I wanted to write about a recent experience I had with Drysdale and its management of the property I've been living in since 2005. We had a flowering tree that hung across our driveway but appeared to have collapsed and made it impossible to get out. I contacted their maintenance department, and within a day they had scheduled in a team that came in and completely removed the blockage as well as cut the tree back to a point that we know longer have to worry about it. I was very impressed with how quickly they responded. Five star is easy! Additional update. Couple of weeks ago I requested that a DIRECTV dish mounted on the side of our building be removed as the wires were hanging from it. read more

Warning to future renters: Don't bank on your appointment actually happening. I showed up for my scheduled viewing and was completely stood up. No communication beforehand or after and no one answered the office line. They send 4 automated texts to confirm you will show up just for them to no-show. Beyond disappointing. read more

Harbor Bay Real Estate property management was a solid 5 star before it was sold to Berkshire Hathaway and Drysdale Property Management. I know it, I've been in Alameda since 1963. Drysdale has been the bane of my renting existence. When they took over their predecessor, Harbor Bay Realty, little did I know how much my life as a renter would change. Prior to Drysdale, I rented through Harbor Bay Realty, and prior to them, Gallagher and Lindsey. No problems with either outfit. Then Drysdale came along and everything took a turn for the worse. It has been one thing after another, and I could write a 'War and Peace' review about this company, but instead I'll just summarize the most serious issues I've had with them over the years, including the latest and current ordeal I'm going through. Some years ago, a nutcase menace of a neighbor zeroed in on me, and started breaking into my mailbox and stealing my mail. When I reported the criminal harassment to Drysdale, they did exactly nothing, despite the fact that stealing mail is a federal crime, and an obvious violation of a lease. Drysdale told me to go to the police (their go-to response to virtually any tenant complaint), but would not permit me to collect the evidence necessary for an arrest and prosecution, and would not do so themselves either. The individual who was doing this still lives on the property. Next up, they lent the keys to my apartment to a plumbing outfit, and never got them back. I only found out about this six months later when I locked myself out of my apartment and went to Drysdale for a copy of my keys, and they didn't have them. Keeping keys secure is a fundamental and sacred responsibility of any property manager. Before this incident, I did not have a doorbell camera, and there were several times when I came home and things seemed out of place. Who knows if someone entered my home without my knowledge during that time. I never received an apology for this serious security breach from Drysdale, and ended up changing my locks at my own expense for my safety. And now on to present day. My neighbor in the unit directly above me started using a noise machine of some kind that produces a strong vibration that permeates my unit, especially my bedroom. The vibrational sound and frequency is incredibly bothersome. It has induced severe headaches for myself and my partner, and wakes us up immediately when she turns it on in the morning. Attempting to communicate with the neighbor respectfully about the issue has only resulted in her doubling down, and spitefully starting the machine earlier and earlier in the morning, then stonewalling me and refusing to communicate further about the issue. She starts the machine, then leaves for the day, leaving the machine running all day even though she is not at home. I complained to Drysdale, and despite multiple requests for their help, via email, calls, and an office visit, they have done nothing to resolve the problem. This is a serious quality of life issue that has resulted in me avoiding being in my own home as much as possible. The apartment I have been a model tenant in and have paid rent on for the past 15 years is now basically unusable to me, and a source of immense stress and discomfort, instead of the peaceful refuge home is supposed to be. There has been no follow-up, nor follow-through from Drysdale, and the noise assault continues every day. If you're looking for a rental, for your own health, safety, and well-being, try your best to avoid renting through this outfit. And if you're a property owner, please use somebody else for your property management needs, you will save yourself and your tenants a lot of grief. read more

Well this place is winning in the race to the bottom of property management firms. Seriously, 2nd place is way out there. As a prospective tenant my experience was a mess and now for the last x years I get to see first hand just how bad they are when you rent a property under their management, or should I say unmanagement. I don't even know where to begin. Ok, we'll start out simple. Lights, need to have lights in stairwells and walkways. When they are completely out 24/7 finally someone comes out and fixes it so they come on. Problem is they don't know AM from PM so the lights are on during the day and off at night. Still an issue. Eventually they figure it out. Next let's talk about neighbors that don't respect your space. In this case my partner's upstairs neighbor has passed out in her tub twice smoking the ganja and overflowed her tub with the resulting water coming through the ceiling into my partner's bathroom and bedroom. Hey but Drysdale is all good with that. What's a little jacked up ceiling peeling off and a jacked up floor. Moving on to the drumming. We are having a nice dinner and at 7:30 the drum session starts right above us. Sometimes like Japanese Taiko, other times just a staff pounding on the foor with an irregular beat. And Drysdale could care less. New neighbor new crime. Stealing mail. Not once but multiple times. Again Drysdale could care less. Onto the most recent disregard for tenant's rights to live in a place free of noise and disrespect. Back to miss upstairs starting a noise machine at a low frequency first thing in the morning and leaving it on all day. And she leaves all day while leaving it running. After multiple attempts to reason with her, nothing. And guess what, after multiple complaints to Drysdale, nothing from them also. It was intolerable. Call the cops and they take a page from Drysdale's playbook and do nothing also. So among other tactics, an email goes out to the Better Business Bureau regarding above issues. Buckle up folks. Drysdale's response is that the mail was stolen by an ex husband livng in the building and they discussed it with him. Well, she has never been married, so no ex husband. Who the hell did they talk to? They won't say because they lied to the Better Business Bureau and didn't talk to anyone. As for the noise, Drysdale said it was a fan running but never checked it out. Just took the nightmare neighbor's word for it. Also, miss upstairs told Drysdale she would stop running the noise machine at the end of the week and that never happened. Noise machine still on. She knows how annoying it is so doesn't run it when her next door neighbor is home, but when the neighbor is away, runs it constantly ovet my partner's unit. As for Drysdale, they just don't care and hope all problems will just go away in time and leave the tenants to their own devices good or bad. Good tenants suffer while bad, annoying, obnoxious, potentially dangerous tenants are allowed to get away with anything they want with zero consequences. Please for your own safety and well-being rent from some other outfit. read more

I scheduled two showings today. Only saw one. They manage properties for other people so they aren't responsible for repairs at those properties and can't answer any questions about anything. It also explained why the rent was so high...all the fees for the landlords. I looked at a 1 bedroom unit in a weirdly chopped up and dirty Victorian house. The bathroom had a big sliding glass door facing the toilet with no curtains. I looked up and saw that the area used to be outside and there was a rain gutter INSIDE of the room with a tube connected to it to drain into a bucket. Hello mold. This wasn't even the weirdest thing: I opened a closet door in the unit and there was a super narrow hidden staircase inside! Cool! Although there was barely enough room to carry a box into the tiny opening and no railing, I still wondered if this was the advertised storage space that came with the unit. I went up and saw a HUGE converted attic space with two mattresses and a bunch of clothes on the floor...and a full kitchen. Unsafe and probably illegal... Didn't even get to see the second place because the guy couldn't figure out how to get in/get they key from the box the landlord had put on the door. read more

Drysdale Property Management - Property Management Near Me - Alameda, California

Disorganized and a little unprofessional. I feel like I dodged a bullet by not renting a property through this company. A couple of weeks ago, I scheduled to see four properties. We met the agent at one property only for the property to be locked and the agent told us to just "look through the windows." Come to find out later, that that property wasn't pet-friendly even though they had advertised it as pet negotiable. One of the other properties we wanted to see wasn't vacated yet and there were no photos on the website, so we waited until we were "allowed" to see it, which was supposed to be this morning at 9:30 (right when they open) only to receive a call at 8 am with just, "the property has been approved. No worries (???)" The agent didn't really try to get to know us or explain much of anything as far as the process of applying goes. So we were really confused that the property we had been waiting patiently to see was rented out sight unseen by someone else. I also didn't get a chance to ask any follow up questions because the agent hung up on me. It just seemed like it wouldn't have been a warm experience to rent through them. I'm really disappointed because they manage a lot of properties on the island, so I feel nervous about reaching back out should I want to see another property they manage because it might be a messy/ poorly communicated experience. read more

1. The price was quoted as $1100. Then, they upped the price to $1250. Is that even legal??? 2. They didn't have my key ready when I went to pick it up on my move in day. Then, they blamed it on the landlord which isn't professional. I found out from the landlord later that Drysdale lost the key. 3. They had to send me the contract three times. The first two times, it was for one month. The third time they got it correct. It took twenty four hours between each time they sent it to me with little apology. 4. I had a party when they told me that they were no longer be working with me. The landlord will take over from this point on. I no longer need to deal with them. There is a god! read more

And don't even think for second your carefully crafted voicemails will get returned, that dream is right up there with the time you thought you could be a professional dancer. Let's say one day, after a couple weeks of trying to get thru to these geniuses, the clouds part and a unicorn poops on you and you get a call to see the house. Huzzah! Slow your roll. The guy meeting you is going to be late. And sketchy. The place you're seeing? It's gong to be busted with weird cough medicine and dirty hair ties in the bathroom. And there will be a smell. It will not be a pleasant smell. Despite all this my husband and I found a house we liked ok and put in an application. Timely response you say? Uh, no. No response. Calls, emails, contact thru website, nothing. 2 weeks later I get a call from a woman who said "Oh yeah, we needed an application from you too, not just your husband." To this I say: "Of course! Have rented with the predecessors and Drysdale for over 27 years. The service has degraded to the point where no one answers the phone and when placing a call regarding an issue the phone is not answered and calls are not returned. As an absentee landlord I have relied on regular property inspections, however, Drysdale has not done them. The maintenance department does do the work when contacted. I was very interested in a property that was posted on both craigslist and their website. I called multiple times a day and left voicemails but would never get calls back or be able to speak to someone to schedule an appointment to view the property. For a property management company, it is odd that no one picks up your calls and horrible that no one returns your voicemails. It is probably for the best that I wasn't able to rent the property because if I am having a hard time trying to rent from them I wonder what kind of non-responsive service actual tenants receive. Look at reviews before paying an application fee and letting them run your credit. Well my journey first started when I looked at the property. The realtor showing me the place was really awkward. Didn't show me the property but just let me walk around. The showing seemed off. I should have went by my first instinct. I liked the place applied the same day. I communicated with mostly Annalisia. Until I submitted my information she stopped responding to my emails. Then days later she told me they decided to go with another applicant and will keep my application. Mind you, I qualify. Overly qualify compared to their guidelines. I'm black so I automatically always assume racism when weird things like this happen. So not sure if it's just them or if it's implicit bias. So I let her know, remove my application. I don't feel comfortable working with a non-responsive company. I've worked with many other wonderful agencies. Very sweet, nice, responsive. I lived in a house managed by Drysdale Property Management for 2 years (I did not renew because I ended up purchasing a house). **Overall company** Overall, my roommate and I had a good experience with Drysdale Property Management, but there were some hiccups along the way. In the beginning, there were some communication issues. It was difficult, if not impossible to get a hold of someone. I would not receive return phone calls or replies to my emails. But overtime, the staff did seem to become more responsive. Maybe there were some staff changes -- I don't know. **Maintenance dept.** There were two incidents where the maintenance department tried to charge us for two repairs that we were not notified ahead of time that we *may* be charged. 1. The first incident involved my bedroom closet -- the lights would sometimes not turn on and I would have to flick the light switch on and off several times before the light would come on. The problem was completely intermittent and the light would sometimes turn on the first time with no problems. I explained to them that it seemed to be the fluorescent light ballast. They came and replaced the light bulbs without first speaking to me and then proceeded to charge me for the labor and the cost of the light bulbs replaced. I told them that no one ever told me that the bulbs were going to be replaced. I could have done that myself. Plus, replacing the bulbs didn't actually fix the issue. I gave up on trying to contact them about the lights not turning on sometimes. 2. The second time was in regards to my roommates shower drain being clogged. He was never told that they would be receiving a bill for that. I unfortunately don't have any other details regarding that incident. In conclusion, if it weren't for the aforementioned issues, I would have left 5 stars. read more

We worked with this company for weeks trying to rent a house. It was an incredibly unprofessional experience. We paid the money to apply and still have never been approved or denied. It seems incredibly sketchy. The house has been up for rent for a year. There are zero other apps. I have called (don't bother with that) emailed and texted. Thankfully Annalisia is as nice and amazing as she is otherwise this company would have nothing going for it. We have been told over and over the homeowner won't make the decision to rent the house. This is something that should've been disclosed to us before spending the money we did to apply. That's why this house will continue to sit. It's currently an app money maker. Luckily we found a nicer place, less rent .5/mile away from this one. It was not something we've done or dealt with anywhere else. What a terrible experience. It was trouble enough trying to get Drysdale to return our myriad phone calls and emails. When we finally did, we received pretty curt service from Jinah (she seemed annoyed every time we had an interaction), who asked us for documents as part of our application process multiple times (when we'd already sent them more than once) then ultimately were rejected on grounds that were not disclosed to us--we met the qualifications for the property (which had already rejected several applicants apparently) but were told that the 'landlord had every right not to disclose a reason'. We feel pretty strongly, based on our negative interactions, that we were rejected on the basis that we are a same sex couple. The one kind and understanding person in this whole process was Tracy, the receptionist--though she isn't great at returning calls promptly. read more

I rent a place managed by Drysdale Management. The wood frame on one of the upstairs windows rotted and the glass window pane is held in place by tape only. It is directly over a walk way used by me and three of my neighbors creating a hazard. I put in a service request over two months ago and the window still remains broken. I have been in contact with them several times and they continue to put me off. I also had a leak in my shower that was reported at the same time. The fixed the leak a weak ago (two months after the service request) but my shower enclosure now has a large hole in the wall as they had to cut the tile and wall to get to the pipes. I called and talked to Macy (the maintenance manager) and he appeared unaware that the repairs had not been completed. If you are a landlord, do not hire these people and if your are a tenant, I am sorry. read more

I wish I could give this company a negative star. I had an appointment to view a home and no one ever showed up. We waited thirty minutes before leaving. We never got any explanation or phone call. My husband and I tried to call the office but it seems that no one is ever there. Extremely disappointed. We really loved the house and its a shame that the business is so horribly organized. Annoying. That's how I described the wasted 10 minutes of my life with this company. I specifically mentioned in my email that I am looking for a property that would allow sublets. The next day I got a call from their staff telling me that she received my email and would love to show me a property in Alameda. I reminded her to send me an email of the property as I messaged tons of posted listings the past few weeks. I confirmed the appointment but for the past two days prior the viewing, no email confirmation. I have to comb through every Zillow and Craigslist posting I went through. Finally, on the day of the viewing, a lady who was literally glued on her phone opened the door for us and told us to look around while all the time she was texting. After 10 minutes of going around the property, I asked her about their terms with subleasing. She acted confused and told us, "we don't allow subleasing". I reminded her about my email specifically requesting a property for subleasing but she acted confused and asked me who scheduled our appointment today. I told her, it is YOU who called me and told me over the phone that you want to show me a property in Alameda in response to my email. 30 minutes of driving to Alameda early in the morning since we worked long swing shift hours the night before the viewing and not a single apology for wasting our time. She even made us feel that we inconvenienced her for nothing. No wonder my gut feeling told me not to go today as I have seen how poor these people rate here in Yelp and Google. Never I will recommend this PM to all the folks I know around the area. Horrible. read more

They use to manage my properties. They did not know my tenant did not pay rent for 4 months. When the tenant call for services, they claim I did not authorized for services ( I have home warranty for all properties ) !! Later that claim they don't have the phone number!!! Than the tenants never call !!! When is time to do eviction for non payment. I have to hire my own lawyer to go to court myself. Reason are they don't go to court and is the the landlord responsible. Their jobs is to collect the rent for you and get the fees. If come to issues is the owner of the property to resolve it themselves. read more

If you own a property and are looking to have Drysdale manage your property....FIND SOMEONE ELSE!! I am a tenant for a Drysdale property and their maintenance is horrible. They will allow your property to be destroyed while they look for horrible contractors. Example: Had a outside laundry door get damaged because it had a inside door which wore down due to water from rain. Contacted maintenance it took 2 months for them to replace - then when they replaced it,,they did so with another inside door which was left cut open and didn't make it thru 1 winter. I'm sure they billed the owner. Now I put in another request to fix the door...it took another 3 months for them to fix the right way. This is just one example as I have been here less than 2 years and have at least 3 other horror stories to tell. read more

If ever after reading a review, you decide "They can't be that bad-- I'll give it a shot.", this isn't the business that'll surprise you! Long story, short: I viewed a place listed on their website and was interested in applying. I was told by Jinah that there were a few applications on it, so to hurry and apply. She informed me that they require reference letters...yes, LETTERS from your previous landlord. I wasn't thrilled about this and neither was my landlord who was dumbfounded, almost to the point of disbelief and asked that they just call them, instead. Anyhoo, I decided to apply, hoping to get in before month's end. I submitted my app and eventually received a call from Jinah--she told me me she was going to pass my application along to the owner but needed the reference letter. She was a total jerk about this! For a moment, I figured something was getting lost in translation, but she definitely had an attitude when telling me, "I TOLD you you needed to have a reference letter!". I told her not to speak to me that way and we went back and forth with raised voices, as she kept speaking to me with a disrespectful tone. Days pass and I hear nothing back so I called and called and called-- they apparently don't like answering phones, here. I finally received a call back from someone else who started off friendly--she informed me that there were applications on the place but that the owner didn't want to go with the other renters. Then, all of sudden, she's starts inquiring about my application (which she was apparently perusing as she spoke with me), asking questions--basically interrogating me. It was odd, then came the excuses. She went from telling me she'd pass my application on to the owner, to telling me that the owner of the property was busy and/or had a death in the family and that contact was sporadic. Then they said the place wouldn't be ready by the time I needed to move--all of a sudden, after a short wait, she comes back to reveal that the shower needed to be regrouted, and it would take weeks. A lot of excuses!!!!!!!! I am an ideal renter-- history of excellent EVERYTHING! They obviously didn't want to rent to me-- returned my application fee, and everything. Although I hadn't implied as much, a friend asked if I thought it had to do with race. I can't be sure but I do know the swift change in tone and sudden excuses was questionable. That place went unoccupied for a good while after that, fyi--oh well, their loss! read more

Echoing what others have reviewed about general lack of responsiveness. Now apply that to being forced to live in dangerous (because of interior construction that was prolonged without regard to someone living there) and/or unsanitary (rodents) conditions and not have them reply in any way for weeks then months at a time. In short, it got to the point that I learned that a tenant can withhold rent if a landlord is in violation of certain California civil codes. DPM sure hopped to it in addressing my issues after I submitted a complaint to the Better Business Bureau. It took them 24 hours to do what they could have done 2 months prior. They only care about profit. Unless you are doing something to jeopardize that, they won't have anything approaching responsible customer service. Definitely live elsewhere if you can, and the next time legislation comes up for rent control, e.g. last fall's Prop 10, vote for it and get everyone you know to vote for it, and see through the propaganda from the elite. read more
