Functionally, 95% of title places seem to just be completely incompetent, so I can't really call it that CW is much worse than most others but I want it to be clear that they are like the others. Communication was terrible which I don't care about if things actually go through Ok. As closing approached they sent a document to my email saying that the sellers lender needed signed immediately. The attached document was for a COMPLETELY DIFFERENT transaction! Luckily for CW title, the document didn't have a bunch of personal or financial information about the other people but that was just luck on their part. The transaction closed and of course now there is another issue. They held back 200$, which is on the HUD and was stated to be for the final water bill. We had not lived in the house for 3-4 months, and so we knew what the water bill would be, about 137$. Soon they sent an updated HUD statement and a check for 5$ saying the bill was actually 194$. I presumed that it must be right (stupid move!) and maybe there was a shutoff fee or transfer fee or something. Then I GOT THE FINAL BILL for 137$! I called immediately and they asked for me to scan and send the bill and other info, and they have not responded at all. read more

In addition, I did not receive an email back from Kim or Mario today so I called and was told I would receive an email today with confirmation and tracking number. It's after 4pm and they close shortly, so I called again to ensure I would in fact be receiving my money tomorrow - as they have clearly failed to follow through on multiple times. Clearly I am very upset, as we reached mutual on a house and I need that money. Kim was dismissing and told me they are very busy and she wasn't the one who made the mistakes last week (in fact it was assistant). I told her it didn't matter who made the mistakes, that their company has done a horrible job at getting me my money and she said "wow" to me on the phone. Kim was completely unprofessional and rude. I have a reason to be upset that this company is clearly incompetent in getting me a huge amount of money. After hearing this conversation my partner called back to ask to speak to a manager to ask if they could use a courier to get us the money instead. She was extremely rude on the phone to him too, she yelled at him for calling again, interrupted him, laughed at him for being upset about the situation and then proceeded to hang up on him. I don't understand the negative reviews. I had a really positive experience with CW. I just purchased my first home, and we used CW in Lynnwood as the title company. Every experience I had with them was friendly and professional. They explained processes to me, and answered all my questions. When I went in to sign my paperwork they were friendly, and gave me plenty of time to read over the documents. They let me go through it at my own pace. When all was said and done the signing process was painless and professional, while remaining pleasant and not at all overwhelming. Maybe the Bellevue office is different, but I had a pleasant experience . read more

CW Title told us they would send our $25K earnest money check last Wednesday via overnight mail. They forgot to do, so we followed up on Friday. They again failed to send the check so we followed up again today, Monday. Kim DeLeon is the escrow manager for this transaction and took no responsibility, blaming the lack of follow through on her team. She then screamed at me for following up too many times - calling it "rude" and hanging up on me. It was unbelievable. We're in mutual acceptance on a new house and need that check for our earnest money. Making us wait a week is one thing, but getting angry and hanging up on us is completely unacceptable. If you have the chance to avoid working with this team, I would recommend you do. read more

For some reason they could not understand that and would not walk across the street to the homeowners' association office to discuss the paperwork confusion. I worked closely with Julie's team, including Susan and Angela, during the transaction and found them to be very courteous, extremely efficient and diligent, and an overall delight to work with on this transaction. What a sense of relief and ease they brought to the process for me! They were very communicative with the relevant information and even available for quick calls with any questions I might have (which they promptly answered). I had no problems with the Portal and found it to be very clear on the next steps - it provided a timeline and activity tracker bar, which I found to be very useful. I have used Julie Shropshire, Lee Arthurs, Michelle Barry and others at the CW Title and Escrow Northgate office for over ten years. They have all been very professional, going out of their way to meet deadlines and providing very good service to my clients. During this time I have also worked with other escrow companies on various transactions. There is no one I trust more to go out of their way and proactively solve problems than Michelle and Julie (and her team). The escrow company is at the "end of the food chain". They are often squeezed between missed deadlines of lenders and the contractual closing date. Often people don't understand they can not schedule a buyer signing until they have the needed paperwork from the lender. Through no fault on the escrow company's part, signings are often very last minute and that can be difficult for buyers. I have seen them schedule very last minute remote signings for clients late at night on a Saturday to acccommodate an schedule and ensure a closing date is met. read more

I have 1 or 2 real estate transactions per year & just finished my second (and last) with CW Title in Seattle. Came to Yelp to get the word out on their unprofessionalism/non-responsiveness/sloppiness, but I see lots of people here have beaten me to it. So I will just say ditto, don't use them. A real estate transaction is full of anxiety for most of us, and getting the feeling that you can't count on the closing office to their job right or well needlessly adds stress to it. FYI - ALL aspects of a real estate deal are negotiable. Windermere Realty owns this loser outfit so will always want to use them for their listings. You can - and should - do your own homework and not depend on yours or the other party's agent to pick escrow (something I will do next time!). And always insist on a different title/escrow company than CW Title whether you are selling OR buying. read more

Do not choose them as title and escrow. They are horrible at communication and keeping buyer up to date. Their online portal was not user friendly and it is so hard to find where things are. They never posted the signed closing doc as we have requested. I have to request twice before document are finally uploaded so we can download a copy. I never received a closing doc preview before the signing. And how they recorded the title was never how we wanted. We could not catch the issue before closing because they never communicated with us and only assumed everything. We felt In dark the whole time. And there is no person you can quickly talk to. You can only message them back and forth with an online message things on their website. They refuse to take responsibility to the mistake they made and claim it is only cosmetic error. When I drop off check to their office, their staff were rude and impatient. They are horrible. The worst title company I have dealt with. read more

Avoid this title company. Terrible communication and disorganized. Corinne, the closing officer's assistant, called me to schedule my signing appointment with a notary and gave me a number that was about $300 lower than the amount on the paperwork that was given to me at the signing. My mortgage broker and I tried to contact the closing officer Kim Steward for an explanation of the difference and confirmation of the closing costs before I ordered a second cashier's check. We had difficulty reaching her and my mortgage broker finally reached Kim's assistant Tiffany to confirm the amount. Kim did not reply to me until the next day. She indicated that the differences I was questioning were between my mortgage broker's estimates and the final numbers, when I had questioned the amount her employee originally gave me. I replied to Kim asking for clarification but to date have not heard back from her other than an an email confirming that the transaction had closed. If the amount had changed after my call with Corinne, I would have expected CW to contact me with the updated amount. CW was neither organized nor responsive. No explanation or apology was ever given for their mistake and I went ahead and gave them a check for $300 and met up with their messenger so that I could meet my closing deadline. I did not find CW's staff to be very professional with the handling of my signing and it made an already stressful experience even worse. read more

INCOMPETENT, the one word that best describes CW Title. My husband and I worked with the Northgate office and its was dreadful. After multiple visits to our home to sign papers they never once had the correct price. Even after verifying it on the phone and email. They also never had our address correct on any visits. Closers at the Bellevue office are kind of rude. They treat the customer as if they know nothing. In this day and age consumers have a lot of information based on research they have done. But I say a general rule of thumb for any business should be that you treat your customers with respect. I did not feel that way working with CW Title. The funny thing is if they read this review I expect them to write me a scathing email about how they respected me and that I just don't understand. Here is the feedback I gave them on their survey. In fact, your team could have done several things differently. I was given incorrect information, lied to about calling me and leaving a message, I was told that I am wrong and they have seen things work the way they are explaining. At one point my lender sent loan documents to the title company. When I called to follow up rather than them notifying me I was told that the bank had never sent the docs. My lender is very diligent and immediately followed up with the title company and discovered the documents had gone into the junk mail folder. When I called back to check again, they acted as if nothing had happened. Not even a simple apology. Extremely unprofessional of them. If a title company cannot protect the customers information and treat them with respect what is the bar of quality for them. As to the last question on this survey, no I will NEVER use this company again. While I nothing disasterous happened in my transaction because I was watching their every move like a hawk, you guys certainly live up to your reputation online. read more

Sadly, I had a contract on a house fall through recently. CW Title has taken almost two weeks and still has not returned my earnest money deposit. That money may be a small amount to them, but it's a major investment for me, and their delay has caused me to be unable to execute a contract on another property because all my funds are still held up. The proof of contract rescission and every other piece of information they have requested has been provided. They simply just can't or won't return my money. I thought it was poor form originally for them to demand the earnest money funds be wired in rather than accepting a certified check. It's even worse business to then refuse to wire the funds BACK, insist on cutting a check, but then refusing to actually cut and mail the check! Sadly, buyers have very little say in the choice of a title company these days. We're wholly at the mercy of sellers, or really sellers' agents who have strong referral incentives to certain unethical, poorly run title companies. For any sellers out there though who believe in smooth real estate transactions, I encourage you to push back and demand a different company. And for any other buyers out there who have their funds held hostage, don't be scared to contact the consumer protection division of the Attorney General's office. I know I won't be. read more

My spouse and I walked out of those doors feeling relieved after a very stressful time with our lender. Cyndi stayed on top of our lender to make sure they were providing her with everything they needed to help us close. When it came time to sign papers there were plenty of time slots to fit our schedule. Our realtor even made it appoint to say "WOW, I've never worked with this company but they were so great and I have nothing but great things to say about them". Wow. I would steer clear of CW Title if I could do it all over again. Buying a home can be pretty stressful, but I find that if people keep me updated on what's going on, then it can make a huge difference. I'd like to suggest that CW title can improve in the areas of answering questions that are asked, providing timely updates when money is missing (even if it's just "I'm looking into it"), and suggest that they simply take ownership of issues instead of placing blame on other companies. I had full loan approval 12 days after first reaching out to my lender and my loan documents were at escrow 2 days later. I closed on my sale on Monday, expected wire money on Tuesday, and on Wed the money couldn't be found. After explaining the problem to multiple employees, I was told the issue was not their fault. After I corrected them to point out the real source of the problem, they simply wished me luck. I'm not sure what to make of that. Summary: Unnecessary last-minute scrambling, had to ask the same question 3 times to get answers, I had over $30K of money that was missing for 48+ hrs, and my agent was the only one with answers. read more

We recently purchased a home and the seller used CW Title. Three weeks after moving in, we received a bill from Silver Lake Water District. We contacted the water district and learned that CW Title never called to request a payoff for the water bill from February of 2020. We then noticed that one of our bills that CW was assigned to pay off was not paid, which resulted in a late payment. We later received the payment check in the mail from CW advising that the check was returned back to them...not sure why but escrow probably didn't verify the billing address which is a simple task to do. So instead of mailing the payment to the correct billing address, they mailed the check back to us. The escrow company that we used on the sale of our home went through smoothly, just like the other escrow companies I have used in the past. I hate to blame the company but when the work of the closer goes unchecked, it makes the company look bad. read more

As a subsidiary of Windemere, this company gets all the business from Windemere agents. For me it was the fourth title company I used and the worst. Senior title agent Kim Steward lacks basic math and communication skills. The check had a different amount compared to settlement at signing and no one acknowledged or explained the error. They are thoroughly confused as to who needs to be reported for federal income tax purposes - the wording of the form is wrong. They reported me, even though I do not qualify for income tax purposes on the sale of my primary house They took information from utilities and other companies 20 days before the actual closing date. So all the numbers on the escrow settlement obviously were wrong. Then it took them 7 weeks to mail the refund to me. Ask your agent for any other company and check reviews first. read more

Won't specifically name the Title Agent but WOW! I've never, as a consumer (someone who is PAYING her to do her job) been spoken to like she spoke to me. She has mislead (at the best) and lied through the process. Told me to sign without seeing a final HUD and that I was supposed to trust them and have faith that they weren't lying to me. When I refused, her response was, "Well, then I guess you don't get your house!" (meaning closing on the day we were supposed to). She further implied that she'd drag out the process longer if I didn't bend to her demands. We were, by both the title agent and notery/signing assistant, given false information about timelines required for closing and when pressed, they told the truth begrudgingly. I have no idea who runs this place but they ought to be ashamed of how they treat people who are paying them for a service. I'm STILL waiting to close on my property because of her lies. read more

Do not use CW Title. There are many good title companies in the world, this is not one of them. They got the wrong name (missed the mandatory middle name) so we were forced to get both parties to sign a name change paper. Then, we show up for closing and CW Title typo'd the name on every sheet of paper we had. The notary had to change and initial each of the errors. We're still not sure if the title filed with the government has a typo in it. The spent huge amounts of time telling us not to use wire transfers and tried to get us to sign papers saying we'd never use wire transfers with them unless we met in person first, even after they'd been paid. It was stupid. They just are unimpressive and are in a market where the competition is. This is my fourth title company yet this is the only one I'm reviewing because it was just so stunningly bad. We asked them for specific wording on the title. They forced us to sign and submit the wording we'd put in our email to them. Then, the paperwork at signing has different wording. Why not tell us they weren't going to use our wording? Just pick another company. read more

Truly incompetent! I was the buyer in the transaction through the Bellevue CW Title office. Judy H. Was my escrow officer. Over a month after we closed on the house I realized the seller had a huge past due amount on his HOA dues and the HOA didn't have us as the new owners. As this should have been paid through closing, I contacted CW title. After leaving 3 messages over the course of a week I finally heard back from Judy. Her excuse was they didn't know about the HOA and didn't have any contact info for them. No apology or admission of fault, just excuses. I worked for a title company for several years and I can tell you that was gross negligence on the part of CW Title. The whole point of title insurance and escrow is to make sure there isn't anything outstanding owing on the house or any unknown liens or easements, etc. I'm still waiting for this situation to be resolved. I will never use CW Title again to the point where I'd happily let a deal fall through if the seller/agent insisted on using them. read more

We've bought and sold homes in 7 states (probably a total of 20 transactions) and I think as someone considering CW, you need to be aware that these reviews often reflect the customer as much as CW Title. If you don't have your act together, no escrow company is going to win favor. I can say that the team at CW was first class on top of issues that were obstacles that needed to be identified as obstacles and be resolved to protect our interests. The ability to give you clear title, to be disciplined in identifying concerns and creative yet professional in getting them resolved-- well that's a whole lot more important than an occasional typo that makes you sign something twice. CW worked to get us to "yes"-- they busted their fannies to achieve our original closing date but never sacrificed the legal requirements necessary to button things up cleanly. I wouldn't use anyone other than CW title after this experience. They were personable, responsive, expedient, knowledgeable, and showed a genuine interest in getting us over the finish line. And, largely because of them, we closed on time. Bravo. read more

Don't return calls or reply to emails. Did not answer my questions. Very disorganized, very poor communication between their "team". Never was able to speak with the "closer" who had two assistants who clearly did not communicate with each other. I would call it a nightmare. Have never had an experience even close to this with a escrow company. Paperwork was not correct, didn't get preliminary numbers until our realtor was able to reach a real person. Tried to tell me an error made was my fault. Do not understand the concept of customer service. Will tell all realtors I know not to use them. Unbelievably unprofessional. read more

I have had several real estate transactions with various escrow companies and CW Title is by far the worst one I have worked with. They showed unprofessionalism on multiple occasions. The lender was ready to close early however, thanks to CW Title, we almost missed the deadline. They did not send the documents to the lender on time, they did not notify me about the signing on time. I asked them to send a mobile notary at 1pm the day before the appointment. Next morning 50min before the requested time I got a reply saying that they cannot schedule it as they need a couple hours of lead time before an appointment. Seriously? what about the email I sent yesterday? I had to rush and cancel my arrangements in order not to miss the deadline. Just terrible. There are so many escrow companies out there I do not see any reason to use CW Title. read more

I feel like giving this place 1 star is being nice. This was my fifth real estate transaction and I have never worked with such a horrible company. To say that we had bad communication implies that there was some communication but my husband and I had ZERO communication with them until the day of. They never contacted us to let us know when we were coming in to sign the paperwork. Our closing date was on a Monday so my husband had to call them the Friday before to get the exact amount for our down payment that morning. I was working that day so I wasn't able to make the trip down to their office so the woman I spoke with for 10 seconds on the phone (I believed her name was Megan) said they would sent a carrier over to pick up the check at my workplace and call me to confirm when the cashier's check was deposited. The guy shows up with no identification and seriously looks like the homeless man. I never got a confirmation call and the mobile notary guy was the one that told me after we finished signing all the papers. Needless to say, I would never recommend this place. read more

We just finished buying our 2nd house, and this was SO much more stressful than the last time (11 years ago). The last few days before closing are stressful enough, but there was NO follow-up from CW until the last day. I had called and left voicemails with no response. Then our agent, the seller's agent, and our finance agent all buried them with voicemails and emails explaining how urgent it was that we close (and this was AFTER filing an extension!). Even then, we both had to take a half day from work, get a wire transfer at our bank, drive to meet the mobile signer, and then we found out that they hadn't even met with the seller to have them sign yet! If you have a choice, and especially if you are on a specific time table. go with a different Title/Escrow company! read more
