And indeed he was! Elias met us on an expedited schedule and he worked promptly with a deep attention to detail. He identified every little issue and gave us an extreme amount of comfort. He even fended off an annoying seller agent that ambushed him towards the end of his inspection and tried to get information on Elias' findings before he even discussed with the client (me). Fast forward three years later and we figured we should probably do the inspection, better late than never right? His rates were comparable or lower than other 5-star businesses that I researched. Not only was he timely with his responses (even during the week of Thanksgiving), but he also showed up when he said he would. He was very kind and patiently explained the process to me, a first-time homeowner. He was efficient and very thorough and was able to go through our 1600 sq ft single-family home in 1.5-2 hours. At the end of the inspection, he summarized his findings and gave his recommendations on the repairs that should take priority. He sent over a detailed report a few days later that included pictures and descriptions of the things to watch out for and what should be repaired sooner than later. It was a pleasure working with Titus Inspections and would recommend Dean to anyone looking for a home inspection by someone they can trust.

    Deciding to purchase a home is a big decision and can be extremely stressful. One thing that can…read moremake the process a little less stressful is an accurate, thorough assessment of the property. It's the cornerstone to understanding your risks and determining a fair price. In the spirit of providing an accurate assessment; I'm simply going to list what was missed in our property inspection and what we are now dealing with. From there you can make your own decision whether to hire this company or not. 1. This is an old property and was remodeled about 10 years ago. As part of the remodel, an original chimney (at least 60years old) running through the center of the house was covered but the roof stack never removed. A roofer hired to address leaks around almost every penetration (also not mentioned in the report), said the chimney is in such bad shape the bricks are falling in. He asked if we knew about this when we bought the house...... Nope, not mentioned in the report. Cost to repair: $1,600 2. The house was resided about 15 years ago, which was mentioned in the report, however soon after moving in we noticed a section behind the hot water heaters that was missing siding. Not that it was removed or it fell off. It was just never done. End of the world....no, something that we may have wanted to know prior to buying...., probably. Cost to repair: $850 3. After reading the report, we couldn't find any pictures of the attic or plumbing under the house. When we asked Patrick about it he replied, "I didn't go in the attic or under the house"..... wow nothing more to say here. Cost; a very painful headache and rescheduling with the current tenants for an additional inspection 4. After moving in we noticed that 5 of 6 windows in the den were broken. Except for one, none of them would stay open and some wouldn't even move. Report noted windows were recently replaced and in good shape. Cost to repair: $350 5. A few weeks ago our housekeeper informed us that there was a smell coming from under the sink. Upon investigation a very slow drip/leak from the sink catch was discovered, upon further investigation the drip/leak had rotted the wood and damaged the plaster... not drywall but real plaster. In speaking to the plumber, he said the leak had to be at least a couple years old to do that kind of damage. On the report .... no sir. Cost to repair: $875 6. Even though I could go on and on I'll end with this doozy. Right after we moved in our tenant informed us of almost no drainage from his shower. Thinking he clogged the pipe, we had a plumber snake it. Still no drainage. The plumber sent a camera down the line and what do you know, our sewer lateral was home to more roots than the Sierra National Forest. I asked our tenant how long this had been going on, his reply, " A while now. The old owner never fixed it." I said, your telling me your shower had basically no drainage before we bought the property" ......His reply, "yes". I'm no expert, but I would think checking the drainage in a bathroom would be pretty standard practice during a home inspection. Report states, "drainage adequate" . Cost to repair sewer lateral: $6,500
