He provided a full summary and detailed print out of every single imperfection on the home that needed fixing/repair, ranging from a "matter of safety" to "something that could be done in the future". Even if you weren't buying or selling property, I would STILL recommend his services to check on your whole house to make sure you are on top of things before something breaks down the line. Vince arrived before us and was already inspecting the exterior of the house by the time we arrived and took on the crawl spaces beneath the house like a champ. First, I would like to thank other reviewers of Del Fine Home Inspections. I remember thinking that this sounds like the guy to hire after reading several. Add me to that list. I had a slightly different purpose than perhaps most folks in hiring a house inspector. I actually want to stay in my house, but wanted a professional opinion as to what I need to do. The net result presumably is the same: you want a report that identifies what the state of the house, and what needs to be repaired. I'm very satisfied with the results. I suspect this is typical for a formal house inspection, but Vince, the business owner and person who came out to my home, identifies items that are safety issues, major defects, repair/replace, repair/maintain, minor defect, maintain, evaluate by specialist, monitor for the future, and informational comments. From my perspective, he was extremely thorough and provided many photographs to help guide the person using the report. The report was delivered the same day (late in the evening...but I was surprised it was so fast - and get this, Vince did the inspection of my home on the 4th of July!). The report comes as a web hosted report that you can view in your internet browser. However, you can also get a standalone PDF, which I requested. However, for quick jumping around the report, you may find the web hosted version of your report helpful. I think it's definitely wise to have the standalone PDF just in case there's ever an issue with finding the report online; and you can make a hardcopy printout of the PDF if desired. For anyone who isn't computer literate, a PDF is basically a complete standalone electronic copy of the report that can be easily viewed on a computer or printed out on your printer if you want to have something non-electronic for the future. I would certainly use Del Fine inspections if I ever need a general home inspection again. Vince knew he couldn't help me as I was looking for a detailed foundation inspection when I contacted him.
