My coworker referred me to Dana Home Inspections before I purchased my home. I was actually excited for the inspection because I had watched the youtube videos on the DHI website; so while I knew there could be issues, I was actually relieved that I could trust Scott Dana to be thorough. Scott showed up way early for the appointment at the property and already started checking out the exterior of the home and the roof. He had his digital camera with him to take pictures of any and all issues he came across so when I arrived he was able to immediately show me some of the things he found. Scott is indeed thorough and it was very comforting to know he took his time inspecting everything. Another thing I thought was awesome was Scott allowed me to tag along for the entire inspection. He had no problems with me shadowing him for three hours as he went to each room in the house and around the exterior. He talked me through some of the potential repairs he saw the home needing and he explained positive things he saw in the home as well. My coworker prepped me about receiving the report because like the other reviewer said - it's long. It may seem overwhelming to see this huge report about everything that may be wrong with the home you're about to purchase. I got a 32-page report with explanations of all the issues along with digital photos and markers to show exactly what Scott is talking about. He covers the major issues and the minor ones that may be liveable but you still should know about them. I've heard some home inspectors use a standardized form with a box that says "serviceable" or "not serviceable." Scott caters the report to your property and addressed issues specifically with the photos. I was especially thankful for the photos because as you're walking around, you eventually forget some of the smaller issues that may have been mentioned at the beginning. I am really glad I used DHI and am happy to recommend him to anyone else needing a home inspection. read more

Scott did an absolutely phenomenal job inspecting our prospective home. He was extremely thorough and the PDF report he provided was also very detailed (31 pages!) and a great reference which included many pictures of the issues. I highly recommend Scott to anyone in need of a home inspection. We actually used Dana Home Inspections three times. The results he came back with on the first house were so bad that we ended up revoking our offer. The second house was much more reasonable and after the repairs were made he came back out a third time for a final inspection. I used these guys a year ago, so, sorry for the late review. These guys are what I call "Glorified Switch Flippers" They come in flip a few switches and tell you whether the things in your prospective house work today or not. They don't check for the condition of things or give an idea of how long it will last. I found that my roof had leaks in several spots. Very minor leaks, but information that should have been found on the inspection. Then I found mould on my roof beams and on my crawl space structure (the inspector didn't seem like he was in any shape to crawl and check every inch of my crawl space anyways). Then I found that my furnace was very dirty from the inside and the igniter died in the peak of the winter because of its condition. But I guess the inspector turned it on and said, yes this thing works and moved onto the next switch. Then we found out that the drainage of the sump pump was terrible. It literally threw out water outside the house into the front yard, something that should have been found in the inspection report. The owner has tried to call me several times later to defend his methodology. Well, what's the point of your methodology if it cannot catch items that are in poor condition and about to die? Those calls from the owner weren't to see if they did a good job or not, they weren't even to address a customer's grievances, there were only meant to defend how good they were, when in reality they just flip switches for you and charge you upwards of 500 dollars to do so. I am sure the owner is going to call me again after he reads this or leave some reply where he defends his poor quality of work. Don't go with these guys, they don't have a clue on what they are doing. They definitely lack attention to detail or the will to work as hard as the job demands. read more

It was very helpful in that I was buying an older home from the early 1900's and did not know much about the systems of an older home. They scheduled me quickly and the report came back quickly. We were very impressed with how quickly they responded to us in arranging our home inspection. Time is of the essence when trying to get a house under contract and they put us at ease right away. Matt showed up on time and was very thorough. He used a drone to check the roof, chimney and vents. Nice guy, easy scheduling, but the good ends there. So many obvious items were missed on the inspection it's mind boggling. New construction home- didn't see it before closing, hence, the hiring of an inspector for peace of mind. Here's just a few... There's a shower pan that is completely out of square. 23" wide at one end and 24" at the other. Curb is so far out it's laughable and there's no pitch - water just sits on top of it. There are high spots that literally create a hump so high in the corner that water gets trapped and just sits there. In other areas of the pan the gap between the wall tile and floor tile is so wide one can fit a pencil in the space. As a result, we'll eventually have to redo this brand new shower. (And yes, builder offered a fix after the fact but we refused it as they only wanted to cap the curb (read fudge/hide crooked curb) and mud over what was there to level it. No thanks. Not one of the pull ups for the sink stoppers work, they are incredibly difficult to pull up and once you think you've managed it, you realize you haven't as the sink drains. Every toilet in the house was installed crooked- every single one. (While of course they are still functional, I just wonder how someone misses that). Two shower heads leak and one handle and escutcheon were installed upside down (wasn't even noted). But yes, the name brand of the fixture is actually upside down and the hole where the set screw goes is plainly seen! The garbage disposal sits off center in the sink- which is quite evident from the off-center trim. Look under the sink and there it is , tilted! Several windows are missing weatherstripping. Almost all of the exterior door knobs are difficult to operate-meaning you need two hands to simply turn the knob. These are just a few examples of the things I found when I actually walked the house, I know nothing about the mechanicals or what's important when it comes to the actual construction of the home and just really hope that's where his focus was and all is well there. read more

Scott did a fantastic job inspecting the house we were buying. We also had him pre-inspect the house we were selling. His report was thorough and had pictures of everything. He highlighted the areas we really needed to pay attention to. Also, he uses a thermal imaging camera to see if leaks are current or old. He found an unseen leak in one of the windows! He answered all of our questions, has a great disposition, and knows what he is doing. He also gave us a list of trusted contractors. We used one of the structural engineers he recommended and he found problems that might take a lot of money to fix. The sellers initially balked until their agent told them that he had also used the same structural engineer and that he was solid. That led to a big price concession. The roofer Scott recommended really knew his stuff and we were able to get some things fixed under the roof warranty. This is my fourth house and the best inspection experience I've had. read more

Scott Dana was amazing. He combed every inch of the home. He found so many minor and major items. One issue was mold on the trusses which the builder has to pay to address and not me! He met us at the site and once he completed his work went over all his findings. He delivered his very detailed complete with photos later that day. Scott always replied to my emails fast too whether it be a weekend or holiday. THIS is the way business should be run! There was relatively small hole in the wall beside the light switch in the pantry that we noticed after a few months in that was not in the report, but overall excellent experience!
