Discover Properties has a long, long way to go before I could ever begin to fathom recommending them to anyone I know or love. I have been a renter under Discover for nearly six years at this point. During my six years I have had my fair share of shady business practices as well as continual back and forth with the office. From my perspective, Discover cares about themselves and their owners. If you are tenant you will be a rather low priority to discover. The reason I am giving a two star review, rather and a one, is because if you are ambitious and tenacious enough small progress can be made. However, that progress will come at a cost. You will be gaslit and often made to feel like an inconvenience for asking for any changes or help. Discover properties will almost always hire a subcontractor to perform maintenance or repairs. When you advise discover that the quality of the contractors hired is subpar at best they will argue with you, or ignore you altogether. Two examples I have are 1) When I needed bathroom repairs due to water damage, and having a rather not so great sink/bathtub surrounding. I asked to have these things replaced/repaired. Discover reached out to the owner for approval and hired a team to come perform the maintenance. However, the guy doing the bathroom work used extremely foul and vulgar language and griped and complained about his work the entire time. I work from home for a call center. His extremely loud cussing and griping could easily be heard by the professionals I was trying to assist. When I advised discover of what was happening they did not rectify the situation or even stop doing business with this contractor. And 2) I asked to have a gas line connected to a new appliance. The landlord approved my request and discover sent out an unqualified 'plumber' to do the project. When I noticed a really bad gas leak they sent the same guy over five more times to attempt to fix it despite me and the gas company asking for a licensed professional. I went nearly a week without access to hot water, heat, and the ability to cook! Each time I asked for help it was made to seem as if I should be more appreciative that they were trying to help me and that I was the bad guy for wanting/requesting the appliance be connected to the gas line in the first place - rather than anyone accepting that the original contractor was not competent in gas line work and should not have been doing it in first place being he was not licensed. The tl;dr here is that if you are considering discover properties. Know it comes at a cost as discover will drag their feet, not hire quality professionals, and make you feel like you are the crazy one. read more

I'd recommend them to anyone because everyone on the team - from the owner and his wife, to the office lady, to the service guys - has been very professional and met my needs. They are super dependable, even after hours, and have gotten back to me quickly whenever I have an issue. They were also quick to get back with me when renegotiating my lease with the owner of the home and I ended up with a monthly rent less than I was expecting! read more

Very unprofessional office staff !! I tried to set up a tour to view one of there properties and had a scheduled appoinment that was made a week in advance. I was told one hour before the meeting that the agent no longer wanted to fufill my original appointment time. When I called the office staff to rectify this problem I was assured that it would be handled, only for them to ignore my calls and not contact me back. The pictures on their properties are not a true depiction of what the property actually looks like. The lanscaping around their properties are unkempt and and there was trash all over the yard. Even though I have not lived in any of their properties, based on my experience , all of the bad reviews dealing with poor management are very much true! Do not rent from these a**holes. When I first got this place, I thought I was getting a deal. $750 for a decent sized home, yard, garage. After moving in I realized the ceiling and floors were super uneven, the paint job was horrible, paint was speckled on the kitchen floor, cracks everywhere. If you ever want to contact them, don't bother. They won't ever email you back and you have to call at a certain time to hopefully talk to someone. Don't bother leaving a voicemail. Their hours are like 9AM-4PM but you'd think it's only 1:30PM-2:30PM. If you're considering leasing, really really look over the lease because it's questionable. Currently, I'm in a crisis situation. Filed a Protective Order against the ex/man living with me. Also had no income but was willing to work it out with Discover. Explained my situation and asked for 4 weeks to get the rent. Sent them the Protective Order along with the contact info to speak with my advocate. Was told "I'll talk to the owner. I'll look at it." Never heard back. Then, it was "How it will work is I will have to re check your credit and income and see who's eligible to keep the home." Now, I guess I'm facing eviction in a few days. This is illegal by the way. I will be homeless. Again, don't rent from these a**holes. It may seem cheap, but if you read the fine print there's a whole lot of fees on that lease. I'd give them zero stars if I could. Both Jeff and his business partner, Rob Attinger, are incredibly responsive to their clients. I have a friend who lives in one of their property's and cannot seem to get them to fix the most basic need in the winter is the heat. The property looks nice and well kept inside and out, but cold on the inside. I see all the nice reviews that other people have given them, maybe this situation just might be that one bad one in the mix of a lot of good one, but it is still one bad problem. The property manager that was there a year ago this time was wonderful, but I'm not sure what happened to her. Terrible company to work with. I rented a property through Discovery, they were acting as the leasing and property management for a couple who had purchased a condo as a rental property but wanted to off load the responsibilities. When I first viewed the property with Tim who I believe is the owner there were a few contractors there and they were preparing the condo to be rented. It wasn't done but, I saw the potential and was told of all the improvements that were being made, not much had to be done anyways. I decided to rent with them and put down my deposit which was equal to one month's rent. Then it came time to move in. He had me meet me at their office instead of the property to sign the lease. The property was all of a five minute drive from the office. After signing the lease and paying rent for the first month I received my keys and promptly went to the property to see the finished project. Walked up to the front door, the place where a deadbolt had existed was now just a brass plate on the door. I'm no burglar but I wanted to test the security of the one lock on the door handle, I was in my place in less than ten seconds using a credit card, no security. Then I noticed despite the condo being beautify painted when I first visited it and told Tim how much I loved the paint job and it contributed to me wanting the place, they went ahead and covered it all with a cheap whitewash paint job. I later found out he told the actual owners of the property I didn't like the paint and charged them almost $1800 to paint a two bedroom one bathroom condo in white paint!! Not only that the place was filthy, it looked like the contractors walked out five minutes before I arrived and didn't pick up a thing, I forgot to mention I reserved the Condo almost three months before I moved in. When I called to confront them with pictures, to ask where the my deadbolt was, why they painted and why my place wasn't remotely move in ready, Tim was conveniently missing for days. Long story short the owners ended up dissolving the contract with Discover Properties after weeks of turmoil and I ended up dealing with them directly which worked out well. That's how I know what Tim lied about to them and what he lied about to me. In all the owner is just out for a quick buck. He doesn't care how he goes about getting it. This is the worst experience I've ever dealt with in leasing a place and I've leased places for more than 15 years since college because I've moved around with my career and refuse to become an owner until I settle down. Whatever you do don't sign a thing or give them any money until you see the finished product and make sure everything is up to code. If at all possible avoid this company like the plague. I cannot say enough bad things about Tim and his standoffish attitude and unethical business practices. I believe they deal mostly with lower income properties so he feels like her can get away with this. Well I'm not that, I'm a successful businessman and I know how proper business is conducted. This company is the worst real estate management company I have ever experienced. In my opinion I would not let them manage a single piece of real estate. Not only do they not respond to phone calls or emails in a timely manor they totally disregard most of your calls. Tim Bradley the owner of this so called management company is one of the most arrogant people I have ever had contact with. They were supposed to managed my property in Indy since I live in Florida. Under their management they failed to winterize the house In January 2014 when the prior tenants were removed. 3 months later a work crew of mine went in to rehab the property. There were no signs winterization. When the work crew turned on the water leaks sprung throughout the entire house. I immediately contacted them. I also went back through past emails to develop a timeline of their actions. I saw where they told me they had just finished winterizing my house. After the burst pipes were discovered one of Tims employees told me at that point that the winterization company went to the house and the pipes were already cracked so they did not do the winterization that they told me they had done. His employee then told me in an email that "sorry my bad it slipped through the cracks we just forgot to tell you about your burst pipes" I assume that is was just another convenient story created to either cover up for not winterizing the property or for not telling me that my house had incurred major damage under their management 3 months prior and they left the house sit resulting all types of new problems. Tim without accepting blame sent a work crew over to fix the property at their expense. Another three weeks went by and the home is still not repaired. When I called and emailed discover properties for feedback their answer was that the "work Crew" they sent over failed to show up (3 weeks later) and they would send over a new work crew. They fixed the pipes which took about another 3 weeks. I tried to send my work crew in but they had already booked a job while waiting for discover properties. They were able to give me one day of work. They walked in and the crew that discover properties sent to repair the damage left the house a complete wreck. Their idea of sheetrock repair was fiberglass patches. (try sanding those smooth enough to paint). I had explained to Tim and other employees about what I had incurred in losses of rent, damage to the house, potential future problems from their mistakes and Tim with his back against the wall again did what he always did ...NOTHING.... July 2014 I now have paid a company to rehab the house and when they were almost finished they found another leak which has again damaged all of the work that was just done. Of course there is no use in contacting Discover properties they are useless. In addition when Tim was responding to one of my emails he forwarded me an email; from a renter with Discover properties whom was so upset that he had stayed home from work on several occasions only to have Discover properties contractors NO SHOW. In one of the tenants emails back to discover properties he offered to pay for the repairs themselves and take it out of the next rent payment...... All I can say is that do your homework on this arrogant company and owner. If you are a out of state property owner you should definitely look elsewhere. If I could rate this ZERO stars I would. First off, Discover rented me a house that was not supposed to be rented. The neighborhood did not allow renters do to HOA bylaws place in 2005, so this agency did not do their research first off. Second, I was told that Discover would help me get an extension for my lease so I could find a new place to live, this agency also told me that they would put me in a house of equal value when my lease was up because of this wrong doing. A few months passed and not a word from Discover. When I finally reached them I was informed that they would no longer be doing business with me, so they lied to me. This information got to me A MONTH BEFORE MY LEASE IS UP. As far as I am concerned nobody should rent from this place. They are unorganized and make EMPTY PROMISES. I've never rented from a more despicable bunch of charlatans, with the exception of one or two office staff. So many things went wrong, from trying to make us pay for fixing plumbing we didn't break, to trying to convince me that we didn't need floor registers to cover the vents, to actually pulling a bait & switch - telling us they'd pay for things when we inquired and then refusing after we signed the lease. When I complained that the service crew did a bad job, the owner called and yelled at my wife for what I wrote in an email. Her mantra was, "Well, you could just move out" - how's that for making a renter feel welcome? Then, when we left, they trumped up a bunch of bogus reasons for keeping our deposit.
