I worked with AREM property management company for over two years…read moreas a board member of Copperhead Camp HOA. AREM has integrity and follows the strict regulations set up by the state to protect HOA's. The office is conveniently located in town with an actual person out front to assist you if you prefer to make payments in person. I would use AREM as my property management company if I ever need such a service.

Extreme Negligence and an Absolutely Horrible Experience…read more If I could give AREM Property Management zero stars, I would. My experience with AREM was not simply a case of poor customer service or a maintenance request taking too long. I spent approximately eight months living in an apartment with serious mold and water-related problems that were not adequately addressed, while having nowhere else to go and no financial means to simply move out. My father and I were essentially stuck living in those conditions because we had no alternative. There were repeated problems with water intrusion and attempts at remediation, yet the underlying issues continued. At one point, the bathroom ceiling leaked again despite previous attempts to address the problem. I documented the conditions, communicated with management, and repeatedly tried to get the situation taken seriously. Instead of being able to simply leave an unsafe living environment, I had to continue paying rent and living there because I could not afford to relocate. Imagine knowing there are serious problems with the place you're living in, wanting desperately to get out, and realizing you literally have nowhere else to go. That is what this situation became. I spent significant amounts of my own money on testing, documentation, temporary solutions, and trying to establish evidence of what was happening. I spent countless hours communicating with management and trying to get the situation resolved. Eventually, I had to seek outside legal assistance just to get help dealing with the situation and obtaining a release from my lease without penalty. And even after everything that happened, I was left dealing with the financial consequences of having paid rent for approximately eight months while living in conditions I believe should never have been allowed to continue. This wasn't a minor maintenance issue. This wasn't a situation where I simply didn't like the way management handled a repair. My father and I were left living in poor conditions for months because we had no practical means of escaping the situation. A property management company has a fundamental responsibility to maintain safe, habitable housing and to respond appropriately when serious water and mold problems are reported. In my experience, AREM failed to meet that responsibility. I have documentation supporting my experience, including photographs, videos, communications, testing records, remediation documentation, and financial records. The most upsetting part is that this could have been handled differently. Problems can happen in any building. What matters is how management responds when those problems become serious. In my experience, AREM's response left my father and me dealing with the consequences for months. I would strongly advise prospective tenants to thoroughly research AREM and specifically ask how they handle serious mold, water intrusion, habitability issues, tenant displacement or inability to relocate, and reimbursement for rent paid during periods when a property cannot reasonably be considered habitable. One star is generous.

I previously left a review on the facebook page for Nicole Wilcox - Property Manager and she…read moreDELETED it; obviously being desirous of keeping the general public from VALUABLE INFORMATION. I would give negative star reviews if possible. We have been living in a home she represents since October of 2018. We have had nothing but issues, major repairs needing made, etc. with NO resolve. We have had a leaking roof [like waterfall down our entire fireplace leaking, as well as another room] this has been going on since January 2019. We still do not have a roof replacement. We have significant inside ceiling damage; not inclusive of the mold inside the spots that are wet and the fact that we will likely have to relocate for repairs and will certainly have to move furniture, give them another of our full days or more for free and accommodate them. I wish I could say that Nicole had any respect for the law or even being an ethically aligned person serving her clients but unfortunately, she has chosen to harass us, tried to find ways to make us leave, etc. When asked why she did this and was so negligent - her answer was simply "I dont know" we had a major electrical issue on our roof a few weeks ago to which she wanted the contractor to rig our swamp cooler to work and take the risk of the home catching fire. Bottom line - we have a homeowner who has ZERO desire to spend money to maintain their already deeply dilapidated property and a Property Manager who does not care to communicate, much less keep children and families in safe and HABITABLE LIVING CONDITIONS AS REQUIRED BY LAW. We are filing a lawsuit against the homeowner and Nicole Wilcox tomorrow because she has chosen to disregard our safety, well being and mental sanity. RUN at all costs from her bubbly talk over you, rushed way of dealing with things. No matter how much you love a home or need a place to live - RUN fast and far from the financial ruin and mental stress she will put you in.

My husband and I listed our town home with DPM for many years and we were never happy with Kerry…read moreand her work ethic. Not only was she difficult to get in touch with, (we once waited for over an hour at her office for her to show up to work...in the morning, on a weekday), but she was never friendly or enjoyable to work with. The cleaning service she uses is horrible, and her fee is extremely high, considering the amount of work she actually does. Perhaps we weren't "important" enough for her to actually do the job we were paying her to do, or maybe she just didn't like us; either way, this is a company I would avoid at all costs. We finally ended our relationship with her after my husband discovered that our town home wasn't actually listed anywhere on her website, yet she was still charging us a $50 per month fee to simply do that. She did refund the money, but only after we complained about it (and giving the excuse that she needed "more info", which is bull. She had been responsible for our rental for years and we have proof that the last email sent to her explicitly instructed her to put it up for rent with the information she already had). In today's world a property manager is almost as obsolete as a travel agent, especially one who does nothing but take your money and act rude and unprofessional. She was only consistent with one thing; making us feel like we were putting her out every time we asked her to do anything regarding our rental. If I could give zero stars, I would have. I'm a business owner too, and there's absolutely no way I could stay in business if I treated my customers as badly as Durango Property Management.
