The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. The plaster lining has to be replaced because there are cracks so that are leak leaking behind the plaster. The entire filter and heater are compromised. Everything has to be replaced.

Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.

David came out to do the property inspection and was very courtious and respectful. David gave us very thorough information about his findings as well as additional information. David and his assistant were extremely professional at all times. As we were already renting the property for a number of years there were not to many surprise on his report. They came out on the afternoon of Labor day to do the inspection which was very accomodating of them. I explained that it was an emergency as it was Thursday and our physical contingency was due the following Monday! I spoke with Troy at 2pm and we agreed to a 6pm inspection the same day. He did charge a little bit more for a super fast turn around time on the report but that is only fair and to be expected. Troy was awesome. First of all, he answered the phone when I called which is rare. But more importantly, he was accommodating in meeting us when we needed him on his day off. Troy is super friendly, personable, very patient and thorough. He didn't care what time it was, he wanted to do a good job. Also, I will say, it's very rare that an inspector also does Sewer line inspections. This is huge because you can get both of these done on one visit. He sent us the 2 reports early the next day and with video links for the sewer inspection. What more can you ask for from an inspector. I really like my inspectors to be personable and to take their time in explaining things to my clients because it offers another level of assurance that they are making a sound decision in their purchase. As a result, the buyer was forced to obtain a second inspection, which uncovered approximately $20,000 in foundation damage and repairs. Due to the inspector's negligence, Huggs Inspection Company agreed to a settlement. However, after making only a few payments, the company stopped honoring the agreement. Mr. Huggs then stated, "Good luck collecting." Based on my experience, I cannot recommend this company. A home inspector's job is to identify major issues that could impact a buyer's decision, and in this case a costly foundation problem was missed.

I took him to small claims court. He lost. Judge ruled Mr Huggs was at fault. Mr Huggs refused to pay after promising many times he would send a "check". I was forced to put MrHuggs in collection. He is still ducking the collection people. This incident was almost 4 years ago. Do not use this business. This business owner is not honest or ethical.
