Used Peace of Mind recently for a new home purchase. The inspector was very thorough. He took 360…read morepictures, including pictures of the read out on his thermal gun and moister detector for each wall, window, door, pipe and ceiling. He spent an hour and fifteen minutes thoroughly explaining every picture and issue he noticed. He then prepared a detailed inspection report and sent it to us that same day. The inspector was very polite and didn't make us feel stupid for not understanding the technical aspects of the house. I would highly recommend Peace of Mind and would use them again in the future.

At first glance the inspection…read moreseemed thorough; filled with several photos and brief descriptions of what should be fixed, and the inspection as a whole is very well organized. It gave us the confidence we needed to place a really strong offer on our house. When we got into the house however, we quickly found many issues. The oven did not work. In the inspection documentation it stated that the oven was working and was heated up. If they had actually done that, they would have found that it had a broken igniter which causes the house to fill with gas. Since moving in we've had multiple services that have needed to be done - expected maintenance of owning a new house. Each of the professionals we've had come to complete these services, including new oven install and plumbing, they've told us the same thing: "Wow, I can't believe this wasn't caught in your inspection.", "This is definitely not up to code." are among the phrases we've heard repeatedly. It's getting tiring to hear that after having one thing after another need to be fixed. They did not do a thorough job with our inspection and I would not recommend their services. I'll give them the benefit of the doubt that I have heard our city is pretty strict on their guidelines, but that shouldn't excuse this negligence. The oven issue could have seriously caused us harm and we were naive to put our trust in peace of mind.

The report was great and detailed, they even spent time with me to review every item. Their pricing is competitive and fair, and I feel like I got a ton of value in the report. Due to the detailed pictures and description, I was able to get my seller to agree to fixes before I moved in.

We were deeply disappointed by the service provided by X2. They missed an obvious element of the…read morehouse (secondary sewer access), were not professional in their walkthrough, and spammed us with advertisements for service after the inspection. We would not recommend them to anyone. During our inspection, they: -Missed the secondary sewer access line which necessitated re-inspection from another provider and a delay with the seller, who immediately found the secondary access. X2 later refunded the original sewer inspection fee. -Frequently said "I think I'm forgetting something" while walking us through the house and was just relying on memory - didn't have any notes to reference -Could not answer many of our basic questions about things like the HVAC; referred us to the current homeowners ("you should ask them how it works") -Could not tell us anything about the internal brick wall (i.e., any indication of whether it was load bearing) -Put us on spam email lists, like s24alarms, without asking permission -Handed us a big pack of sponsored spammy advertisements at the end of the inspection. I paid thousands of dollars for this inspection, it should come ad-free. -The inspection report was dense with generic drivel - it was clearly mostly automatically generated, and I had to sift through it to find useful insight We used a different inspector on our previous house and their service was in every way superior to X2.
