They will drag their feet, ignore your maintenance requests, act like you are bothering them. It seems to take at least 4-5 texts or emails to get 1 issue taken care of. So many broken items in the apartment when I took occupancy and White Robbins was very very very slow to set up repairs and always questioned if something was actually broken. I had just taken occupancy! It's been a very frustrating experience dealing with this company and my advise is -- if you can find another property management company, do!

After almost 3 weeks not hearing nothing from property manager Stacie, I had the gut feeling they wanted to keep my deposit. I called and spoke with the owner Tucker about my deposit. I receive a letter with bogus charges totaling my exact deposit miraculously. I asked for a copy of the inspection report and Stacie send it to me lying the owner were upset with the property condition. Mind you, the report listed the property has been in good condition. Yet I was charged $400 for carpet cleaning, 300 for imaginable countertop repair and lights in the bathroom.. seems they will do whatever it takes to keep your security deposit. Beware

Our awesome neighbors let us know that realtors left our back door open (not just unlocked, but swinging open) THREE times over the course of several weeks. Anyone could have walked right in and started living there. These are licensed realtors who have no regard for other people's belongings. Every time we brought it up, it was basically brushed off. Then things took a turn for the worse (if you can believe that), I was notified that I had a huge water bill of almost $250. I contacted Veolia who verified that a faucet (or larger supply line) was turned on exactly during a showing time, then secured 4 days later during the next showing time. For 4 days, a realtor left my faucet running and used over 25,000 gallons of water for which I am responsible for paying. To make matters worse, Patterson Schwartz verified the times with the showings but said "we don't manage the property" and "we don't oversee the condition of the property between showings or monitor it for maintenance issues." So, they let their realtors do whatever they want with your property, and they aren't responsible for it. What makes me upset the most is that they verified the times and dates, knew that a realtor did this, and still could not offer a simple apology for the inconvenience. The email that I received looked like it was written by a lawyer to not assume fault. The lack of professionalism, accountability, responsibility, and truthfulness is what you should expect from this company. We live in a capitalistic society and this company adheres to those negative values. Please heed this warning and use another agency.

You can send text messages and emails, but the agent doesn't respond when you see the agent and ask them. Do you have the answers to my email or my text oh I haven't even looked. Let's read it together now. And then when you come upon a lie from an agent, you lose all trust and that's what happened. I was lied to about my contract expiration. Instead of admitting accountability all issues are put back on the client and I know for a fact because I heard when a bad review came in. It was explained to the broker in a different manner, and I'm sure my situation was explained in a different manner too, I would not use this company again. I have not heard of them and I really didn't know my agent was with them until I came to Delaware. If you want to get the best deal based on the place that you look at I would not go with Patterson Schwartz because there were no negotiations.

I am an out of state cash buyer and was considering a full price offer the night before the open house . Suddenly my realtor forwarded to me the announcement she and every other realtor who represented clients interested in the property got, directly from Craig Schwartz , that the property had multiple offers, the open house was canceled, and that the house was going to go to the highest offer, due on his desk by noon today . That is when it became clear to me that this had been the plan from the very beginning . Offer the property initially way under market value to generate a lot of interest , offer photos of individual flower buds that may or may not be reality, frustrate people by changing the Status back and forth, all in order to generate a frenzy , and to force people into a bidding war with a deadline ! Am blown away by this devious, manipulative, and what I personally consider to be an unethical sales plan, and while P&S and the owners are likely laughing their ___es off, I 'll not consider throwing any commission money to them as a buyer or a future seller.
