We've had several maintenance jobs done by Gentian from Prime Property. He's always been extremely friendly, professional, and hard working. Each time he has done amazing work by addressing the cause of our problems and not just the symptoms. Hopefully we won't need any other maintenance, but if we do, we'd be lucky to have him back. 1 star When i Used Prime I've been extremely disappointed with this property management company and would not recommend them to anyone considering hiring one. Communication has been the biggest issue. Getting a response to emails or calls routinely takes days, and often I've had to follow up two or three times before getting any reply at all. Important updates about my property -- repair schedules, tenant issues, inspection results -- are rarely communicated proactively. I typically find out about problems only after they've escalated, and I'm left chasing basic information that should be provided as a matter of course. On top of that, the fees charged for repairs have been consistently inflated. Invoices come through with little to no itemization, making it impossible to tell whether the labor and materials charged actually reflect the work done. When I've asked for breakdowns or quotes before work is authorized, I've either been ignored or given vague justifications after the fact. More than once, charges for simple repairs have come in well above what comparable local contractors would charge for the same job. Between the lack of communication and the repair markups, I've lost confidence that this company is managing my property in my best interest. If you're evaluating a property manager, I'd urge you to ask upfront about how repair costs are itemized and approved, and to get a clear commitment on response times before signing anything. I have since moved on and work with another Management company a more professionally run company. read more

Decided to go with PPG to manage a small property for parents. Big mistake. If you want to be hands off, you shouldn't be with this company as they will find ways to use their in house repair men "fix" things. They also charge the owners if a tenant no shows their repair call. Like most recent homeowner reviews, I dealt with the same issues. The final straw was when they quoted me $7k for a repair that was only 3k as I was familiar with the work/industry. Huge up charge and fake billing items. After giving them their 60 days termination notice, they snuck their repair crew in to do "sewer cleaning." In 2024, the property collected 24k in rent but had 4.3k in fees and charges. If you are a landlord, find someone else. read more

Rude staff, not surprised they are failing to find renters. After applying to tour a unit, I was contacted by a mystery staff member who didn't say anything to me but "Do you meet the requirements?" They probably think they're being efficient by acting like a robot, but with staff like this property management group would be better off with an automated system than employees. read more

The transition to Prime Property Group from Gallagher & Lindsey in Alameda, Ca going towards the main Alameda ferry has been a mess. Jaime Sanford, Sean Costner and Carlos are all disorganized. Carlos either left or works in a different role now. Idk why the VP of Marketing is getting involved in the weeds when she should likely be more concerned about what her job title really should entail. Wouldn't be surprised if she is wearing "many hats" for a company whom not only provides poor maintenance up-keep to the tenants that they dont manage.. She should probably be more concerned about because they likely dont have a solid employee retention rate for the company.. Prime Property Group has changed its name once since the transition from Gallagher & Lindsey (whom is also a crappy realty business). It used to be Vision Property Management to now: Prime Property Group and with the same people. If you have this new "landlord" make sure to document everything and make them do their damn job. They sure have time to choose the wrong battles. And they look lost all the damn time. When our water system had a leak and completely shut off due to a "tree falling on the pipe" they expected us to provide proof of the water bill when they had no damn clue that was never something we paid per our original lease agreement with Gallagher & Lindsey.. I can say so much more about our crappy experience with these idiots.. But this is one of many examples I can share! They dont manage the routine up-keep/maintenance nor do they follow through their inspection. Nothing is recorded and no follow ups from their verbal "we'll repair the water leaks" have happened. I am so disappointed with Prime, and I am ready to move on and never look back. As I try to figure out the final settlement and cleaning up issues, they are not even professional enough to wrap things up. I find that in general, they have gone downhill and are sloppy and unprofessional. 1) They did not provide details behind the final settlement. I don't think the rent was reported correctly, but I cannot validate without seeing the details. I asked for an itemized statement, but they were not able to produce one. 2) They continued to charge some small fees after the contract ended. They did not bother to refund anything. 3) For a few months, I took over managing the property because my tenants complained about the lack of results from their repairs. They volunteered 1 month manangement fee for free but never gave me the credit. Some of the repairs only addressed the symptoms but not root cause. I wonder if there is conflict of interest when they produce more income by making repeat repairs. 4) They were charging technology fees to my tenants without my knowing. It cut into the rent increase 5) Prime notified a tenant of the rent increase, but never followed up. The tenant was not paying for rent increase for a few years. Their reports are hard to understand so I did not pick up the issue. 6) The garage was not leased per the lease. It turns out that it was given to the tenant for free, without my knowledge. There are more issues, and the above are examples of what I experienced. read more

DO NOT RENT FROM THIS PROPERTY GROUP! This is the WORST renting experience of my life! The apartment I moved in to was so dirty! Despite asking for it to be cleaned prior to move in, I walked in to find FECES in my toilet. When I complained they promised me that the apartment was cleaned. The shower rod and hooks in this apartment are the dirtiest I have ever seen in my life. It is clear that this place has not been deep cleaned in years. I also have garbage included in my lease, and it is 17 days after move in and I still do not have a garbage can. My refrigerator is rusted and I was promised it would be replaced prior to move in. It was meant to be replaced this morning between 8am and 10am and it is now 10:05am and they have not arrived, or responded to my calls/texts. I switched my shift to make this work and got up at 7am for absolutely no reason. Prime Property Group NEVER answers their phone. It goes straight to voice mail every time. I have never been able to talk to anyone on the phone and no one would do a walk through of the apartment with me, ever. DO NOT RENT FROM THEM! Long overdue review.. and after a year and half of residence in one of their managed buildings, I know they are unstable and unprofessional with communication. Their team's turnover is scary - we've had multiple property managers and they don't ever update their tenants so we know who to contact. I think that we've had over 4 different point of contacts. People come and go and I'm not sure what's happening over there. I call and they just yell at you and are extremely rude about it. The only way that changes happen for your building? If multiple tenants reach out about a concern. Luckily, I live in a building where we're all good friends and communicate with each other daily on issues we're having. But even then - things happen slowly and only after we all call and email over and over again until VPM gets fed up. But, if you email too much and are a detailed tenant, then they just hate you. One of their employees called me a terrorist and claimed they had to give us a new door and windows (lies, they had to just fix the broken handle on our building entrance, and install a lock on our window months after we moved in, something promised before we signed a lease). Then he gave me an insincere apology. I submit maintenance tickets and they are "completed" on the portal, but never completed in person. I had a roof leak from the upstairs unit, and their maintenance came and literally painted over the leak so there was no water mark. Another roof leak, and they did it so poorly that the patches literally fell to the ground overnight and I had no shower access for 3 days.. I've asked for more trash bins for months, I've asked them to remove the bulk items for weeks, and nothing happens. They don't understand the concept of updating tenants - if they're supposed to be the middleman between an owner and their building, then they should be proactive about maintenance and issues that are happening. If they aren't able to do something, then just be clear about that communication immediately - not later when they can't do anything about it. Now that our building won't be with VPM, I can be comfortable in sharing my experience with the Yelp community. I think it's important for people to be aware and careful with VPM as they have a ton of 5 star reviews - their 1 star reviews are conveniently hidden at the bottom as "not recommended" reviews. Some reviews are written by VPM partners. If only VPM was as quick to respond to tenant issues as they are to bad Yelp reviews - they'd be a really great PM company. read more

I don't recall having a worse property manager. Maintenance requests are routinely closed without being addressed. Workers show up to evaluate the situation and never come back. Situations are left to get so bad that they become safety hazards. While living in a property managed by Prime we dealt with sewage in our bathroom, decaying cabinets, When workers would perform work it would frequently deteriorate as the workers were pulling out of the driveway. In one instance they neglected a fellow tenants fence repairs even after the dog had escaped multiple times and threatened multiple neighbors, eventually attacking our dog twice and causing severe long term injuries to our dog. When neighbors voiced their concerns about the dog Carlos stated, in writing, that there was no hazard and the dogs "were playing and things got out of hand." On this occasion we had to get the property owner involved and force a settlement for damages. I kept my communication with them in writing and by text to preserve records for myself and my fellow tenants. I know it's typical for a business to dispute a bad review or say something like "if only you had let us know." I have all the records, so... My experience with them was so bad that even writing this review months after moving out has me feeling anxious to the point that my hands are shaking. read more

When I submit maintenance requests we usually have someone at the property within 24 business hours. Whenever I have emailed or called the office someone always got back to me right away or addressed my concerns in a very timely fashion. I don't like to leave review, but this is worse and worse PRIME property management I ever have. I have 2 properties manager by them. Those tenants are long time tenant (10 year at least). These tenants are not perfect only late on rent, but never miss a single payment in the last 10 year. Until this PRIME property Managerment take over, both tenants start to not pay rent. Property management are not responsible, they don't care tenant pay or not, they just want their management fee. Repair department is money hungry. Managerment charge $1000 for replace 3 light bulb without owner approval, even our contract agreement is require owner approval over $500. Also The repair is defective and fail inspection. They can charge you whatever they want without consent. This PRIME property Managerment is NOT RECOMMENDED to ALL OWNERS. If you want more headaches go for this Managerment. read more

We were moving out of state for a few years and wanted to rent our home out. I interviewed multiple companies and I really, really liked Vision - specifically Michael Margado (who is no longer with the company). He was enthusiastic, answered all my questions, made me feel at ease, and followed up with me. The first issue we had was when their cleaning crew came, they left our back door open. Not just unlocked, but WIDE OPEN. We had already moved out of state and our tenant wasn't moving in for 3+ weeks. I am so incredibly lucky that a neighbor noticed and asked me about it. Since this was after hours, I had Michael's cell phone number and called him at 9:30pm on a weekday to tell him. He went to the main office, got our keys, went to our home and locked it up, and then texted me pictures. THAT is service. Second issue we had was Vision mailed our tax forms to our house. Not the one we live in currently, but the one they manage. ??? My tenant was nice enough to forward us some mail she received, and this was included. Third issue was Vision looping in our tenant in an email chain about something on the property. The tenant should never have been included until the issue was resolved, but yet someone there added her to this email chain. Fourth and final issue was our rent not being paid to us on time. I know my tenant isn't late, but Vision was late MULTIPLE TIMES. There were always excuses (we have a new person, we changed offices, etc.). The management agreement is a contract, and they are supposed to follow that contract, which means funds are dispersed by a certain date. Michael would get 5 stars because he went above and beyond, but without him VPM just got worse and worse. read more

The pros at Prime patiently explained the process to us, including possible challenges in a frank manner. I was contacted by vision property management because of a heating issue at one of their properties in Oakland. I was able to diagnose the furnace ( circuit board ) , 17 year old furnace. They ultimately decided on a replacement. Due to the fact we couldn't begin till the following Monday , Mike at VPM insisted On us to provide temporary heat by means of plug in heaters for his tenants. Working with home warranty companies and property management companies often, you are made to wait on payment. Mike was actually calling and texting over and over to make sure I was paid. tried multiple times for 3 days and didnt get a right answer from multiple people on a place that opened up. Tried to look at a place but they requested to view the unit remotely and apply before we could see the place. Of course, i did and submitted the rental app with SS#, pay for a month, my bosses email. I guess the standard. Each day when they finally reached out, it was late in the day. I picked up because we were ready to see the unit (They wouldnt show the unit unless we applied 1st. Should have been a signal there.) and the person i spoke with was reaching out about the unit. She again requested that i submit the application and I told them that i already did.... This was from a totally different person that I was supposed to "Text" and not call.. After trying to contact both people, the email for the rental, Zillow that i originally seen this place, Called Prime Property group and they hung up, called again and left a voice mail, I gave up. I finally get a text message that the unit had a lease sent out. wtf? Seems like you guys need to get it together. No slack off of us though. I can only imagine having a property management company that is like this and really glad that it was leased with someone else. I wish good luck with people using these folks.
