Pests/Bugs: There's german and American cockroaches here. I'm a clean freak and still sometimes get them/see them in stairwells. My neighbors have mentioned them to me as well. Ive had a problem with my upstairs neighbor feeding dozens of birds and covering my balcony in bird shit & seeds for months. They killed my entire vegetable garden and flowers. **The bird food started attracting *rodents* into my place.** I reported all of this as it kept escalating for months, they still don't care. I even contacted the property manager and he said there's nothing he can do about it. Even after I sent him videos of the rodents eating the bird food/running into my apartment. I could honestly keep going. But at this point, I'm just going to contact the better business bureau then move as soon as my lease is up. Worst place I've ever lived, unfortunately.

I toured on 8/2/25, applied on 8/7/25 wasn't approved until 8/21/25 (despite excellent credit, rental history and no criminal background), and despite consistent following up, didn't get the lease until 9/18/25 for my 9/25/25 move-in date. There were so many red flags, but I tried to have faith for a situation undeserving! As awful as the ordeal was, I take it as a sign. If they felt comfortable enough offering subpar service to me as an applicant, who knows how much worse it would have been as a resident. LONG STORY: 1)Bait and switch - I expressed interest in a specific IZ unit only for the application to be updated to reflect another one, a floor below available 20 days later. I was never notified this change would happen, I just stumbled on it. Based on the reason giving, I convinced myself this was a one off and everything would be okay. 2)Lack of Transparency & Communication - I found myself constantly following up for updates. Sadly these were the only times I got confirmations, or request for to submit more info; there nearly zero initiation of communication. 3) Unnecessarily long process - I seriously think my application was deprioritized, for reasons I can assume, but only they know! We all know how stressful moving can be. When you're trying to coordinate furniture delivery, complete address changes, and such... it's extremely irresponsible for partners to drag their feet. 4) Failure to follow through - this was a continuous issue. After what was already a drawn out experience, I was assured by the leasing agent on 8/29 that the creation of my lease was on the property managers to do list. I made the mistake (once again) of believing her. However, by 9/8/25 I reached out to the manager and didn't hear back until 9/16/25. At that point he tried to throw the agent under the bus (for his delay). Despite saying he would have the lease completed by the following morning latest, 9/17/25 came and still nothing. At that point I was done! So by the next morning I withdrew my application, and requested a refund of all fees. I should say that during this dreadful time, my gut told me to look into a plan B. So after the last straw, I called up my plan B, and we got things done in record timing. While my plan B, was a bit more money... I'm very happy with it. It's not as new and it doesn't have a washer/dryer in unit, but it's much bigger, has a lot more closet space, bigger balcony with better views, in same area, and most importantly.... communication is far better. I'm treated as a valued member of the community!!!!!!!

In the 2 ish years I've lived here I've: had my dishwasher break + need replacement, my toilet water valve break (doubling my water bill for the month), my washing machine need a manual software update by maintenance??, my sink leak, my neighbors door lock break while I was dogsitting, and I've had a mouse in my apartment (which I had to trap and dispose of myself since the pest control's traps were not successful). The coffee machine frequently breaks down and the hot tub is randomly closed for maintenance. So yes, it is beautiful and amenities are super nice when they work. Management is very responsive. But sometimes it just feels like much more work than its worth.

While a year ago I would have given…read morean incredible review of these apartments, this past year I have become aware of many issues with the landlord's (Dale) behavior and treatment of residents. Sometimes he is very kind and helpful, and sometimes he does extremely questionable and possible unlawful things. Some general concerning things I have heard by talking with my neighbors include: falsely accusing (without proof) residents of stealing mail and violating lease terms; using inappropriate/unprofessional language about tenants (misgendering people, guilting tenants into certain behavior/purchases/lease renewals, cursing in an offensive way while discussing serious tenant issues); revoking lease offers without merit; general unprofessional communication (late at night, back-to-back texts, all Upper-case text, emphasizing the cost of maintenance/services to tenants); and having tenants conduct maintenance activities without compensation. While I admire Dale's mission of environmental sustainability and community, his behavior creates serious problems that need to be addressed. He is very dedicated to his properties, but it is obvious that he gets too comfortable behaving however he wants towards tenants. If you live in one of his properties I highly recommend talking with your neighbors to stay aware of inappropriate behavior.

Scheduling phone conversations with you that you didn't ask for. Etc. However, the second you actually apply (which costs $550, I might add) they go radio silent. I had out of state housing history to verify so the leasing manager told me it could take "up to a week" to verify. In that time, I got approved at two other complexes and signed with a similar looking facility in the same region of town who verified and approved me in the same day. Had this company been up-front about the time length of their application process, I would have just gone with a different one in the first place. Since they weren't fully transparent, I now have to wait on a PAPER CHECK to get my $500 back and the $50 is just gone with the wind. When I called to express my annoyance, they didn't answer the phone for the first two days. Once they finally did they said they would put a rush on my application, but I had already signed elsewhere. I hear rave reviews about the management team, but that's not the experience I had. Maybe they just have something against me.
