Never returned multiple attempts at contact for a rental listing in Palatine, IL. Finally got…read moreagent Daniel to answer his phone and admit there was an open house happening that evening for the property, but he also make sure to backtrack and state "we normally cap it at 4 families." Great, I've been trying to contact you for 4 days. So I go to the open house, talk to Daniel who's really hesitant but shows the property. I explain that I've already found and started filling out the online application and he says they have a 24 hour turnaround on responses to applications. Great I think, but then he hands me a paper application and tells me to drop it off at his office in Franklin Park after explaining the property requires at least a 640 credit score. Thanks for the profiling?!?!?! It's been 4 days since applying and I've never heard back about my application so much for the 24 hour turnaround JOKE and have already signed the lease on another place with a company that actually acts professional and RESPONDS to potential customers. Oh and my credit score's at 764 for anybody wondering. TL;DR STAY AWAY FROM THESE UNPROFESSIONAL JERKS

I am a Realtor and I rented out a property 3 weeks ago and they have not paid me. I have made…read morenumerous attempts to reconcile and have sent over the paperwork 3 times. My requests have gone on deaf ears and my next step is to go to our board for non payment. They have been VERY difficult to work with and I highly recommend that you do not use their services from the Realtor standpoint. The only person that has answered any of my questions is the gal that answered the phone. I feel bad for her as she probably gets these calls all day long. Stay away from this company again from a Realtor aspect.

My rental application experience with Baird & Warner was deeply frustrating. My family and I toured…read morea property in December 2025 and submitted a complete application to Kevin Beallis. We were told, "Another applicant came through, so we'll let you know," and were passed over. Two weeks after that, we were contacted and asked if we were still interested. We said yes, and only then were told there was "missing rental verification" (even though we had already supplied that to Kevin directly, and he confirmed receipt) and that we needed to reapply and pay new application fees--$75 per applicant plus $25 for ESA verification--even though charging duplicate application fees appears to violate Illinois HB 4926. We reapplied anyway because we didn't want to lose the house. Communication was slow, inconsistent, and updates only came after repeatedly contacting the office. The owner of the property requested a double security deposit, which we agreed to, and then we received written confirmation from Kevin that our offer was accepted. That same day, Brett Kendrick told us, "Another applicant came through, so we'll let you know." After nearly a month of delays, shifting terms, repeated reopenings of the process, and additional fees, we withdrew and requested a refund, which was denied. Beyond the financial impact, this process cost us significant time and emotional distress. As a rental property owner myself, this was the most unprofessional exchange I've had. Renters should be aware that even if you apply, and qualify, and are approved, nothing is final.

Before hiring Baird & Warner to manage your property, I strongly recommend reconsidering. They do…read morenot follow through with regular inspections as outlined in the agreements. Additionally, if you choose to transfer your property to another management company, they will send a deposit check made payable to the tenant. If the tenant refuses to sign over the deposit to the property owner or new management, the deposit is essentially lost."

Wow, I have never been talked to like I have with Marquette. We rented at Axis in Westmont for 7…read moremonths and the rude emails and calls from both were unbelievable. The latest letter telling us we had to pay in 30 days or go to collections. I have never been late, paid everything I was billed for, cleaned the apartment above and beyond and to receive an email not even addressing us by name but to state pay up or collections on utilities not yet invoiced was crazy. Now for the review of apartment. TOO HOT even tho the thermostat was turned down to zero. Ants like crazy, coming from under the floor in the whole place. Never had cold water, was always above warm to hot. We moved in during the winter so too hot was too much. Learn some customer service please. Niceness goes a long way.

Honestly my time at Forest Pointe has been rough. I'm not one to normally leave negative reviews,…read morebut I really think these are things people should hear before moving into this apartment. 1.) They will tell you garages are $125 a month. But what they won't tell you before you were to sign is that you will be sharing the "individual" garage unit with other residents... yes you read that right. Also if you weren't to sign because you toured prior but didn't sign anything.. they will add the cost to your rent for just inquiring. After they charge you and you voice that you're rent for the month is messed up because of this. It will take them two weeks to fix and they will treat you like it's your fault. 2.) I've been in multiple calls, emails, and work orders for our laundry unit. A small load takes four cycles to dry. That's right a small load takes approximately six hours to dry. 3.) what they are advertising on the website is not all of the units. Some are extremely outdated. So please make sure to do an in person tour of the actual apartment you are signing for. 4.) Forest Pointe doesn't actually support military. Prior to Marquette taking over, the other rental company was offering military discount and Marquette doesn't want to stay true to that for the military residents that have been here. 5.) I've been here barely 2 years and they have gone up over $400 in rent a month for what they want on the new lease. There have been no actual updated amenities. 6.) right now they are "updating amenities" they have had their construction equipment for this parked in their "ample parking spaces" for almost a month now...which means you will be parking pretty far from where you actually live. 7.) you can hear rats eating wires in the attic. And yes I have seen them in the building. 8.) the buildings are also not handicap friendly not just because of the lack of parking now... but also there is no elevators in the building. The buildings have no air conditioning only each unit meaning you will have to run your a/c or heat all the time. 9.) they are now charging water for the whole property to your rent every month. Meaning how much ever the complex uses is divided by residents. Since this I'm now paying nearly $70 more a month for water.
