Dale is the only inspector I'll use ever again. The yelp reviews are 100% correct, he is extremely thorough and goes the extra mile. He went over every nook and cranny of the home, inspecting all the electrical panels, systems, and structure. As he walked the home, he made sure to communicate what he was finding to us in real time, so we could see the problems for ourselves. We forgot something he said during the inspection and texted him a question about it that night and got a response in under 1 minute. He is a man of his word and a very knowledgeable inspector. He made sure to inform us of things he saw that needed work, but didn't focus on scaring us out of the house. When he saw something he liked, he didn't make us want to gloss over the other issues. It was a perfect balance of "look this is a problem that needs addressing" and "wow, this looks like its in great shape". There are definitely going to be negative reviews of Dale, because sellers hate inspectors like him. There may be people on yelp complaining about "damage" that Dale did, when in fact, it was termites that destroyed the wood, Dale just found it and took a picture for his client. If you're buying a house, use Dale. If you're selling a house, fix the problems that you know about before Dale comes. Will be using him again in the future. read more

We bought a house without a home inspection. We know it's not wise, but given the current market condition, we had to do that. Otherwise, we will lose the competitive edge. To get peace in mind, we called Dale. He was very friendly. Pointed all the good stuffs and, most importantly, all the house issues from outside to basement, main level, attic, utility lines. Even better, he pointed out which one requires immediate attention and which types of services need to be called. We are glad we called him. Dale was recently hired by buyers to inspect a house in which I represent the seller. This was an older home that had some issues, as many older homes do. As a realtor, I have attended hundreds of home inspections but have never seen an inspector damage a house like this before. A tap on a board or foundation will tell you if a board is rotted or a stone is loose ... There is NO need to tear apart 3ft of a retaining wall or turn a small foundation hole into a much larger one. I have had inspectors say - this looks rotted, I don't want to touch it and do more damage but I will put it in the report. That is the way a professional works. We relied upon these stellar yelp reviews when selecting a home inspector and Dale certainly didn't let us down...in fact he even exceeded expectations! For background, we are purchasing a home in Martha's Vineyard, which is a bit off the beaten path for most home inspectors and significantly $$$$ for the inspectors on the island. On our first phone call to Dale said he'd gladly make the trip to do the inspection even though he'd never been there before. He also personally guaranteed excellent work at a fair price (which, even with the tip we gave him was 30% less than what others quoted). On the inspection day itself he arrived early and immediately went straight to work. In total, he spent nearly 5 hours at the house and personally inspected every nook and cranny including difficult to reach, attics, crawlspaces, HVAC units, basement walls, ceilings, etc. Upon completion of the inspection, he also generated his report instantaneously on his Ipad and emailed it to us even before he'd left the house! Overall he was a tremendous help, as the issues he uncovered enabled us to negotiate a substantial discount to the previously agreed upon purchase price. In retrospect it's easy to see why the few complaints about Dale on the yelp site are from SELLERS's agents, as he is clearly thorough and honest about his work as opposed to pandering to the interests of real estate agents / repeat business / etc. Anyway, this is our first home purchase and we hope it turns out to be a good decision, but we already KNOW that hiring Dale was the best decision we could have made on the home inspection. I can't recommend Dale enough he does a fantastic thorough inspection, very honest, shows you what he sees and explains it in a way that makes. His expertise stopped my wife and I from making a nearly $200,000 mistake on a house that seemed like it just needed a little bit of work. House hunting has been abysmal this year. In spite of the insane housing prices that makes me want to give up, move back in with my parents, and hide under my blankets forever, Dale has been a shining lighthouse in an otherwise disappointing shit storm. Dale came to inspect our home this summer. He was very thorough only on certain aspects of our home. He did not adequately inspect the things in the home that we would need to use every day or assess that they were in working order. One example was our tub stoppers needing to be replaced. We noticed this immediately when we started a bath and no water accumulated. As well as the other bath having the opposite problem where it does not drain water at all. We have two fireplaces and though you should get an actual inspector for your fireplace, other inspectors in the past have looked at the basics of fireplaces for us. Our fireplaces were clearly avoided because there is cardboard and duct tape covering up the flu...this was not noted during the home inspection and would have been a red flag for us in the home buying process. Dale was very poor at his time management and because of this did not inspect the working order of the major appliances in our home. He focused mostly on the siding, the basement and the roof and nothing in between. The inspection was the longest I have ever been a part of (at least 5 hours or longer) when I have generally experienced them being about 3 hours in the past. I would not recommend Dale as a home inspector. Though the price may sway you, I warn you that you get what you pay for. read more

Dale also agreed to inspect my potential house with only 48 hours notice; the other inspectors couldn't accommodate my immediate needs, and I would have had to wait until the following week. The inspector, Kurt, was extremely knowledgeable and very thorough; my realtor was overly impressed, and Dreamweaver will most likely see additional business as a result Kurt's professionalism and attention to detail. The report is easy to comprehend, and it can also be shared easily via email, Google Drive, etc., which is very helpful and convenient. I've used Dreamweaver 3 times now and Dale has always been extremely thorough. He was recommended to me in 2015 by a mortgage broker I knew that lectured at first time home buyers seminars. The broker said that Dale was also involved in that program so I gave him a try. My first inspection with Dale stopped in the basement. It took him less than 15 minutes in the basement to find enough problems to walk from the deal. Mostly the fact they stuffed insulation into the gaping hole in the main support beam to hide it. The hole was caused by termites and they were still active. The sellers built a fake 2x4 wall under the damage and used that to hold up the insulation to hide the damage. We found a lot of other problems but that was the worst. The listing said the house had a fire in 2007 and was basically brand new. Was rebuilt with insurance money. We discovered they cut some obvious corners and basically put lipstick on a pig. Fast forward to my second house inspection. It went a lot better and the house had good bones. Dreamweaver pointed out some things I would need to repair in the future and what to look for. I was walked around the entire house and everything was explained to me in lots of detail. I ended up purchasing this house. I'm now back in the market for another house and a few months ago I put in an offer on a house that was only a couple of years old. Everything looked great at the open house but it smelled awful like the owners had way too many dogs. We knew we would have to replace the carpets even before the inspection. Dale showed up to save the day again. At the end of the inspection I received an 84 page inspection report, on the spot, mostly filled with issues on an almost new house! Dale offered to save us time and end the inspection in the basement again but I didn't want to believe him and thought the rest might be better. We found close to 1/4 of the homes value in damages after the full inspection. The sellers offered to lower their price by $5000 so I walked again. The house has now sold and ironically at the price of my offer. I would hope the buyers got an inspection but it doesn't sound like whoever they hired found much!!! Think about that for a good minute. To summarize my review: I would recommend Dale at Dreamweaver to everyone I know buying a house. Use him if you want an in depth inspection where you can learn a lot and avoid being stuck with a nightmare! read more

This is the best of the best when it comes to Home Inspectors. We used Dale to inspect what we thought was going to be our future dream home in Norfolk and found out it was not what it seemed. He took us from top to bottom in this house over 4 hours and showed me every nook and cranny revealing all sorts of issues. It was so thorough that we ended up pulling out of the offer and the entire deal due to so many future repairs. This factor was worth every penny of this inspection. We bought our first home 5 years ago and used dream weaver inspection. Their slogan says they "catch the nightmares".... Well they didn't catch a single one of our MANY nightmare issues throughout our new home. Our home passed inspection with no problem. Problems started immediately after the home was purchased. So many things were never checked or looked at, and as new homebuyers, we were too trusting to question it. Leaks and plumbing issues were ignored or overlooked, crawlspace and water heater never even checked, the list goes on and on. The entire home was infested with mold, we have had to have the kitchen ripped down to the studs and the mold is now found throughout our bathroom as well; everything will need to be replaced. We recently had the roof looked at and learned that our entire roof and the boards under it were all done incorrectly and everything needs to be removed and redone. The door frames are rotted and falling apart. We can't even replace the doors themselves due to the amount of work that would need to be done first. Prior renters have shared their experiences of other serious problems with the home that should have been obvious during a legitimate home inspection, yet the only issue brought to our attention by the home inspector were that 1 of the window sills had rotted and needed to be replaced and that we might want to consider a newer roof in 10 or So years (no mention of the entire top of the house actually needing to be ripped off and rebuilt!) The entire experience and aftermath has been one problem after another. read more
