Vantage Property Management - One of our rental property remodeled by Chris

    Vantage Property Management

My Partner and I had such a great experience working with Astrid throughout the rental process…read more From the very beginning, she was incredibly kind, patient, and responsive. She took the time to answer every question we had and made what can often be a stressful process feel so much easier. What stood out to us the most was her dedication. Even while she was on vacation, she continued to communicate with us and made sure we had the information we needed. That level of care and commitment is rare and truly meant a lot to us. We always felt supported, informed, and valued every step of the way. If you're looking for a property management company that genuinely cares about its clients, I highly recommend them, especially if you have the opportunity to work with Astrid. Thank you for making our experience such a positive one!

I am posting this to clarify my experience regarding our rental and my interactions with Chris…read moreHelmich after my previous review was removed. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

Even…read morethough I am confident that my property is beautiful and great, it takes serious work to place a new renter in a short period of just one week. I have experienced everything that Skybridge promises on its site: inclusive participation, owner/tenant bonding, fast and competent solutions, and catering to owners investment goals. All communication was handled by Gemma, who is incredibly kind, polite and professional. Their listing for rent generated vigorous interest. My property was shown during one day to selected few most qualified candidates resulting in applications for lease conveniently submitted on the same date. After proper screening, I was able to select my new renters while still preparing the property for move-in. In the end, I am a happy owner with the happy new tenants, and the old tenants are happy as well as they moved to their own new house. Whole process took one week (7 days). Thank you, Skybridge! This is my fourth year under Skybridge property management. I highly recommend Skybridge Property management to any property owners. Great success!

We had a very disappointing experience with the property management - Gemma - regarding a lease…read moretransition request. We submitted a request through property management regarding an early lease termination and were initially told they were waiting on the owner's response. However, we later learned that the owner was not aware of our request at that time. After we contacted the owner directly, the owner immediately followed up with property management upon learning about the situation. When we followed up again later, the owner informed us that he had already responded to Gemma 2 weeks ago and believed we had been updated. However, there had been zero communication provided to us throughout the entire process. Overall, there was a complete breakdown in communication between property management, the owner, and the tenant, which resulted in unnecessary confusion and delay. A simple timely update would have prevented this entire situation. As of today, we still HAVE NOT received any update.

I've lived here for over 20 years and I've been quite satisfied…read more I admit, when they changed up the security guards and replaced all of them with Nordic security I was really upset and saddened because I had grown close to some of the guards. They were all very friendly and efficient at their jobs and it was heartbreaking to see them go. Plus, since they changed the guards all at once, traffic at the front gate was HORRIBLE because they were still getting used to the computer systems. After a couple of months however, Nordic security got their act together and I'm happy with their services now as well. I like how they respond to calls promptly if you suspect something shady is going on around your house. I also appreciate it when the guards go out of their way to smile and get to know the residents' faces so that they can be familiar with who lives there and who are frequent visitors. Yes, this place does have certain "rules" or "standards" that require the residents to keep up with. But this is a high class residency so if you want to live in a place with less regulations whether it be regarding the aesthetics of the community or just safety policies in general, then just live somewhere else. I do not live here anymore but I do visit from time to time since my parents live here and I like driving by all of the houses and admiring the scenery. I would bike around the many hills here for a good workout and also take my dog walking around this area when I had time. Oh but please BEWARE of coyotes! I've seen some a couple of times in the past, especially at night. There are also no street lights so if you do decide to walk during night time, which I highly advise against, be safe and use a flashlight because it can get super dark. The clubhouse is nice although it isn't very big. They also have about 4-5 tennis courts and a horse trail. However, I really think their pool needs a renovation soon or they should at least replace the pool side chairs. But then again, I haven't seen their pool in a while so I'm not sure if they did renovate it already. WARNING!! The security guards here take driving the speed limit very seriously. It is a residential area people, slow down and be respectful. Since it is a gated community, a lot of residents sometimes forget to close their gates and I have encountered about 3 different dogs in the middle of the street while driving out before. Thankfully since I drive slowly I can always spot them and return them to their owner. But especially if you're a guest, please drive the speed limit because not only do they charge you for a ticket, but they also charge half of that fee to whoever you are visiting. ALTHOUGH! I did get a speeding ticket back in the day, and I filed for an appeal. The board was more than kind to me and they appreciated my honesty and sincerity and waived my ticket since it was my first time. The people working here are reasonable and helpful as long as you know how to speak to them in a respectful manner. Bottom line: I feel safe when I am here and I'm more than happy with the service provided and the overall neighborhood.

We went thru several terrible management companies until we went to Lordon, and realized what a real property management company should be. They are outstanding in every way, at a very competitive rate. If your community or HOA is even thinking about changing your property management company, which you should because they are all horrible, except Lordon, you should call them now. You will NOT be sorry and wished you did it a long time ago.

We worked with the owners downstairs quickly to resolve the issue and even worked with F&M plumbing who are contracted with the HOA, but the bill was sent to the downstairs unit since they were the ones who called F&M for repair, resulting in Lordon hounding their unit to pay the bill. Between us and downstairs though, we agreed to cover the costs as it was our pipes that were leaking. So, contacted the HOA and F&M plumbing about this and asked for an itemized bill to be sent to our unit/address for us to pay, but they made a huge deal about it in the email correspondence stating we'd need a hearing to determine who was responsible for the damages, which made no sense because we'd already agreed to pay! Eventually we were able to pay the bill through the plumbing company itself. However Lordon sent us MULTIPLE notices eventually including late fees saying the bill had not been paid and that we could discuss through a hearing. Absurd. We forwarded Faith the paid our invoice from F&M and to drop the late fee and that a hearing was not needed BECAUSE WE ALREADY PAID THE BALANCE. Now, two months later, we get ANOTHER letter from Lordon stating that the board had voted on the issue of our unit leaking into the unit downstairs and that the balance would be added to our association account which does not make any sense because we already paid the plumbing company with all the paid invoices and email correspondence with the association. Lordon managed to make an issue we'd already resolved with the owners downstairs into an absolute nightmare and are demanding we pay twice, once to F&M and again to them? This is straight up robbery and incompetence of Faith and Lordon who are just trying to collect to further line their pockets.

They've always made themselves available to discuss all our home ownership dreams. Someone was always available answer all of our questions and process through options with patience and kindness even before we were preapproved. So when it was time for my family to upgrade our home we knew exactly who we were going to go to. Our case was multi-layered because we wanted to find our new home, but we also had to sell our existing home at the same time. The whole team was amazing from start to finish. From discussing our gameplan, figuring out timelines, listing our home, scheduling private tours, getting preapproved, putting offers in, shopping for loans, and requesting multiple worksheets - their expertise and professionalism was unmatched. (Special mention to Darwin and Marlyne for always making themselves available to answer all our questions and address every concern. And also, to Eileen for her promptness with all the documents). Even when we were hesitant or got worried about the finances, they never pressured us to rush into any decision. We always felt supported and encouraged. My family have been very blessed and fortunate to have successfully close two escrows in the span of 7 days! This is the third transaction that the McLeod team has helped us with. We are very grateful for Mia and everyone on the McCleod team. We are clients for life. But to be honest, at this point we don't just consider them our realtors, they're family now. We highly recommend everyone go to them for all your home ownership needs.
