The first red flag should have been when they ran credit without giving me a heads up. I was willing to let that go. Disclosures were sent to me twice which I signed. All of a sudden in the middle of the process without any notice there was a slight delay in their communication. I was then told that they were in the middle of changing companies and that's the reason why. When I asked about the changing of companies and why I wasn't notified of this I was told it wasn't going to impact me at all and in fact it was going to be a better process and refi. It was even going to save money. I was told a 3rd set of disclosures weee going to be sent, which never came. Day after day and week after week at this point I was told there would be an appraiser contacting me. Each time this did not come to fruition. Days and days went on and it seemed somewhat strange that the once communicative Charles was now MIA. Eventually I reached him and he told me he was also going to reach out the same day, what a coincidence. At that point he told me that the old and the new company were both now having separate issues. One was with the fha and the property and the other with DTI. I provided what I was told would be very helpful for the type of loan issue and that I would hear back by noon the next day. The first company also ran credit and apparently didn't calculate correctly. So that was another mistake....Guess what, not only did I not hear back the next day, but 4 days later I still had not heard back. I reached out to Vincent with no response. Charles later texted back saying he was sick and that he was sorry but they couldn't meet the required timeframe and that they were doing their best. I let him know this was not how to handle this type of situation thru text and he said he would probably feel better and would contact me the following day which again he did not. At this point I reached out to the supposed new company and I'm waiting to hear back from them. Something is fishy and I will be reporting them to the BBB. I tried multiple times to resolve with them directly and they stopped responding. Maybe Vincent is sick too. Never had an issue such as this in my life. Btw: Lione Capital website is mysteriously not working. Apparently they are between companies, so I was told, and they are now also working with West Capital Lending. Calls left with them were not returned. My property management company told be to beware of them after he talked to them and he was right! Do not work with or trust these brothers. Early in the process, I was given the clear impression my rate would fall in a certain range. When the actual disclosures arrived near closing, the zero-point rate was substantially higher, nearly a full point above what I'd understood, and the version I received had thousands of dollars in discount points built in that were never discussed with me. When I raised the discrepancy, I was told it was "the market" and given explanations about what online rate averages "really mean." None of that held up when I checked published data myself. To be fair, the file was handled competently and closed on schedule. But I had to push, repeatedly, before I was shown the full range of rate, point, and credit combinations available to me. My advice to anyone shopping here or anywhere: 1. On day one, ask for the full rate sheet in writing: every rate paired with its exact points or lender credit. Not a verbal quote. Email or PDF. 2. Any time someone quotes a rate, ask if it includes points, and how many, and get the answer in writing. 3.Take that written sheet and shop it with at least two other lenders or brokers. If someone won't put pricing on paper, that tells you everything. 4. Never sign a fee disclosure with points you didn't explicitly agree to. You can decline and restructure at the zero-point rate. I did, and it saved me thousands in cash at closing. Good ratings don't mean you can skip the paper trail. Get everything in writing.

I worked with Valley West Mortgage on my home purchase last September. I found them after comparing…read morerates with a couple other lenders, and Kevin with Valley West agreed to match the best rate with an additional lender credit that ultimately made their offer the best one. Initially, everything in the process went fairly smoothly. However, that all changed about 1 week before closing. First, that lender credit that was agreed upon? That was mysteriously gone from the final closing disclosures. After confronting Kevin about it, he said I lied about the offers I had compared (which makes no sense as I directly showed him the actual loan disclosure documents from the other mortgage lenders) and refused to honor the previously agreed upon lender credit despite the obvious evidence I had in writing. When I asked him if he was willing to blow up the deal over this, he simply replied "yup." After contacting other lenders to try to get away from supporting Valley West after this poor business practice, I realized I would be stuck continuing with Valley West if I wanted to close on my house anywhere near the initially discussed closing date. That leads me to the next issue: the closing date. 3 days before closing, I received some communication from Valley West that led me to believe there were some documents being processed that would take until the following week to be finished, which hold up the closing. Based on this, I contacted Celeste (who was working with me on procuring said documents) and found out that they somehow had my closing date in their system as 8 DAYS LATER than the actual closing date. They never asked or communicated this date to me at any point before. To this day, I have no idea how they arrived at that date, as my closing date had already been set well before I had initially contacted their office. Regardless, this flub resulted in me having to contact my home insurance to change the move-in date to the correct one (which Valley West had changed with them without my knowledge or consent), and to contact the title company who informed me they were working closely on getting Valley West to clean up a number of errors in the documents including having entirely too much property tax taken out. All of this sounds like a 1-star review, right? Well ultimately, Valley West was able to crank it out and meet the original closing date successfully so I felt 2-stars was appropriate based on that. But would I ever recommend using them to anyone else as a mortgage lender? Not in a million years.
