This is the worst property management company in the Pacific Northwest. The property managers do not allow for any individuality, and interpret the H&RCs in a totally unbelievably harsh strict manner. You have to ask permission to put out a potted plant! They are rude on the phone and in emailed letters. They do not call or send letters, but communicate by email, with no exceptions, and use a email service that doesn't allow for many yahoo addresses. My mother, the homeowner, has yet to receive a single email from them, although they are constantly complaining about her porch garden. DO NOT BUY if they are the manager. Palisch homes uses them because of nepotism, so take them off your list too. read more

Our Crystal Lake managers understand the necessity of owners acting within the HOA Bylaws and the not-always-appreciated need to enforce the Bylaws when an owner decides to ignore the rules to do his/her "own thing". Our Crystal Lake property managers also know why a realistic HOA budget is critical;, i.e. a budget which addresses future not only near-term predictable expenses but also sets aside reserves for necessary repairs and maintenance to avoid huge owner assessments in the future. For the long-term stability of an HOA (and for the community), an expectation that the organization is governed by the By-Laws and has a fair and an HOA that has a fair and realistic budget are the most important factors. The only thing they care about is street parking and moving your trash cans out of the street. Not only have they accused us of not moving our cans on time, but they did it on a day I know for a fact I moved the cans back into the garage in broad summer daylight. Then today I come home to a notice in the mail for street parking and they will start fining us and possibly put a lien on our house. The notice wasn't even for our car... I look across the street and see a car with a notice on it. I walked over there, and MY address is on a notice for SOMEONE ELSE's car, and they felt the need to send me a threatening letter like this when they don't even have the correct information?? You've made being a homeowner suck. You've made me miss renting. Stop sucking so badly and worry about real things that matter - like the abundance of people working from home in a pandemic and might only have a one car driveway. Get a life and go the hell away. Thank god we are moving in the winter because this HOA is terrible. If you are looking at a Pahlisch home, you need to run for the hills because you'll be stuck with this crappy HOA. when I came over to Yelp to see their reviews, I was not disappointed to see I wasn't alone, but I'm very disappointed to see that crystal lake doesn't even care or bother changing even after multiple people came here to voice scathing concerns about these jerks. They aren't even deserving of the one star they somehow managed to get. Screw these guys. This is the worst management company I have ever had to deal with. Phone calls to the company/property manager are often never answered. They claim to send out emails, but the email service they use won't send to yahoo, possibly others. They are extremely picky about what is allowed. We were "written up" for having too many plants on the porch, but no one would tell us how many are "allowed". Other houses in the housing complex have a lot of plants, but do not get nasty emails from the manager. It may be just the one person, as the young man who answers the phone is pleasant and helpful. This company is convenient for Pahlisch - the builder of your Pahlisch home gets to continue to make money off of you while providing you with dreadful Customer Service, inconsistent & arbitrary enforcement of CC&Rs, and not-so-great pricing for Property Management Services or any other contracted services. Take the time to look at the budget & meeting minutes available to all homeowners online. Make some calls, you will see you can get better pricing for services. If they end up managing where you live, move out. Two years we lived here fine and all of a sudden parking in from of the house is forbidden and only for guests. Not apartment complex, house. They charge you 25$ a day for parking in front of your own place, but some stranger who doesn't even live there can park wherever they want. How convenient, that they start enforcing this during a pandemic when people are losing jobs and instructed to stay home and then they want to fine you for parking at your place. They said " we only doing our jobs". When we asked were to park they were unable to provide us with any answer and hung up. I would give 0 stars if possible. I feel sorry for anyone that lives within their management and plan to move out as soon as possible. read more

Could it be possible that one of the requirements to work at this company is previous work experience must include "insurance adjuster" where employees were trained to "deny, deny, deny", rendering Customer so frustrated, they simply gave up? This company excels at creating homeowner apathy! Ask a question via email or on the phone and you will receive an evasive non-answer filled with sass. Ask for clarification and you will receive another non-answer with fresh sass. Lather, rinse, repeat, give up. Crystal Lake wins, homeowner loses. That's their game! Ask for an issue to be escalated to the Board of Directors and your escalation will most-likely never make it to the Board of Directors. The ONLY way a homeowner can be sure a complaint about their HOA or about Crystal Lake makes it to the Board of Directors is to deliver it personally to the Board of Directors. My complaint never made it to the Board, did yours? As for Board Meetings... if Crystal Lake is managing a property where the Board is still a Pahlish-run Board, as a homeowner you will NEVER receive an invitation to a Board Meeting, you will NEVER receive an agenda, and you will NEVER receive via email the meeting minutes. Draft meeting minutes are NEVER shared or posted. Approved meeting minutes are NOT posted in a timely manner on the website and they are vague at best, never giving homeowners a true picture of any community issues. When Crystal Lake hosts a Turnover Meeting they do NOT go out of their way to maximize attendance and participation. If Crystal Lake is managing a property where the Board is a homeowner-run Board, you may or may not receive meeting notices. You may or may not receive an agenda. You will never see draft minutes. Eventually, maybe, your approved (and extremely vague-to-useless) meeting minutes will be posted to the website but will never be emailed to you. As a homeowner, you will never really know what's going on unless you attend a meeting. And, If you attend a meeting, you will not feel welcomed. In fact, Crystal Lake has stated in meetings that they prefer it when homeowners are NOT at Board Meetings quickly followed up by "oh, no personal offense to you". It doesn't get more unprofessional & rude than that. Crystal Lake wins, homeowner loses. That's their game! read more

Crystal Lake Community Management took over the management of our local HOA and increased the quarterly payment from $112.50 to $150 in the first year (for each home in the HOA). For this increase, I have only noticed a lack of personal investment in our community. Very poor company who seems to only be interested in a profit, and not for the betterment of the community. read more

Ive been to meetings for my community and theyre inexcusably rude. They dont act as feduciaries and seem pretty inexperienced. So far theyve failed to address alot of the issue that homeowners are dealing with, poor construction, and seem to side with the builder. Makes me regret i bought in that community. HOAs are very high compared to other neighborhoods ( that have pools even). And the board fails to serve the community in my opinion. read more

The Management is on one heck of a power trip.. hope it's worth building up a bad reputation. My advice is to steer clear of Crystal Lake Community Management. This is a poorly operated company. The personnel we dealt with are inconsiderate, rude, extremely unprofessional and unqualified. The majority of our community can attest to this. There are many unfair practices from this company. Our ex-president of our HOA stated that she was told by a rep from Crystal Lake to call our real estate agent to inform her of the CC&Rs. Everyone knows that an agent by law has to present a copy of CC&Rs to perspective buyers. Our agent was told that the sale of our house would not be signed off on. HOA and Crystal Lakes has nothing to do with it. Crystal Lake provided us with inconsistent and arbitrary enforcement of CC&Rs. If you choose to hire them, GOOD LUCK. Crystal Lakes is the property manager for our HOA in a Pahlisch development in Bend. The caliber of care they give the front yards and pool (this is their responsibility) is sub-par. The lawns are trimmed on a regular basis, usually poorly as some of the lawm mowers used result in a lawn that appears to be cut by a drunk goat .... uneven. The fall cleanup is often skipped over for some homes, though after numerous complaints about not doing my lawn they did finally do it (they did skip all the houses by my house). The pool is not managed, often it is damaged or overrun by people NOT living in the hood and they don't care.... managing it would be too much work. They do like to give out tickets to homeowners for parking on the street (often for having a car out there for less than an hour). Hounding people about small things is a high priority and talent. Not doing anything to improve the hood beside pestering people and treating them poorly is their strength. Unfortunately, they are owned by Pahlisch, who makes lovely homes but seems to have weaselly business practices (after 14 years they are still in charge of the HOA because they have not build every lot (there are a handful left). Crystal Lakes should make a lot of money based on the amount they collect .... it's a racket. read more

This is my second experience with HOA Communities and by far the worst (previous was with Dell Webb in AZ) experience I could even imagine. We have been here in our new home for a little less than a year and have had unresolved issues with the Landscape Maintenance the is/was the responsibility of the HOA staff which has been nonexistent to say the least!! We have lawn grass dying in several locations and black tire marks all over my driveway and sidewalk from riding lawn mower, on a lawn I could mow in 5 minutes with walk behind lawn mowers. I spent $700 having my concrete sealed and the black tire mark are "ugly" at best. I have complained several times to Property Management (HOA), only to fall on deaf ears!! On top of that, they are rude and use the phone system as the "ignore" device!! When you have a complaint, you are lucky to receive a follow up status at all - ignore seems to be the order of the day!!
