Awful experience with DEANS -------I do NOT recommend DEANS --------------- I usually give 5 star reviews, but I couldn't wait to tell people about DEANS poor service----------- The plumber (Colin) could NOT clear (he did get it to drain somewhat) my floor drain (drain from washer, and under kitchen, on the basement floor). Colin tried to up-sale me on several different treatments/options, all of which seemed unneeded to me. Felt like a canned sales pitch. He tried to get me to get the kitchen drain cleared - completely unneeded - the kitchen drain drains fast and complete, AND it's SUPER EASY for a DIYer, like myself, to clear out - I've NEVER had a problem with my kitchen drain, been in my house for over 20 years. Colin did manage to get the basement drain to flow a little, but water backed up when using the clothes washer/draining kitchen sink, etc. Dean's outfit charged me $430 to "poke a hole" in the sludge buildup in my drain. ENTER RON the Sewer RAT - absolute HEROS. I simply told Jon, their plumber, to clear my same floor drain. I didn't tell him about Dean's until it was all done. Jon cleared the drain in one hour. Flows great. Jon did NOT try to upsale me on ANYTHING. Jon said it was good to go. RON the Sewer RAT only charged me $237. Yep. On the invoice, Jon simply stated there we sludge buildup. Nothing special. Common router end used "double 1.5 inch blade" RON THE SEWER RAT scheduled a visit the NEXT DAY, was SUPER PROFESSIONAL, FAST WITH THE FIX, took the time to explain everything. DEAN'S did give me a discount refund to lower their charge to $237, BUT IT SHOULD BE $0 since they could clear the drain with a simple tool like Jon from RON the Sewer Rat used. I didn't realize that Dean's was dishonest business. They talked me into a service contract because "my first invoice would cover the charge. I had them back because part of the contract was an inspection of my system. 1st. The furnace guy is to "inspect." He took my freaking furnace apart! It was a mess. He said, " See the little crack on my phone? You're leaking CO2. I should lock you out, but I won't." Total lie, they would have to lock me out if it was really leaking. Liar, no CO2 It wasn't leaking anything as Xcel told me! , 2nd, This guy from Dean's shows up to "inspect my plumbing." Why? How do you inspect my plumbing? I fired Dean's about 10 years ago after finding DeZiels HVAC, who has been servicing both my cabin and primary residence ever since. DeZiels was incredible - always reliable, reasonably priced and dedicated to impeccable Customer Service. If your AC went out in July or heat went out in January, they would be there if it meant 11:00 PM on a Saturday night. They just did good business. I was so disappointed to hear they were acquired by Dean's back in 2024. I had bought my new furnace from DeZiel's so had to work with Dean's because they now had the warranty. Never. Ever. Again. I contacted this company to clear out a blocaked pipe underneath my kitchen sink. I was quoted almost $500 to snake the pipe which I thought was ridiculous but we agreed to pay it. The tech tried for a couple of hours and couldn't get it. My most recent interaction was so unethical that it pushed me to investigate them. What I found was a pattern of unethical practices and inflated pricing. This review aims to warn others. 1. WHY THE POSITIVE REVIEWS? If you have an emergency--a burst pipe or dead furnace issue in the winter--they will dispatch a technician promptly. When you're in a bind, that kind of service is valuable, and many people, myself included, have left glowing reviews based on those quick fixes. Their techs generally do quality work and use above-average materials. However, convenience comes at a cost. You will pay far more than you would with other companies, and while some technicians are excellent, there are bad apples among them and management doesn't care. That was a lie and confirmed by another company the next day (safe levels). Jeff also pointed out a gas leak in a pipe connected to my water heater, stating he had to shut off my gas and "red tagged" me. Conveniently, he then offered to replace the entire system the next day--for 20k. When I expressed hesitation and said I needed to do research, Jeff discouraged me from looking online, stating I wouldn't know what to search for. Eventually, he lowered the price to 18k. The pressure to make a decision was intense, and I can't imagine how many cave into this guy's methods. He even mocked me for sharing that I needed to talk to my wife before I could make a decision. After he left I started making calls and researched for days. I discovered I was being manipulated. 4. DEFLECTIVE CUSTOMER SERVICE I contacted the company. Initially, they were friendly and apologetic. I'm ashamed to admit it that they almost bought me off. They offered me a steep discount for my troubles and I almost took it and even tried to get them to go lower, trying to make the most out of a terrible situation. I realized this was wrong so I shared with them other reviews I discovered that showed Jeff and others had pulled this same stunt over the years. I went back and forth with the service manager, Eddie, and Instead of addressing that this is a systemic problem, he merely directed my attention to the 5-star reviews that they have. He even characterized Jeff as merely pushy. Conclusion If you value convenience and don't mind overpaying (like a lot), Dean's might still be an option for you. We initially called Dean's Home Services because CenterPoint was not able to come out until 7/30. Deans charged us $250 and told us the unit couldn't be fixed and we needed to replace both the furnace and air-conditioner. Deans was going to send someone out to give us a quote for new equipment. We had an Electrician (Liz C) come out today (1.21.26) to finish the electrical work on our new furnace we had installed approx. 1 1/2 months ago. Liz C came out and did some rewiring to both our AC and our furnace. NOW WE HAVE NO HEAT!! Not sure what she did or didn't do but she never checked to make sure our furnace was working properly before she left. Got a new mini-split installed 5 years ago for $20k. Every year the thing was flat. I would have to call them to fix it, and they could never figure it out. They would just recharge it and leave. Fast forward to today, the labor warranty is expired so they won't come out anymore. Had to go with another HVAC contractor to put in a whole new system at my own expense. Turns out Dean's did not properly seal the insulation around the coolant lines, allowing water to get in there and corrode the pipes. If you think air conditioning is worth over $4000 a year, call deans. Otherwise, go with somebody who can actually do the job right. The most amazing part of this whole story is the new system costs less than the old system from Dean's. I guess I should have known something like this would happen. My first trouble with deans was over 10 years ago, I had a mixing valve replaced on my boiler for $600. They guy put it on backwards. I had them come back out and re-do it but come on. After having a different tech from a different company come out to look at our water heater, he informed my husband that a hose had been purposely twisted (tampering) which caused our water heater to temporarily quit functioning. The Dean's tech responsible for this had warned my husband before he left that our water heater may may not work after he leaves and to call him if that happens, so that he can come back. When we confronted Dean's about the tampering in an effort to make unneeded repairs at 300% markup, they denied it and even tried to convince us they did not know what the hose was that their tech had tampered with. If they don't know the basic parts of a water heater, they shouldn't be in business. Steer clear of this company! They are not operating an honest, legal business. They LOVE using a good plumbing emergency to swoop in and scare you with dreadful stories of all the dire things wrong with your house and then they rob you blind. Deans Home Services got my attention after calling me again after my initial call. The other company I thought would work had to cancel due to staff shortage and Ashley at Deans called me to say do you need us? Like an angel that fell from the sky...and made my appointment for next day. Texted to confirm and called next day 20 minutes before appointment and angel #2 arrived. Brian was personable put booties on...surveyed our first floor bath and the prep we had done to get ready for toilet pull and install the new one we had. He had his tablet- gave me senior and veterans discount, Ashley had waived trip charge and in about one hour he pulled and installed new toilet, made sure no leaks, caulked around bottom and took my empty box. I valued a quality job and his skill. They are now our plumbers and in addition gave me tips about my lack of water shutoff to the fridge another company said was not fixable. I had a disappointing experience with this service, similar to others who have given low ratings. I provided the materials to replace my bathroom fixtures and received a quote of nearly $3000. I assumed this cost was due to the significant labor involved, which justified the flat rate price I was given. Despite questioning the quote, I was assured it was a flat rate based on the job being done. When it was time for the actual service to take place, the technician only took 2.5 hours. Even considering drive time, technician skillset, etc. this flat-rate service was outrageously overpriced. I felt taken advantage of, especially since I lacked the skills to do the work myself. They sent someone out the next day.[[ENDHIGHLIGHT]] The technician looked at the spigot from about 3 feet away and took some pictures with his ipad. He never touched it or even tried to see if he could turn the knob. Without even truly examining it, he said we needed a new spigot that would require cutting open the wall in our basement. And also we should get multiple shut off valves installed. I was given 4 estimates ranging from $2200-$3100. And of course those estimates include their membership fees. I called a different plumber and it was a simple fix and the total cost $175. If I had read a few reviews that basically say others experienced the same thing, I never would have called them originally. read more

Stay away from DEANS Had a crazy week recently due to a Mpls storm where I had major problems with my water heater, AC, and electrical panel As mentioned over and over in other reviews Deans is a company that does not believe in a long term relationship but rather making as much as possible on each given sales opportunity. Deans experience Electrical panel - grade C Was told that I needed a new panel and unfortunately due to needing electricity and them being the first group that could get out to look at it / work on it I paid the quote even though my research online showed this to be 30-40% higher than market in the Mpls metro area. (the sales rep / electrician when questioned had great comebacks to my challenges on the pricing) AC - grade F Deans AC guy (Jeff B) was referred from Deans Electrician group. Jeff came out and said that he would take a look at the whole SYSTEM and we could then sit down and discuss quote as it does not look or sound good. I could smell this was not good so while he was cking out EVERYTHING and periodically letting me know all the ISSUES I scheduled 3 other appts with other companies. All 3 groups were busy and were 2 - 8 days out for an appt but at this point I looked at that as a good sign. Long story short Deans AC guy (Jeff) gave me two quotes for AMANA systems. Deans (Jeff) first quote was for over 20k LOL (the Great option as he shared) Second quote was for as he phrased the Good system and it was for over 18k LOL I then asked for print outs of the quotes as I had additional appts that I had now set up. He then back tracked and said that they are not busy and that the manager will cut me a great deal if i sign today and cancel the other appts. But I said I would move forward w my other appt estimates and he then tried 1 more thing on the way out the door "I could try a band aid for $500 but warned me that this usually does not work but he was willing to give it a shot" I thanked him for the offer and then just requested that he send me the quote and follow up. I got a quote for over 12k with no explanation for the amazing discount other than a line item that said Manager discount. Next group came out to give an estimate looked at everything we and said that it would be a bigger job when needed as we have an old house with an old system but for now, he can fix my current problem for trip charge, part and labor equaling $349 and that I should be able to make this system last 3-5 years and should budget for 10k :-) This group earned my business and have shared their name multiple times already read more

Used Dean's this spring for some plumbing work. Cost was high, but work was fine. Signed up for their Club service membership, which is supposed to give you deals and priority service. After they tore out the old furnace is when they told me they couldn't install the one I was quoted because of the configuration in the ceiling. When I was shown the issue in the ceiling - I could tell they could have easily seen this when doing the quote and before removing old furnace. I had some strange things happening with my 1 year old air conditioner this spring and called Dean's. [[HIGHLIGHT]]They responded quickly and said that a technician would be available in 2 days; a day and a half later they called to push off my appointment twice.[[ENDHIGHLIGHT]] When a technician arrived he said he was the wrong person for this particular call. The story is too long to recount here, but there was a total of 4 technicians, a new board (that was ordered but not installed), a new (cheaper) thermostat and a $700 bill. The issue was NOT fixed. The 5th technician looked at the wiring of the Air and found a wire nut off of 2 wires. All of the other techs looked at the same wiring. I was NOT imppressed. read more

BAD NEWS! Former (very happy) client of DeZiel HVAC for over 10 years. It appears that DeZiel and Deans are "partnering" now. Called DeZiel's main numbers And they all forward to Dean's even though there is nothing on either company website about their "association"! Our first call was Sat night at 7pm. No return call untii I called Dean's again at 9am Sun. Call was from a young woman named Ashley who was rude, condescending unhelpful Didn't seem to care that the house is at 50 degrees. Her best effort was to have a tech call me between 8 and 4 the following day Even though we pay for 24 hour emergency service by contract with DeZiel and the entire system is still under warranty. We really miss DeZiel but will have nothing to do with Dean' moving forward. read more

I am frustrated. I contacted Dean's Home Services because the Chandelier in my dining room shorted out. When they called to set up a "service" with an electrician they said they would come out an look at the breaker box and the outlet but that they would not do anything with the chandelier - if that was the problem. fantastic tech he knew exactly what needed to be done and how to replace my water heater. Only thing that went wrong was they put me on the $99 Deans Club Membership. I was never told about this by either tech's (two employees) I wasn't aware of any extra services till I got the Billing statement. called and was on the $99 autopay. wow not to happy about that how about telling the customer first about this service before I see it on my bill. Stay away from this scamming company!! Definitely seemed to be trying to take advantage of the bad timing of my furnace issues and my lack of knowledge of HVAC. My furnace in the rental unit I own stopped working in 10 below weather. I contacted Dean's and they were able to come out that day. The technician diagnosed the problems. He gave me a long list of items that were bad and extremely costly to replace. He also gave a replacement cost of $13,000 but I could put it on credit for 15,000. It didn't seem possible this many issues would have happened at once, since I have never had more than 1 part go bad on a furnace at a time. I told him he could leave and I would call him back if I needed help. He then threatened that he might have to tag out the furnace. I then called another company that estimated they could replace the whole furnace for 2700$. It turned out to be a minor fix, but had the furnace replaced due to its age anyway. The tech from Dean's contacted me and I told him I found another company to replace the furnace for less than 1/4th of the price quote he gave. He then seemed to try to convince me he was talking about the A/C and furnace and could use a cheaper model, etc. He seemed agitated that I was not using his company. read more
