Still not easy to deal with, but credit where due, they are managing the apartment better but the place has gone a bit downhill overall with the quality of tenants they're allowing to move in. My rent went up by 20% which they probably don't have control over and the property owner is more to blame, but just as it was the case last year, they were advertising cheaper units on their website than what they offered me as an established tenant. Just as last year when I asked them why the advertised rates on the website for a clean new unit with new appliances and fresh flooring is lower than what they're offering me, they said "Oh we haven't updated the website". I think the better term is "Bait and switch". There is no excuse for not updating the website. The complex is also now using some weird variable rent table based on income but RPM doesn't disclose exactly how it works which means that if you don't want to give RPM and the ownership (who is anonymous though it's easy enough to find out if you research the corporate name) all your financial information (including all assets), you will be paying the full market rate (which is up 20% as mentioned above) as punishment and they did not budge on that price even a single penny. They claim the only way to see if you can get a discount is to follow their Hunger Games routine to prove that you're poor enough for the secret owners to take pity on you and throw you a bone. Is it a government program? According to the manager, "it's not a program! you just give us all your information and we send it to the owners and if you fall within government established poverty levels you get a discount!" "So the owner is doing it out of the goodness of their heart?" Clearly RPM is not allowed to say what's going on and after some back and forth, she was trying to make it sound like I was some sort of simpleton who didn't know anything about the Houston rental market while she who just moved to the city a few years ago knew all. I've been living here 4 years longer than she has been in the industry, but yeah, she knows more about the various neighborhoods and market values here. I stopped listening when she was comparing our 50 year old property with aluminum wiring with the 14 year luxury property across the street but here but I digress. My guess is that the ownership got some sort of government funding for their new construction projects and the stipulation is that they have to offer rental assistance in return. That's speculation on my part but it's better than the "Benevolent Real Estate Mogul" implication RPM is trying to push. I just wish RPM didn't try to insult our intelligence and was upfront about what's going on. While I was looking at other apartments, the other managers I spoke with gave me much more information about what's going on here. Again, I'm sure ownership is playing their part in this but RPM could be less condescending and disclose what's going on to the property. read more

Extremely Disappointing and Unfair Leasing Experience I had a very frustrating experience with RPM Living and the management team at Terraces at Perkins Rowe. I signed a short three-month lease solely to accommodate my son's 2 months summer internship in Baton Rouge. The rent does not match what you would expect from a "luxury" apartment community. Things in the apartment are constantly breaking, and communication is extremely poor. This is a very delayed update, but I think it's important to follow up. I was finally able to obtain an itemized receipt, and it turned out that the apartment complex was trying to charge me for furniture/trash that someone else had left by the dumpster. Let me start by saying I signed here at a rate of $1465 monthly and we're are paying $2300ish every month with bills and random fees included they can't and won't explain further. I havnt been able to use my bath in 6+ months due to black unidentified specs that they won't fix. I can only use the shower. The fire alarm goes off at least biweekly and I work from home (cannot take my desktop anywhere else to work) so this hinders my ability to work or be at peace. We were with RMP Living at Aspire in Cape Coral. We broke our lease early due to the absolute nonsense of the management company. When we broke our lease, we made a monthly arrangement WITH RPM to pay back our lease termination fee. As our April payment was about to come out, RPM cut ties with Aspire and our account was turned over to collections. We were contacted by the collection agency only to be told, after ALL payments up until April were paid on time, that this will affect our credit and there will be interest added on. I moved into Arcadia Cove apartments in Phoenix in February of 2023. My base rent was 1,290 for a 1 bedroom apartment. That lease was set to expire on February 24 of 2024. On January 24,2024, I received a lease renewal offer of $1,210 per month for 12 months. I signed this offer and everything seemed fine until I received an email from management in April of 2024 stating: "All lease renewals falling between the months of February and March received a technically glitch with a change in our software system. All leases generated or previously signed within this time period were deleted from our system and showing currently up for renewal." It went on to say that I needed to go into the portal to re-sign my lease and that it was not my fault. When I went into the portal the 12 month renewal option now said $1,290 and the fees for trash and the parcel lockers were also increased. I was never notified of any of these prices going up. I reached out to management to tell them of the error and they said it was fixed. After several days it was still the same. I emailed, called, and went into the office several times to inquire about this and when would it be fixed. I was always told that their manager was working on it but it never changed. On May 6th I went to speak to management about it and finally was told that the $1,290 is correct and the originally signed lease renewal was a mistake. Nobody ever explained that to me and instead, in what seems extremely sneaky, they just tried to make me sign a new one. It seems to me that they made a mistake and instead of eating it or owning up to it ever, they said it was a "technical glitch". It feels very deceitful. I submitted a complain to the BBB and the response there was from a Sheila Lopez, stating that I would not be back charged for the difference but now they are doing just that and have added close to $250 to my rent for this month saying I owe it. The girl in the office stated that "you DID sign your lease for the rate you agreed upon, so therefore it was changed because you were NOT paying the rate you agreed to." Except that the rate I agreed to that I was paying was $1,210 NOT $1,290 so I shouldn't have to pay the back charge. I had enjoyed living at Arcadia Cove but I am extremely disappointed by the deceitfulness and dishonesty I have experienced. Additionally, every time I have had to reach out it takes several days to get a response as the girl that works in the office is always out on PTO or sick. When I signed on to the Baxter at Westwood, they required valet trash service. It debited my account for a year. The trash guy advised me of complicated process required. They are always getting blamed for stuff. The technician advised me the bag had to be inside the "Baxter issued garbage can. " I absolutely complied with instructions. I did 22 years on active duty. I know what a cluster fxxxx looks like. After two weeks and zero effort to valet dispose of my trash, I realized this was another cluster fxxxx. They never removed my trash even ONE time. Yet my debit card was debited every month. WTF?!!! They refuse to cut ties with me unless I sign a silencing contract, which proves they don't want the state of Texas or San Antonio to know what they are doing to Texans. I was without heat and ac for a month, they had a lawyer from Colorado contact me, offered me money to stay quiet and not tell city or state officials what has happened. This is completely absurd--when I moved out and needed my light bulbs removed, instead of helping, they just left a ladder outside my door. I was instructed to leave it where it was placed and notify the office when I was done, which I did. However, the ladder wasn't picked up and was later stolen. Now, the property manager wants to charge me for the ladder, claiming I'm responsible for it. She even said they'd only charge me the exact amount they paid to replace it and was "more than happy to send the invoice as proof." Who is "more than happy" to do that to someone? [[HIGHLIGHT]]Even after discussing where the responsibility really lies, she still insists on charging me for the ladder.[[ENDHIGHLIGHT]] To add to this, I found out I'm also being charged for carpet cleaning and painting. I pointed out that normal wear and tear, defined as deterioration that occurs without negligence, carelessness, accident, or abuse by the tenant, should apply. The lease doesn't mention anything about requiring professional carpet cleaning or repainting the walls. Be sure to read your lease carefully--some do include these charges, but my lease agreement doesn't. Since the new management (RPM Living) took over, things have gone downhill. The worst issues are with security deposits and unexpected fees. 10x Trellis Apartments in Savannah, Ga. Management company, RPM LIVING. I have lived in this apartment complex for seven years and have watched it deteriorate significantly under the management of RPM Living. Maintenance is abysmal. The amenities are virtually nonexistent. They tore down the kids' play area, making it far from kid-friendly. Drug usage is rampant, the grounds are a mess, and parking is a nightmare. Maintenance staff have taken to deliberately placing garbage--pallets, pool chairs, propane cans--in parking spaces, to block us from parking. We can't even get out because cars are forced to double park, and maintenance workers use the lot to smoke and hang out instead of doing their jobs and use the parking spaces that they are blocking for their own cars. The car care center has been turned into a junkyard. Despite residents moving the garbage from parking spaces so that we can park, maintenance continues to pile more there so that we can't move it. The amenities that are advertised simply aren't available. They just got their permit for the pool, but everything else is lacking. Packages are frequently stolen, and car thefts and break-ins are common. Even the police advise against coming here. They say aside from theft, they have to come here the most for disturbances. The office staff does little to address these issues, with the exception of Vincent, who is exceptional and deserves to be the property manager. I strongly advise against spending your money here. There are far better places to live. I am definitely leaving as soon as my lease is up which will be November 2024. RUN! In addition and may be repetition: Maintenance painted a parking space yellow (that has NEVER BEEN PAINTED BEFORE RPM LIVING TOOK OVER NOVEMBER 2021. They painted it in 2022-2023...and now they put things down everyday to block the other. A maintenance man in a blue SUV to be exact. I have gotten nails in tires repeatedly because of the trash that they leave on the grounds, so have other residents. The things that can potentially cause damage to our cars and is hazardous. If we move it to clear the spaces, they put more to cause us not to be able to move it. They are already taking up several garages to where residents cannot rent them and they continue to trash this area. They fix on their own cars back here and it's horrible. I've lived here for 7 years and this area was never like this before RPM, we could actually clean our cars. Maintenance NEVER used this space as this, so does RPM feel the need to trash the grounds?! In our lease it very clearly states that the lawn is to be maintained by the apartment complex. For the past 6 months - our concerns have been dismissed. I have multiple email threads of me asking the office staff to take care of this matter. In fact, I have sent two emails to the corporate department at RPM living. RPM is a crook. They will not return your security deposit. We thoroughly cleaned the apartment, but they made up random charges like painting, cleaning, carpet cleaning, and etc. to make sure it totals to our security deposit and even goes over the security deposit so that they can get some extra cash. This level of dishonesty and greed is truly abhorrent. At this point they are stealing money from tenants. They call those charges "legal". Last time I checked, stealing was illegal, but how would they know? They don't have any ethics whatsoever. Slumlord is the best description. Stay away from these properties. It took less than 30 days at The Langon at Walnut Park for me to regret ever doing business with them. Worst apartments I've been in. Property crime constantly reported but they're negligent in even providing basic security like a functioning gate. They lie and say they hire private security but I've never seen anyone day or night. RPM living just recently took over the property that I am a resident of and it's been a horrible start already. They charged my account twice for rent and are now forcing us to pay strictly online with no alternative payments accepted. We have tried calling various numbers with no one literally answering their phone and even when they did answer they had no answers for us and didn't have a clue on how to resolve the situation. There was a dead cat outside my door and these clowns told me that wasn't an emergency and I had to wait until the next day to have maintenance take care of it. A few residents called this in to the emergency maintenance number and got the same exact response. The whole building stank like literal death! read more

Everything was worked out... technology can be a pain. Glad the management let's people split payments. Office people have been friendly- although with the sleek laptops and no electric cords showing it may look like hardly anyone works in the office. My lease is up later- right now my rent on an older unit is more than the rent on a newer unit.. we will see what happens when lease is up. read more

I recently moved out of a property that was owned by Roscoe when I moved in. I really appreciated how kind the people in the office were, and it was a very stark contrast when new management took over. I was sad to see them go, and by comparison, the Roscoe personnel were simply better. I had an accounting issue moving out of that same property, and I tried to call Roscoe for advice on how to handle the situation with the other management company. I was originally met with "We no longer manage that property, so there's nothing we can do," but someone did eventually call me back and talk me through. He was very kind, and helped me understand what I was looking at - as a 3rd party with no investment in me or the situation, I know he didn't have to do that at all, so I just really wanted to thank him for his time and assistance. read more
