WARNING: Do NOT waste your time or gas money with this company. We drove TWO HOURS to tour a property, only to arrive and find that no one was there. We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. NIGHTMARE! Summary: The company failed to disburse any rent, currently owes me nearly $7,000.00, and became defensive when I asked about it. The owner, Joe White, now appears to be punishing me for inquiring about the matter and escalating to termination, and has blatantly lied about having not received any rent from my tenants or reserves payments from me. I am a small-time landlord that was seeking someone to take over management of my three residential properties as I prepared for a move out of state. I came across Grow Property Management via an online search and was immediately drawn to their positive reviews and very reasonable pricing structure, especially considering that all of my properties were already under lease (no placement fee). I even spoke to the owner, Joe White, via video chat before I opted to work with the company at the end of January 2026. That's where the trouble began. Initially, it was small things like delayed response to my emails and tenant inquiries. Yvonne, the representative for the company, however, was very apologetic and worked to address the challenges. That said, things came to a head after the company begin collecting rent on my behalf in March. A couple of weeks after seeing that all of my tenants paid their rent, I reached out to the company's representative to find out when I could expect to receive disbursement. Initially, I didn't hear back so I followed up. Yvonne shared that the company typically disburses rent the third Wednesday of the month (3/19), which was just a few days away. I thanked her and waited. Unfortunately, the stated date of disbursement came and went, and I didn't receive disbursement or any communication related to it. Now nervous about the matter, I follow-up again via email three additional times very humbly and patiently expressing my concerns about having not received disbursement and reminding the company that I'm a small-time landlord. "Good morning, I haven't received a response to my last message regarding release of rent and I'm very concerned. I'm a small-time landlord and I had to pay mortgage for all three properties out of pocket with the next round of mortgage payments due in a week. If we can't get this resolved, I'll have to consider other options." Joe, the owner, responded with a lie or at least an incorrect statement indicating that our agreement stated that disbursement was scheduled to take place on the fourth Tuesday of the month" (what happened to the third Wednesday?) "to stay inline with State Best Practices which lean on our not disbursing funds until the next month." When I reminded Joe that his representative indicated that disbursement would take place on the third Wednesday and asked him to tell me where in the agreement indicated that disbursement would take place on the fourth Thursday, he told me I would need to contact a lawyer for that. Fortunately, I am a lawyer, but my hope was to avoid dragging this into litigation which seems unavoidable at this point. From there, Joe's responses to my emails were spotty at best and, concerned about what was happening, I instructed my tenants to cease payment to Grow Property Management. I informed Grow of this and threatened to terminate the agreement unless we were able to resolve the matter and talk via phone. Joe's response: "A phone call is not going to change the law nor our policies. You want your owner disbursements to have a special arrangement and that's just not available. For that, you need to go down the list - we are the top reviewed property management company. You want a company not concerned about laws and regulation, so you will want to go towards the bottom with the lowest reviewed companies." No, Joe. I just wanted you to do what you said you would. I also wanted you to have enough emotional intelligence to check in with a new, patient, and very concerned customer. Joe was having none of that. I wish the story ended there, but it only got worse. While Joe ensured me that accounting and final disbursement would be completed within "a day or so" of termination, nearly a month passed before I even received a statement. To make matters worse, the statement didn't reflect receipt of $3750 in rent from one of my tenants even though I already had a copy of the receipt of payment through Grow's portal. They also tried to charge me frivolous placement fees for two of the properties even though the tenants in those properties had already lived there for years. This runs completely contrary to our signed agreement. The topper: when I told Joe I was reporting the company to the Better Business Bureau, he responds "you owe us a balance. Not the other way around." Say what? Since when because this, of course, was the first time Joe had ever made mention of any such balance, nor did he offer any more details. im pretty sure after my experience and after reading the reviews this place is a scam. It is all AI so you can't speak to anyone directly. If you call the local number there is no answer. No call back. I did. It go to the location because another review says it's just house and no business. "Joe White" well look him up yourself on linked in or Facebook. Same profile pic but look more closely. The Facebook family in the pics is not the profile pic. Also. The website says practicing under Purple Real Estate which is an Indian real estate firm. Definitely a scam. I was never able to actually tour in person and was only ever able to contact a bot. they kept telling me it was a "virtual tour" but the building that I was touring did not allow anyone in without a licensed real estate agent. Then Grow told me (through a chat bot) that this was a case of "bring your own agent" which I've never encountered before. However I am moving to Philadelphia on short notice due to the way my field of work operates, and so I was in need of housing soon. because the company seemed legitimate online I signed a lease. Since my signing I have been in contact with no real humans and every time I call I get a bot, even when I ask for a real person. The bot will instead say "we get your call is so important and we are elevating the priority. Give us your name and number and someone will reach out" followed by days of radio silence and no real humans contacting me. I had submitted a security deposit and last month's rent, putting me out $1000s of dollars, but once again felt fairly reassured by some decent reviews online saying they are legitimate. April 30 (day before my move in date of May 1) I call the actual condominium building since I am unable to reach a person through Grow itself and the manager there tells me they haven't received Any paperwork or heard ANYTHING about a tenant moving into my supposed rental unit for the month of may. Naturally, I was quite bewildered and wanted to try and resolve it asap since I need a place to live so I asked them if I could send over the lease or any other documents needed but they said those must come from the rental management company (aka GROW). I email "Joe White" (and mind you, I Have been emailing his supposed email for weeks trying to reserve a freight elevator for my move in but got no response), nothing. The building gives me a different email where I (think) am able to reach a real person finally. After explaining my situation, "Joe" tells me it's MY responsibility to have those papers sent, despite being told the opposite by the actual building. Since I was convinced this was a scam and was already out $3000+, I called my credit card company and my bank to make a stop payment request for GROW until they could prove legitimacy and that I would indeed have a place to live. However, once I told Joe this, he threatened a late payment penalty and also said that if he "was you I would work on what the building needs ASAP as they have very limited availability for moving in tomorrow." However if he had read my other emails he would know that i was asking if I could move i. MAY 17! So in conclusion do Not use this company and do not trust this Joe White. I will update with further information and details as well as evidence of these actions if anyone wants. PLEASE SHUT YOUR COMPANY DOWN AND STOP PREYING ON PEOPLE ITS DESPICABLE read more

My wife made a self-serve appointment to see a unit they listed. So, I went as well. However, the mystery started when we entered the code to the lock as there was no key in it! The mystery continued to deepen as the phone number we were given to contact kept ringing. Additionally, they did not reply by text message even though we were sent the instructions by text earlier in the day. If you are going to implement self-serve viewing for units, make sure you have a backup plan in place in case your primary entry method fails. Additionally, have someone to contact that can do something about any problems that arise. This is completely unprofessional and a waste of my afternoon! Loved a unit they manage 866 N Lawrence in Philly and wanted to apply. Before paying the $175 application fee which is incredibly steep compared with other application fees, I had some questions about the property. they didn't answer my questions via text, call (they never answered the phone) or email. these were basic questions any renter would want answered. I'm not sure if the $175 is just a scam or if they are negligent management. I feel bad for the property owner as the listing has since dropped over $200/ month in price and I would have gladly paid the higher rent had they replied to me! I am interviewing a number of companies to manage manage my Philadelphia rental unit. I was drawn to Grow because their website was well designed and informative, but I still had some questions because it is important to be thorough. Joe from Grow returned my call and said he had 20 minutes, but our discussion lasted two questions before he said this wouldn't be a good fit for him or I and quickly ended the call. My questions were "Do you work with out of state owners?" to which he answered 'yes' and "What insurance do you carry?" I informed him that, of course, I carry insurance and that was where Joe balked. I am not sure Grow is larger than this individual, but if a company is hesitant to answer basic due diligence questions, then it is hard to trust them. read more

A couple of years ago, I tried to be an occupant in one of his properties. I viewed the property and it was old and outdated, but it was enough to get by my last few years at Temple University. Not only was he rude, but he said that "I could never afford to rent one of his apartments." After calling him asking about the status of my application. Which is a bold thing to say because his properties aren't that great to begin with and our income was at least four times the rent amount, AND we had co-signers just in case. Not sure why he said that because I bought a six figure house with the same income and job moments later in New Jersey... Might have something toward people of color.... I'm convinced seeing the other reviews. Or maybe he is just intolerable. Either way, he's made a lifelong enemy - and my partner and I will continue to write the same review as long as he creates new accounts or takes down my old review. Literally -3/10 stars - and that's only because the apartment was..... homely but spacious for two people without children. I think he would have better reviews if he was a better person. I think it'll just be more simple for him to not speak to anyone on the phone for any reason whatsoever. Do not use Grow Property Management! My daughter and her four friends rented a place that this company managed for the nicest owners. Joe White was abusive and mostly unresponsive to the repair requests. When it came time to move out, he tried to overcharge us for normal wear and tear items and even fabricated some repairs that were clearly not required, like replacement of blinds, damage to walls, etc when the photos that he provided showed no such damage at all. To resolve the matter, we had to deal directly with the owners who sided with us, paid us our fair security deposit and terminated their contract with Grow Property Management. They told us that Joe treated them the same way that he treated our daughters so its obviously a personality thing which will affect anyone who deals with him. read more

BEWARE OF THIS COMPANY! 1. Names: There are 2 company names. Philadelphia Property Management Solution and Grow Owner: Jon White 2. Pictures on the yelp site are photoshopped logos on buildings as well as the vehicles. The business shows two addresses as well and both are homes not an actual building it portrays here on yelp. 3. The property manager/owner will not meet with the prospective tenants for lease signing or clarify anything on the lease. He states he manages more than 200 properties and does not go through the hurdle of someone not wanting to transfer a large sum of money and sign a lease without meeting a single person. (Our viewing was done through an electronic box system where you text an 8 digit code. Very convenient, but a little fishy when the application, approval of application, lease, and transfer of money can happen all in 20 minutes. *If you already have someone who wants to lease, got approved, and just has questions on the lease, why would someone be that pushy? Secondly, when I said we were uncomfortable doing everything digitally and wanted to meet with him, his response was that his company manages more than 200 clients and never had these hurdles. And guess what else? "This house is not a good fit for you " So had to come and post a review. 4. Reviews: There are only 10 reviews on Yelp and 33 Reviews on Google, but most of the reviews are done by people who have 3 reviews on both sites. Also, the reviews are mostly done by property owners which is great but not sure if tenants should rent from a company that sends threats after telling the truth of the situation. 5. Here is our story: We found a house on Zillow on Federal Street in Point Breeze and proceeded to contact them through email. Immediately a link was sent to apply but was in the wrong name. It said "Dominique." Upon applying, within minutes, we were approved and about 10 minutes after that, we received a lease. Upon receiving the lease, we had a few questions, but when we asked through text, the response was, "this must not be a good fit for you." At this point, I was put a little off guard but regardless liked the house so I went on a computer continued to review. 6. The lease required $100,000 of personal contents and $300,000 of liability which my State Farm agent thought was very odd. Personal contents is whatever value you put on your belongings. It's not usually a requirement of how much personal content was what I was told by our State Farm agent. So then I texted the person again to ask and then again, he again texted, "this must not be a good fit for you." 7. Keep looking at the lease, and see that in the lease it states that the place is in "as is" condition and that we are to use electronic transfer to transfer the monies but does not list out the break out at all. Additionally, When I texted him about the misprints of the no pets rule since I did clarify on the application about having a dog, he texts me, "I'll just send you an addendum. Nothing is wrong with the lease. It is clarified throughout,"which by the way it doesn't. Property owners who may want to use this company, please make sure to verify his 10 reviews on yelp and 33 reviews on google. For someone who has been in business for 11 years, I do not believe this company is one anyone should trust. The way he rushes through is leases and the fakeness of all his sites including Thumbtack, Yelp, and Google Reviews is very fishy. Just my 2 cents. He literally did everything he could to make sure I was satisfied with the property. The communication with him has been positive, consistent, and courteous. Please do not rent from this company. As a property manager, Joe was unresponsive and very condescending. I'm not perfect, no one is, but I was always polite to Joe and he was nothing but evasive and rude. When I told him " I am shivering every night when I take a shower. I put a maintenance request in two weeks ago, and would like the process to be sped up so I can again take a hot shower", the most assertive thing I ever said to him, he replied " consider this notice your lease will not be renewed", terminating my lease via text without good cause. In the state of Pennsylvania, a landlord has to have good cause to evict a tenant or not renew their lease for another year. I don't think Joe considered me smart enough or capable enough of looking this information up on my own by the way he talked to me. I did have my parents advocate for me when I began to feel like my voice was not being heard at all. Predictably, Joe made fun of me for this. Instead of respectfully asking me to keep business between himself and me, or asking me how we could have a more productive conversation between the two of us, he said " maybe have a parent call us?" when I asked for his decision to not renew my lease in writing and when that sarcasm flew over my head he said" it was sarcasm. You know... because you're an adult." Joe made me feel small and unheard for the duration of my occupancy. While his company gets a lot of good reviews from other property managers, I would not rent from him as a prospective tenant. I never met him, or saw the apartment in person, which I find very unusual. A few of many problems I faced on this property were lack of an efficient heating system-at one point during the winter I was getting heating bills around 250 while having the heat on(3 electric baseboard heaters for an 800 some sq ft apt) and it was so ineffective I ended up turning the heat off completely. I was also charged upon moving out for smoke stains on the wall that came from the same electric baseboard heaters. At the time of my move out, I had been living with black mold in the property for a few months, which Joe was aware of and did nothing to remediate. I also went without hot water for a month in the winter, and when I brought my concerns up I was continually shot down. My experience with Joe and Grow Property Management was nothing but negative. Joe manages my rental property (a condo unit). Because I have special needs and use a wheelchair, It's difficult to manage the property myself, so I hired his company. He is very responsive to my renter and provides updates on any issues he has to resolve. He is extremely friendly and very knowledgeable on managing properties. read more
