For the past two years I was watering my lawn all the time, sometimes twice a day during Summer and whenever we vacationed or left home for a week I was always worried about the lawn dying and all the effort it would take to regrow. It started to become a chore rather than something enjoyable. We finally decided to get a Sprinkler System installed and so glad we found Jon. Communication was great right away with super fast replies on Yelp and I believe Jon even came the next day for an estimate. He finished the sprinkler system in less than a week which is what he quoted with excellent attention to detail and a very honest price. The complexity was we were doing concrete work at the time so there were two contractors at our house at the same time. He set me up with a 3 zone system, the front area is exposed to a lot of sun and I always struggled with keeping things growing there. The cool thing is the Rachio system he installed automatically chooses ideal times to water based on daily weather reports. You can see the "after" pictures which show my lawn is still nice and green despite the heat and now I get to water for pleasure instead of doing it as a task! I enjoyed bantering with Jon as well, he is a very knowledgeable guy and also very easygoing and chill to talk to.

    I don't want to leave negative reviews because I understand everyone is working hard to make a…read moreliving, but this was the first time I had to stop a contractor after 1.5 days because I was stressed and concerned about the way the work was progressing. I wanted my backyard demoed to install draining and concrete to make it low maintenance and fix draining issues during heavy rains. I felt the materials purchased didn't look right and were also different from what other contractor bids mentioned the material they would use. I even consulted AI and other forums online to make sure my intuition wasn't off. Either way, I don't think these materials purchased were the issue because if I am working with a good contractor, they would be able to either adjust to my request in a respectful manner or explain their approach rather than gaslighting me. First, Tran purchased triple wall HDPE pipes for a very long run for the draining (20+ feet). I assumed we'd be using PVC pipes and that was also the recommendation from most as PVC is more durable and less prone to bellying during the installation process. If issues arise, it's also a better material to snake through rather than triple wall HDPE as it is smoother and more durable. When I asked if the triple wall HDPE pipe could be returned and to use PCV instead, Tran responded as if I were crazy and mentioned the PVC pipe is not for outdoor use. I was taken aback and wasn't sure how to respond to this, I've only seen copper or plastic piping used for my indoor plumbing and there was PVC piping used outside we can see right in front of us as we were talking. Second, it's best not to use 90 degree elbow for my situation, and it's better to use 45 degree elbow to avoid clogging. If you've gone through elementary school, then clearly you can tell the elbow purchased is 90 degrees. I asked Tran if he could use 45, and he responded "These are all 45, you can take this to home depot and check." The elbow clearly looked 90 degrees, so I had to go out to home depot myself, take a picture of the clear difference between the 90 degree elbow he had purchased vs the obvious 45 degree elbow at the store, then he responded, "Ok, let me get the new elbow." This is the second instance of gaslighting that made me feel confused and concerned to trust this contractor to continue work. Third, because the draining was going to be installed underneath concrete, this means it will be challenging to unclog or check for issues if something went wrong in the future. I asked about this and wanted to communicate my desire to install some sort of drain cleanout, but I was cut off and Tran simply stated "I've done this so many times" and never answered my question properly. I felt taken advantage of and disrespected with the gaslighting while working with this contractor. I am spending a lot of money and this is a huge job that needs to be done correctly, as trying to fix plumbing underneath concrete isn't the same as fixing plumbing underneath an indoor sink. The fact that an elbow could not even be purchased properly was the last straw and I did not feel comfortable moving forward. I give 2 stars for showing up each day and working hard to demo the backyard as there was a lot of weeded grass and plants that needed to be removed.

I was confused because it's preexisting and I don't want to change it. He then told me that this was required by the city and I would need a permit! I was astounded because that's a lie! It's not my first deck project so I knew repairs and maintenance do not require a permit. I also received several other quotes from licensed and bonded contractors and no one thought I needed a permit.

Octavio was the only one who figured out the logistics of getting a Bobcat on-site and offered a clear path forward. While we worked with a separate landscape designer, Octavio's on-the-ground expertise actually improved the final result. He suggested practical modifications to the original terrace and retaining wall plans that better suited our terrain, which saved us significant costs. Beyond the major earth-moving, he handled: - Full Front Yard Renovation: High-quality work at a very fair price. - ADU Infrastructure: Trenching and installation for electric, water, and sewer lines. - Finishing Touches: Expert irrigation, lighting, and planting. What truly sets him apart is his character. When raccoons tore up our new sod, Octavio offered to repair it under warranty, even though it wasn't his fault. If you have a 'impossible' yard or just want someone honest and highly skilled, Octavio is your guy.

After looking at 4-5…read morevendors, we were impressed with Daniel's communication, personality, and his willingness to help turn our dream backyard into a reality (cliche but true)! Daniel grew up in the bay and worked with his dad in landscaping since he was young. We admire his passion and his dream to open up his own landscape company to continue that legacy and dismantle the bad rep that contractors/landscapers have. Trust me, we've been burned by previous contractors who left the job unfinished with poor craftmanship. We expressed our concerns to Daniel and he assured us that his team of 4 will be with us from beginning to end. Also, Daniel ensured that we can reach out to him anytime and he'll get back to us. He kept his promise and delivered on that! He responds to all our texts and his crew showed up to our home early EVERYDAY for a week. Our backyard project took no more than 7 days to complete - just as promised! During the design phase, Daniel and his designer Carlos would meet with us in the evenings to go over our design requirements and wants. Along the way Daniel gave ideas/recommendations, which worked out for us. Daniel even went with us to the nursery to pick out the plants. Dream Reality pricing is well aligned with what other vendors were charging, but I think their pricing is more reasonable. Daniel even offered to install lights and other stuff for us free of charge. I saw his ambition to grow his business and build good rapport with his clients. That means a lot to us! Overall our pavers, retaining wall, lawn, rocks, and more turned out amazing.
