I had a minor maintenance issue and management made sure that it was done the same day. Very impressive

Nothing but regrets. I strongly suggest you see the images, and copies of email correspondence from management to ALL tenants. Despite being touted as a "luxury apartments" they are anything but. Let's start with the cons... Size: Tinniest bathroom ever, you couldn't find a worse looking bathtub in an rv. Safety: on 2 separate occasions I was startled into fight or flight mode by the sound of a screaming woman and all dogs in the area barking. It was horrific and neighbors said woman suffered a hand bite from a dog that wouldn't let go. There are LARGE DOGS on property, AGGRESSIVE BREEDS that you would not expect to see in an apartment community. It was rumored that a temporary/acting manager allowed this for a time without knowing any better. At times I was nervous to even be at or around the dog park. Storage: There isn't any, some tenants actually use their pantry for storage. Pests: Silverfish galore, they like to crawl into kitchen drawers and hang out in bathrooms. -Rats, I've seen a total of 2 scaling the exterior wall during my stay. Vehicle safety: My car was broken into and rummaged. Maintenance; A/C filter was never changed. Management: Unpleasant, unprofessional and argumentative. Within 2 weeks of Taylor coming on, I was packing up. Management made a habit of sending annoying emails (see the attached). EV charging station: Hopeless. Tenants fought over and hogged the only available spot, despite the 2 hour time limit. It became so problematic that cars would park next to the occupied charging station and snatch the charger cable out of the vehicle parked in the stall, and connect their car to the charging unit. Turnover Rate: It's high. In 2 years there I had 3 separate next door neighbors, 3.All the original tenants had ended their tenancy and by the time I moved out I had become the last man standing. Construction of a new complex directly next door complete with a pool. Imagine waking to seemingly endless construction noise. Imagine when the building is occupied, it'll sound like a party every night during the summer and the 2-story building obstructs any possible view. Amenities: No swimming pool, not a luxury building. Amenities: No gym, again...not a luxury building. Dog park: Tenants aren't compliant in picking up their pets waste, pet park is listed on Google maps so random locals take advantage, you pay. Menace kids take over the dog park, place food on the fence, set up forts and hold tea parties. Design: It was super annoying the way the water from the kitchen faucet would always run off onto the counter and down the floor. Sink is shallow and there was little thought behind the design. Now for the pros... The property landscape is nice, but it's pretty much meaningless unless you're a bird or a squirrel. read more

I'm so blessed to have found this place. I was having a hard time finding a place and the office manager was so caring and made sure my apartment was ready in a timely manner. The management gets back to me quickly anytime I have a question. The property also provided a patio set for me which I never expected. Thank you! read more

Love living here! Been here for years now and the best part about my residence is management. Kerry is amazing and the nicest person ever. maintenance is also very helpful and nice, if I put in a repair request for any reason, it's taken care of the same day! I always feel well taken care of. The grounds are always well kept for me and my pooch to roam around, and the apartment itself is great too. Evening walks are great due to the fact that the grounds are lush with trees and succulents. I also love that I can always see the mountains, and the beach is only 10min away. There's also a YMCA literally 50 yards away with a pool, gym, basketball court, and more. The outside bbq area is a plus! I have a Rottweiler and a 4 year old daughter, so this space allows me to grill and relax while not having to worry about losing one of them. The "Bark Park" is a lifesaver as well. Always clean, well stocked with bags and my favorite part, the pine trees, not only do they add beauty and aroma, but an abundance of shade, plus a home for hundreds of hummingbirds. I highly recommend this business! I've had a handful of apartments over the years, this one surpasses all of them. This is also one of the only spots in town that takes special pet breeds as well! It's nice to not be profiled by the way your family members look, even if they're the sweetest soul ever. read more

I have lived at Villas at the Park for the last 12 and a half years. it's a great place to call home. JP- the current office manager is amazing. She is always helpful and welcoming. In my time here as a resident, I have seen multitude of office managers come and ago. Some were pretty bad and some were awesome. JP is awesome. The bad reviews on Villas at the Park are old and should be disregarded. We've had our far share of management and apartment complexes over the years. We've had some very pleasant to absolute nightmares. Villas at the Park is on the very pleasant end of that scale. Contrary to what others have said years ago, the current management team is incredibly responsive and maintenance requests get finished same-day, often same hour you called. - The property is kept clean and the landscaping is second to none. They invest a lot of money to keep things green. - One of the best things you'll enjoy about living at Villas is how quiet it is. You NEVER hear neighbors. Everything is so calm and peaceful. - Move out was very fair. We made sure to follow their move-out checklist, what to clean when we left. We did our part and they followed-through with the maximum security deposit back to us. That's just good business and we appreciate it. Overall, if you're thinking of moving into Villas at the Park, you'd be making a really great choice. You'll be happy here. read more

Pros: Friendly neighbors. Decent layouts. Very pet-friendly. All appliances with a full washer and dryer in-unit Cons: Petty theft. YMCA is only for a few months. No utilities paid. Hard to schedule maintenance. Heating issues - dry air due to no filter, then a horrible smell a year after causing illness. Overall: Love the neighborhood and although overly priced, it's worth it. I've done my fair share of shopping around for rentals and for the location and square footage, the price can be overlooked. Note: If you have any problems, then talk to Melissa directly. You may need to follow-up a couple times, but it'll be dealt with. read more

While we enjoyed our time living at Villas at the Park, I don't recommend renting at this property due to the utility system they require you to sign up for, which is impossible for the tenant to cancel upon move out. While we have continued to provide documentation of our move out, we continue to be billed for utilities in our old apartment. The apartment manager has now changed, our calls and emails are never returned, and now the corporate office, Ventura Investment Co, is refusing to assist us in this matter, claiming the property manager will call us, which has yet to happen. While the rentals are nice, avoid the headache as there are plenty of other options in the area that don't require you to fall into this mess. We will continue to fight this, but hope no one else has to go through the same. read more

Couldn't decide between 2 or 3 stars. Pros: Brand new. Beautiful. Pretty good size floor plans. Large grass area for your dogs or kids. BBQ area. Great neighborhood. Quiet. Cannot hear neighbors. All appliances included, like washer and dryer! Pets allowed. Very reasonable deposit. Friendly neighbors. Cons: Over-priced. Management is horrible, you have to ask about a million times before anything gets done. Minimal closet space. Pay extra for a parking spot. Pay ALL utilities. No on-site maintenance guy. No pool or fitness center. You have to walk a mile to empty your trash. My experience here has been okay. We were very excited to move in here because they were brand new, but our experience from the start was pretty bad, which should have given us a heads up. We were just desperate to move into a place. I made an appointment to come look at the place and the rental office lady stood me up twice! No I did not stutter... TWICE! Finally when we did meet, she looked hungover or something. She was young and didn't seem to know what she was doing. We gave her the benefit of the doubt because the place was brand new and we knew things were still just trying to get settled. Next, once we were settled our place was infested with crickets! It felt like a plague. We assume it was because the place had just been built on what used to be a field. Anyway it took 2 weeks for them to get anyone to do anything, and that was with me calling everyday. A few other things needed fixing and the management was so horrible I had to go to the manager's manager! I had to go to him on 2 out of 4 different occasions.. Once we did that, they were on top of things. Since then we haven't had much problems with appliances considering things are new. After our complaints (I'm sure there were others) we got a letter advising the manager was no longer working here... Woops! Sorry lady. I think since she's been gone, and now that Villas at the Park has been here for about a year, that things are a little more orderly. As for the actual apartment we love it here, and that's why I gave it 3 stars. If it wasn't for the price and the management, we would stay. But needless to say, we are moving in December. I know I can get more for my money somewhere else. read more

Pros: - Great neighborhood. - A LOT of diversity in the area. - Pet friendly. - AMAZING hot tub/pool area. - Safe neighborhood (left trunk of my car opened all night and NOTHING got stolen) - Area is wired for FiOS. Cons: - Parking is TERRIBLE at the later hours and some residents that have garages never use them for cars so they cause an issue when it comes to parking. - When it comes to fixing things, they usually take their time to get them fixed (ex: times when hot tub broke). Bottom Line: This place is a MUST for those who want a calm, clean, and safe neighborhood. This area is worth EVERY PENNY! read more

I absolutely love living here! Quiet, beautiful, safe, and friendly community. Neighbors and management are very nice. It is difficult to find such a pet-friendly community in Camarillo and this is by far the best one that I have been to. Plenty of grass areas and even a quaint dog park! Management does a great job with events for us residents and if we call for a maintenance need, they are usually out the same day. Does not have a pool or jacuzzi, but we rarely used at our last complex. Would recommend to anyone who is looking for a great place to live in Camarillo that stands above the rest! read more

Best complex i have ever stayed in from the top to the bottom. Management was timely and incredible (Alejandro is awesome). The area is quiet and the neighbors were fantastic. The landscaping is really well done (I am a real stickler for good landscaping). All the fixtures and appliances looked brand new when I moved in. My last complex had stoves, and fridges from when Jimmy Carter was still president so I was really excited to see that. Location is incredible. Quiet family friendly areas surrounded by Parks and the YMCA. Used to live in L.A. and now I feel like I can actually let my kids ride their bikes and run around without fear of weird stuff happening. Quite the throwback. Could not be happier! read more

Went here to go visit the property and look at possibly renting an apartment through this place. The landscape is beautiful. There was a sign on the door that said theu would be back at 1:30pm and we arrived at 1pm. We ended up leaving the parking lot at 1:50pm because no one was there. Even called the office. So yes, the place is nice & new but apparently they went from one awful manager to another young (never there) flaky manager!! Unless they lied about getting rid of her. Anyway, that has to be my one and only complaint. Customer service on the weekend is great (another young girl, but extremely patient and overly helpful & most importantly...PROMPT) but when it comes to the manager during the week - it seems she hates her job and doesn't EVER want to be there. Horrible thing for everyone is there is only ONE employee during the week so if you need anything...good luck with that!! How can I get in touch with the people above her? They NEED another person working there during the week OR they need to replace her! read more

I went on a Thurday paid a deposit was told by Melissa she would get back to me in 24 hrs. By Sunday I had not heard from her so I called and cancelled as we got another place. I requested my deposit back at least 6 times and am told by Melissa that they only write checks on Friday and it would be returned to me "that week." It's going on 4 weeks and Melissa still giving me the run-around. Bottom line is don't rent at this place because they will collect your deposit and do everything they can to delay from returning it to you even though Melissa guarantees it will be returned that week. There is something shady about Melissa or Villas at the Park for them to keep your deposit as long as they see fit. Stay away from this place. read more

I gave 1 star merely because the unit (2 bed, 1 bath, 2 story) showed beautifully and we were excited to move in. That is until we were lied to about the reason we could not move in at the agreed upon time. Then, a week later, we were told the truth that our unit had been double leased. Mind you we had already given a deposit and signed the lease and done a walk through of the unit with Mellissa (now fired). It was hugely stressful and inconvenient as we had already given notice at our other place. The higher ups at Ventura Investment Co (parent company) we ended up dealing with were terrible communicators, and initially offered an insulting amount as a concession. They only wised up after we got our lawyer involved. We ultimately decided not to lease another unit as we saw what kind of business they are running. They did return our deposit but refused to return our application fees. These people are terrible. If you want to take the risk of getting screwed, lied to and be given the run around by insincere people, give them a try! read more

We really love living here. Its beautiful, the units are sunny and spacious, and the community feels very safe. It's a very friendly community and the layout makes it conducive to meeting the neighbors. It's great for kids with a big grassy area right in the center. With how hot Camarillo gets these days we wish we had access to a pool, but other than that, we love the two story floor plan, the design of the complex, and the surrounding area.
