Natalie is extremely responsive to issues…read more(maintenance, neighbors abusing the property, terms of lease etc.) and is sincerely interested in taking care of problems at the properties that Helix manages. This is beneficial for tenants and I am sure it is quite beneficial for property owners as well. She is fair and deals with people as individuals yet does not put up with BS. The one downside is that Helix now only has a presence in Fort Collins, but they have a full-time maintenance expert that is quick to respond to all properties including those in Boulder so that should generally not be a problem. When we first signed on to Helix, it was very hard to get ahold of property management and our issues were not satisfactorily resolved despite many attempts to do so, and I would not have provided a good review before the change in management. But at this point I would recommend Helix.

Please note, this is the same rental business with reviews in Boulder that has now started operating in Fort Collins. The apartment building I was living in was sold to Helix just after I had renewed my lease with the original owners. By law, Helix was required to operate within the terms of the effective lease [read: lease signed with previous owners] until that contract was up. They did not abide by the effective lease, even when I brought to their attention what was stated in my lease: 1) They pressured me to respond to them 6 months in advance of the end date of my lease as to whether I would stay or renew, with only 9 days' notice to make a decision, otherwise my rent would go up substantially. They stated that they were "only" raising the flat-rate utility fee by $25/mo (42%). My lease stated that I only needed to notify the landlord 90 days prior to the end of the term as to my intention to renew or move out. I requested to see a copy of their proposed lease, which was approximately 24 pages long and extremely poorly written. There appeared to be numerous loopholes that could protect the landlord and screw the tenant. 2) My lease and Colorado law states that security deposit shall be returned within 60 days of the termination of the lease. Helix did not return my security deposit until after 60 days. 3) Helix deducted charges from my security deposit that, per my lease, the tenant would not be responsible for. They charged me for a lock change and carpet cleaning. My lease did not state that tenant would be responsible for lock changing fees. Carpet cleaning was only supposed to be charged to the tenant if cleaning was neglected or there was damage beyond normal wear and tear. Per the previous owners, the carpet in my unit was installed in 2008. I noted on my move-in sheet that there were pre-existing bleach stains on the carpet. Helix charged me 3 hours of cleaning, even though the apartment was meticulously cleaned and in move-in-ready condition. I took 58 photos and 1 video to document the state of the apartment upon move-out. When I contacted Helix regarding the charges I was disputing, with photos attached, they would not provide me further information regarding cleaning details, etc. They refused to even address my claim that I should not be responsible for a lock change and carpet cleaning. I contacted Helix via email and certified mail. Chaundra replied to my email, however no one bothered to pick up my letter from the PO box and the post office returned it to me. It was the correct PO box because Helix cashed a check I sent to the same box just one week prior. I feel incredibly insulted by the way that they have conducted business with me. They have absolutely no sense of customer service and appear to be purely interested in making money. Unfortunately, I inherited them as landlords; I NEVER would have chosen to rent with them. Do not recommend. (See attached photos for state of my apartment on move-out that they charged me 3 hours of cleaning for)

    TOXIC MOLD HOUSE - Do not rent at 315 10th St. Windsor…read more These properties are contaminated by mold. These homes are considered uninhabitable under the law. The owner Silver hammer properties as well as PFP(who took over lease after we withheld rent from landlord due to habitability and lack to properly address our health and safety concerns, or fix the problem), both failed to have professionals properly mitigate the mold. When we were notified PFP took over lease, it was apparent that the owner was more concerned about past due rent than the actual habitability issues. I was dismissed, talked over and yelled at, taken advantage of and above all disrespected. The lack of professionalism is appauling. We were sick the entire time we lived in the back house. When it started growing out of the walls, we started putting the pieces together. My husband has a profound allergy to what was found in our home. We had the air tested. We have pictures showing mold growing essentialy everywhere. We lost nearly everything we own due to mold contamination as we had to put our health and safety first. We were removed from our home, but only after I had to send the warranty of habitability letter to PFP. We were placed in a slum hotel with our two dogs for two weeks. Then I personally met with several of the contractors due to PFP miscommunication. We were more or less pushed into the lease we have now with them. We moved in with nearly nothing since everything was contaminated. We ultimately abandoned everything due to a poorly handled situation. I refused to sign both of the settlement agreement and mutual release agreements they sent to us. As a non disclosure was included... Needless to say trust nothing they say and keep record of everything. PFP is the worst property management company I have ever dealt with I do not recommend. It is far from a Christian business. PFP response to my post on social media. It has come to our attention that there are posts on social medial that are slanderous, defaming, and harassment, I am going to ask that they are removed and if they are not we will be pursuing legal action. Also since we are the worst company ever and you wish to slander us. Please let us know if you would like to end your lease and move out of the property you are currently in. Thank you.     I rent from Evergreen and believe that they have great customer service. They handle my maintenance…read morerequests promptly and are always polite over the phone. The only reason they do not get 5 stars, is because their prices are pretty steep, especially for their studio apartments. For 270 sq. ft. I pay a little over $1200, including a pet fee of $50 a month for two cats. Gas water and trash are separate but at a fixed monthly rate, which is nice, but it's still an extra charge. The condition of the apartments aren't terrible, but at least in my case, there are some things missing that would be nice, like weatherproofing seal around the door, or a fan in the bathroom or above the stove. There is also a gap in the wall of my apartment, which you can actually see outside through. Overall, not a bad place to rent from, considering most of Fort Collins has pretty steep prices unless you are renting a private room in a shared space.

    From the start this company was a mess to deal with. When we had the scheduled viewing there were…read moremore people also scheduled to view with us. The person showing the home was obviously kept out of the loop and was confused as to why there were 4 people getting shown this home. The lady then stated that the home may already be under contract and that the management company was just waiting for their deposit to finalize the contract. Come to find out WE were the people the company was waiting for to submit their deposit. Both the person showing the house nor us were aware of this, she had to call the company to figure out what the heck was going on. From this point forward we were told we would have 1 point of contact. That was a lie. We would get emails/calls/text from about 5 different people within this company and none of them seemed to be communicating with one another or seemed to know what was going on. This was just the start of the disorganized mess this company is. Fast forward, From week 3 to month 3 of living on the property we had been getting harassed by email about the "state" of the yard maintenance. We had been getting old pictures sent to us that did not reflect the current state of the yard. We kept being told that the HOA is going to fine us for the "improper" upkeep of the yard maintenance. Note, when we moved in, the yard was mostly dead and FULL of weeds and unwanted grasses. We even had a neighbor come over and tell us the yard hadn't looked this good in months! Yet we are getting berated via email about the state of our yard which we weren't even responsible for in the first place!! We put so much time and money into making it look nice again just to get weekly emails about the state of it. The emails finally stopped once I invited the management company to tour our yard themselves so they can see the current state of it. Months 4-6 we have had a few minor maintenance issues. The first one was addressed well and readily. The 2nd and 3rd were requests for the SAME thing. The 3rd time they finally sent over a "handy man" who was completely incompetent and left the house more broken the fixed. Said handy man was an hour and forty minutes late. He left after an hour of doing god knows what to go to ace hardware (5minutes away) to come back 45 minutes later with nothing. He then stood on our toilet seat to "fix" the bathroom fan only to break the toilet seat and not fix then fan. He then told us the management company wanted a picture of the fan from the attic so he goes to his car and pulls out a 3ft ladder (which he should have used earlier to fix the fan and not stand on the toilet seat) only to not reach the attic with the ladder. He left insulation all over the floor and then left. We had 2 kids and 3 animals in the house. Insulation is HAZARDOUS!! The man spent 4 HOURS in our home doing nothing. We reached out to the company about this and you know what they did? They CLOSED the maintenance request!!! During this time, we have also been reaching out to them (3 separate occasions via 3 different methods) to tell them we have not been getting billed for our water. We FINALLY get a response back 6 months AFTER we start living in this house. The COMPLETE LACK OF PROFESSIONALISM is appalling. We get a passive aggressive response with "it would have been nice if you'd let us know sooner" WE HAVE BEEN TRYING TO REACH OUT ABOUT THIS!!! I stated on my email that we HAD emailed, called AND texted about this issue for MONTHS now with no reply. We also mentioned it to the people that came in to do our quarterly evaluations! So now, we are faced with paying back 6 months of our water bill. Not JUST that but coincidentally the water meter has not been "reading" at all for the 6 months we have lived here so now we also have to back pay whatever water usage has not been charged for in those 6 months. I honestly feel so bad for the owners that hired this company. They are incredibly dishonest, unprofessional and disorganized. I now understand why they can't keep tenants in this home.

    This company is a bloated bureaucracy. If their name is on a house you're thinking of renting,…read morethink twice. I gave them 2 stars - 5 for the rental agent, Penny, who is good. Everyone else? Not so much. As soon as I made an offer I started getting a barrage of 3-screen-long texts of what I need to do next and some of it was stuff that could be put off till later. I had to keep scrolling way back to figure out was was "actually" next. It takes hours to get answers to simple questions. This is the kind of stuff that should be in an organized email checklist, not text messages. I'm not a 13 year old. They like telling you that they'll "turn it over to their team," then you wait for hours for their "team" to get around to it. And the work is often sloppy or incomplete. For example, in their utility setup webpage, which they brag "simplifies" things, they abbreviated the address so that it could one of two houses in the neighborhood. I told them this and they, "turned it over to their team" to fix. I'm still waiting. Of course you can't contact any of these people directly to tell them that you're on a short fuse and need to get this resolved. The temptation to burn my deposit and get different house is becoming greater with every passing day.

    I have read ALL of these reviews. I concur…read more Erin is an excellent property manager. She is courteous, knowledgeable, personable, and more importantly, very efficient, responsive and timely. The issue for me is with the language in the lease which I did sign but did not read closely enough Do not expect to get the majority of your deposit back. The vendors chosen are not honest, they are price gauging. The language states you are responsible for cleaning costs, carpet cleaning at their choice, yard cleanup, patch / paint with color matched paint that you must acquire and of course any other damage. I have rented from many people over the years: personal owners, management companies and complexes. I have NEVER experienced this. I am meticulous. Clean. I'm professional and treat property with respect. Having to give 90-120 day notice ? NEVER Having to pay upwards of $800 for carpet cleaning ? NEVER Having a move out cleaning fee of $988 for a 1792 htd sq ft house ? EXHORBITANT Having to pay for yardwork AFTER I mowed, trimmed etc. ? NEVER There is very LITTLE leeway for normal use "wear and tear". They pay for 1/2 hour of cleaning per room. The rest YOU will pay. I rented 2 of their personal homes over 4 years. Unfortunately I was into the 2nd lease before I received the final bill and was AGHAST at the language and the charges incurred. THIS TIME I even took pictures. It didn't matter how hard I worked - they deducted $1500 from my $2200 initial security deposit. As has been noted in other reviews, with arrogance and pomposity, the other manager responded that he would not be giving any additional refund and again included "circled" language from the lease. Note: this company is not BBB accredited. Alas. I'm done. And thrilled to be out from under the Overlord. Lesson learned. Now I'm moving on. Protecting my peace. Trusting in Karma. And sharing my experience as others make informed decisions.

They have an absolute mandate to seek additional fees every which way they can. It is clear this Management Company has a clear agenda on additional fee revenue and they will ding you for things without notice. THEN their payment portal will NOT allow you to pay your rent unless you pay the fines, which I believe is a violation of renters rights/law. Save yourself some sanity and and extra grand or two in fees they will assess non stop and seek a normal management company!

    Out of town renters beware! This company states that they process applications "first come first…read moreserve", only after a showing take place. Not only that, but as someone else mentioned, they schedule the showings in groups! I had a friend view this home for me while I was on the phone, and as soon as the viewing was over I immediately emailed my completed application per the property managers request. I then called the office to provide my earnest money over the phone per their instructions, as this was the first showing and I knew there was no way someone else could return the application to them faster then I could email it. What happened? They said someone brought in a completed application to the office before they received mine, and so I was second in line. When I pointed out the unlikelihood that someone could physically bring a completed application faster than I sent my email, the office manager agreed they received the email first, but then the application had to be "printed out and in their office first". W.T.F. How the hell is that supposed to work? It was a huge waste of my and my friend's time. If you are renting from out of state, do yourself a favor and go with one of the other property management companies that don't make you jump through hoops just to apply.
