Communication was slow, unhelpful, and at times completely dismissive. When issues came up, there was no sense of urgency or accountability--just canned responses and zero follow-through. Everything feels like a re-trade with them. Pet friendly? How about $2000 pet fee. The property itself was equally disappointing. The home was not clean upon arrival--something you would never expect from a company branding itself as "luxury." Basic standards were missed, and it felt like no one had properly inspected the home before our stay. After this experience, I took a closer look at other reviews, and honestly, I'm not surprised by the number of 1-star ratings. What is surprising is the volume of 5-star reviews, which don't align at all with what we experienced. It raises real questions about consistency--and whether those reviews reflect typical guest experiences. There are far better, more professional operators in Austin who actually deliver what they promise. This was not one of them. Would not stay again, and would strongly caution others before booking.

The service is terrible, after I booked I asked about the boat dock. They said the boat dock was not available to tie a boat to and asked if I wanted to cancel as an alternative with no refund (no idea why I would cancel with no refund). The house smelled absolutely horrible when we walked in, thermostats were at 88. The floor was disgusting, grimy, spiderwebs all over the stairs. The patio outside the back door was covered in spiderwebs, leaves and junk, like nobody had been on the patio in months. There was mold all over the chairs, completely unusable. The upstairs dock on the lake had construction material, lumber, saws, scaffolding covering the patio. The chairs (no cushions) stacked in the corner. I emailed asking if they could clean this off so we could use and they responded it was under construction (no apology or other concession, basically saying tough luck). The grill ignition did not work, I was able to rig it by pulling out the grades to make it work. The main photo of the listing had a trampoline float tied to the dock, that was not available during our stay. The house was nothing like the photos, was in terrible shape and Walker was extremely rude with me on basic questions about the house. This place is stealing from their guests because without the backstop of Airbnb, the guest has no options for refunds or repercussion of stealing from the customer. I will never rent from this place again.

Although it was made law that we could not travel, they still charged me $600 for nothing. If I could give this company a negative rating, I would. I understand they are a small company; however, they are still making money off of hundreds of people es expressed in an email I received from their "Concierge Team." This should be illegal as I did not want to cancel, I was forced to due to the circumstances. All of their customers should get their money back if they were impacted by COVID19. We booked one of their rentals several months ago in advance for the upcoming Formula One race in October and now, months later and after most places are fully booked up and prices have skyrocketed, they canceled our reservation. They are no doubt going to re-list the property for a higher rate as it's clear in reading other reviews, they're no stranger to price gouging. We will be appealing with Airbnb no doubt - just unfortunate as now there are extremely limited options available and everything has gone up immensely in price. Steer clear of dealing with this company at all costs - they will leave you high and dry whenever it is convenient for them. Thanks for ruining our Austin F1 trip, price gouger. *** also worth noting, the positive reviews here seem to be from people who's properties they manage - in other words, those who would benefit from their crooked practice of price gouging*** check it for yourself!

The hotel grounds and our room were clean and well-maintained, and by the end of the trip, we were already talking about coming back. We only stayed three nights, but all of us wished we could have stayed longer. There is so much to do that it's difficult to fit everything into a short visit. The grounds are beautiful and well-kept, with plenty of space to explore and enjoy the outdoors. Our family especially enjoyed the playground, visiting the animals, riding the bicycles, and spending time at the pool. The nightly s'mores were a huge hit and created some great family memories. There are also extensive walking areas and a variety of activities available, including skeet and trap shooting, which add to the resort's unique appeal. The biggest disappointment of our stay was the food. While it was perfectly acceptable, it felt more comparable to chain restaurants like Applebee's or Chili's than to what you might expect at a luxury resort. Unfortunately, the prices were significantly higher. Given the resort's remote location, dining alternatives require leaving the property, which means many guests end up paying the premium prices out of convenience. On the other hand, the hotel bar was excellent. The craft cocktails were well-made, and the local craft beer selection was impressive. The drinks were expensive, but the quality justified the price more than the restaurant food did. Overall, this is a beautiful resort with excellent amenities, friendly staff, and countless activities for families. It is also one of the most expensive resorts in Texas, so it's worth budgeting accordingly. Despite our concerns about the food pricing, we absolutely loved our stay and hope to return again someday.

Being that far out of town they can really gauge you. Because unless you plan to leave, you'll pay it. We loved our stay and hope to come back again!

Then almost two months later the owner called and spoke as if this was the first time they had returned our call . Said he needed to schedule an appointment to view the house and I needed to look over their paperwork (had already had this exact same conversations with the first guy). Unlike the previous reviewer, I'm taking care of this months in advance of ACL and still had the same experience. I let the owner know that I felt like the first 2 hours of my time, with the first guy, was a waste of my work day. I believe they have potential after they get organized and humbled.

I submitted pictures, as requested, and was told repeatedly that someone would get back to me soon. I asked if they were too busy to take any more submissions and said I was happy to choose another company if so, but they assured me that they were not too busy. In the end I never got past the front dest guy, who was apologetic but continued to be unable to get anyone to call me back. I wasted hours on these people. That is no way to run a business.
