We had wanted a mosaic style backsplash in the kitchen of our new house but it was really expensive…read moreto get it through our builder ($5000+). It seemed unreasonable to pay and finance such a large and unnecessary expense so we instead decided to have them install the standard 12x12 tile and upgrade later. I was admiring the new flooring and backsplash in one of my neighbor's houses and she had recommended Jerry from Linares Flooring. Jerry lives in my subdivision so he was able to come by the next day for an estimate. He had recommended that we install the new backsplash over the existing tile so we wouldn't have to replace the sheet rock behind the tile, which would have been damaged by tile removal - we had no idea we could do that and questioned how that would look. He did also provide the option of tearing out the tile and replacing the sheet rock although that would be a lengthier and more expensive option. One thing you should know is that Linares Flooring is not a supplier, they simply provide the installation services. So I showed Jerry the style of backsplash we wanted and he provided an estimate for installation based off of that. Once we sourced the materials, we contacted Jerry to schedule the install. The install was scheduled four days out and only took one day to complete since we opted to install over the existing tile (we had done some research and verified that this can be a good option as long as you prep the tile and use an adhesive to hold the new tile). I have to say that we are very pleased with the results and it gives our kitchen a completely different and upgraded look. On Jerry's suggestion, we had them install edging around the tiles that extended beyond the cabinets which gave it a very polished finish. The best part is that we got the backsplash we wanted for less than a third of what the builder wanted to charge us! We plan to have them back sometime in the future to upgrade the tile in our showers as well as to replace some of our flooring. Linares Flooring is a great alternative to going through the builder. Jerry is polite and professional, his team does nice work and for a reasonable price. There is the added bonus that by hiring them you support a small local business.

We asked them to find a home for us to buy while we prepared our home for sale. Moxie realty was unable to find one home to show us during the entire contract period which was over a month. When my husband and I found a home for sale on our own during the weekend our home went on sale, our moxie realtor could not bother herself to show it to us as she was on vacation over the weekend. Yes, you read that right. She went on vacation the day our home went on the MLS. She was too busy to arrange for someone in her company to show it to us. Additionally, when we brought to her a home we found on our own, she put in an offer on our behalf. Unfortunately, she screwed up and stated it was a va loan instead of a conventional loan. In a sellers market, va loans are not competitive as they require more stringent inspections. We lost out on this home even though we were the highest bidder. The broker stated that we didn't lose out because of the Moxie realtor, but because the other bidder knew the selling agent. The best part of this whole fun fest was when the owner/broker yelled at me when we told her we would not be repairing anything on the home we sold since we had 2 backup offers and it was a sellers market. Our garage door stopped working during the weekend we sold our home. Instead of representing our interests and backing up our decision, she raised her voice and berated us as she thought the deal would fall through. We forwarded a tape of her interaction with us where she raised her voice to a competitive company who now uses this as an educational tool on what not to do to your client- Their annual Ethics class. The broker/owner offered me $4k to sign a nda-non disclosure agreement to keep my mouth shut on their horrible business ethics, but decided my freedom of speech was worth more. One major issue I've reported multiple times is a loose stair nose that poses a serious safety hazard. Despite bringing it to their attention over 4 months ago, they have failed to fix the issue. Today, I almost fell due to their negligence, and now the stair nose is completely broken, making the stairs even more dangerous. Rai, who handles these requests, has shown no urgency in addressing this. The contractors they hire are incredibly unreliable--cancelling appointments last minute, rescheduling, and then never showing up or responding. This company's lack of professionalism and care for its tenants' well-being is shocking. I would strongly recommend against renting or buying from them, as they clearly don't take safety or customer service seriously. Out of state landlord needed make ready/eviction follow up for missing rent Aug/Sept and ended up…read moremoving in November 2021. Could have been better cause you end up doing more work than you paid for. Unless you hound them for information, I didn't get my list of cost till December 2021 after owner occupied in November. All the cost were never approved in advance in writing, and inflated invoices, and lack of care in work completed, and lack of supervision of vendors was the end result. here the examples with pictures/video. - you will never got bids for contractors before until asking over/over in December 2021. Surprise cost like 600 dollars steam cleaning, cleaning never checked post work, which will surprise landlords, when terms are looking at cost in advance. That's how they make their money. For example - I gave the recommendation for cleaners and key person. Cleaner didn't even finish refrig clean up; toilet clog, rugs were ok (high) so only recovered less than 40% of fee. Clearly if PM checked it, we would not have all these little issues. I have the before and after pic. - worst of: had a fence repairman and caught him live breaking my fence making it worst, and then didn't even enter through the door. So he broke something even worst. PM fixed it but the lack of care for 15 year repair person she claims they been doing business. She sent me documents charging me $100 for cancelling and holding landlord to offer selling commission/listing with 6 months (while holding my money). Seems to be strong arming on something they cancelled. - had to follow up with eviction follow up, did more work on following up with PM. Never got the keys or attempt, had to chase down eviction documents which were requested in advance of court date, and couldn't get it on time. - they could only show me 2 applicants who had poor history although I let her know why historically these people did not work out. - They might have hiccups for being smaller company but you just have to manage more than usual. They might not care since owner occupied and they were losing money on listing. - the one good thing they did is the PM is sweet and got the fence person to come back, but the lack of care was something I would not like to deal with as a landlord who is dependent on someone on has to be more communicative. I would hire them if it was more simple things like showing a place already done but the more out of listings, like make ready or evictions or just following up on issues/validating vendors work, I would pass.
