    Do your homework before you hire Robert and Monique to manage your Short-Term Rental property. I…read morewould describe what I experienced with Escape Vacation Homes managing my STR property for 14-months with 4 words, over commit and under deliver. I was initially sold on Robert and Monique's concept of a small "boutique" property management company that cared more for your home than the big companies. Unfortunately, that is not what I experienced. I've now been with Air Concierge for 6 months (JUL-DEC 2023) and have a side-by-side comparison on the key points that matter for hiring a property manager to manage your STR. * Performance - at the end of the day it all comes down to numbers, and the numbers are objective. o Net Income was 270% higher with Air Concierge. (performance for a full 12-month period with Escape was 10% of Robert's original estimate) o Reviews - Air Concierge quickly got 5 5-star references for the property with great write-ups on the property and the experience. During that same period Escape produced zero references (Escape only produced 1 review over 14-months, and the comment only referred to a "smooth transaction", nothing about the property). * Reporting - Air Concierge's owner's dashboard is excellent. I can instantly see gross revenue and net payouts, profit margins, occupancy rates, unrealized revenue, etc. Everything that I need to financially manage my STR. With Escape getting this information was a manual process of compiling data from multiple reports that had inaccuracies and were missing data (like missing dates for invoice items (an IRS requirement)). When I'd ask for clarification, the responses were slow and curt (it took 18-days to get a response on the missing invoice item dates). * Service - Robert and Monique run Escape Vacation Homes with banker's hours. If you need service as a property owner outside of those hours, you'll get an email response stating that they'll respond within 2-days. In my experience, that rarely happened, as many of my inquiries were never responded to, or, if there were 3 questions in an email, they'd respond to 1 and ignore the others. With Air Concierge I have a team supporting me that has been impressively responsive to all of my asks. * Home care - With Escape there was always something that needed attention when I arrived at the property, like my grass being mostly dead (using Robert's preferred landscaper), or me being able to write my name in the dust on the counter after being charged a refresh service the day before. Once my Ring camera for the driveways went offline and I asked Robert to spend the 5-minutes that it would take to reset it. I returned to the property nearly 3 months later and had to reset it myself. If you think they'll be that set of eyes watching your property while you're out of state, they won't. The experience so far with Air Concierge has been outstanding service, and my home is immaculate when I visit. * Fees - Escape's onboarding fee was 20X more than Air Concierge's, and several of the tasks that Escape promised to perform, like labeling light switches, were never done so I had to do it. Air Concierge charges 28% less per full cleaning and 90% less for a refresh, and provides vastly better service. Based on the Ring camera footage, the Escape cleaners spent roughly half the time that the Air Concierge cleaners do which explains why there wasn't a single visit to the property where I thought I was getting my monies worth from Escape's high cleaning fees (full or refresh). And I felt I was always being nickeled and dimed for Robert and Monique's "services", from Robert charging me his hourly fee to call the pool guy when the heater malfunctioned, to Monique charging me her fee for restocking, or $0.11 to print a piece of paper, all fees that I am not being charged by Air Concierge.

Top notch beautiful location with breath taking Mountain View's. Robert and Monique had everything organized upon our arrival, making the check in process seamless. The villa was very clean and well stocked, you could tell they were expecting our arrival as they left music playing and lighting, very cozy! We had no problems having guests for the birthday party as Monique cleared all of our guests with the gate beforehand. Robert was easy to get a hold of with any questions we had. We would highly recommend Trusted Property, Robert & Monique offer first class customer service all the way! They are honest, easy to work with and they truly treat their guests like family. We look forward to working with them on all our future vacation rentals!

I'd much rather support a small business than give my money to a big corporation. The customer service was definitely way better than dealing with a big company. We had one question when we got to the house and we had our own specific contact at Deja Blue who responded immediately. We also let them know that we had a baby and they made sure the house had a pack and play for us to use there. I would highly recommend this company and we will be booking through them again the next time we are in the Palm Springs area.

I first interviewed Josh Hayes as a potential property manager when the company I was using at the time, began to do nothing more but take calls from my tenants and then pass the problem onto me rather than handling it themselves, which is what I thought I was paying them for. I was very impressed with Josh when I interviewed him and hired him on the spot to take over management of the property, and it could not have been a better decision to make. He is very knowledgeable and competent about the rental real estate market and once a tenant was in place his wife Mai always did an outstanding job of addressing maintenance issues or tenant concerns while only reaching out to me when owner input was absolutely necessary which made the rental property ownership experience much better. They always found tenants for me quickly, and efficiently, in a very professional manner and who were responsible and who paid regularly. Never had a tenant miss a payment! I would highly recommend Hayes Realty for property management! When I decided to sell the property earlier this year, they stepped up to the plate and offered to list it for me, and it was a perfect, smooth, and worry free experience all the way through. I'm use to real estate transactions and escrows being a very stressful and uncertain time and they could not have been more professional and efficient in handling the transaction and getting it closed on time with very little fuss or stress.

As you are aware, the new elementary school opened its doors on August 24th, which has caused a large volume of both vehicle and foot traffic in, and around, our community. Of course we have had some issues with all of this; however, Michelle has been on top of each issue and has responded promptly, professionally, and effectively. I can't tell you how much we appreciate her hard work and dedication to our little community. I am sure she has bigger fish to fry out there, but always seems to make us feel like we are a high priority. It is a pleasure to work with such a professional. Her knowledge of Home Owner Association rules, regulations and laws is impeccable. The day to day management, financial monitoring and her ability in being an effective liaison between the board and homeowners is outstanding. She always comes with a resolution when a problem arises. With all the negativity in this world, especially in the property management arena, I felt it very important to tell you that Michelle Lopez brings our HOA positivity and an optimistic attitude each and every day. Additionally, you should also be proud of Monique Mancillas, who supports Michelle's agenda and continues to be the hero behind the scene.     If I could give zero stars, I would. This is hands down the most incompetent and unresponsive…read moremanagement company I've ever dealt with. I've been unable to access my own home for four days because of their total failure to respond to multiple emails, phone calls, and messages. The lack of communication is absolutely unacceptable and shows a complete disregard for residents' basic needs and safety. Melanie Millsap Harriman in particular has been unbearable to deal with--unhelpful, dismissive, and completely inaccessible when it matters most. There is no excuse for this level of negligence. If you're considering working with or relying on this company for anything, I strongly urge you to look elsewhere. Your time, money, and sanity are better spent with a management company that actually does its job.
