I think they are extremely unprofessional and may put neighborhoods at risk. I reported poison hemlock located on HOA property near homes and it's been almost a month-it's still there. I had to call the city, trustee, and they removed the hemlock near me within hours but there is hemlock all around the neighborhood. A pet or child could get seriously injured . KMC has not informed neighbors about the dangers of this deadly weed. There are no signs. Additionally, The pool gate was left open for nearly 40 minutes, and KMC did not respond to my email about it. A child could have easily drowned during that time. (It could have been open longer since I left) KMC told the BBB someone was there which was not true . No one was at the pool while we were there. What's worse, KMC never followed up with me about this dangerous situation. If KMC does follow up, don't expect a call within 24-48 hours even though that's industry standard. It could take a week or even 30 days, if at all. The KMC rep has been rude to residents and even insulted some during a meeting. They have not posted mandatory financial info according to HOA law. You may have to pay them for their time, up to $200. Why should we spend money to see how our money is being spent? The previous property manager never charged to see financials. There are lots of past due accounts ever since KMC took over BUT they say it's normal. What's worse, I have not seen info mailed to alert residents about the change in property manager. Email is not sufficient since they admit they don't have everyone's email which could explain why some residents are still paying another pm. Since we can't see the financial record without paying to see it, it discourages transparency. Poison Hemlock is extremely toxic and could result in death and it continues to grow and spread. This puts residents in physical danger by not removing it. Brushing up against this plant could send someone to the hospital. The risk of expensive litigation could bankrupt the neighborhood if they don't tend to toxic and dangerous weeds and don't follow up on pool gates left open. I am concerned about lack of financial transparency and lack of safety protocol. KMC has been very aggressive and sent a letter from an attorney to a person who filed a complaint to the Better Business Bureau and also attached the same letter in their response to the complaint. You have to wonder how they maintain an A+ rating when it looks like they intimidate their customers. I've never seen such awful customer service. read more

If there was a HORRIBLE, 0 star review thats what I'd do. Kirkpatrick has "managed" my neighborhood for 18-19 years and they are HORRIBLE! Many of us have asked them to fix areas along the main pond with fountain throughout the years and they do the bare minimum. I counted 40+ dead fish floating along the toxic, algae infested water directly behind my house yesterday. It's difficult to be in the backyard due to the smell coming from the pond. No more excuses Kirkpatrick...do your job! How does Kirkpatrick get away with this!?! read more

After speaking with Erik Klasnick I would rather move them live here in Wakefield. He is so rude and highly unprofessional. We have a tree down in a wooded area and asked about property lines. He was absolutely no help at all and told us to get our property surveyed. He had the audacity to ask my husband if he was the same age as him (50's) and to get out there and cut it up himself. He also Stated that he would do it for Hundy. (100- his words not ours) My husband has medical issues and is unable to cut up the tree himself and haul away the wood. That statement was uncalled for and highly Inappropriate and also hurt his heart. He asked if we had a chainsaw...again none of Erik's business. I have also sent letters in regards to neighbors in the past with no response. I also asked to speak with his manager, and he said he is the highest form of management and that there was no one else to speak to. Looked up the owner of the company and it is definitely not Eric so I don't think that that was a proper statement to make. He is an egotistical jerk. I honestly can't stand to have to deal with this man. He asked questions that were none of his business, and in my opinion so unprofessional. Don't drink the KMC Kool-Aid. Anyone who has bought a condo or home that is under their management needs to take a hard look at the HOA agreement most have never seen. It's at the Marion County Recorders office. If you buy or have purchased a house under the HOA/Kirkpatrick (One and the same as far as I'm concerned) , you have agreed to pay 30% interest on late fees, Management fees, Attorney fees, Court filing Fees and anything else they can think of. If you lose your job and you don't have a mortgage or have a very small one, they will just take your home if you run into any problems. They contract with specific Attorneys who appear frequently suing homeowners. It's a huge racket. You buy and have one hiccup in your life and they will ruin your whole life and your paying them to do it.  You've been advised. read more

The most unprofessional employees....ever! They never return phone calls or emails. My condo had a surge of sewage due to a pump breaking down in a lift station. They state I am responsible for inside repairs no matter what or who caused the damage, no exceptions. I guess I could drive my car into a neighbor's condo and my insurance walks away paying nothing because inside repairs fall on the owner of the condo no matter who caused the damage. I contacted the manager about the cat feces and urine smell in the common area the smell went away for 3 weeks and now it's worse than before my neighbor across from me has a cat and the neighbor above has a cat and evidently they are not cleaning out the liter boxes because the smell gag's you when you're entering the building on top of everything else that is wrong with this condo I have severe respiratory problems and it's so bad when it's hot outside I can't turn on my air conditioner. This condo has a basement and everyone here has access to the storage units downstairs so you can imagine the odor that we have to deal. Kirkpatrick has been managing our condos for a long time and they are just terrible. We had a balance due and no one told us because they don't send out statements. We even asked if they would send us statements and they said they couldn't. What business refuses to send out monthly statements when asked? They are just rude, not helpful at all, and acts like you're wasting their time. I guess a requirement to be a property manager is to be a d*ck to everyone. The support staff is great though, it's just the property managers that act like you're a piece of cr*p on the bottom of their shoes. I wish our condo association would get someone else. read more

They are not just bad at what they do, they are incompetent. Every year my complex buys a certain number of mowings. Every year we run out in the fall and the leaves are never cleaned up. Any reasonable person would either add more mowings or not cut the grass in the middle of the summer when it does not grow. Kirkpatrick keeps cutting the grass in the summer when there is no need to do so and they don't buy extra cuttings. This is the definition of incompetence. read more

Kirkpatrick Management Company recently took over our HOA. In my personal experience, they have not been helpful or supportive. I placed two maintenance requests and they have been "monitored" now for over 2 months. I personally handled one, and the other remains unaddressed. When I inquired about when the other would be addressed the representative was very rude and said the team was very far behind, and basically they would get to it when they get to it. In the last month, I have decided to sell my home. I close tomorrow, but I recieved emails threating legal action if I were to lease or rent my home against HOA rules and was sent a copy of the HOA rules. I have not, nor never intended to rent my home, and I don't believe the new owners do either. Perhaps it would have been better to reach out to confirm this was my intention before making accusations and threats. Lastly, they should also consider reviewing their privacy practices. I recieved several emails disclosing the request of another resident. I also recieved the thread of emails were they told my HOA president they did not want to take care of the residents request and the president of the neighborhood stood up for the resident. Makes me wonder how many people in the neighborhood receive emails disclosing private information (such as the entire home inspection) in error violating the privacy of the residents. I'm sure their are people who have positive experiences, but I am not one of them. My suggestion is for the company to investigate and reach out if they have any questions regarding the above listed concerns. the pits absolutely without a doubt. i urge all HOA to avoid this company at all cost. Absolutely nothing petite to say at all. They have been indiffernt unresponsive and flippant in their response on any request. They seem to be unable to hire a maintenance person for over 6 months, which is questionable but they have not bothered to pickup the slack and if you request the services that are paid for under the management agreement well be prepared to wait for sometimes weeks for simply lightbulb changes, no oversight on contractors ( painters, lawn care or repairmen they send). My close to 80 year old neighbor and her cancer stricken friend (honestly both are very ill and as I was not home to jump start it) roll it back and forward moving it over in Her carport to show it's been moved keep in mind she owns the carport as she owns her Condo. she buys plates. Kirkpatrick was brought in about 3 years ago they've raised our maintenance fee more in one year than the last two management groups had in 15 years. Aluminum siding blew off my condo window two months later it was finally fix. After skyrocketing our maintenance fee ( our house payments are actually less than the maintenance fee) we were sent a bill for new roofing within Three months of their last raise fee. Each unit was responsible for their expense close to $700. Hail storm comes through it becomes an insurance job, when asked about a refund or having the $700 applied to future maintenance fees we've been informed-no it will now be used as our deductible . now we are told our foundations are in trouble (hum, built 10 houses in my life) no a single sign of foundation failure no cracks in the brick walls outside and no cracks that I can see in any of the common areas. Now I can't judge the inside basement as Kirkpatrick kicked everyone out of our storage areas Stating the bylaws did not dictate the massive storage area was not a common Area. Though the three previous management groups not only deemed them to be but made and supplied tenants keys to the areas. I believe one of our HOA members are related too or have some connections to Kirkpatrick do we are hopeless as the tick has got it's head buried. Please don't make this mistake folks steer clear of Kirkpatrick by bringing them in if they convince the other tenants we have foundation damage our maintenance fee will be raised almost 75% in two years. At that point and time we would not be able to even give our units away. read more

KMC is the worst management company I have ever dealt with. Without going into personal details, they are nothing but rip offs. They always " can't find your payment". They contract the worst people to plow and are never doing the normal maintenance/upkeep... which has caused our neighborhood to look like the slums, when it's not. Not only that, but they want to charge you a late fee for payments received a few days late/week late due to the mail running behind DURING A PANDEMIC. They talk down to you. They're rude and unprofessional. Their lack of privacy with accounts is also pretty alarming. They seem to think WE work for them. If you have a say in working with this company , just don't do it. As president of our HOA at Sutton Crossing (Fishers, IN) for five years, the community has received excellent management of our housing units, lawn care, snow removal, accounting activities, insurance procurement and claims and overall tenant satisfaction. Two years ago I moved to a different condo community, Courtyard Lakes (Fishers, IN) and have had multiple interactions with KMC. The service continues to be excellent, with the addition of pool and irrigation maintenance. All I have to say is Kirkpatrick sucks! Kevin isn't good to work with. We had Plumbing issues what are toilet leaking sewage in our bathroom, hallway and laundry room. We called around 12:00 midnight and I had no one to show up. My wife had to contact the office that morning and still have no contact. We end up having our own plumber and then they had their plumbers come in after. The plumbing company did not reach out to us so we had to get our own to do something. Coming to find out the plumbing is not correct since we are sharing the main Plumbing with our neighbors which is part of the problem. They did not set my toilet when they left and now my water valve is leaking in which the plumbing company told me I had to get my own plumber. We definitely need a different Management Group for HMO. read more

The Pergola we wanted was on sale for a short period of time so it was very important that this addition was approved quickly. This type of request normally takes 3 weeks, but Dana went above and beyond to get it approved in 3 day. This this saved us hundreds of dollar.
