Our home had ethernet (internet) ports on the walls in a few rooms. They were installed by the previous owner, and did not work. Nikolay came over and traced each port and fixed them. I would have given them a zero if possible. I was assigned to them through Old Republic Home warranty. They set up an appointment instantly and came the next day. The guy walked in and gave me a lecture about how my non working fan (central) was a good thing and said "I cannot do this today. I will call you, I need to clear things with Old republic." I called their office 3 days later, a lady picked up and promised me I would hear back at the end of the day, Nothing. I call back the next day, left a message stating how hot our house was and needed help. No reply. Next day, same lady picked up and literally said call the tech yourself, here is his number. Called left messages, Nothing. Right now I called and he hung up on me. I understand some jobs can be difficult, why cannot you let me know you cannot or will not do this. If I could give negative zero starts I would! American Home Shield sent out Nikolai from DNZ to repair my ceiling fan and he walked into my home and saw my fan and immediately said he was not going to touch the fan as Minka Aire fans are too complicated. I told him I spoke to Minka Aire support and was informed that the issue with the fan was one of two things. Nikolai then said to give him a couple of days to look into it and "do some research" and he'd get back to me. He never got back to me and when I called AHS they told me that DNZ submitted a report indicating there was "no access" to the ceiling fan. That is a lie as an electrician installed the ceiling fan when it was purchased and had no issue doing so with a Little Giant ladder. AHS is a crappy home warranty company and the unknowledgeable and useless technicians they send out only want to get the service fee for the call, submit false reports, and do zero work. Do yourself a favor and avoid AHS and DNZ! read more

My bathroom heater / vent quit working. Time to use that handy home owners' insurance I pay for! I was connected to DNZ for the job. They were able to asses the problem promptly on June 12th 2020, when I originally requested service. A technician was dispatched and I was sent a text so I could track the technician which helped me be ready ( put away all the naughty bits and be presentable! ). The drawback to home repair, come to find, is waiting for replacement parts!! So the job didn't complete until today, July 2nd 2020. That said, Nikolay the technician was friendly, prompt and professional, both times I met him! I knew from his first assessment that it wouldn't take him long to complete the job and I was right!! He had my bathroom heater / vent repaired in minutes!! I didn't even have time to get comfortable on the couch!! Which leaves me plenty of time to get sleep for work tonight!! My insurance company ASH put in the service request for this contractor for me on Sunday to fix a set of 3 outlets that were no longer working. I was shocked they called within 30 minutes from the request to schedule. They had an appointment available for Monday but I didn't think I could have someone home during the timeframe they proposed. She said she will call me back to schedule another day. Well fast forward to Monday I did have someone available to be home. I called them at 9:15 am asking if they still could fit me in. She called her tech and then called me back saying he would be there. Our tech Nikolay was at my house by 10:30 and finished the repairs by 11:00 am. This is the worst company I have ever dealt with. The electrician came out as I had 4 wall outlets that were not working. He found one outlet and replaced it even though this outlet was still ok, and still the other 4 outlets did not work. He told me to turn off the electricity at the main breaker and the main breaker did not turn off the electricity. He then told me there was a surge which ruined the breaker and that is what caused the problem. I believed him and had Southern California Edison come out to unlock my meter so he can replace the breaker. I called about 4 times-left messages and he never returned my call. Maybe because it was a Sears warranty issue. Well I called Sears and they said they will warranty and electrical problems that involve overloads. I then Called another Electrician who told me the breaker was old and and needed replacement. Normally if there a surge the Buss fuses would of blown and they did not. He replaced the main breaker for about $250.00 not $800 that DNZ Property Services wanted. Ok now that was fixed. The problem I had with the wall outlets had nothing to do with the main breaker. The outlet in the Living room was bad and he replaced that and all of them now work. DNZ also checked that outlet and told me it was Ok which it was not . He also recommended he run new electrical line for the problem he could not fix which was now as you can see was totally unnecessary . I lost the $100 deductible at sears for the warranty, and had to pay over $400 to fix a problem that Sears warranty would of fixed if their main electrician would of written a the report with the right diagnostics Sears would of paid the bill. No he never called me back to this date. Horrible company I would not trust from my own experience . read more

American Home Shield warranty company sent DNZ out to fix my recess lighting. He didn't even physically inspect the lights. He reported back to AHS that my lights were not normal wear! Lies!! So of course they denied my claim. Shame on AHS for continuing to use such an unscrupulous business. I should have looked up their Yelp reviews before agreeing to have them come out. I hate to write this review, as Nikolay was very nice when he arrived. The problem is mentioned by many others in their reviews I see. They arrived looked at the work to be done didn't seem to want to do it, maybe because it involved a ladder? Then notified AHS (Absolute Nightmare Company) like so many services do and then reported completed. This was for a service call from our home warranty with American Home Shield from this morning. The electrician spent probably less than 5 minutes to inspect our outlet and deemed it a "pre-existing" condition. Didn't even ask to see our home inspection report which would have proven it was NOT a pre-existing condition (READ: it was tested prior to purchasing the home). Didn't even use a wire tracer to further inspect the problem. Jumped in his car and disappeared. The three of us were left wondering where he drove off to and if he was going to come back. We called the phone number several times, and it just sent us to voicemail every time. So I left a voicemail and I'm still waiting for a return call. We basically paid for a service call for a guy to do absolutely nothing but waste our money. I guess one good thing is he was early. The appointment was for 7am. He showed up at 6:40am was gone way before before the appointed time. I wonder how many of these "service calls" he cranks out before resuming normal business hours just to swipe some easy cash. Oh, the best part is now our outlet looks like it's smashed in (it did not look like that before). Avoid them at all cost! Edit: yes, it was deemed in the inspection report that it was working prior to purchase and therefore NOT preexisting. In the prior plans for the home, this room is not a recent conversion either. If you spent more than 5 minutes here, you would have known that. Your report back to the warranty is not complete or thorough and it was clear you did NOT want to do the work. read more

I called American Home Shield and when they provided three companies to have my electrical serviced, I looked up the reviews for all three but DNZ Property Services were recommended! When I received a call they asked if they can come the next day, it's great! The person over the phone was very nice, customer service oriented. I asked if the electrician would arrive around 9 AM, she said let me ask, she came back to my call and said yes. I met with Adrian in the morning and he was very professional. I know he was smiling, underneath his mask! He asked me questions, did not rush our appointment, once he learned what the issue was he quickly was able to diagnose the problem and with his recommendations, repaired outlet that had burn and other outlets that were not working. He quickly repaired them and recommended to install a sub panel. I am extremely happy with this company, I've had others to provide a quote and never heard from them after they left. Read the reviews. I unfortunately did not read reviews until after they came out. Nikoly who says he is the owner of the company is a scam artist as stated in may of the reviews. He was assigned by my warranty company because two of my outlets and feed to back yard lights are out due to years of use. He didn't even check anything but one outlet. He said that yes they are out. Then checked our fuse box. He said the fuse box is fine and that something is wrong with the outlets and connection. He then reported some complete nonsense to the warranty company so they can deny my claim. He told them my fuse box is the issue (even though he said it is perfectly fine). I have called several times and text. It seems he blocked my number. These companies are scam companies by warranty companies. I will be filing a claim and reporting to BBB, licensing companies and all other available reporting agencies. UPDATE: I have filed a complaint with the Contractors State License Board. His license number is 1010883 it is under Nikolay Zubyan "Excel Construction & Restoration Inc. dba DNZ Property Services" . In case any one else has a complaint to file. Terrible in every way. Requested service through AHS Warranty, so I should have known better. Two outlets in my bedroom stopped working (had been working fine), weren't getting any power. I checked the circuit breakers and everything looked fine. DNZ immediately schedule the service call, Andy arrived. He confirmed the outlets had no power (already knew that), then basically said he didn't know how to fix it and would probably have to run a new wire through the wall. He said he'd file this report with AHS, as this type of repair is covered under my warranty. He filed the report...which said that I had overloaded the circuit...which...surprise surprise...is NOT covered. I called AHS, they said I had to call DNZ...called DNZ, they said I had to call AHS. Either way, they refused to refile the report with the accurate diagnosis! This has been my experience in EVERY case with AHS...scam in every way. After many calls, I gave up and called another electrician. They diagnosed the problem quickly...apparently the previous homeowner had installed a GFCI outlet instead of a regular outlet. That GFCI outlet just needed to be replaced, and voila! Everything worked again. Really an easy diagnosis for any qualified electrician. It cost me $160, but it was fixed. Vs the $100 "service fee" which was essentially thrown away. NEVER use this company or AHS. read more

On April 17, 2023, I requested service from American Home Shield (AHS) for two ceiling fans. They dispatched DNZ property services! The electrician that came out was very knowledgeable and diagnosed the problem immediately! However, he had to notify AHS and get authorization for service to replace the receivers/remotes, damaged by a power surge. AHS did not authorize the repair because it did not fall under repair/ replacement in my contract (another issue). I requested a letter from DNZ identifying the service issue. I made several calls to them (over 10) that went unanswered! I left messages and even requested assistance from AHS. As of today's date, 5-17-2023, I have not received any correspondence or a return phone call from this company! Although the company may be knowledgeable in electrical issues, their customer care and service are non-existent! read more

I contacted my home warranty company over the weekend and they dispatched DNZ who responded right away - we were able to get an appointment the next day! Nikolay came within the specified time frame, which was excellent and finished promptly. He noticed that we had black widow eggs in our breaker box and cleaned it out. We were sent an electrician from DNZ through American Home Sheild. My husband said he was friendly and looked for a reason why our electricity was not working in one bedroom. He had taken off the outlet covers to look at outlets and put a few back upside down! He told my husband he couldn't find the exact problem, but he would probably need to go in the attic and do rewiring so he needed to ask AHS for approval. We agreed and thanked him for being thorough. A few days later, AHS denied our claim saying DNZ saw physical damage that we had caused. If true, why wouldn't he tell us that? We asked AHS for a second opinion and a few days later they sent a different company. The second electrician quickly figured out that a wire near the smoke alarm had disconnected. Within 15 minutes he had fixed our problem and said it wad his 5th second opinion this week for people who were displeased with DNZ! read more

Consumers beware. American Home Shield Assigned us to this contractor. First visit they said claimed they came and road was too narrow (UPS fits up our road not sure what the issue was there). Tried daily for a week to get ahold of someone to reschedule, they were unresponsive. Called back American Home Shield who called DNZ, DNZ picked up the phone for them. Rescheduled the appointment and I received a text message at 6:30am that they were on the way. The text message did not say to reply back or call to confirm. Waited around for 4 hours, nobody showed up and I received no phone call or futher text. Called the DNZ office and they (surprisingly) picked up. Assistant said they did not come to appointment because I did not respond to the text. It will always be one thing after the next with this company. A company that is quick to schedule an initial appointment but later gives customers the go around deserves less than a 1 star in my book. Came out through my home insurance policy: - they missed first appt. I rescheduled. I was very understanding, but they were very unorganized. - I had one outlet that stopped working and he said it had disconnected. I had another outlet that was loose. Didn't try to fix either. - I have since found out both were very easy fix for any honest and experienced electrician. - I waited a week, no reply to my phone calls. - called insurance who told me they denied the repairs per the diagnosis/assessment of the electrician. Found out they had put in to do a lot of extra work and misled my insurance alleging it was not properly installed previously (with no evidence, it was the original house wiring, had passed inspection and per code). The insurance denied me because they said it was not properly installed before. (Just because the young electrician didn't have the experience to fix, he blamed it on the prior wiring). All he had to do was reconnect one outlet and tighten another. - don't waste your time with this company, they sent a young electrician with no experience and because of the way they write it up, insurance denied me. - I wish I read the other reviews below of similar experiences to have demanded another company. - do yourself a favor and don't waste your time with this company read more

This vendor was assigned by our home warranty to assist us with loss of power (as a result of a blown fuse). Being that A. I work from home, B. the power is out to essential parts of the house, C. It's Thursday and we're heading into a holiday weekend, it was important that this be fixed as soon as possible. When they contacted me about scheduling the time, the gentleman cut me off several times explaining that "This is not an Emergency for us!" (Meaning, HIS business). Umm... excuse me?! I explained that I understand it may not be an emergency FOR HIM, but it IS emergent to my family. Why that even had to be explained to him is beyond me. I accepted the appointment, however, I would contact the warranty company to see if another vendor could come out sooner. If so, I would call and cancel. That's when he hung up in my face.
