This is the 2nd loan I did with David Kutner, first on a triplex, and more recently on a single-family residence. In regards to my recent purchase, I don't think I could have done it without him. I'd definitely recommend him without hesitation. Whether for an income property or single-family residence, Kutner knows the intricacies of both. He brings a lot to the table through his experience as a loan officer, as a landlord, and as investor. He's extremely friendly, forthright, super reliable, and shows dedication to his work and to his clients. What's also great is that he handles your loan personally, making the workflow much faster, more organized and free from errors. That is in contrast to other loan companies I've worked with where a small team of Jr staff members deal with different pieces of the workflow. When that happens, I've found that at least one of them will be unpleasant to deal with, at least one document will get lost, you will get at least one contradictory answer, you will have to wait longer for getting questions answered, and you will have to be generally more on top of things than if you had just one broker handling everything Regarding my most recent transaction, I located what I thought was a good deal, and judging by the photos, I was a bit surprised that it would qualify for financing at all. The selling agent - who was also representing me as the buyer - was not that helpful after the contract was signed. Without Kutner to keep the workflow on track and to look out for my interests, I don't think the deal would have gone through, nor would I have felt comfortable enough to go through with the transaction. On top that, my personal circumstances didn't make me look so good on paper. That made Kutner's expertise even more critical. Namely, I had just bought a property not long before I was trying to acquire another one; I was holding multiple mortgages; and I had a bunch of losses on my tax returns from doing repairs to some of my properties. The lender also raised concerns about some of the leases at one of my properties. Kutner's skill in helping me address these issues is where his experience shines. For each and every item, Kutner offered at least one solution, and at least two or three stories from past clients to illustrate the finer points. He'd ruminate on what strategies would likely succeed but also explain what negative consequences may occur (more money, more time, more documentation etc.) so I could make an informed decision. Upon making a decision, he was very clear in his instructions on how I'd go about accomplishing the task at hand:: where to get the information, who I needed to get in touch with, what documents I needed, what questions I needed to ask, even what kind of wording I needed to have included on a couple of critical documents. And if I ever had a question he was just a phone call away, even at 8pm on a weekday, or on a Sunday. Due to the condition of the house, the loan underwriter required a series of additional inspections, reports, and remediation measures. Since these issues needed to be addressed ASAP, I found that my agent's responsiveness wasn't adequate enough. I asked what Kutner could do and he gladly stepped in to help, going above and beyond his role as a loan officer. I appreciated his candor when he expressed his opinion on whether or not to move forward with a decision. He helped to coordinate appointments with various craftsmen and inspectors, and also worked diligently with escrow and the the loan underwriter to make sure everything was on track. I am extremely grateful for Kutner 'dedication to his job, his expertise and experience. He has a true passion for helping his clients. Most importantly he knows what to do if you're thrown a curveball (in my case like 20). These factors, along with countless others, are key reasons why I would recommend Kutner without hesitation. read more

We had quite a few issues with the seller in the beginning and took a long time to put the deal together.
