Fortunately, we have a proprty mgmt company that genuinely cares for their tenants. The interor temperature of our place would reach up to 92 degrees but our AC just couldn't mitigate despite a slightly cooler temperature outside at night.we all had trouble sleeping and with all fans running nothing helped. i eventually reached out to our landlord team out of desperation, i followed all their instructions still no change it the AC unit was still struggling. So our landlord team Mesa (Edgar) specifically took immediaite action and requested a professional HVAC company to look at the matter.Normally because of the heat and cries for help you would expect maybe 4-5 days turnaround service, well that wasn't the case because Edgar's sense of urgency we got a technician out to look at the AC unit the following morning. Due to my health issue i booked a room at a nearby hotel not anticipating a technician to arrive so soon. the tech discovered the issue at it was a leak somewhere. Edgar instructed the tech to add some refrigerant just to make it comfortable for us and then revisit the location of leak when it was cooler. Amazing what a difference it made. With all fairness to complaints by any of our unit owners, I personally follow up on them and in researching them I have found that often is the case that nobody reads their CC&R's or R&R's or in the case of repairs they didnt understand the difference between HOA and owner responsibility. I have also encountered unit owners that feel that just because they pay their assessments they should be able to do what they want and when they can't the Board or property management is all of a sudden a bunch of neo-nazi's. Property Management manages the property. Your governing documents, or contract, should explain their duties so that even they understand what the requirements are for being YOUR property management. Cooperation is also key. If they have to deal with hostile unit owners then unit owners are going to be substantially unhappy no matter what and it adds stress to the relationship between the HOA and property management. If you have Board members who allow throwing fines at people without due course or who are essentially running amok then they are a liability waiting to happen. Do something about it. Your governing documents have procedures in them for recalling members from their positions, use them. No Board is above the law. Before I get any flack for any of my comments or for being on a Board, I'll remind that I'm a homeowner under the same governing documents as our unit owners and as a President of our Board I make sure I am always in the loop of what is occurring between Euclid and our HOA. Be pro-active and not reactive. Any property management should work for you, not you for them. That's the way it should be. In the end, if you don't like them then replace them. I stand behind our use of Euclid and if we had to make the decision again we would.
