I worked with Olivia for a few months and was disappointed when I received a note that the owners of my rental switch Property Management companies. While I worked with Olivia, she was very attentive in showing properties to us that fit what we were looking for. She made it very easy to make a decision and was accommodating to our schedules and needs. After move in, she was easy to get a hold of in regards to issues on the property that needed to be resolved. She always responded within a few hours (if not within that hour that I reached out to her) which is not the experience that I am having with the new company, unfortunately. My partner and I were approved for a unit after viewing three properties by this management! While 2 Lofts was shown in terrible condition (with bugs, old food, and stains still in place), we proceeded with applying for the cleanest unit which was even more of a red flag because for this unit they said someone was already suppose to pick up the key but she ghosted them! A week later Franny called with an approval and we also received an email confirmation. I mentioned I would be applying for Homeless Assistance through Contra Costa County, and they were obviously depending on it more than myself. This was my first time navigating permanent assistance, so I had questions. I asked if it was possible to separate the lease, I was informed the next day by Franny after checking with her broker they can't proceed with that & I was ok with that, as they still proceeded to go through with everything relying on the permanent assistance! Eventually, I found out the county was able to proceed with both of us on the lease, which was even better! Unfortunately, due to delays with my caseworker which I made a complaint on while trying to reach her for a week which I feel she was ignoring me on purpose because my case was switching to Alameda County July 1st which I just think she didn't want to do any paperwork for my assistance! After finding out I was denied assistance due to accepting a new job with the City of Oakland, my offer letter wasn't good enough & they wanted paystubs even though my worker told me I can. I told them it takes at least 3 weeks for the process & was waiting for my employee Id number Proof wasn't enough, unfortunately they wont pay more than 80% of your income. The moment Franny found out the county couldn't pay, she ghosted me. I emailed Franny the same day I was denied no response so I called the next day. Still, I offered to pay the entire deposit and rent out of pocket for the unit to the property management and even let them know I could bring the full payment the same or next day & move in on the 7th no later than the 15th! My partner makes 3.5-4x the rent, and I have additional self-employment income. Eventually, I was told they weren't moving forward with my application I was ultimately told the owner didn't want to deal with it I truly didn't understand and the reasons kept changing First, it was because originally planned to move in on the first Then, it was the "inconveniences with the county" (even though I was pushing the process myself) Then it was allegedly "fraud" because I asked about separating leases, which was an honest question, not a demand although after they still proceeded to ask and move forward with me! She said it seemed as if I was unreliable! Like huh? Then after I mentioned a fair housing complaint Franny stated the county thinks something is up with you too" A completely inappropriate comment that made me wonder if my confidential information was being shared improperly or if I was being retaliated against. I never received a written notice explaining why we were denied, even after asking twice. This experience delayed my family by two critical weeks, and based on how it unfolded, I strongly suspect source of income discrimination. We were transparent, financially qualified, ready to pay, and had solid rental history but none of it mattered at this point after they realized the county wouldn't be footing the bill. Which makes me realize I don't think they even did any job/ or rental history verifications! If you're a working person trying to get stable housing or using assistance in any way, be cautious. Based on my research, this is not a unique experience. It's common for people using public assistance to be treated as less-than even when they're offering to pay everything themselves. I'm filing a formal complaint with Fair Housing, and I'll continue to speak up not just for myself but for anyone who's ever been quietly discriminated against and made to feel like they are the problem. I returned my keys on the 15th it has been more than 27 days (California law gives you 21) and have yet to receive any other information about my security disposition. Nicole Norris told me that my unit was in "good" condition and that she would be in touch with me for the disposition. After not hearing back I emailed her again and now she is claiming she doesn't have anything to do with security disposition. Nicole has a history of agreeing to do something and not following through. Rental owners why would you hire a property manager that allows you to make bad decisions and break the law? How does that benefit you or your business? Please refrain from hiring lackluster property management. read more

It is illegal to hold a deposit and not offer an explanation of where the money is going. It's been over 27 calendar days and no disposition of the deposit has happened. I had a good experience with Marquardt in my recent apartment search, and am very happy with my new apartment. -1 one star due to a mix up with the amenities provided with this building. Listing stated that the unit included an off-street parking space, however upon lease signing I was told this was not the case, and that bldg owner had made a mistake. However, Marquardt (and especially Joanna) spent a substantial amount of time friday evening trying to get the situation resolved, which I appreciated. I wound up taking the apartment without the parking, but Joanna kept pressing the landlord and a week later got her to meet the previous arrangement. I appreciated the concern shown by Marquardt staff, and the effort taken to make sure that I was taken care of. read more

We recently moved across the country to the Bay Area for new jobs, and our agent Olivia from Marquardt Property Management helped us find a perfect townhouse that fits our needs in Oakland. Olivia was informative and thorough during the showing. When we wanted to have a second look at the place and take some photos after submitting our applications, she quickly worked around our schedule to make that happen. Olivia made an effort to communicate with us periodically the week leading up to the date when we signed the lease regarding what to expect, how much time the process might take, and how to set up utilities prior to our move in date. Even after we moved in, she checked on us to ensure we were satisfied with the conditions of our new place. While we did need a couple of things fixed - such as the washer/dryer not working properly and one of our faucets did not have cold water - Olivia quickly addressed our concerns and sent maintenance technicians to fix the problems. We are leasing our place, and Marquardt Property Management make the leasing experience easy with their user-friendly website. On top of that, their app Resident Center is very well-designed, secured, and functional. We can pay rent, submit maintenance request with pictures, and contact management reliably via this mobile app. Overall, we are pleased with our new townhouse and do not foresee the need to move in the next few years, but if we'd do, we hope that we would be able to work with a professional company with a dedicated team like Marquardt Property Management. read more

I inquired about a 3 bedroom house they had for rent back in February. Went to go see the house and the owners who thought I didn't notice them driving by to see who was looking at their house looked at me(like I didn't notice them so I waved at them).Paid the application fees for me and kids. And I didn't hear back from them. I called and asked what's going on, they said oh, it takes time to review the applications (6 weeks later, right). After that, I didn't hear from them. I've interacted mainly with Nicole, Franny, and Joanna on more than ten separate occasions since I got a fourplex in Oakland. I'm convinced that they are worth working with and hiring. I'm not a professional on managing property, so I am glad that they are both helping me with and teaching me about tenant selection, notices, inspections, rental comp analysis, and other things. I hired MPM as my PM because I'm sure that I would eventually need help, and preferably from an experienced local team. I specifically like that they are personable (i.e., easy to talk to), have experience in Oakland (i.e. based in Oakland for decades), and work very hard in the background (i.e. succinct in conclusions and recommendations, but always had thought-out explanations). They are aware of laws that are applicable to areas that they manage (i.e. regarding timely delivering new management, RAP, and entry notices), which is critical for both the property owner and a PM company. I had one friend who hired a big name PM company that spent a lot of time on marketing themselves, but unfortunately in my friend's case, they dropped the ball and did not comply with a local law regarding increasing rent, which left my friend in a lawsuit with one of his tenants in Alameda. I wanted to make sure that the team who I hire knows the area very well. MPM has been in business for many decades and runs in the family. It's important that they communicate clearly, which in my 4-5 month history with them, has been the case. In summary, I am pleased with my decision to work with MPM and I recommend them. read more

Well, she was efficient, detailed and committed to providing me with my request for good tenants. Our rent was absolutely reasonable for the area and the move out was painless - deposit returned. After 10 months of them finally resolving our issue with the rats in the attic. I finally get a call back after two weeks of waiting just to be told that it's mine and my families fault that The owner of the house's son just WALKS IN THE HOUSE whenever he wants to when we are there, or not. because we don't lock our door when everybody in the house is present. And that it's weird that we don't have every door locked 24/7. Multiple times I've got a knock on my BEDROOM door from the owners son without any notice that he's even coming in, not even a knock on our front door. Me being a female , sometimes the only one home it's unsettling. Out of nowhere we get a 60 day notice mind you the owner son lives in the garage and we should've known it was a bad idea After me and my family signed the lease and paid first month and the deposit, we get there our first day of moving in the house and the landlord son is in the home doing laundry. We're lucky if we even get a callback from property management and when we do it's all attitude and very unprofessional. It took around a month for them to even replace our broken oven. We paid a lot of money every month there and we couldn't even get the back porch to ourselves because eventually again the landlord son took it over. You called the property management good luck on getting a call back anything that gets broken you might as well fix yourself. I'm not surprised considering the shitty reviews this company gets. The property management called us liars when our dryer went out saying that when we moved in originally there was a top load gas dryer in the unit and now there's not. There is no such thing as a top load dryer that wouldn't even be possible to do it doesn't make sense. It seems like the whole five years that we were there they've worked against us. I wouldn't recommend whatsoever I would honestly take my chances in a cardboard box than to ever deal with this crappy company again I don't even know how they're still in business. And I've read the unprofessional responses of the reviews that are on yelp. This is just a review I don't need a Feedback or a response so please don't bother. It's just a waste of your time and mine. Also it is very unprofessional of you to write a response and screenshot and post emails of you and the tenants conversation. They called the police on me! I am a home owner who was yelled at by Karen Marquadt. I went calmly (as corroborated by the office staff) to the office to provide her documentation she asked for. She then called the police on me!... And they came to my door looking for me an hour later my roommate said. Yeeeeesh. I'm at a loss. You can get yelled at and arrested?!?!... This review is extremely overdue as I've been a tenant in a rental for over 5 years. I cleared my phone and came here for the website and realized I've never left a review. My main interaction has always been with Joanna. From the very beginning Joanna was so flexible-as a working Mom she would meet with my adult daughter for viewings, was always available when I only had 2 mins to talk, I'm a question-er and she was never annoyed or brushed my bothersome-ness off. Move in and payment was smooth & after years of being at our home I never worry if and when she is going to get back to me. She responds to our messages within an hour. We had an issue with a overflowing toilet during the weekend and she was on it within hours. Chuy our maintenance guy is dependable and uber nice. If we ever decide to move we'd definitely still be using MPM found out new residence. read more

This company is as horrible as is posted repeatedly on this page. Don't even submit and application to these inscrutable people. After we applied, we didn't get word of being approved for five days. We got approved but we had to move in immediately. I requested to see the apartment again to take measurements for our furniture and asked for a little flexibility for a move in date. I also asked at the end of my email to call me if they had any concerns. Instead of informing me of the owner's decision to reject our requests and giving us a good faith opportunity accept the owner's terms, Joanna unilaterally, and without speaking with us, emailed us she had moved on to another application. We asked to keep our place in line for the place 15 minutes later by email, agreed to the unfair terms (or our rejected requests) and she agreed to ask the owners. She just informed us that she went with other tenants. All of this because we asked her to show us the place a second time and give us a little time to start the lease. The 15 negative reviews about this place are legit and we agree with another person that the positive reviews are of dubious origin. It's pretty obvious they have no professionalism and you can't trust them to assist people. I repeat, Joanna is rude and lazy to a degree unmatched in recent experience. I feel sorry for her clients, and her children, who will inherit this horrible family run establishment. More people should report them to the Better Business Bureau. read more

Three reasons why you should NEVER rent a property managed by Karen Marquardt: (1) She will attempt to unlawfully evict you. In our case, the landlord wanted the apartment back for some reason (still unclear to us), and in order to create the impression they were complying with Oakland and CA law (they were not), they cooked up about four different versions of a story that never stopped evolving --- it was like a game of whack a mole. Fortunately we were able to beat them back, but it's fair to say that the looming specter of an unlawful detainer suit pretty much destroyed our summer 2010. (2) She is slow to respond to service inquiries. Sometimes she sends someone right away, but many times she would delay for days in responding, and even then grill us about the need for the call, and speak to us suspiciously as if we were at fault, and even then take a while to send someone. I would not call her a slumlord -- the place was maintained -- but she certainly does not do anything above and beyond the most basic requirements of CA landlord/tenant law, if even that. (3) She will cook up absurd theories to take money out of your security deposit. In our case, she decided it was "obvious" that we would have to have our carpets professionally steam-cleaned upon move-out because we had a cat. This, of course, was wrong, because steam cleaning was nowhere to be found in our lease -- Karen just decided it was "obvious" all by her self, and then imposed this ginned-up requirement upon us. After we refused, Karen sent her own carpet cleaners, then deducted $300 out of our deposit. Thus, we are in the unhappy position of having to sue if we want our money back. Thanks a lot! read more

They are not good property managers, they do not care about your building, they will charge you way to much, and they will never come make repairs unless they evict someone and raise the rent. They will show up at your unit unannounced. They will not negotiate rent price, they will keep your security deposit, they will not negotiate your lease options. The unit i lived in got broken into twice. The first time it took them 2 weeks to come repair the doors after the break-in. They are basically slum lords. Still awful! I never give updates but after vacating my home of 5 years, managed by these completely incapable and unprofessional people, I felt compelled to inform the public, once more, how gawd awful this company is. I gave notice 30 days in advance. I heard nothing from MPM until the very last day of my tenancy. Karen sent me a frantic (and grammatically horrific) email stating I needed to pay the rent or vacate. Asking where I left the keys, etc.. Mind you, I wasn't even due to be gone at that point. It was as if she was trying to feign never receiving my notice. I sent her an email informing her that I had left the keys on the kitchen counter. Her response? How do I get into the house then? Ummmm, with the keys that you have because you are the PROPERTY MANAGER, maybe? She then proceeded to waste my time over the course of about 12 emails, telling me that I needed to fill out forms for key return, that she had never had a tenant do that before, that I was abusive to her for calling her out on her poor professionalism and that if I left her a poor Yelp review, that I'd have to "live with myself". Ha. I asked that she refrain from sending me further emails unless they were necessary...to no avail. This place has been a massive joke and a thorn in my side over the years. I am ecstatic to say that I am free from this business arrangement! Over the years I have dealt with getting no responses on upkeep of the unit, unless I finally threatened to call the rent board. They have tried to convince me that my landlord had the legal right to make random visits the property without notice. As if I don't know what the law is or my rights are. I was affected by Covid (as many are experiencing in these incredibly tough times) and I contacted the staff to see if we could work out a short term solution. I am a tenant of one of the properties managed by Marquart. I have been in this lease for 10 months, and I WANT OUT!! I have had the CRAZIEST experience living here. The upstairs neighbor has harassed me from day one. She has yelled at me, made me move my car so she could move hers out of MY parking space, she has refused to share the backyard, and lately she has been vandalizing the small yard I use. I have updated the management company each time the woman harassed me, but I have not received any support from them. They have promised to return calls, or to come by and discuss the matter with the crazy lady, but they have never come through, not even when the police were called. The maintenance man is great though. He has been so helpful each time I have been at my wits end. He wanted me to TAKE my half of the backyard, but I wanted the management to enforce the division. I should have listened to him, because they have still not enforced the parking, yard space, and presently I am waiting on a reply to my request for a security camera. I do not recommend this company for your properties. I am an example of a tenant's worst case scenario, and they are an example of a worst case company. read more

I rented a unit via Marquardt for 2 years in Oakland. My advice: Don't do it, unless you love the place and/or are a glutton for punishment. I gather that some of the other property managers are more responsive, but Nicole is very uncommunicative when things need fixing, has shown up unannounced, and when I asked for a move-out inspection, they didn't respond until after I'd moved out and then charged me for issues that were preexisting, even though I'd documented them. Our building was turned over to Marquardt Property Management recently and since then, there has been a disarray in their service and lack of communication as well as the safety of their tenants. Numerous requests for maintenance have been put in by multiple tenants of the building and a majority of them have yet to be done after months and months of no response or the typical "we will contact you later" and never get a call. Many of the agents are also extremely rude and unruly towards their tenants over the phone and could care less to requests for maintenance and the comfort of the buildings they manage. Would not recommend doing business with this company at all. Never have I come across such an atrocious company that leaves the safety and comfort of their tenants last and have such a lack of communication and response times for requests. read more

I found Marquardt after having a horrific experience with a competing property manager. Nicole took over management of a triplex I had in Oakland and both I and my tenants were beyond thrilled with the experience. The responsiveness to issues, online services and just general friendliness were a refreshing departure from several years of the exact opposite. Sadly, I had to sell the triplex and Nicole took care of the listing. She was polite and sensitive with the tenants and had everyone's best interest at heart while working through the sale leaving buyer, seller and tenants as happy as we all could be in these situations. A job transfer has us leaving the Bay Area for now so we are using Nicole again as our property manager for our single family home. Again, she is right there partnering with us to ensure the house is ready to go for any would be tenants. I cannot recommend her highly enough for property owners looking for a solid property manager and I know my old tenants would say the same from their perspective as tenants. read more
