I rented a duplex in Bend OR from DPM in 2010 and lived there for 16 years. Whenever maintenance was needed it was repaired or replaced in an adequate amount of time. They did an in-home inspection every year and, best to my recollection, it passed each one. When I moved out, my entire deposit was returned in full. Maybe it was my longevity of living there and taking care of the place. I noticed that the reviews that give DPM "one-star" are about half from out of town/state. They come to this wonderful town in the high desert with different expectations of lifestyle. This is not to excuse any "beefs" one has with DPM. They work hard with a limited staff and many properties plus their owners. Kindness and patience from both sides goes a long way. I would definitely rent from this company again. read more

Deschutes Property Management having a Yelp rating of 1.7 seems generous. Having rented from them for multiple years, upon move out they kept the entire security deposit AND charged us more. When asked about specific charges that we knew were bogus, they claim it'll take weeks for them to get us a response. It's insane that a professional business can't answer simple questions regarding items they are charging the tenant for. This is the shadiest company that I have ever had to deal with. They wouldn't return my deposit so, after numerous requests (and being ignored), I finally sued them in small claims court. That got their attention!! Suddenly, the day they were served court papers, I received a response. They "meant" to send my additional deposit back but it got "lost somewhere". I received my deposit PLUS additional fees for the certified letter and court fees. I gave them 2 days to pay me and got my money immediately! The tenants moved out on the 1st of December, our move in date was the 13th. Upon arriving at the home, we discovered filth, broken appliances, damages blinds, damaged doors and walls. My husband and I rented from Deschutes Property Management last year and it was our WORST rental experience of our entire lives of renting. The house was in terrible shape when we moved in. The tub from upstairs leaked into the kitchen downstairs, the fireplace chute leaked and was leaking smoke and soot into the house, the garage door didn't open, the patio outside wasn't properly secured and there were exposed nails sticking out and I could continue with the issues. It was obvious that they completely neglected the house and had no regard for their renters. Also, in the rental ad they listed a community pool and when we moved in there was no community pool. Not only were they deceitful and neglectful, but it took months and months for all the issues to be resolved. Horrible care during tenancy. The yard was not kept up during our lease even though it was stipulated in the lease it would be. Sometimes it took weeks to months for maintenance issues to be resolved. We went over a month without an oven during the holidays. We also had multiple sewer line backups because they would refuse to address a serious issue that Colorado Springs utilities informed them about. It damaged some of our property that they refuse to reimburse us for. The house was poorly cleaned and turned at time of move in, but we were trying to be lenient because it was covid. But then they went and charged us for the most miniscule things when we moved out. We are talking $65 for a light bulb, just to give you an idea. Very poor customer service. They were hard to get a hold of and rarely in the office. The only time they really followed up with anything was when they wanted to do one of their inspections, but if you needed anything from them, you needed to wait roughly 1 to 2 weeks on average. I would highly recommend going with a more professional management company whether you are a renter or a homeowner. You can do better than this. I've never experienced a worse rental situation in my life. Trust your gut and look at all of these ratings. read more

Move-in: As a new resident of Bend I rented a Deschutes Property managed home for eight months. I was given false information from the start and the application process was difficult, costly and stressful. They require everyone living in the home over the age of 18 to be on the lease I'm sure so they have more leverage to rip you off. Move in day we showed up to sign the lease and were told the cleaning company didn't do a good job so they had to call in another company and we couldn't move in until they were finished. We had a trailer of furniture so we showed up anyway and sat and waited until almost 5pm and learned they lied to us and it hadn't been cleaned, they clearly forgot to get the work done. Even after they finished the place was dirty, some parts filthy. The cleaning company completely filled our new trash can so we couldn't take any trash out for two weeks. The yard and garage were filled with trash wood and junk we spent over 27 hours cleaning up and having hauled off. I bought a power sprayer to clean the fence and patio, planted grass seed twice, pulled tons of weeds and planted flowers in beds and pots. I worked almost every weekend on the landscape. I made custom beautiful valences I left in the house along with other upgrades. I'm pretty A-type and that is just how I roll. There were repairs needed they promised would be done before move-in that still weren't done when we moved out. The hot tub never worked properly and my repeated requests for service went ignored until it began leaking 3 inches of water a day and then I was told they weren't going to repair it and to just drain it. We paid more to rent the house for the hot tub due to a medical condition. Within a couple months of living there I'd met five different people that warned me about DPM's unethical business practices and their reputation of stealing deposits. I googled for confirmation and was shocked by their reviews. I began documenting everything. 90 Day Inspection: I've rented 15-20 homes or apartments in my 53 years and owned two. I have never felt more violated by a landlord before. They literally come to your home and take hundreds of pictures of everything and I do mean everything! Your closets, inside the toilets etc. I'm convinced now that they do this to create a database of pictures to use at move-out to keep your deposit. I'll explain shortly. After the inspection they sent a report threatening a fine for removing a CO detector that never existed and blamed my dog for dead grass that died over the winter because Bend is high desert. My dog never stepped foot in the front yard and had dead grass as well. I repaired the grass anyway. Move-out: Our home had 17 pine trees and wooded beds all over the property. It required a ridiculous amount of upkeep. I contacted DPM a month before move-out and requested guidance about their expectations of the property and requested a walk-through so I could be prepared. They flat out denied my request and responded that it should look the same or better than move-in. I should mention that I owned a very successful house cleaning business for nine years. My hands were swollen and sore from scrubbing everything in that house with bleach. Not only was it extremely clean, I left soap and toilet paper behind. They could easily have shown and rented it on move out day. It was in WAYYYYY better condition than it was when we moved in. DPM was also aware that I lost my job, was struggling financially and moved into my Motorhome to get by. They kept almost $500 of my deposit for complete bogus reasons. When I protested, they sent fake pictures....I took dozens of my own pictures and when comparing pics theirs are clearly taken at a different time. Their unethical practices are terrible in general but how incredibly low can a business be to steal money from customers during the COVID crisis and millions are out of work? Now if I want my money back I'm going to have to return to Bend and file a lawsuit that won't be heard for months because of COVID. I'm including one of the Invoices they provided and a few pictures I took at move out. They billed us for 7.75 hours for cleaning a spotless, empty approx. 1600 sq ft house. After preventing us from moving in until 5pm on move-in day, they charged us an extra day because our Motorhome was in the driveway until 10am following move-out day. DPM managed my condo rental for 3 years. I asked that the property be kept in good condition and they delivered. There were 2 tenants over the 3 years and I received the rent on time each month. their maintenance department kept me informed and took care of repairs without my having to do a thing other than read a few emails. I listed and sold my rental condo using Allison at DPM as my agent and I am happy I did so. Allison is very knowledgeable about our local real estate market which meant that I had all the information I needed to make good decisions. the DPM maintenance department took care of all the repairs needed to get it ready for listing. As usual the buyers had several small repair requests which Allison and her team took care of at my direction. My partner Miranda B and I applied for an apartment and got approved but they wanted an additional $500 deposit for not having provided enough rental references. I went into office with a deposit check and explained that the additional deposit wasn't necessary because I have 10 years of good rental history and plenty of additional references to confirm this. Even with 790 credit score, combined 4-5x rental amount in income, and a visit in person they didn't even give me 24 hours before they changed things up and denied our application after having setup the power bill and changed our address. Beware of Deschutes Property Management! While there are certain fees you can expect when renting through a property management company (application fees for anyone over 18, carpet cleaning fee upon move out, etc.), DPM takes it to the next level. A couple of warnings: 1) Deposit -- Despite our 10+ hours of deep cleaning over the weekend prior to our move out and our leaving the property move-in ready (along with video evidence of that), DPM charged us for 5.5 hours of cleaning in addition to the carpet cleaning fee. When pressed to provide a reasonable account of what actually needed to be cleaned during that time, they were extremely vague, didn't reply to our concerns, and sent a few random photos of the property with the dates removed. Thus, we were brushed off and told they would not look into it any further. Know that even if you use their move-out cleaning checklist and leave it move-in ready for the next person, expect that at least $500 of your deposit will not be refunded with no reasonable explanation provided by them. 2) Inspection -- As others have mentioned, the "six-month" inspection DPM requires was unlike any we've had through other property management companies. DPM literally had their representative go room to room and take photos from floor to ceiling as well as inside all closets, toilets and showers. My roommate didn't seem to mind, but I felt it was unnecessarily invasive to have photos of the paperwork on my desk and all other personal property (computers, TVs, safe, etc.) photographed, despite the house being clean and tidy. Between BBB complaints and poor reviews about DPM, you can see the deposit issue isn't a fluke. Sometimes people don't have much of a choice when they're on the hunt for a place to rent but, if you can, think twice, choose another company and avoid DPM. read more

Homeowners beware, Deschutes Property Management are an incompetent bunch of scammers. Do not trust them to have work done in your home. They will source the work out to their "contractors", charge you for work done and never step foot in your home to check the quality or completeness of the work order. They charged our tenant who moved out $500 for tampering with smoke detectors, hired their contractors to do the work, paid said contractors, now they tell me......call our contractor who did the work and let them know they charged for replacing 2 smoke detectors but you only have 1. You would think they should be the ones contacting THEIR CONTRACTOR to find out why it was not completed. No system of checks and balances where your home is concerned. If you have awesome tenants and they don't like the work you might be lucky enough to have it done correctly but if your tenants don't care Deschutes Property Management certainly doesn't have your best interest in mind. Another example would be the sliding door that was replaced on their watch, it doesn't lock and the tenant didn't care so now I have a door that doesn't lock and it's my problem. DON'T LET THEM MANAGE YOUR HOME, THEY ARE INCOMPETENT!!! Don't let Deschutes Property Management care for your rental. We selected them to watch over our property while we were living in Hawaii and now that we are back there is at least $2000 worth of items "overlooked" by their inspectors. It is a good thing it was only in their care for 5 years. Our tenants chose not to clean when they left, Deschutes Property Management arranged housekeeping for our home, if this is a professional service they should fire them. Wow - I'm pretty aggravated but I have never known my husband to be so upset. This routine property inspection was as intrusive as I've ever experienced (and I've rented a long time). When they said they inspected I thought it meant a walkthrough to make sure there was no damage which seemed reasonable. Taking pictures of our belongings, the inside of the toilet and shower to "gather evidence" is shocking. I could just mail them a sample if they need it that bad. They not only took pictures of the property but our personal belongings. What did they think they were going to find by taking pictures of my closet - that I had . clothes? This was way over the top. I can't imagine the need for this. We are an older quiet couple - I can't imagine what they were trying to get evidence of - or who they intend to give it to. I guess we should consider ourselves lucky if cops, ICE or CBP doesn't show up at our door. I guess I won't be surprised with a letter telling us how we need to take care of or(clean) the place. The irony is that even though it is a nice apartment the walls are dirty and you can tell it's not AAA property maintenance. Quite the double standard I guess we can anticipate now we will be ripped off of our security department when we leave. Not to mention we were required to put a non-refundable deposit before we were ever able to look at the place (the 1st clue I guess). From my husband: We just had our property inspection. We have lived here for three months so this is our first inspection. We assumed it would be a normal walkthrough inspection like every place we have ever rented. However this inspection consists of dozens and dozens of digital flash photos of our personal possessions. This included our toilets, showers, closets, my office desktop with exposed papers and virtually every inch of our personal private living space. I understand protecting a property but we both feel violated like we have been robbed. These pictures will be reviewed and kept as evidence until we move. It was explained to me that we will be judged on our standard of cleanliness and the pictures will be used as evidence of any violation of our lease agreement. We live in a very intrusive world with cameras everywhere but I thought my home would not be violated in such a way as long as I pay my rent. We are not happy with this policy of photographing our personal space. I hope they rethink this policy. Privacy is rare these day and protecting our identity and personal information is hard enough and now this. They waited until we paid for 2 application fees to tell us they have a rule that makes you pay double deposit for leases. We spent $90 to have them tell us we needed to put down 2900 not 1450. Then I called them and said to have them remove my application from the apartment and they said "Whatever" and hung up on me. Do not work with them. I feel like I was cheated out of my money. Predatory company that will steal security deposits for no reason. They also are discriminatory and if they don't want to accept your application, they will find a way to deny it, even if its perfect. In my case, they convinced a previous landlord into saying "he would not rent to me again" even though he would not provide a reason why. (I paid rent on time, zero violations, cleaned the house to perfection before leaving, and left before he told me I had to since he was selling the place- Larry white is the landlords name btw avoid business with that scumbag as well) I got my security deposit from larry and he gave me good renters history until deschutes called. They found a way to convince him to throw away two good years of my renters history. Avoid at all costs. But last year, we had so many issues with Jesse in the maintenance department it became impossible to work with her. Work orders were completed without authorization, request for repairs were never taken care of. Even after complaining nothing was done or they just didn't seem to care. I live next to a rental house that is managed by Deschutes Property Management. 2 years ago they hired an arborist to take down a tree in MY yard without asking me or notifying me that they wanted to do that. The trunk of the tree was clearly at least 3 feet from their rental property line and in a flower bed in my yard. Evidently the renters complained of some of the limbs hanging over their driveway. I was very upset that they did this without my notification or permission. And they totally took this beautiful tree down. I didn't do anything about it because I didn't want to cause a problem. Recently, this same property had a tree that was growing inside the back fence line between our 2 properties that was literally destroying the fence between our 2 properties. It was obviously not planted there on purpose, but nevertheless was a real problem, and would have been an even bigger problem letting it go. I called them and was blown off. The actual tree was coming up on THEIR side of the fence, but the trunk was literally in the middle of the fence. Did they do anything about this? No. Bottom line.... I HATE living next to a property that is "managed" by this company. They do not deal with things or manage properties appropriately. Had a terrible experience with this company - they made a mistake when processing our applications & absolutely refused to fix their mistake. They approved our apps, then tried to charge us an extra $500 deposit for "insufficient renter history" before we moved in, even though my boyfriend & I have 10+ years of flawless rental history & we completed our applications in full. They never asked for additional information from us at any point, even though we clearly told them via email & over the phone upon submitting our apps that we were more than happy to provide any extra info they may need from us. We tried to have them remove the extra fee by providing additional references, but they would not reconsider. They then proceeded to cancel our applications even though we had paid them the $2000 deposit to hold the apartment & were in the process of trying to get the additional "insufficient renter history" fee removed. Thankfully we were able to get back our app fees & $2000 deposit but the entire process was a huge waste of time & effort. BEWARE property owners before doing business with Deschutes Property Management; it just might end up costing you time & money like it did me. I am writing this review because I wish I had this insight before choosing to work with this company. I made the mistake of thinking the biggest property management company in Bend would offer the biggest reach, but I was wrong. What I found instead was a company that lacks work ethic, quality and customer service. It took them 2.5 months to place a tenant in a hot rental market. You might be thinking "you must have a hard property to rent?" No actually I have a beautiful turn key home in one of the most desirable neighborhoods on the West side asking the price they recommended. The first red flag was Rachael the property manager assigned to my listing only worked part time, but assured me other PM would work in her absence. Well I found that not to be true. If I called when she wasn't working they would tell me to email her or call back when she was working. They assured me that my property would be in demand and would rent within a couple weeks. After no calls I went to see the ad online only to find that they spelled the neighborhood wrong on Craigslist so anyone looking for my sought out neighborhood would not come up in their search. Instead of apologizing they were apathetic and fixed it the next day. Okay people make mistakes it should rent now I thought... nope! Was I too high? I must be, no calls, no emails, so I lowered the rent after 3 weeks. I called to talk to Rachel and of course she was not working and would call when she was back in the office or email me later. I expressed concern about her part-time schedule not being available to act quickly if there was interest. She was annoyed by this and so I took this up with the owner and he offered no support and was totally apathetic. It was then that I realized it wasn't Rachel, it was the owner and that this was his values on how to do business. His team was just following their leader. Suddenly after complaining the next day there was "lots of interest on my place" and they were going to have an applicate come in at the end of the week to sign the lease. Well at the end of the week, late in the day I got a call... the applicant backed out for no apparent reason ?? Without having a signed contract they had taken my ad down on CL and on their site it read RENTED over my listing causing any interest that week to go elsewhere. I lost yet another week due to their complete incompetence. I finally took matters in my own hands and started looking for another PM company. In the process I found an incredibly generous property management company (that only rented builders homes) and they offered to place my ad on their site and direct any interest to me ccing Deschutes. This way I could have visibility that Deschutes did not offer. Within two days of their posting I had three interested applicants and one of them rented my property! Does anyone else find this suspicious?? I asked the applicant to keep me inform if they were not providing her with timely service. Well she did inform me after she moved in that she had to fly out to sign the lease and view the property a day earlier and miss work because Deschutes Property Management doesn't work on the weekends!! Are you kidding me that is when working folk go to see rentals and your not working? I could have lost this applicant if I wasn't "selling" her on the property sending her videos and answering all her questions that Deschutes should have been answering. So I sourced the tenant, gave them the white glove treatment because DPM did not and I am paying them for what exactly?? What a joke this business is! DPM has been a true partner in managing our two duplex's in Bend for 15 years. I am surprised to see the poor reviews so I thought I would add my two cents. They have been great at handling tenant issues, move-in/out's, negotiating leases, tenant screening, and various maintenance & repairs. My vacancy rate is under 5% and they handle everything and provide convenient tax and ledger information. We discuss details on rent, maintenance, & repair items to find the right resolution. As an out of state owner, I rely on them to be my eyes and ears and have complete trust in Jen, Kelsey, Heather, and Danya. Once when I was having a difficult time understanding a repair item, we did an on-sire video chat with the contractor so I could see the various options. Top Notch! read more

I would rate zero stars if possible. We attempted to rent a home between 3 people. Ages 65 to 30. Denied with all three of us at a 700 credit score. Denied. This property management is a joke and shouldn't be allowed the deschutes name in it. Avoid it like the plague. The owner of the space I was leasing turned over management duties to Deschutes Property Management a couple of years ago. Since then its been so bad having to deal with issues that I had to leave the space. It was quite small (300sqf) and the deposit was $600 which was fair. After moving out of said space DMP sends me a invoice for $639.70? They billed me $950.00 for painting and filling in some holes for a 300sqf space on a retail space that was leased for 5 years? WTF? My lawyer looked at the invoice and laughed. I took pictures after moving and cleaning because I have herd very bad things about how they operate. Well sure as shit I was right. If you have to deal with DPM be sure to document EVERYTHING (pictures etc) because they are crooks, scammers and thief's...... read more

This is a terrible, unethical company. Avoid. I am both a renter and a long time property owner and landlord (since 1981). We don't need these kinds of practices in Bend. Must be regulated. It is a scam. They take the $40 application fee and then continue to advertise to garner as many application fees as possible. They should be shut down. I am warning potentials owners as well. If you want to forfeit your deposit, then this is the place to rent from. Upon moving out, I went through a punchlist with the moveout specialist. Everything checked out fine. Expecting my $1,200 deposit back, instead I received a bill for over $1,600. This after hiring a friend to help me clean for two days to make the house spotless. Next thing you know, there was a door with a big hole in it (not), and things like the light fixtures were not clean, even though all were personally cleaned by me. Another time, I got an eviction notice for a fee I didnt pay. Turns out they lost their key to my house, held me responsible, then took me to eviction court when I wouldnt pay for their errors. The girls that work there are young, stupid, and utterly clueless. Love the first review, giving 5 stars. They admit they are not even a customer yet. Uhhh, yeah. What happens now is DPM will have their staff write good reviews to counter this one. Most good reviews will also be current customers meaning they havent had their deposit stolen yet. Unprofessional. Unethical. Could care less about renters or homeowners. The maintenance department at this company approved more than $1500 of repairs on the home that we own in Bend Oregon without ever calling or checking with us to do so. When I questioned them about this I was bounced around their office for three hours and not one person would take accountability or explain to me how this happened. I then emailed the owner Tiffany Lahey who berated me and personally attacked me in an email and basically just tried to make me go away. All of this after I have been a customer with them for over five years. If this is how they treat me imagine how they treat other people. If you are looking to rent a home in Bend Oregon, or if you are are a homeowner in Bend Oregon do not go anywhere near this company not only are they unprofessional they are unethical and they are crooks. read more
