Be sure to research their lawsuits below. My experience with Dalamar Homes has been a nightmare, both personally and professionally. As a land developer, I've dealt with many builders and I've never encountered a group so consistently dishonest, unprofessional, and unwilling to honor agreements. We entered into a contract for them to purchase finished, ready-to-build lots. Instead of operating in good faith, they kept coming up with last minute "must do's." After they ran out of excuses they refused to sign anything agreeing to a new closing date nor could they produce proof they could close on our lots. No signed agreement, no closed lots. Total disregard for ethics. After we got tired of waiting and were outside our agreed upon cure period, we terminated the agreement. This isn't an isolated incident. I later discovered multiple homeowners who've filed lawsuits, injunctions, and housing discrimination complaints against Dalamar Homes. The absolute worst experience. Non existent customer service, frequent turnover in staff who have no clue what's going on, broken promises, and while they may drag their feet to build and take years- they will force you to close and will not fix items they did incorrectly. For us- they installed a chipped metal tub, stained half of our front door, left holes in the sub flooring so that you can feel them as you walk, creaky terrible stairs and upstairs floors, etc. If you have a question after you sign the contact, you will not be responded to. Our closing date was more than a year late and we pushed for all communication- they offered no explanation. Dalamar truly should not be in business, please do not build with them- look for other options and save yourself years of stress and disappointment on the biggest purchase of your life. There was a court hearing this week between us and Dalamar Homes to rule on whether or not Dalamar will be allowed to market and sell the home they have cancelled our contract on in October Park Development, Franklin Tn. The Judge ruled in our favor. A lien has been applied, Dalamar will not be allowed to sell it until our case against them has been litigated. This is our 1st small win. Our experience with Dalamar is very similar to David M.'s as far as working with Dalamar and the quality of work, ownership and service is beyond disappointing. I wanted to make any prospective customers aware that the same lackluster and disappointing experience will continue long after you've moved in, as they have no pride in keeping the neighborhoods they build clean or safe. This builder is a nightmare! There is no quality to their work. We signed a contract in December 2018 and closed on the house Nov of 2019. The ENTIRE process was horrible from beginning to end. We had three project managers because they can't keep staff. None of them knew what they were doing and we often had to tell them about upgrades and things like tile that were not the correct selection. We are still waiting on repairs to our iron railing but have just given up that it will ever be fixed. There are three Dalamar houses in my neighborhood right now with water leaks and water damage. Please take your money elsewhere and find a reputable builder. read more

Be warn, do not deal business with them, come to summit oaks and talk to some of the home owners of reviews and opinions, On the final walk through, things that need to be fix, they will say yeah but get it in writing/paper, you have to keep emailing just to get a response, but they will try to avoid repairing anything at all. Just don't buy from them. We purchased our home in 2019 and we were not pleased at all with how they handled the issues with our home during closing. They made no considerations due to the pandemic and offered me money to write a good review. Of course, we said No! Codes violated us for not have stairs on our deck which should have been covered by the builder. We ended up paying someone $1200 to build 6 stairs to our deck and Dalamar was going to charge us over $2500 which was crazy! We had a cracked tile in our shower which was clearly they fault because they put grout between the cracks which indicates they did it but they refused to fix it. The manager said if we find anything after the walk through to call him but of course the manager's word was not bond. I've learned a lot from this experience, and I will never by a new home again. I will just look for a home that meets the majority of my needs, but I will never do this again, it was not worth drama. read more

Dalamar Homes is building a house in our neighborhood. I've never met a more ignorant and selfish company! For months now they have been storing all of their construction equipment on the public street taking up our entire cul de sac. They've been dumping uncounted numbers of gravel piles, sand, rows of concrete block pallets, and dumpsters and "roadside" port-a-potties on the street side opposite of his property to the effect that we now daily drive through a dust bowl/mud pit. They are littering and leaving their thrash to be blown around in people's yards and ditches. They initially started out clearing the lot and cutting a driveway on a hillside not even having installed any erosion control whatsoever as is state and county requirement. That begs the question how much do they really know about construction codes if they so routinely don't follow them?? We've been trying to work with them for several months now. They constantly park in the MIDDLE of the road blocking access for us for HOURS. Today was the last straw when I had to ask one of the subcontractors to move his truck and trailer and the gravel pile he dumped in the middle of the road, so I could receive a delivery. The guy started cussing at me! When my husband called Dalamar Homes to inform them of the blockage and cussing of their subcontractors at neighbors, the receptionist hung up on him asking what we expect, they had to finish a house. That is about the most unprofessional response and company I have ever had to deal with. And let's not even talk about what this kind of pollution of roads and stormwater drains does to our Harpeth River watershed quality. If I could give no stars I would. My wife and I have had three homes built for us in the last 25 years, and working with Dalamar was by far the worst experience I've ever had. First, after all the paperwork was completed on our end, they told us that the price had gone up by $30,000, apparently because a marketing person had put the wrong price on the listing. We were angry, but we sucked it up and carried on. Then the closing date was delayed again and again, right up to the last minute. This kind of stuff happens, but I would expect to be told by the "customer experience" representative what was going on. Nope - no communication whatsoever. Every day for a week we had to extend our hotel stay waiting for them. No joke, the morning of closing we still were not sure that Dalamar was ready because Parissa (if you do decide to build with Dalamar, make sure you get anybody but Parissa as your customer experience rep. She is awful.) wasn't communicating. The best part was that she emailed us that we could not call her, because she didn't have a phone. How does a customer service rep not have a phone? When we finally moved in, we could not help but notice that a) the place was filthy, no one had done so much as sweep the floor, b) nothing on the punch list had been done and c) I had to drive to the showroom 40 minutes away to pick up my own welcome kit. Apparently no one could be bothered to have that at the house. Oh, and the garage was loaded with 5 gallon buckets of paint and other liquids, hundreds of leftover tile and brick pieces, and we were told that we would have to call to have that removed. Seriously? It has been 7 weeks now, and I do not have screens on the windows, and today one of the shelves from the closet pulled out of the wall completely and dumped all my clothes on the floor. And the toilet in the lower level is not fully mounted to the floor, and on and on. To this day I have little pieces of blue tape all over the house, waiting for Dalamar more than 40 days later. And recently, the construction manager quit and no one told us, and we had to start all over on those punch list items. Seriously, no one at customer service had any idea that we still had items to be addressed. I had to send them pictures of what I was talking about - pictures that they had taken during the final walkthrough two months ago. I am now going to have to wait several more weeks just to get screens on the windows. Lovely. And through it all, do you think I got a single apology, even just for the inconvenience? Nope. Instead, when I sent an email with those pictures, I was told that I should be calling the subcontractors directly, implying that it was my fault it was taking so long. You can't make this stuff up. Cut the price of the home in half and I still wouldn't build with Dalamar. They are that bad. read more

I had plans to build in Nolensville but unfortunately we were not able to complete the transaction. The homes that I have seen look beautiful and maybe down the road we will be able to move to a custom home by Dalamar. Their homes are stunning. read more
