It was easily cleaner than most hotels I've stayed in. The location and the view were what got me! The view from the Charlie cannot be described with words. It is incredible to lay in the big bed and look out over the fields. It is soothing to the soul. I was there off season, and midweek, so maybe it was abnormal, but I rarely encountered anyone - actually my first encounter was as I was packing my car to leave! So, for me it was very quiet, very peaceful. The drive down Creek Road is also stunning, and it's not far too Dripping Springs and everything there. This is a really nice location to have privacy and peace but still things to do. The room had a mini fridge, microwave, and coffee maker (along with a jug of water they provided). The shower took some time to heat up, but once it did, there was plenty of hot water and good pressure. There was an amenities room outside the Treehouse with access to ice, as well as games, books, etc. The owner, Matt was always super responsive to emails. Let us explore the things which are important to every guest, but reviews always seem to omit! There is plenty of natural light through the many windows, but the rays of sunrise do not scream through the bedroom windows, bombarding photons into your eyelids while you are trying to sleep until a reasonable hour. The water pressure in the shower lies right in the Goldilocks zone; gentle enough to be relaxing, but firm enough that you do not have to spend 30 minutes rinsing to stop feeling soapy. Oh, speaking of Goldilocks, I found the queen bed to be juuust riiight. This place comes with a free dog rental included! Bonus! Sam is an awesome, friendly, and well-behaved pup. There is a large, open space between the well-stocked kitchen and cozy living room. You could totally do yoga here! Note: I said *you*, not me. I will go beyond to say this place passes the UV light test easily. Clean!!! You will be about a five-minute walk away from one of the best pizza joints in the city and also a cool, local coffee shop that also has a large variety of beers on-tap. Oh, you can also easily walk to laundry or the grocery store, if instead you are in the mood to do something not fun. Yes, there is coffee provided! It is not one of those stale, swill-producing little pouch things that most hotels try to pass off as "in-room coffee." No. Here you get an actual coffee pot, with actual ground beans, for an actual cup of actual coffee. Same for the refrigerator. It is not the kind you had in college; it is a grown up refrigerator. There are no fresh-baked cookies provided upon check-in. Awww... However, the grocery store (easy walk or drive) will happily sell you a pack of bake-at-(guest)home cookie dough, or cookie dough ice cream - whichever way your mood is swinging. A huge selection of board games are provided, and they are not missing any cards or pieces! The water heater is tankless! Family of five all needing showers? No problem! Hot water forever. This is a house, with a real thermostat, which lets you select real temperatures! Unlike that wall-mounted contraption in a hotel room which only allows you to choose between "keep me up all night by being miserably hot" or "keep me up all night by making a bunch of noise." The Brentwood Guest House is wonderful! Not only on the big points (super clean, convenient, safe, and comfortable), but it excels at the smaller details too!

The layout, decor and amenities were 5 stars equipped with coffee, creamer, hot sauces, plates, utensils, everything that you could imagine. The grounds are superbly clean and well maintained, no litter, trash or debris in sight! Everything from the courtyard to the elevator, hallways and lobby area. The location is perfect on 6th surrounded by food trucks, bars, coffee shops/breweries and a grocery store right across the street, about a 25 min walk to the Dirty 6. The result is an uncoordinated, chaotic mess. The lesson: don't cheap out if you're looking for a booking on the east side. There's a reason they charge less than average. ARRIVAL: --- tl;dr Checking was delayed 3.5 hours! We couldn't get into the room until 6:30pm when checking was originally at 3. Their handling of the situation was a confused mess. --- My wife and I had booked a 1 night stay at the this location for her birthday, with plans to dine and drink in the area. Check in time was 3:06pm, I got a text message saying that our room "wasn't quite ready yet" but that "you are definitely welcome to head on up and drop off your luggage...". Okay cool, np, we were running late anyway. All we wanted to do was to change and get a drink before dinner, so leaving our luggage in the room would be fine. We arrived at 4pm to the complex lobby and sent a text that we'd arrived. The first indication that something was off was being greeted with a "Let me bet, you're waiting on the Guild too?" from a woman who'd also booked with them. The next red flag was the apt manager. She was friendly and had come to give us the wifi password and mentioned (somewhat apologetically) that this is common practice for the Guild - guests sitting around the lobby, suddenly in the dark about whether they're even checking into a room at all. Soon after the 4pm text, I get a response apologizing that the room isn't ready and to please enjoy a beer across the street, on them. That's fine and all, but I want to change. So I ask to be let into the room so that we can drop off our stuff. "We don't offer luggage storage on-site" and to drop off our stuff at their HQ.... blocks away. I reminded them that they had said we could drop it in the room. They respond by saying that a guild manager was down the street and that we could carry our stuff over to him to secure. What? It's not a _ton_ of luggage, but it's not nothing either. By now it's 4:30, we're hungry, wearing what we rushed out of the house in, and stuck in an apartment lobby. Ultimately, we had to change in the lobby's bathroom - fun. Around 5pm, we loaded up the car and decided to get something to eat before we fell over. CLEANLINESS: --- tl;dr Grime and dead bugs on and near the floorboards, a funky smell, and broken glass in the bathroom - you know, where you're most likely to be barefoot. --- So, the room had allegedly gotten an extra 3.5 hours worth of cleaning - it should be sparkling. It was, with some broken shards of glass around the toilet. The bathroom floor also had strands of hair near the toilet and tub, so it had definitely not been swept. There was grime and dirt that lined every foot of the baseboards around the apt. Lots of dead bugs. The floor felt as if it hadn't been swept. Likely it was just mopped quickly, leaving behind all the dirt that was originally there. My only question then is WTF did it look like _before_ it was cleaned?

As mentioned you're emailed in advance various passcodes and instruction on how to enter the building. If you arrive during the day during standard business hours there is a person or concierge to receive you and provide guidance and lay of the land. If your there after hours, the place has parking in which you'll have to go to the 3rd floor and locate one of their screened input monitor to allow you to input your passcode which will send you down to ground level then up to your floor. All of this is quite onerous at first, but after you've done some figuring out and asking it become quite easy and routine. Of course once you get to your room they provide both a parking pass badge along with badge to get past the three security points. You ask why some much effort and level of security, is that most of this building is already occupied by full time tenants who rent this place out all year long, and then Guild City has floors, like 10 on up for rental, i.e. air bnb. What I like so much about this set up is the location is phenomenal right down on second street and close proximity to everything, price is cheaper than high end hotels, rooms you're staying in are much more spacious and clean like your own apartment, and the views from your room are very nice. All this coupled makes for a great experience and I wouldn't hesitate in coming back here again. In fact it'll be my first choice to check for availability when I come again.

I received a text 30 mins before my arrival time providing me with the check in instructions. Everything is done through keypad entries. It was easy to follow the instructions. When you are in the room you'll see your key card and garage fob. However, they forgot my garage fob. I ended up not needing it since I walked everywhere. The views from the room were amazing. Sitting on the balcony was very peaceful. The apartment was spacious and comfortable. There was nothing wow about it. The floors are concrete and had not been swept. One issue I had was that the balcony door did not lock. It made me paranoid even though I know no one will try to come in. Kind of odd that the door doesnt lock. I didnt use the kitchen much. I ordered on door dash a few times which was convenient. Its loud in the area but wasnt too bad. Overall it was a good price for the space and view vs hotel.

First, they leased me an amazing apartment at 3rd and Brazos. The apartment had everything one would need - nice furniture, linens, cookware, silverware, cable TV, and wifi. It has an awesome view which lets me see the Capitol, Driskill hotel, UT Stadium, and Frost Tower and is walking distance of so many restaurants. All of this is great, but it's not the best thing about this company. The best thing is their customer service which is above and beyond anything a reasonable person would expect or deserve. Mona is especially incredible to deal with. I think I've been one of her needier customers for the past couple of weeks, and she's found a solution to every problem or question I had. She's gone out of her way to solve problems that shouldn't really be expected of her to solve. I know this comes across as a sales pitch for this company, but I assure you I am a customer, and this was an unsolicited review. I'm leasing from Signature for the rest of the year, and my only hope is that my circumstances cause me to have to stay longer. If I can figure out how, I'll post some pics of my room and the view.
