This is only related to my attempts to contact their leasing team when we were apartment hunting recently. Their website showed some units have in-unit laundry (which is a must have for us) but didn't show on any of the floor plans. I reached out numerous times through their website, emails etc and kept getting the generic answer that someone from the leasing team will reach out but sadly we never heard back from them. years after moving out, we are still traumatized by the nightmare of living here. Management's negligence and total lack of care left us with nothing but stress, financial loss, and lasting damage. Do not be fooled by the beautiful view. Behind it is nothing but misery , rats, mold, very poor insulation, constant noise, and a management team that does absolutely nothing but collect your money. We paid almost $2,800 a month and never once had the right to quiet enjoyment. Prometheus Management is a disgrace. They ignored every serious issue, hid behind empty warnings, and left tenants to suffer until they have no other choices but to move out .This place is not a home , it's a trap. Ask yourself this: If it wasn't so bad, why would we still, years later, go out of our way to rewrite this review? That's how traumatizing this experience was. To this day, we carry the damage and the only reason we keep speaking out is so your family doesn't go through the same misery and nightmare we lived.. Our statutory right to quiet enjoyment, a fundamental covenant under landlord-tenant law, was never recognized, upheld or respectd. Consequently, we are fully entitled to publish an accurate and truthful account of our experience supported by corroborating evidence and documentation under the Federal Consumer Review Fairness Act (CRFA) so no one else falls victim to this disgrace. read more

I think the only nice thing about this place is the clubhouse. That's why a majority of advertising photos are of the clubhouse, not the apartment units. The units are ok, closets are shallow, and design is somewhat functional? The he walls are thin and the floorboards are super creaky. There is no privacy in the unit as you can easily hear neighbors talking and television shows played at a normal volume. The building is old, and sounds are amplified. If neighbors walk with a heavy foot, you will hear thuds and creaks all day long. When neighbors slam the door, the entire unit shakes. Cooking smells also easily pass through to your bedroom and bathroom. My place smells like hamburgers all the time. It's not pleasant. As if that wasn't bad enough, there are construction addendums in the lease, meaning construction projects occur on the unit you lease while you live in it. This is has been happening since June, its now October. The first project went on for 4 months. My parking spot was moved a farther distance, and construction began less than 5 feet from my front door. There was constant noise and dust. Next was a roof replacement for two weeks. Now, it's painting of the exteriors with windows and doors being covered in plastic and tape preventing air circulation and tenants from leaving their units as needed, during a heatwave. What it to come next is another repair of the balcony? The work never ends. I feel like I have been living at a construction site, which it not the "haven of quiet living" advertised on Crystal Springs Terrace web page. In between the noise from neighbors and ongoing construction, there is little to no quiet enjoyment of the apartment unit. Like others have posted, living here will take a toll on you. The property owners should be transparent with their future and current tenants before starting large disruptive projects. Not a single leasing agent mentioned the upcoming construction on the unit I was to lease during my tour. It's mentioned in the lease agreement but its vague. If I would have known what I would experience in my time here, I would have lived elsewhere. read more

Do yourself a favor, do not even consider making this your home. It is truly an appalling experience. It is an unlivable, unhealthy space. No matter how many complaints we make, the leasing office does not help. Where to start: Rats, dog feces everywhere, mold in the walls, buildings so old with thin walls every noise is amplified and instead of fixing it structurally, they think covering the problem with paint will hide it. There is no air conditioning and its is unbearable in the summer with the heat, and cold in the winter with no insulation. The work "projects" are noisy, inconvenient and dust is everywhere. Forget having a guest over. No place to park.. Let's not forget all the times water has to be shut off for hours for work "incidences". I guess it's normal to live with cloudy water out of the faucet every time the water gets shut off? Not to mention the charge for water is outrageous. They want to put washer and dryers in the units which will not only cost more for water but add to the noise. All of this to say, the leasing office does a poor job of responding to complaints. They act as if they are doing us a favor when they respond. As if. We pay to live here and they act like we owe them. They will always side with those who are making noise and destroying apartments so don't even bother complaining. Apparently it's ok to be inconsiderate neighbors here. It's a modern day slum. Owned by a corporation who does little to secure the rights of tenants, The current laundry rooms are disgusting and machines are filthy. Now let's talk the real issue: Excessive noise. If you are unlucky to live next to a rude inconsiderate person who amps their music all the time, lets their dogs bark day and night, you will not be getting any sleep. Forget about working from home. Can't happen here. If you want to relax, this isn't the place. They deliberately show apartments when work crews are off and people aren't home so new residents won't hear the noise. There is no transparency before you sign the lease, so beware. Not worth the money to live here. They violate all rights to tenants right to a clean livable space. read more

Lived here for 4 years. Hihhly recommended! Everyone in the office were nice especially Ms Yuyu. She would always display transparency from beginning to end. Yuyu has an impeccable customer service that somehow made me and my husband renew our contracts yearly. And that is why I recommend this place to my friends and family. My friend came to visit me yesterday around 5pm. The management office was closed by that time so there was no way to go get a visitor parking permit. He parked at a visitor parking spot and within 30 minutes, someone from the office stuck a sticker onto his car's window. It's obvious that residue from these kinds of stickers would be impossible to remove from the glass but they didn't care. This is intentional property damage committed by the management office!!! This shows how little the management of cares.... If the office has a staff on duty to go around putting sticky stickers on cars' glass, there should be a way for visitors to go get a permit when the office is closed! read more

If you're thinking about moving here and you have more than one car than don't even think about coming here. Crystal Springs Terrace has started a seismic project that makes parking absolutely horrendous for ALL the residents. Their expected finish date for their project is much past their original date they mentioned leaving residents fighting for the few little extra spots that they offer. The other alternative is to park along a very crowded overpass that constantly has broken glass along the road due to frequent break-ins. This is also in addition to the far walk you have to complete to even get back to your apartment and some nights you're forced to park a mile away due to the limited space on the overpass most days. I've been on their "waitlist" for additional parking spots for a year now and nothing. Otherwise if you don't have an additional car or you don't care about your car being broke into/safety of your car, I would honeslty say this place gets a 4 star rating. It's quiet. Up to date amenities. Laundry is tricky at times due to it being shared by multiple tenants but isn't usually a problem unless your neighbors aren't hygienic and leave their pet hair all up in the laundry machine. But overall not bad for the location. Just a terrible parking situation here. read more

We lived here for more than 4 years and we loved this place. Lived in 1bd and 2 bd apartments and both of them were nice. Apartments are not new, but they are well maintained, and management was very responsive every time we needed something to get fixed. We also liked the location. It is super close to both highways and the airport. Neighborhood is served by John Muir elementary school which is a great school. The complex is surrounded by a county park, and we rarely saw strangers in this location. We felt very safe here and never have had any issues. The staff is very friendly and helpful. I think this place is better than all the other apartments near here. It is in a quiet neighborhood. Tuck inside the hills, and forrest like environment. The constructions are being done to make our living space better, I have no complaint, I actually don't hear the construction when I close the door. I don't know about others, but in my area, the constructions outside were done in a month, so that didn't really bother me. The staffs are so nice and went above and beyond to help me when I had questions. They are super friendly to the furry friends that live there. The only complaint I have which is not their fault is that uber eats, and door dash always have problems finding my apartments, I learned to give them very clear instructions. read more

EXTREMELY RUDE AND UNPROFESSIONAL STAFF! The older Asian lady that drives around on the golf cart is the rudest person. I was simply asking her for directions to the party hall so I could drop my family off. On her was over to me she very rudely said, " what do you want?" I asked for directions she responded with something about a visitor parking permit. I said, " I'm just dropping someone off and I asked for her name and told her she was rude." She said her name was Lulu or something. Probably a nick name. Then she hissed and sucked her teeth at me as she said, "I'm just telling you about the rules." Perhaps she needs an exorcism or some serious mental help. Thank God I don't live there. I feel bad for the people that have to deal with her on a regular. The good is that it looks beautiful from the outside friendly staff all smiles are on board when signing the lease! However it's not as beautiful on the inside, If calmness, cleanliness,fairness,respect,consistency,is what your coming for this is NOT the place. If they promise you a second parking spot in the future it's all a lie tenants have been waiting for 2 years,Free club house for parties they say NOT absolutely 100 percent NO PARKING AT ALL for your guest, Dogs accepted (that's great) but the humans are worse then the dogs urine and poop smell EVERYWHERE coming from all areas including there decks that they don't clean leaving you no choice but to keep your windows closed (hot). BBQ areas smell so bad from urine and poop who the HECK wants to sit and eat in all that, why can't management simply close off these areas to dogs, they also can hire (they got money) to spray wash the pavements, odor control sprays for grass areas. Now picture this laundry machines (full) of dog and cat hair from non thinking humans knowing that this is where we wash our clothes (disgusting).. Get ready for the thin walls where you hear everything it's sad to live like this, They pick and choose who to let slide with there unprofessional behaviors the office will secretly let a certain person park where HE wants (extra parking spot) front office you know who you are that allowed this cs we do! Why because he tells everyone! We see it's changed but will see for the future! All this being said I blame MANAGEMENT! Why I'm here you may ask well unfortunately for now I need to be is all I can tell you.. Future interested tenants think twice before signing the lease.. Best of luck.... My husband and I moved here in May and it has been great! So far we love everything about this place and haven't had any issues. From the start I received a lot of help and communication from the office (Great Staff!) on not just the application process but the community, neighborhood, amenities, parking, and how to request service. Specifically from Mary, she is great and continues to answer any questions we have. She made everything so easy from the moment that we were applying until our moving date, helpful and patient showing the whole complex. Maintenance has been great, laundry rooms, bbq grills, gym and pool are always clean. The pool, gym and the free events they have are awesome and are one of our favorite things about this place. read more

Poor response to maintenance requests. Maintenance tickets will get canceled with no explanation why. The laundry machines are consistently broken. I've had one request in here for a shower repair and a cheap attempt was made to fix it. It's been almost a year and it's still not fixed. The price is high for the quality of service that you get. Crystal springs it's from far the worst place that I ever have lived in my life! They have the most useless management The units are very old, making the walls thin as paper and I have te most disrespectful neighbors. Now it's 3:49 in the morning and I am writing this review after been awake by their noise. What is happening for the last few months. Every next morning I have to right an email to the manager who give them a friendly call that they don't care. Been here for almost 14 years now and I love my crystal springs terrace - aka - THE TREE HOUSE. I am SFC born and raised and I love the fact that this place is tucked away in the hills and surrounded by nature - san bruno park is down the hill along with Junipero Serra State Park- surrounded by nature and lots of trees- AKA THE TREE HOUSE. The staff has been good to me throughout the years - the office and maintenance take care of me and answer all that I need in a timely manner. Place has gone through some changes of ownership last few years but I am happy and content with the new staff on board- amazing, as well as the few who are still around - big shot out to YuYu and George who been here taking care of us since I've been here- and have answered and come thru to meet my needs over and over. The new management and staff - they are great and are making this place better that adds to the friendly service that has kept me here for this long. I've lived in 3 different apts here and been more than satisfied of what I am paying for here at crystal springs. Easy access to freeways, school, libraries, parks, nature but most of all the water and away from the fog wall in south city :)). All in all I am pleased and will be here until I buy a home - wish me luck. Thank you crystal springs for terrace for being there for me when I call or stop by the office to ask questions, or to bother the staff for a parking pass lol. Oh I cannot forget that over the years they have become dog friendly which is a huge change - so that a plus and the clubhouse is so awesome/updates and upgraded - pristine and clean - we gather there as a community - taco Tuesdays, bingo, Christmas celebrations etc, and workout room is a plus - to keep us healthy mentally and physically. The only thing that is good with this apartment is the location 15 minutes away from the beach across the street from the lake. With that being said, let's get into the horrible things for starters are the road that you take to go up to get to the apartments it's terrible there's people speeding going 60 when I says go 25 in a curvature like road I witnessed a truck crash into six cars parked on the bridge which you have to park on. If you don't want to pay $75 extra a month for parking. Second, every night literally there is someone leading off illegal fireworks in the middle of the night waking everyone up making everyone's dogs across the neighborhood bark. Third, the drains are clogged the toilet, don't even flush the water pressure is terrible. There's no ventilation, which causes mold however, not only is their regular mode. There's also black mold I had a mushroom grow out of my wall and they did nothing about it whatsoever. The mold infestation is so bad to the point where if you leave your clothes on the ground for a day and you pick it up, it would be moldy. If your bed touches the walls, it will be moldy, and again they did nothing about it whatsoever, I turn my shower on it floods I turn my sink on it backs up I flush my toilet it does it flush and of course I was engaged with this for a full year. Not to mention the crime rate has skyrocketed in this neighborhood do not park your car on the bridge because your car will be broken into as you can see by the glass on all the side of the road and if you park your car in the complex make sure no valuables are in it Because again your car will be broken into and if you are a female walking alone to your apartment at night beware because there are a lot of creeps in this apartment complex and I know a few people that got mugged. Management is terrible. They just care about getting their money like we all and guaranteed if they were in the situation that we were available to feel a type of way to call them on the phone multiple times they don't answer and when they do answer, they tell you something if you go up in person, and they pretend as if they forgot and say the conversation was it in writing and if that's not crooked, then I don't know what is. read more
