John's attention to detail, professionalism, and the prompt 49 page report with pictures and explanations he delivered, was well worth every penny. I would recommend Tiger Home Inspections to anyone looking to buy a home in Massachusetts. I have seen a lot of reviews complaining about the price... and as someone who is saving every penny to buy a home and does not have disposable income to throw away... those complaints are simply not justified. Buying a home is scary and uncertain... and with a home inspection you get what you pay for. John at Tiger gave us a lot to consider and uncovered a lot of things we simply did not think about when we first viewed this property. Hi, we had Tiger inspect the home we recently moved into. I assumed Tiger did I fine job, but in only two weeks we are having issue after issue that include: leaky faucets (4), electrical outlets that don't work (3) including light sources, and most importantly a dryer vent that was clogged and caught fire several days ago. The vent system isn't even up to code and was visible during the inspection because it goes through a wall to the garage and then up and over a walkway to its exit point next to a garage door window that is 10ft tall. Please see the photos below. Electricians, plumbers, dryer vent repairmen and others have said the inspection should have caught this. We have paid, due to having purchased a new drier because the other caught on fire, over $4000.00 thus far. Had the inspector simply seen the vent/duct wasn't up to code or even the outdoor vent was full of lint then we could have avoided this altogether and had the seller fix it. read more

Type "Average cost of home inspection Massachusetts" into your search engine. You'll see $300 - $600. Tiger gets an A+ for gouging you at $595. You say you'd like a simple water test too? Add a whopping $230 with Tiger! A home inspection from Tiger Home Inspection is unfairly priced. The company has a checklist of items that they will inspect for the price they quote. But when many of the items are inaccessible, that price is not appropriately and proportionally reduced. The potential buyer is left paying the full bill for what the inspection company only MIGHT have had to have done were the inspection capable of being fully completed. Tiger never inspected 25 items during my home inspection. I'm not faulting them for not inspecting them. There simply was no access to them. But please don't bill your customers for the time and effort of doing a qualified inspection of things that you didn't even have to look at. It behooves you to proportionately reduce your price! The math is not difficult; parting with the profit may be. But what is fair is fair. Please admit that you did less work than you billed me for (admittedly by taking no shortcuts on your part), but still, you did not do the work that you would have had to have done were these multiple items accessible. Also please understand that when so many fundamental systems are unable to be inspected, the overall value of a home inspection is severely decreased as the peace of mind a potential buyer hoped for, never materializes, and the questions that were in his mind, still linger. Again, I am not faulting Tiger for this, but it behooves Tiger to acknowledge this truth as it prorates its service based upon the decrease in inspection time and effort that it actually delivers. When challenged on their pricing, Jay from Tiger refuses to factor in the significance of not being able to perform tests that are more time consuming and more meaningful to an overall evaluation of the home's health (like, in my case, the chimney, cooling system, and burner gun). He instead dances around the issue by simply counting up the overall number of checkpoints in the report (including minor ones like 'does a junction box have a cover on it?') and discounting the value of a major item's inspection by saying, it is just one of the many other things that were checked ... as though they were all equal in importance. I found comments that were most useless within my home inspection report. They are borderline "truisms". (An inspection report that tells one that one should inspect regularly is not something I am paying to learn from an inspection.) For example, I learned this gem: "Roofing material performance estimates relate to typical conditions, assuming proper installation and maintenance. The actual life of the roofing material can be influenced by external sources like weather extremes, internal attic conditions, roof ventilation, house orientation, conditions caused by trees and vegetation or mechanical damages. Advise regular inspection of your roof flashing." (I paid for this?! They probably think that by me sharing their statement here, I am giving away the value of their service.) When I commented to Jay that their truisms are useless, he told me my comment was "offensive." I did not receive $830 worth of information from my Tiger Home Inspection. There were numerous items missed on the inspection, including water drip marks covering an entire room due to a bad roof. Had a manager come back out and was able to get our money refunded and had to sign a release. A year later we are working on the kitchen and a blatant structural issue was found. I had specifically asked the inspectors and the manager and was told it was nothing. The 2x10's on the bump out in the kitchen are not attached to the 2x10's of the kitchen floor causing a huge mound in our kitchen and cracking up one corner of the house due to it sinking. The second time the only "issue" I sort of had would be they missed seeing a crack in a window. However, they'd rated the windows poorly in that entire room anyway on the report... so it was covered. Just as important to me, he was very patient with all of my questions. Even ones that were probably 'obvious' to him or anyone who had been a homeowner previously. He was very frank in what to look out for in terms of safety, and in helping me field questions on options to keep the property in question in excellent shape. We used Tiger based on them tearing apart miniscule items on the house we sold in Oct 2018. They apparently did not look at bigger items on our current house. The dampner on our chimney flue does shut and was not noted in our inspection. We had a leaking pipe from our shower drain into the basement. All the fixtures on our bathroom sinks were micky moused together. Our AC unit crapped the bed the first time we used it this spring, and although not there fault, there was mold in our attic exchange that was not even checked. I didn't expect them to find every little thing, but my impression was that they point out the major faults/repairs needed. They get cute and note in the reports that you should use a licensed person to check out each item. My question is then what good are they? I would not bother using them and just get a certified contractor, electrician, plumber, etc and not them. read more

Less than a month after moving in, we had to replace the water heater and the garbage disposal. And it doesn't end there. Sellers BEWARE. My home was "tossed" without regard or consideration that my family and I still lived there. During our time there, we never abused our home in the manner "Tiger" did. In fact, we never abused our home at all. Why would we? All kitchen cupboards and drawers were pulled open in rapid Jiu-Jitsu like succession. Why such haste? All were "slow closing" prior to that. Was this meant to impress "Buyers"? Jury still out on that one .. The same can be said for all stove top knobs --- which by the way several burners were left on. Considering inspection itself is about a 3-4 hour venture, that's my electric bill we're talking about not to mention the fire potential created ... for how many hours? All windows/doors were opened/closed in similar fashion. I was certain none were put back in the manner which they were found --- locked .. so, took the time to check. Sure enough, ALL were left unlocked with a handful remaining partially open. No surprises there given and considering. Garage door was found open, unable to close --- why? Several switches were left in "off" position from the "on" they were in prior to inspection. All in all a burglars dream! I only wish I knew what transpired in the attic and exterior but probably better off that I didn't. Advise to "Tiger": Treat the homes you're inspecting as if they're your own. Advise to Sellers: As uncomfortable a prospect it might be, if "Tiger" is solicited for your home inspection, be there for the entire process --- even if it means several hours of unwanted uncomfortable interaction with the Buyers, Agents and/or anyone else involved. They had Steve come out and he was very thorough from what I could see. Very polite and informative as we walked along the home and watched him inspect. My only complaint would be that he wouldn't get up on the roof to actually check the integrity. To me, a visual inspection with binoculars isn't a proper inspection, which can in the future hurt me . First time home buyers and trusting a "reputable" company was our first mistake. We should have known immediately it was a conflict of interest when the sellers realtor had a working relationship with our inspector. Understanding most older homes have issues, we were ready to take on the projects, but wanted someone to tell us roughly how much work would be needed so we could work in the budget or pass on the house. Tiger failed us. We have only had problem after problem arise! Rotting window were covered with vinyl, oil heating with gas hookups, roof was told would be good for probably 15 yrs, yet never went onto the roof to inspect, and roof and gutters need to be replaced now, electric outlets in kitchen have no safety, etc. not little or cheap problems. When we called to ask why no one showed us these, or other issues, I was informed Tiger "inspectors know a little about everything, they don't specialize in one thing." This Should be the first information given to a potential home buyer, instead of leading your customers to believe you're trained thoroughly in all areas. My honest opinion for home buyers, hire a contractor to go with you, they will be honest and upfront about what needs to be done. Expensive lesson learned! read more

Many of the visible issues they wrote of as being easy to fix but they were not. I had a small documentation issue (I needed Tiger to change the address while closing on a house on the paperwork - it was basically a paperwork snafu) and within hours Tiger sent me PDFs of new documents with the address changed so I could successfully apply for a mortgage. I wouldn't recommend this company. I had them perform my home inspection, moved in, immediately had to foot a bill for the HVAC system. My inspection happened to be on a cool day, in the 50's. He inspected the HVAC units for visible issues, but said he could not turn it on if the temperature is below 65 degrees - it could damage the unit. It has to be above 65 on the day of inspection and for 2 days prior. That's ridiculous. I've heard from HVAC professionals it's a matter of opinion, most HVAC guys have no problem running units below 65, especially ONLY FOR A FEW MINUTES to see if it works! Instead he tested the heat - this was the END OF MAY. AND it was almost 80 degrees the 2 prior days! The inspector put in his report that he did not inspect the A/C at all (even though we did look at the visible external units RIGHT WHERE THE PROBLEM WAS LOCATED). When I spoke to Tiger Home Inspection "customer service" to ask them to cover $200 they refused to take any responsibility. The rep and the manager were confrontational, and the manager tried telling me if an AC unit is turned on below 65 degrees it could fry it just from starting it. I strongly disagree. They don't allow their inspectors to use any common sense and operate outside the company's by the book, cover our own butt Tiger Home Inspection way of doing business. Same way they handle customer service issues. Also, I told them I was planning on writing a bad review online. When I did, Bill the manager twisted my words and said "so you're asking us to buy a better review." No, in business we call it good customer service. When you do the right thing for your customers, they give you a better review since you remedied the issue. When you're company is stubborn and inflexible, you lose business thanks to Yelp & Angie's List. Wish I had checked them instead of relying on my realtor. read more

ah, the emails: of course its real sean, just like the ineptitude of your 6'6 home inspector. everything he said was wrong. as i mentioned he missed 10,000 dollars worth of termite damage to my house in framingham. i dont care if you think this isnt real, im paying for it now and so are you. and: oh, and i certainly called jack two days after my inspection results, he never returned my call, i still have the invoices and receipts, if you want to make this right, feel free to split the rebate i needed to provide the new buyer from my home sale in framingham and: seriously, what would you do about it anyway? refund my fee? youll notice that he did come out and inspect a house in framingham june of 2009. check the records? see? i bet you do. so anyway, as i was saying, 5000 for a termite devoured floor, that was under carpeting, guess they arent trained to notice spongy floors as a tell tale sign of concern, a flashlight inspected water main, crumbled when i touched it, and as already mentioned, wrong diagnoses of a bulkhead and oil tank. the buyers had another company (great idea) do their inspection, found another 5,000 of previous termite damage that was noticeable by sight. so, are you going to compensate me for any of this? you have the "GUTS' to make it right? cant wait to see additional owner comments...oh wait: ooohhh, so you are not my my customer??? or are you? Iam not sure what the 6'6 reference is, anyways..not sure why you will not call me to discuss? Did I preforem the insepction for you or the buyer of your house? Walter did an inspection recently of the condo I was buying. He was very prompt and friendly. His inspection was thorough, and included the common areas of the condo such as the roof and the basement and basement mechanicals. I followed him through the inspection and he explained things to me along the way. My only complaint is that the inspection report (which he completed on his laptop as he went, so it was emailed to me immediately after the inspection was completed) was pretty vague. It pretty much read like a CYA from liability for missing something. If anything was in less than 100% perfect condition (which, with a 100-year-old condo, most is), it was noted as needing repair, with little specific indication of what was actually wrong, how it would need to be fixed, how expensive the repair would likely be, or whether it's a major issue or a little thing. This is nothing against Walter specifically; it's clearly how Tiger does their reports. Maybe this approach is standard among local inspection companies; my one previous home inspection was in another state and the inspector provided much more useful information. It seemed that, in most instances, Walter knew approximately how much it would cost to fix things that he noted (ungrounded electrical outlets, etc.), but he was very hesitant to provide that information. In the current real estate market, there is no time or opportunity to take the home inspection report and then bring in an electrician/plumber/etc. for further analysis - the home inspection (if the seller even agrees to one) is your one shot. It would have been very helpful if the inspector could have provided more information and more detail about the noted defects. Payment is cash or check only at the time of the inspection. Cost was $405 for an 1100 square foot condo. read more

The inspector was very friendly, took time to explain everything, documented everything well, and showed up right on time. The inspection process was great. Unfortunately, he missed major issues with the boiler that, just a few weeks after moving in, we will now have to pay over $1000 to fix. If these had been caught in the inspection, we could easily have had this taken care of in advance, paid for by the sellers. Very good. We had the home we've put an offer on inspected by Tiger, and all in all I think Nico did a really good job. The inspection lasted about two hours, and the only thing that wasn't checked was the roof, which at $415 should be included. The price for the inspection was based on the age of the house, which I found annoying as the house was renovated and probably in much better condition than many other houses that were much newer than this one, which was built in 1860. Nico alerted us to some issues, most that we could handle, but the main question left was whether or not the roof was newer or not or just needed repair. At $415, it should definitely include a roof inspection. I understand why it didn't (no access through the house, straight up three stories) but it would have been more helpful if it had. I think what most people don't realize is that when doing an inspection, it's a snapshot in time. Stuff breaks. It goes along with home ownership. It stinks, but there's always going to be something to repair or work on. It would be nice if every house that was sold was in amazing condition, but sometimes people are just trying to get out and will try and hide stuff....that has nothing to do with the inspection services provided by Tiger, or anyone. I feel like Nico helped point out a lot of stuff to help us consider the biggest purchase of our life (if the deal is approved) and plan out what we would need to take care if it does. The phone staff was really friendly and helpful when scheduling, and they did a reminder call too to confirm the appointment. Only thing holding me back on giving five stars is the price. While $415 isn't bad, I think the cost should be based on age, and should always include a roof inspection. read more

He was walking around the residence, already inspecting by the time we arrived. He gladly showed us what he found, spent hours (over 4) going inch by inch over the house, found things I have no idea existed, crawled into places that I do not think many humans have visited, and always stopped and asked if we had questions. Don't use these guys. The guy that showed up was in such a rush he missed many things. I'm glad I was there to make him slow down and actually look at things with me. He didn't move any around in te basement or attic to get a better look at the walls for water damage etc. However the most infuriating part was his inspection of the HVAC system over all the report said it was fine, just recommends service and dirty air filter. Great this is all normal. Two months later I and finding out I have mold in the system and and a broken parts causing water to accumulate. I called Tiger customer service to tell them I wasn't happy with my inspection. The lady there was just rude and told me something about state doesn't let them identify mold. Maybe true but did the tech really not know the difference between dust and mold! read more

We were first time homebuyers and during the buying process, we had other issues going on, so the times when we could get a home inspection were very limited, so I appreciated Tiger for that. What I did not appreciate: the inspector came MUCH earlier than the appointed time, so I could not ask the kinds of questions I wanted to.I had to nag about getting the report, which was not cheap. And I feel like a lot was missed. For example, our utility box desperately needed replacing, so we did, along with our circuit breaker, which was nearly $4000. If I had known that via the inspection, like one should, I would have wanted to negotiate the buying price of the house that much lower. Who knows what else will turn up like that? read more

The thrill of the fight....over contingencies! We called Tuesday and had an appointment with Kevin Gould be Sunday. This is our first home so we were pretty excited and completely oblivious about the process (and home owner woes in general). With Kevin at the helm we felt comfortable and in seriously knowledgeable hands. Kevin walked us from the tippety top of the house (using binoculars for the roof), explaining algae and solutions to prevent growth. Allllll the way to the bippety bottom of the house, detailing slope of pipes and the importance of electrical maintenance. He ran the furnace, ran faucets, tapped on beams, and crawled into the attic....man what a job! He was thorough and gave us both the technical jargon to pass along to a plumber/electrician, as well as the broken down "here's what's really happening..." version (thank goodness). His extensive report of findings came only a couple of hours after our walk-through and he even gave us his card in case we had additional questions.
