It's challenging to find enough superlatives to use when describing the excellent service we got in working with Dianne and Anna. I absolutely can't think of any reason that a potential home buyer or refinance would go anywhere else! In the past year, Dianne has been fantastic to work with 200% of the time! The first 100% was when we initially purchased a home in June of 2011. She helped us through all of the complications of the loan process, found us the best rate available, and made the process practically painless (except for the writers cramp from signing all those documents!). Dianne parachuted in at the 11th hour (referred by our real estate agent) and helped save our transaction when our previous lender failed to come through with the product we wanted (a 30-year fixed). She and her team worked over the weekend to get our paperwork together to put our best foot forward in getting our loan application approved and funded. She even helped us work through a tricky scenario regarding our downpayment. We had a 28-day escrow, and she got our loan approved and funded in less time than that since she came into the picture a few days into escrow. While it was a somewhat stressful situation mainly due to the tight timing and our quirky downpayment scenario, we could not be more pleased with the results that Dianne got us--a 30-year fixed at an unbelievable rate. You need Dianne Crosby at Guaranteed Rate when you get a mortgage or refi. I contacted her so I could get a refi during the tumultuous Covid-19 period. There was so much confusion around how to process refi's during a lock down and the rates were jumping around. I set up my application on her site and she contacted me directly. I didn't have to watch or worry about the rates because she did all that for me and she got me a really, really good rate. From there, the process was smooth and easy and her team led me through the final steps and kept me informed. I'm so glad I used Dianne! read more

We had a chance of working with Dianne Crosby for our mortgage application. Our problems started right at the beginning whilst getting a pre-approval for a jumbo loan. Her bank would not finance us because we are non-US citizens and hence she reached out to other lenders. She does not seem to communicate with her team. One of her team members informed us that we will have our underwritten pre-approval in 2-3 days while she mentioned that it will take a month, this when she is cc'ed on all the emails. She copies a wrong realtor on our email trail and when we confronted her back she turns the table around on us saying that we shouldn't send our documents to the realtor. I know we should be more careful while replying all, but instead of apologizing she turned the blame on us. This can be particularly harmful as the property market is really hot and the other realtor might also be writing up an offer on the same property. She thought that we don't have enough US Credit history; I was shocked to hear that considering both my wife and I have really good score for 10 years and 5 years respectively. How much more history do we need? She then goes ahead and submits our file for underwriting and used a "placeholder" address for a mortgage application to the lender for a pre-approval. We didn't realize the implication of this until much later! Now we had a pending mortgage application for that property. Thankfully, she helped us sort this out with the lender because of the intervention from our realtor who recommended her to us. Oh, she was having a real hard time getting us a mortgage, but a simple phone call to customer service of a major bank and working with another loan officer for a different major bank was extremely smooth sailing in comparison. We ended up going with the alternate lender because of the extremely unprofessional behavior and attitude of Dianne and of course also because she couldn't get us a 30 year fixed and was able to get us only 5/1ARM, while the other lenders had no problems. Also, the lender who she claimed that does not offer 30 year fixed to non-US citizens for a jumbo loan has a public document on their website stating exactly the opposite. In general, I agree with the bad reviews. She is pushy, doesn't take time to explain the process, arrogant and at times condescending! I would stay away from Dianne if your file is even slightly complicated. read more

I am giving Dianne a generous 2 stars, because she was generous, helpful and informative at the beginning. This went south quickly. She seemed to struggle with my application because my situation is complex and not cookie cutter. I didn't feel like she was out for my best interest as she didn't have creative solutions for how I could finance my home purchase given my limitations. She responded antagonistically when I mentioned that I would need to consult or pursue other lenders given that she was not able to qualify me for very silly errors on my paystubs. When I mentioned "other lenders" she dropped me, archived my application and refused to transfer it to another loan officer at Guaranteed rate. I found this be petty and rude. Overall she was not very creative, slow to respond and a bit pushy. She might be well suited for people with high incomes and stable salaries, but for more complex situations (such as is common for immigrants and BIPOC people like me), I would not recommend her. I qualified with four other lenders who were much more forgiving, compassionate and didn't require nearly as much paperwork. read more

Beware! Some of Dianne's reviews here are fake. Dianne is quite unprofessional and also abrasive when you ask her questions she doesn't like. She intentionally delays sharing the mandatory loan disclosures and her fees with you so that by the time you have the information it's very difficult to go with another broker. I would advise you to shop around because her rates are higher than normal which ends up increasing your monthly payment significantly. read more
