That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

They may be pushy to complete a rental application, so that you may pay their fee. But don't feel the pressure to do this folks, until you physically view a place that meets your criteria. California housing laws are blatantly ignored, along with some Federal laws. The so-called resident manager (who did not appear for months after the previous res. mgr. retired and left in Oct. 2025) does not fulfill the CA housing law description for that position in a multi-residential apt. bldg. She is not on-site during the day but instead works in G&L's offices elsewhere. She's also said that she sometimes sleeps elsewhere. She does not keep the common areas clean as the previous res. mgr. did either. Most recently, residents began receiving a 24-hour notice of a pending inspection for smoke and C02 detectors with orders to clear out belongings below kitchen & bathroom sinks, as well as anything on the tops of toilets, making it clear that any breakage would be the residents' fault. Tenants were told that 2 people would be entering their homes - a named "vendor" and a G&L rep. Some tenants subsequently endured 4 strangers coming into their homes, some of whom opened their refrigerator, freezer and closet doors without permission; the latter are violations of the CA Civil Code Sect. 1954. Shockingly, it gets even worse. One tenant who had endured the "inspection" described above w/4 strangers showing up, came home from work a few days later and found that her front door lock had been changed. No notice or reason had been given in advance. This is a blatant act of harassment and violates CA Civil Code 789.3. I have no idea what property owners get out of using this outfit, unless the intent is to drive away all the long-term residents in order to charge current rental rates in Alameda to new renters. Since Alameda has rent control, that seems plausible. If true, shame of them! What the owners might better focus on is the fact that they share legal liability for their property management company's actions. Plus, there are certainly ample grounds for successful rent reduction pleas with the Alameda Rent Program. Fellow renters - consider yourself warned.

For the love of all that is holy, please steer clear of renting any units on Central Avenue in El Cerrito!!! Between the mold in the walls, an active and years old cockroach infestation, three out of four broken washing machines at any given time and the rats that like to just hang out in the courtyard and the parking garage, it is just not worth it! After a repair job on the roof was performed by Oak Tree's maintenance crew when they took over earlier this year, the cockroach problems managed to get worse. Don't let the fancy paint jobs or $500.00 off the first month's rent fool you about Oak Tree's Central Avenue available units. All the paint and deals can't fix a property in need of a full building fumigation and mold remediation. Skip on by Oak Tree...

There is no way to connect with a real person. They use an AI system for absolutely everything. This is unacceptable and, also, Oak Tree, it's illegal. Communication has been the biggest issue. Getting a response to emails or calls routinely takes days, and often I've had to follow up two or three times before getting any reply at all. Important updates about my property -- repair schedules, tenant issues, inspection results -- are rarely communicated proactively. I typically find out about problems only after they've escalated, and I'm left chasing basic information that should be provided as a matter of course. On top of that, the fees charged for repairs have been consistently inflated. Invoices come through with little to no itemization, making it impossible to tell whether the labor and materials charged actually reflect the work done. When I've asked for breakdowns or quotes before work is authorized, I've either been ignored or given vague justifications after the fact. More than once, charges for simple repairs have come in well above what comparable local contractors would charge for the same job. Between the lack of communication and the repair markups, I've lost confidence that this company is managing my property in my best interest. If you're evaluating a property manager, I'd urge you to ask upfront about how repair costs are itemized and approved, and to get a clear commitment on response times before signing anything. SLUMLORD. Would give zero stars if possible…read more From the moment I moved into that apartment I realized I was in a slumlord situation. When I arrived on January 19th there was no working heat and it was in the 40s at night. I was provided with a very small space heater by the "property manager" (that term feels like a big stretch) and I was absolutely freezing all night. The only reason I didn't go to a hotel was because I had just driven for 5 days straight and was literally too exhausted. Additionally, the apartment was ABSOLUTELY FILTHY (I have photos to back this up). The apartment was vacant for months so it is unclear how they did not have time to check the heat or do a basic cleaning. When I complained, Pedram gave me a credit of like $70 for both those issues which is wild as a cleaning service and a hotel stay would easily total $500. Pathetic. I knew I was in for some bullsh*t based on this. From this point on, every time something broke or needed to be fixed, and there were a lot of things that were broken UPON MOVE IN (again, this place was empty and could have been repaired beforehand), Pedram ignored my service requests in the app and my emails. I fixed things with my own time and energy and had to hound him to be reimbursed for the supplies. The whole point of renting is so that I don't have to fix things. I literally had to have a friend fix my leaking kitchen sink because the person who "fixed" it initially didn't actually fix it and Pedram would not respond to my emails at all. I begged him for help. In addition to my actual unit being terrible, the general condition of the property was abhorrent. Overgrown weeds and bushes, filthy walkways that haven't been power washed in years, garbage all over the alley where the bins are, etc. It looked totally ghetto and therefore, people treated it as such. Also, we were told with literally ZERO advanced warning that we would lose access to the washer/dryer for at least a month due to the construction project taking place in the back parking lot (earthquake retrofitting). So then I had to start taking my clothes to a laundromat which is hard to do as a professional working 50+ hr weeks. Additionally, Pedram told us we had to park our cars on the street for this project despite the workers only being there during business hours. There was no reason we had to park on the street at night, other than his negligence with regard to understanding the actual scope of the construction project. My car and several others suffered vandalism/damage due to being on the street. It was completely unnecessary, but he would have known that if he ever stepped foot onto that property or put even the smallest amount of effort into managing it. I finally had to threaten him with legal action to be allowed to break the lease, as I could not continue living in that hell hole. He will not return my security deposit and states he kept it as the lease break fee, which is of course illegal under California state law. So not only did I lose my 2k deposit, I have to pay 1k to fix my car and I paid another 1k for moving expenses. Still very seriously considering taking him to small claims court. I had a completely horrific experience at this place and I have no idea who would write a positive review. I spoke to numerous other residents who all had similar experiences and were completely frustrated and fed up. Pedram, you take advantage of people and you know it. Absolutely disgusting behavior. You ought to be ashamed of yourself. You can say I'm disgruntled about the deposit or whatever you need to, to make yourself feel better, but we both know the truth.
