Do your homework before you hire Robert and Monique to manage your Short-Term Rental property. I would describe what I experienced with Escape Vacation Homes managing my STR property for 14-months with 4 words, over commit and under deliver. I was initially sold on Robert and Monique's concept of a small "boutique" property management company that cared more for your home than the big companies. Unfortunately, that is not what I experienced. I've now been with Air Concierge for 6 months (JUL-DEC 2023) and have a side-by-side comparison on the key points that matter for hiring a property manager to manage your STR. * Performance - at the end of the day it all comes down to numbers, and the numbers are objective. o Net Income was 270% higher with Air Concierge. (performance for a full 12-month period with Escape was 10% of Robert's original estimate) o Reviews - Air Concierge quickly got 5 5-star references for the property with great write-ups on the property and the experience. During that same period Escape produced zero references (Escape only produced 1 review over 14-months, and the comment only referred to a "smooth transaction", nothing about the property). * Reporting - Air Concierge's owner's dashboard is excellent. I can instantly see gross revenue and net payouts, profit margins, occupancy rates, unrealized revenue, etc. Everything that I need to financially manage my STR. With Escape getting this information was a manual process of compiling data from multiple reports that had inaccuracies and were missing data (like missing dates for invoice items (an IRS requirement)). When I'd ask for clarification, the responses were slow and curt (it took 18-days to get a response on the missing invoice item dates). * Service - Robert and Monique run Escape Vacation Homes with banker's hours. If you need service as a property owner outside of those hours, you'll get an email response stating that they'll respond within 2-days. In my experience, that rarely happened, as many of my inquiries were never responded to, or, if there were 3 questions in an email, they'd respond to 1 and ignore the others. With Air Concierge I have a team supporting me that has been impressively responsive to all of my asks. * Home care - With Escape there was always something that needed attention when I arrived at the property, like my grass being mostly dead (using Robert's preferred landscaper), or me being able to write my name in the dust on the counter after being charged a refresh service the day before. Once my Ring camera for the driveways went offline and I asked Robert to spend the 5-minutes that it would take to reset it. I returned to the property nearly 3 months later and had to reset it myself. If you think they'll be that set of eyes watching your property while you're out of state, they won't. The experience so far with Air Concierge has been outstanding service, and my home is immaculate when I visit. * Fees - Escape's onboarding fee was 20X more than Air Concierge's, and several of the tasks that Escape promised to perform, like labeling light switches, were never done so I had to do it. Air Concierge charges 28% less per full cleaning and 90% less for a refresh, and provides vastly better service. Based on the Ring camera footage, the Escape cleaners spent roughly half the time that the Air Concierge cleaners do which explains why there wasn't a single visit to the property where I thought I was getting my monies worth from Escape's high cleaning fees (full or refresh). And I felt I was always being nickeled and dimed for Robert and Monique's "services", from Robert charging me his hourly fee to call the pool guy when the heater malfunctioned, to Monique charging me her fee for restocking, or $0.11 to print a piece of paper, all fees that I am not being charged by Air Concierge. read more

My family and I stayed at a beautiful property in La Quinta's Legacy Villas and celebrated our son's birthday, it was an amazing experience. Top notch beautiful location with breath taking Mountain View's. Robert and Monique had everything organized upon our arrival, making the check in process seamless. The villa was very clean and well stocked, you could tell they were expecting our arrival as they left music playing and lighting, very cozy! We had no problems having guests for the birthday party as Monique cleared all of our guests with the gate beforehand. Robert was easy to get a hold of with any questions we had. We would highly recommend Trusted Property, Robert & Monique offer first class customer service all the way! They are honest, easy to work with and they truly treat their guests like family. (These people are scammers!) I stayed at the "Télu" La Quinta location and had one of the worst experiences with the hosts. Despite cleaning up after our weekend stay for over 3 hours and paying a $650 cleaning fee, the hosts charged us over $1300 for additional cleaning and "damage" to a grill item that was damaged previously to us arriving. This management company is the WORST. I stayed at the Villa de Cereza house in LaQuinta through VRBO for multiple months in 2020. This was a horrible experience and both Monique and Robert were extremely difficult to deal with, rude and completely incompetent. There were so many problems with the rental and they did nothing to help. They only tried to extract more money from me. Constantly. The homeowner was completely unresponsive. The experience was so bad, we left the rental and rented another home a few miles away and had an enjoyable stay with no issues. I never had any problems like this with anyone. At the end of our stay, the management group/homeowner stole our security deposit. No reasons given. No proof of any damage given (there was no damage whatsoever). These are horrible people and this home and management group should be avoided. I put up a bad review on VRBO about this property and they re-listed it under a new listing to remove my bad review. Be wary of this management group. Wanted to make sure they get the review they deserve. read more

Worst experience of our rental life. We rented through Escape Rentals for the property below for our Thanksgiving holiday. A renter and home owner has his property on Escape Rentals through VRBO by the name of "David Snyder" in the Santa Rosa Cove, La Quinta We had rented the property out for our Thanksgiving holiday - my family goes out every single year and we have mostly rented through AirBNB and we have NEVER had something like this happen before: Coach roaches, a broken oven and just overall dingy/old quarters (nothing like the photos). And then a week after our stay (yes, 7 days later), the property manager claimed we had "broken his oven door" and promptly sent a bill for a new oven (by the way, his oven is 18 years old - we checked the make and model lol!! WOW).. We couldn't even USE the oven, in fact, our Thanksgiving turkey and dinner was delayed THREE HOURS - yes three, no exaggeration, because the oven wouldn't cook the turkey - why? -because it was ALREADY BROKEN. I highly advise never renting through VRBO or at least from the owner below - I can tell they are going to keep doing this to renters until their home has been fully refurnished. We alerted VRBO and basically got a very casual response of "file a damage claim" which basically means, we can't help you and won't - their service fee was $600, and I have no clue what we even paid that for if they aren't willing to help their renters from property issues and getting swindled. One thing thing that I like about this company and there are plenty of things to like but one I like the most is the way they handle any and every situation. Robert who is my property manager handles everything so quickly and gets it done straight away. Anything and everything done taken care of instantly amazing customer service which I can depend on and actually I don't have to worry about anything as I know it's being well taken care of. I would have given ZERO stars but that's not an option. we rented a property from these thieves with a large group and were charged insane fees for normal use of the property. we tried communicating to come to a compromise but they completely ignored us. we were accused of many things, including stains on furniture that we found well worn upon arrival, fees for moving a vase and forgetting to put it back in place, fees for a few popcorn kernels on the outdoor area... we paid a big cleaning fee with the rental and that should have been covered. these crooks should be stopped. read more

One of the absolute worst weekend renting experiences I've ever had! After paying the outrageous $650+ cleaning fee to stay in this rental, these crooks decided not to actually clean the place but charged my friends and I even MORE money for replacing anything that was just out of date/they didn't want to clean.... Upon arriving to the Télu rental in La Quinta we noticed it had a completely broken oven (which we also later got charged another $400 for)... I highly recommend NOT giving your business to these clowns unless you want an additional $1,700 bill sent your way after your stay!!! Terrible!!! read more

I have had the privilege of working with Robert and Monique since they first got started in business. I own a home in LaQuinta and use them to manage every aspect of vacation rentals and ownership of a second home. It's rare to find people so dedicated to their craft and customer service. When I do have a chance to use the home I'm always blown away by the work they put in before we arrive. The home is always in better shape then we leave. We rented the Serenity in Indio through Monique. It was a family trip with my parents, sisters, husbands and kids (ages ranging from 1 to 62 years old). This property management group is a COMPLETE SCAM!! They make you purchase a $99 insurance package, and charged us (a family) with an $1800 bill at the end of our 5-night stay. We didn't break a single plate, glass or any item our entire stay and were practically blamed for taking the time and effort upon departure to strip the beds and place the bed sheets in piles in the laundry room. After we left, Monique put through an $800 insurance claim on our behalf and said that they would go easy on the remaining amount owning if "we cooperated." Monique told us that the previous guests were festival partiers, and that they were trying to restore the house to original state before our arrival. We even found drugs floating in the pool on day one. They obviously did not recoup the damage through the previous guests bc they accused us of staining a duvet cover ($715 charge), plus $300 for a broken chair that was already broken when we arrived, plus a list of other items. They even charged us an extra $100 cleaning fee for "little finger prints" on the French doors. Monique's emails when we asked for an explanation were completely rude and short. I would recommend staying FAR away from this property management group. Robert and Monique know exactly how to stronghold their clients, and use the insurance scheme to their advantage. We've rented many VRBO places, and have never come across such disgusting customer service. read more

Pros: They do a good job cleaning Cons: Maintenance costs are expensive and often not completed right the first time. Billing is super complicated. I was never sure what I was paying for. It was hard to find solutions to problems. All problems were our problems, not their's. It's hard to work with someone that doesn't want to improve. This husband and wife team is off to a good start and I wish them well in their endeavor. But our experience was less than stellar and I just want to be honest about that. read more

I think the most impressive part about my stay at their property was how they were able to charge $650.00 for a cleaning fee beforehand and then still pull off charging over a grand at the conclusion of our stay-claiming additional cleaning purposes. It's evident they studied the booking policies and found ways to sneak under the red tape, poke holes in the guidelines, and take advantage of people looking to experience a weekend in Palm Springs. They robbed us blind and then had the audacity to question our integrity and extort us with payment deadlines that would be met with additional payments if we didn't comply within an eight hour window. With many reputable booking companies in the area, I strongly suggest you take your business elsewhere.
