Simple and good location. Nothing special for the campground. Lots of locals. It's the river in Parker. Very quiet.

Before posting, here's a draft you can edit if you'd like:…read more I hate leaving bad reviews, but this experience deserves one. First, let me say that I'm not a high-maintenance traveler. I stay at budget motels like Motel 6 all the time, so I'm not expecting luxury. We stayed at Fox RV Resort last year, so we knew exactly what we were booking--a dated RV with 1990s decor and basic amenities. Last year, our only issue was that the grill had no propane. This year was a completely different story. We arrived on an extremely hot day only to find that the RV had no power. It was unbearably hot inside, and after checking the breakers ourselves, nothing worked. We called the main number, and someone came down to turn the power on. He even acknowledged that it should have been turned on before we arrived. Once we started unpacking, we noticed the back window was covered with a piece of cardboard to block out light. Then we discovered the bathroom smelled like raw sewer. After reading older Yelp reviews, I realized this has apparently been an ongoing issue with this same trailer for years. Next, we found out there was no grill, even though the website advertises one. We had brought a cooler full of food specifically to grill during our stay. We called and were told someone would bring one over. Forty minutes later, still no grill, so my husband called again. The owner answered sounding irritated and basically snapped that it would get there. Later that night, around 9 p.m., the Wi-Fi wasn't working. We weren't upset--we just wanted to make sure there wasn't a switch or something inside the RV that needed to be turned on. Instead of helping us, the owner answered the phone by saying, "Do you know what time it is?" He then went on a rant about how we'd already called twice that day with complaints before telling us to "pack your shit and go." My husband stayed remarkably calm. I honestly would have hung up. The owner also told us, "This isn't the Ritz." No kidding. We weren't expecting the Ritz. We were expecting the amenities that were advertised and basic customer service. The issues with the RV were frustrating, but things happen. What made this experience completely unacceptable was the owner's attitude. I've never been spoken to by a business owner that way in my life. If you value even basic customer service, I'd recommend looking elsewhere.

Visited on Father's Day 2026 for breakfast. Very limited boat parking, but we got a spot. Once docked and waves calmed easy to get on and off with kids. Shortly after we ordered, they stopped breakfast because they ran out of food, this was around 10-10:30am. They had 1 bartender at the outside bar, only bar open till 11am when the upper bar opens. Line was wrapped around the bar. Took 20 minutes to get 3 cocktails and 2 kids juices and they were out of water bottles!?! Super understaffed for a holiday weekend. Took approx 30 min for 4 adult and 2 kids breakfasts to come out. I had scrambled eggs, bacon, hash browns and sourdough toast. Eggs were not fresh eggs, they were powdered or just like hotel eggs. Very disappointing. Hash-browns were kinda cooked with a half of a whole potato on my plate. Weird. Bacon and toast were good. Kids pancakes were kinda hard. Fake syrup and fancy brand ketchup are not appreciated. Please serve real syrup and actual ketchup. Very basic breakfast. My husband's breakfast sandwich he said was good and had a real egg! I'll order that next time! Loved that they had swings for the kids, next to a large store to purchase swag. On the other side of the restaurant is a small beach! Rocky shore so water shoes are a must! Older kids were doing laps running off the dock into the river, so fun! Fun bar and restaurant and we will return despite the few negatives. I'd probably prefer lunch or dinner here! Go to Pirates Den for breakfast!

Let my first start out by saying. My husband and I became first time RV owners in 2021. We were so…read moreexcited with our new purchase that we quickly started looking up campgrounds in our area. That's how we came across one of CRA's sites called KQ Ranch. Being first time campers we absolutely loved the campsite in Julian. We agreed to the sales meeting during our free stay and of course fell for the sales pitch and bought in. I wish I would have taken the time to read the reviews on the member services and reservations system they have in place. For start, the girls that handle the calls are definitely not customer service oriented at all. When you drop a call with them or get disconnected (it's happens often) nobody bothers to call you back. So it's back to sitting on hold again. One girl will tell you one thing and the other has a power trip and makes you call back on a later date. Then if you're tired of being treated with disregard and ask to speak to a manager. They tell you the manager is busy and send you to somebody's voicemail that never calls back. If they had a better member service system in place I would definitely change my review.

After the first year I got letters about renewing memberships outside of CRA. So the package only covered the 1st year. We haven't been out to there Emerald Cove location in 2 yrs but still pay the yearly $500 maintenance fees which is expensive. The Emerald Cove location is decent but smells horrible at night. Our account is now paid off but we will still be responsible for a $500 maintenance fee for life unless we cancel? But we already paid $10k for the membership. It's not worth it. If the maintenance fees was more reasonable maybe it would make the a little more comfortable to live with. We haven't been to any parks but they still send the bill. There is no customer service. The phone just rings and rings and no one returns calls. No one answers emails. Buy at your risk. If you have money to throw away don't send it to them.
