After receiving the quote, upon Greg's advise, we went to The Tile Shop in Southlake, where Diane helped us to design our entire master bath - she was fantastic. She coordinated directly with Greg for the amount of supplies and all we had to do was provide payment. We have remolded nearly our entire house and this was by far the simplest design phase we have ever been through. Even better, we received 20% off for labor day weekend! We picked out our granite from another of Greg's connections and we were in and out of the store in 20 minutes. Wonderful! After picking out all our materials, Greg began the renovation on a Monday (and aside from a small hiccup with tile not being ready for pick up) was able to finish majority of the work by the weekend. I was so impressed with how quick Greg's team worked in addition to how they basically wrapped up everything in our master bedroom so that nothing would get dusty. They also cleaned up their workspace ever single day. The glass guy took a few weeks to install the glass (couldn't measure until tile was complete), but other than that it was a very painless project. There were some problems with sub contractors, but the owners tried to make those things right. 5 years later, it feels like every time we turn around we find another problem. Not cosmetic, but problems with the quality of work. Just a few problems have been trim that didn't get put back up under low windows, shelves mounted with the screws in the wrong place, pebbles left under the flooring, I can go on and on. Our most recent was that a shower door just fell off. As my husband looked at it to put it back up, he found that they had mounted the heavy glass door into the shower surround with nothing behind it for the screws to hold to except some glue!!! Efforts to repair this problem found that they mounted the whole shower surround with nothing behind it but the studs. No shower board, Sheetrock or anything!!! The subcontractors cut corners everywhere possible and no one monitored the quality of work. Use the utmost caution if you hire this company and monitor EVERYTHING because they won't.

The customer should not need to pull the lead and press for answers about whether a 40 year old header needs to be replaced if trade can see that the header is fine. See photo. Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. As pleasant as the lead and office administrator were, it feels like we were hustled. If you engage with LBW, make sure you need the work!

At 65 years old, this is only the second review of a business I've ever written but I feel like I…read morehave been so taken advantage of or mislead that I had to write. This is a pretty long review so if you'd prefer to skip the details, here's my review in summary...it's like the old joke about the guy that's offered a great deal on a used car and when he goes to pick it up there are no tires on the car. When he questions the seller, the seller responds "Oh, I didn't know you wanted tires too". I asked for an estimate on removing the poles left from my tearing out the drywall on a couple of walls in our very small 1970's ranch-style home. After a Zoom consultation with Jason, I believe, he sent me a written estimate which I accepted and paid a 25% deposit. I'm not sure of his name because I never heard from or saw him again. Two weeks before the project's scheduled date someone else from LBW's came out to look over the project and told me that there was no way they could do the project for that price and so if I wanted them to do the "drywall patch" afterwards it would be another $3800. $3800. This was more than 50% of the total project. I asked what that entails and he explains that it was just covering the 2 beams at the ceiling line with drywall putty. The way it was explained to me it seemed like a very insignificant thing as well as seeming to be way overpriced for the amount of work he described it would involve; so I said "Well geez then I'll just have to do that myself or something." This had been scheduled for weeks and now at the 9th hour they're wanting another $4000 from me when the whole project was only $6500 to start with! I got my written estimate out to show him and the way the estimate reads there were 3 categories...the first category described part of the project and the extended amount was $0. The second category described a bigger part of the project and the extended amount was $6500. The third referred to "tape and bed" and the extended amount was $0. The bottom line or total was therefore $6500 which I assumed included everything in the estimate. This was the first I'd heard of anything costing "extra". He didn't comment or say anything else and just made a note on his paper. After he left I really felt like I had been part of a "bait & switch" deal or something. The same person came out again several days before the project was to start and we went over the same details. I asked again about the drywall and he again explained it to me like it was just covering "the slit in the ceiling we have to make in order to raise the beam into place." Again he made it seem like almost an afterthought or that I would just have to throw a little drywall putty up there along a slit line just to cover the edge of the new beam. There was no warning or concern I didn't understand the extent of what we were discussing or anything. I asked it he would be there just to make sure and he said he would. And just like I initially thought the estimate included everything necessary to do the job I now also thought I knew what to expect at the completion of the project. The day of the job about 8 men showed up but he wasn't one of them. Like the estimator I never saw the second guy again either. Only 1 of the 8 men spoke even the slightest English and I mean the type of non-speaking English person that responds to you basically with just a blank stare when asked something. At 5pm they were finished and the pictures show how my house looked at completion (except it DOESN"T show how there were also about 10 bundles of electricity/outlets/switches left hanging from the ceiling and laying on the floor where my two dogs were discovering something new for potential chewing...SO I asked a nice neighbor and he came over and tacked them up into the ceiling for safety until I could get someone out to fix them. Of course I'm not prepared and now have to find someone to do all this work and in the meantime live only in our bedroom as the temperature in the house is the same as it is outside. In late June in Texas. Our house is very small. I had started trying to update our 50 year old house myself a couple of years ago to save money however my husband then got very very ill and after being hospitalized for weeks and going through several life-threatening surguries he returned to work only to be let go. So we are now completing the project I started two years ago simply because we cannot afford our house anymore and in order to sell it must have the ceiling fixed. My husband is 70 and is in poor health. $6500 is ALOT of money for us right now and now I guess we have to come up with a lot more. I just feel extremely let down and stupid. I wish someone had explained the project to me more clearly or had given me an estimate that included not leaving our entire ceiling open. Rene would pick and choose what he would repair. Our advice is to stay far away from What's Next Remodeling or you'll be asking yourself "What next can go wrong !"

We had them at our home 2. They provided a free cost estimate 3. We liked the estimate and discussed next steps. They informed us it's to pay $600 to get a completed design. We asked them point blank if paying for the design is going to provide us a complete/finalized design and that it does not require us to move forward with this business. They said yes we will be provided a complete and finalized design and no we will not be required to contract with this business 4. We payed $600 and entered the design phase 5. During the first review of our design we provided them with defects in the design based on the specifications provided and new requests we wanted to add. We were told we would be provided the complete and accurate designs with the defects corrected and the new requests added. 6. They provided a second design iteration which also had design defects which do not align with or meet our original requests. They had failed to incorporate the additional asks which were told would be provided 7. During the design review phase we aligned this business isn't an appropriate service partner for us to contract to build due to concerns we had with their contract regarding payment scheduling, accountability for damaging our personal property, and potential for cost increases. 8. We requested they finalized design plan which had already been paid for. 9. This business, as a result of us not choosing to pay the $10K+ non-refundable to move to the next phase, is refusing to complete the designs we have already paid for

We recently finished a two year journey that took us through discussions with no less than six…read morecontractors on a project to extend our gabled roof from our house over a portion of our patio so we could get more use out of the area. We finally decided to pull the trigger and proceed with the process right at the same time as Covid hit and at the onset of higher wood prices as well. Contractors for home improvement projects like what we wanted to do were in high demand. Ours was a small but complex project (due to several different roof lines) and we found out the pool of contractors was small. Some were upfront with us and said it was more complex than they could handle. A few of the very well known contractors around Frisco acted like they were up to the task of the project but when all said and done they didn't have the knowledge to actually build the specific design that we wanted. We went the extra step to get a structural engineer to prepare a report but unfortunately he turned out to be totally worthless and inept, his design was horrible, and he was a waste of money. He ended up being more of just a "concrete slab guy" rather than a structural engineer. We mistakenly thought we would be better prepared if we had a structural report ready for whatever contractor we picked, but we finally found a contractor that had a competent structural engineer they used that knew what they were doing - read on. Because it took so long to find a contractor we trusted, we had a lot of time to really plan out what we wanted. We were wanting to extend the gable over the patio, but had some specific preferences for the finish out. We wanted certain lighting accents, fans and electric heaters to get more use out of the covered space. We came across Beautiful Backyard Living (BBL) and after seeing the videos they had online, we gave them a call. Austin came out and worked with us during a consult where we talked about our vision and what we wanted to include. We knew it was a challenge, from a design and build out perspective, but Austin was great to work with. He took our concept and ran with it. They created a design that was structurally sound and that fit our vision perfectly. He came up with a visual rendering of the build out and took us through a couple iterations adding his ideas to ours to come up with a great plan. I was impressed with how professional BBL was and the fairness of their terms. NOTE: we even had one contractor that tried to discourage us from actually signing a contract for the work; if your contractor won't agree to the work in writing, run, don't walk away from that company! But with BBL, it was part of the process. Everything was in writing, pricing was agreed to up front, leaving nothing to chance - I really respected that. I'm not sure if our project was as involved as others, but we had carpentry, roofing, brick work, guttering, and electrical sub contractors involved. Austin, was there every step of the way making sure things got done right, corrected any issues to fit the plan, and adjusted as needed. He was working for us, and held his subs to his high standards. Suffice it to say the end product looked great. The brick addition blended in so well, and the carpentry on the covered gable, ceiling and cedar accents looked great. The patio cover extension looked like it was part of the house all along. We highly recommend working with BBL, their work is absolutely stunning!!!
