Way too many kids. All trying to win the daily scream fest. They play in front of my window and the stairwell (echo chamber) and scream etc night and day. It's haunting and inescapable. Add an extra $90 - $135 / month for water sewer for a single unit. Manager (see photos) covertly dumps her couches and junk when she moved out. My neighbor recorded it on his camera and told me all of us have to pay for that. Mgmt has been dishonest, lacking transparency, with an ongoing proven distrust. --Everything from pricing$ to personal security. Also, the young couple moved in upstairs a year ago. It's not very soundproof. Too much personal noise for me and nobody wants that. Same as the last couple that lived there. Of course my TV or music (earplugs) is on regardless. --Just saying. FAVORITISM -- People lose respect for Mgmt that has rules for you, but not themselves or a select few. One manager "seems" nice; however, she has her favorite residents and grants privileges no one else will ever get. Recently, I'd made a digital notation concerning a single occupant neighbor with 2 rigs and parks in handicap spots -all week/weekend on a continuum. This low IQ individual occupies two permanent parking spots as it is. Mgmt had me notify office when this occurred. --MGMT failed to do anything for over a year now; however this time a 30 yo senorita Manager COMMANDED me to reposition security camera by midnight or lease is breached, then evicted etc. WTH!!! This is Nonsense blather and obv power tripping. It's not really possible for her to tell if my camera is on or a dummy camera. **Get this** --- **Simultaneously,** the other Manager has me send pics of his parking transgressions?!?! The director of company, Megan has failed us all as well. -- sits there like a perv in a van, staying quiet and hoping I'll go away. There is guilt in silence if you ask me. That's how management's been. Management cannot be trusted... Shifty AF !! & Lies to your face. If you speak up they work to silence you. Again, --was just Admonished with the possibility of an eviction notice because manager thought my security camera was pointed in the wrong direction. WTH !! My husband and I decided to use Silverton Realty to rent our home when we moved out of state. We…read morethought that being a local business in an uppity small town, that we would get great upstanding service, yet what we got was less than poor service. When we filled out papers and left the keys with Micha, we left the home cleaned by a housekeeper, yard had just had $2K in upgrading of landscaping within 60 days, freshly painted within the year, well maintained, furnace filters replaced, light bulbs all in working order, mounted coat hooks in bedrooms, gutters cleaned, roof moss free, house pressure washed, etc. Silverton Realty was to keep up basic maintenance of the home, gutters, furnace filters, light bulbs, ensuring that tenants mowed and maintained landscaping, etc. They said they would provide general maintenance crew for any small problems. Yet we were charged for an electrician because a renter flipped a switch that turned the furnace off. So the realty company called a heating and air company for a service call that cost 'US' $250 just to determine there was no power going to the brand new furnace we had just installed a year prior. So then Silverton Realty calls an electrician for a service call and they charge us another $250 to tell them the tenant had flipped the switch on the wall... marked furnace! We were assured that they had a maintenance staff that could fix simple problems. When the year was up, the tenants moved into a home they just purchased and we fired Silverton Realty. When we took possession of the home, it was filthy and the yard was in disrepair and the doors were left unlocked. I called Micha at Silverton Realty and I threw a fit. She assured me the home would be clean the following week... so I flew from out of state to close the deal with Silverton Realty.... to find out they hadn't touched the home... Still filthy, oven dirty, floors dirty, stole the coat racks out of the bedrooms that were attached to the walls, leaving large holes, crayon scribbles on the wall, large scuffs on the walls, 40% of the light bubs burned out, old food in garbage disposal, back door left unlocked, trash in the fenced in court yard, trash in the front yard and in the fenced large yard, 2 trucks full of old leaves, weeds as tall as my waist, dart board holes all over the outside wall by the front door (on our brand new exterior paint). Knocked down back decorative fence and used wooden stakes to hold it up, stole gas cans,rakes and shovels left in the shed by us to maintain the yard. Unmaintained bushes and landscaping. So I called Micha again and I called her boss... they assured me that they had now gotten the house cleaned up, so they sent us our deposit and closed the account with us. Later I flew back to Oregon to look at my house again... I was shocked at how Silverton Realty had left the once pristine house we had left them. They said they hired a house keeper and landscaper, but what I saw was piss poor. Oven still filthy, crayon scribbles in the hallway, gunk behind the kitchen faucet and in the stove fan, dart holes near front door, trash in courtyard, leaves in gutters, moss on the roof... all they did, that I could see was wiped off counters, vacuumed, mowed and raked 60% of the leaves. Still trash in courtyard, and I had to replace the light-bulbs myself. Silverton Realty took money to manage our property and all they did to earn it was cash the renters checks and issue us checks. Horrible rental company, I wouldn't trust them with a dog house.

The girls keep things positive and bright, which is extremely important to the cohesion of a management-tenet partnership. They both will listen to your concerns and seriously consider any suggestions-- if you are kind with your language. Terry, the lone maintenance man of the complex, (This will change shortly, Greystar is hiring more people) is an absolute rock star and has been punctual and communicative with all maintenance requests. I've never had a problem with parking, the trash service, or payment. The reason for a 4-star review is the amount of dog waste around the outer property, upper management needs to facilitate it's staff so that more doggie bag stations are available to the tenets. I will come back and change this to a 5-star if this is fixed.

The grounds, nearby parks, and overall atmosphere create a very upscale and welcoming environment at first impression. One of the best parts of the area is how convenient everything is -- stores like Target and Costco are close by, there are beautiful walking areas nearby, and even local community touches like a woman selling honey from her own farm and bees that make the area feel warm and unique. There were also genuinely enjoyable moments within the community itself. Resident events and the overall energy often brought a lot of laughter and life to the property, and you could tell many employees were working very hard while trying to balance a large amount of responsibility at once. However, over time, my personal experience living here became frustrating due to ongoing operational issues behind the scenes. Multiple maintenance concerns and work orders in my unit remained unresolved or were marked completed without being fully addressed, which made it difficult to feel heard as a resident. Communication and follow-through often felt inconsistent, and it seemed like management was struggling with limited resources and inconsistent staffing support. What disappointed me most was the gap between the luxury image the property presents and the actual resident experience when concerns needed to be resolved. There is clearly potential for this community to be exceptional, but stronger organization, consistency, and long-term care for residents would make a significant difference. I genuinely hope the property receives the support and structure needed to reflect the standard it aims to provide, because the foundation is there.
